Absolutely Loved our time here and the views were amazing.

Would never get tired of the views. Our 2 dogs loved the paddock and the welcome pack was a fantastic touch , especially the brownies.

What a FANTASTIC place!

Firstly Lynne and Don were fantastic hosts. Incredibly accommodating, and the fact you walk in to see homemade brownies in the kitchen for you speaks on how much effort is put into ensuring you have a comfortable stay. The view from the barn is stunning. There are lots of great options for walks and there’s plenty of outside space for a BBQ and activities - so great for summer. We were having a bit of a celebration during our visit, and there were late World Cup games on. But we didn’t have to worry about being noisy into the late night as the place is soundproofed, which was a great surprise. Overall I would highly recommended this place to any and all demographics. Whatever type of holiday you’re wanting to have - this place is perfect. 10/10

Lovely property with excellent facilities and views.

The owners were onsite and very helpful. Remote location but ideally situated for Buxton and Leek.

Our family had a wonderful week's stay at the Barn.

Everything was as described. So well supplied with china and utensils. Great welcome basket, too. The beds are comfortable and bedding clean and spotless. Showers are easily accessible. The views over the valley were so beautiful that we couldn't stop looking. The Owl made several appearances, plus a pheasant. Blue tits were nesting and feeding their young, who eventually flew the nest. Thank you owners for making my 75th birthday one to remember and for all those extra touches that greeted us upon arrival.

The Barn at Hill House was the best accommodation we have stayed at.

5⭐️+ (6 adults & one dog) It was perfect for my daughter in law who has mobility issues as it was all on one floor.(small step at front door) The house was very well equipped & the beds were so comfortable with beautiful bed linen. Nellie the dog was in dog heaven having been left treats by Lynne & Don. She loved the safe enclosed paddock. The pen was so helpful to us as we could block Nellie out of the bedrooms/kitchen as required. We were left a very generous welcome box which had the most wonderful home made brownies

Fantastic house in a great setting!

Really well equipped house, clean and a great size for our group (3 adults, 4 kids). The garden area was great for kids and the views were picturesque! I would highly recommend.

Just returned from another visit to the Barn.

We keep going back because it is so enjoyable. As always it was scrupulously clean and well equipped. The view over the valley is breathtaking and it is so peaceful with no traffic. The only sounds are from the wildlife including the owl. On this occasion we experienced one day of poor weather with horizontal sleet. Despite this we were snug inside. The insulation is so good we didn't need the fire and there is lots to do with a healthy supply of books and DVDs. On other days there was lots to do outside with a safe paddock for the dogs to enjoy and a range of walks either on the flat (short drive away) or up and down the hills. Its equipment allows you to prepare substantial meals on site or there is a range of places to eat within a few minutes drive.

We had a wonderful Xmas at the Barn.

The house was decorated with Xmas decorations, lights and a tree which added to the special feeling. We arrived to find many provisions and a lovely hamper and bottle of wine. The Barn is a special property with the best view you could imagine. The facilities are top class and the quality of furnishings are of a high standard. I would highly recommend a stay here to everyone.

The accommodation was superb.

The owners had thought of everything regarding equipment in the kitchen. Bedding etc was of good quality. Views were fantastic. Lovely quiet location. Would definitely return and recommend to friends.

I am almost reluctant to give the Barn a good review lest it become overbooked but that would be selfish.

We have stayed there on multiple occasions and each time have enjoyed a wonderful restful week. Set in the most peaceful surroundings there are beautiful views and lots of opportunity for walks to suit all levels of energy. The property itself is spacious, always clean and well supplied so if your aim is to prepare meals together with family or friends this is easily achieved. We have always been made to feel most welcome by the hosts - an ideal holiday stay.

The Barn at Hill House is one of the best holiday homes that we have stayed in.

Definitely first class. The owners were very welcoming and friendly and left us a great welcome pack. The house is very spacious and comfortable; a real home from home with everything you could want. We would highly recommend it as a holiday destination.

We had such a wonderful stay at the Barn.

It is so well equipped and we had three generations of the family there who all fell in love with it. My mum has bad mobility so all being on one level was just perfect. I could have sat with a cuppa and looked out over the view for hours! In fact we did! The enclosed field for our two cocker spaniels was just ideal also very secure and they just loved it!

We always try to choose a property we would aspire to live in, and this cottage certainly met that brief.

The views were terrific and Molly the dog loved the exercise area. Unfortunately she is a springer, and still managed to jump the flower planters, but it is a very quiet lane. The welcome was warm, the house spotless and well equipped. My mother has severe arthritis and struggled with the front doorstep, but overnight a very professional half step was installed, as if by magic. We had a great time, and would definitely come back

The property was very well equipped, comfortable and clean with a spectacular view.

The welcome pack was much appreciated and there was a lot of information on where to go, what to do, maps, walks, etc. The owners were lovely, very friendly and helpful. The 6 of us had a great week and wouldn't hesitate to recommend the Barn.

Our second stay at the Barn for a family get together, this time with our new granddaughter (8 adults + baby).

Everything has been thought of and the open plan living works really well for a get together. Particularly appreciated the e-mail letting us know what would be provided. The welcome pack was amazing, something I remembered from last time. Beautifully clean, comfortable and warm, a lovely place to come back to after a days walking. View from the window beautiful. Lots of information given as to places to visit and local walks. I would highly recommend.

We had a great stay in this beautiful cottage with stunning views in all directions.

The interior, furnishings and beds are all first class, and not a speck of dust anywhere on our arrival. Plenty of things to see and do in the area, and little market towns to visit. The welcome pack was much appreciated, especially the homemade Brownies. Thank you.

This is an exceptional holiday property.

Not only did it have the essentials like comfortable beds, plenty of comfortable seating in the lounge, a large enough dining table, well equipped kitchen, appliances all working etc, but the little things that are so often overlooked were also thought of. The welcome pack was great (especially the brownies!) but also we received details a couple of weeks before of all the extras that were supplied so we didn't need to bring them. And the views were incredible, we never tired of looking out the window. It was lovely to be in the countryside without being too far from places to visit, and despite unseasonal July weather we found plenty to do. Cannot recommend highly enough.

What a wonderful place.

Lynne made communication clear and the bran wasn't hard to find. I stayed there with 8 friends and we just had the best time watching the sun set over the valley. What a special place this is. Will be back for sure.

Excellent accommodation in all ways- outstanding views from inside and out. Very well equipped for all age ranges . Very clean and comfortable. Would easily recommend this property to anyone who wants a holiday ‘on top of the world’ !

The Barn is perfect.

Everything is of a very high standard. Possibly the best place we have stayed in.

This was our second stay at this cottage and I would say it was even better the second time as we knew what to expect.

My Brother and his partner and their dog also stayed for the first few days. They were also amazed about the stunning setting and the style and comfort of the cottage. Our dog Sammi (Spaniel) - she was also very excited to be back! Just can not fault this cottage for what it offers. A very special time was had by all. Thank you again for allowing us to spend some time in such an amazing/ special cottage.

An oasis of calm and beauty in a hectic world.

So wonderfully quiet and peaceful. There is lots to do only a short drive away but if you just want to be quiet then this is the ideal spot. Local walks give spectacular views. Very comfortable well equipped accommodation. Have already booked to go back!

We have a fantastic week at the cottage.

The owners left us a lovely welcome pack and everything was clean and as expected. Kitchen well stocked, beds comfy and we loved the air source heat pump (good research into whether we get one ourselves one day!). Ample supply of books (for all ages, my 7 year old loved the horrible histories ones!) and games and great suggestions on local places to go. The location is fab - that view! Weather wasn't great for our stay but we still enjoyed walks around the valley and around the area. We even had some glimpses of the resident barn owl and rabbits - just fabulous. Thank you!

Fantastic barn and holiday place to stay with a bunch of friends.

The open plan kitchen/diner/lounge was perfect. Warm, clean and had everything you needed. Lynne left some wonderful treats for arrival too which was lovely.

Amazing cottage in a fantastic location.

The cottage was exactly as described, with stunning views. The additional welcome basket was amazing and went above the normal welcome packs at holiday cottages. Will definitely be re booking this cottage again.

A perfect location to unwind and get closer to nature.

Property is on the doorstep to some lovely walking paths and we were delighted to see the resident owl. The Barn is very clean throughout and plenty of room for the family. The personal touches from the owners are very thoughtful, and we really enjoyed our stay.

A fabulous place in a beautiful position.

The Christmas decorations made such a huge difference and the extra details for the kids helped to make our Christmas. We’re extremely grateful, thank you for a lovely stay.

Stunning view from the very top of a spectacular spot on the edge of the peaks.

Amazing sunrises and glimpses of the resident Barn Owl. An excellent location for a small family reunion this New Years. The barn is immaculate, cosy and well equipped for families and the paddock a great space for the dog. We took a superb day out to Chatsworth during our stay and climbed Mam Tor in the sunshine (and wind!!) on New Years Day. Some wonderful memories made. We look forward to coming back one day soon to see a different drier season and explore more of the hundreds of walks that are close by. Thank you Lynne and Don for your hospitality and the delicious chocolate brownies!!

We had a fabulous stay at The Barn at Hill House farm.

The cottage was just as described and was very warm, welcoming and comfortable after our walks in the Peak District with our pooch. The enclosed paddock was a great feature of the cottage and the perfect safe space to let our dog run around and for us to watch the ever changing weather fronts roll in over the hills. The hamper was a lovely touch and Lynne and Don were very welcoming.

Amazing barn conversion, all on one floor and to a high spec.

Location is perfect - lots of opportunities to get out and about to Leek, Ashbourne and up north into the wider Peak District Park. We walked out to Butterton and back which takes around 1hr 15min. This walk direct from the barn takes you across fields and you get some great views back towards elk stones. In Buttetton we’d highly recommend the Black Lion pub along with the Lazy Trout (10min drive) and a walk around Tittesworth Reservoir.

We had a wonderful stay at Hill Barn.

Our welcome was warm and the goodies left for us were amazingly generous. Everything you could wish for is waiting for you, stunning scenery from the window, a beautiful home and such a well equipped kitchen. There is also an enclosed area for dogs to play safely. We would highly recommend and will be back.

This is a very special cottage.

We have been to many cottages over many years and for us this cottage is somewhere we will return to. Just stunning views - the best we have experienced. Cottage - so very comfortable- a real home from home. I love to cook and the kitchen was very well stocked. We love to be able to walk from the door and there are many options from this cottage which take full advantage of the amazing countryside. Although you are attached to the owners property you are are very private and the owners Lynne and Don are just great hosts. There has been a lot of attention to detail to ensure their guests have a great holiday, Sammi our 3 year old working cocker spaniel also had a great time! Thank you for allowing us to stay in such an amazing place. So looking forward to returning in May 2024

Wonderful cottage with a fabulous view across the valley.

The cottage clean and tidy, with everything you could want during a short holiday. Our 4-legged friends were well catered for, with a lovely fully enclosed grassy area for the to run around freely in. The cottage is well off the beaten track, with only the main house close by, so a lovely quiet spot to relax and enjoy our holiday. We had a lovely meal in the local pub (about a 10 min drive) - good food and very friendly staff. We will be back to stay in thecottage again next year.

The Barn was very comfortable, had everything we needed and had wonderful views of the surrounding countryside.

We really enjoyed watching the rabbits on the lower lawn area and the barn owls flying about. Also the other birds and butterflies. The peace and quiet was wonderful and we felt very relaxed. Lynne and Don (the owners) were there if you needed them and they recommended some local pubs that did lovely meals, also there were lots of places to visit. We would like to come back to the area and visit the places we weren't able to this time.

perfect for our family getaway, The Barn was very well equipped, everything was thought of even coal for the BBQ. The barn was beautifully clean, and the beds really comfortable. The extra touches on arrival were really appreciated, especially the Brownies and the dog treats. Would highly recommend staying here.

Wonderful large clean property, fully equipped including the Welcome Pack (but beware of the triple chocolate brownies, you'll find out who your friends are!

), and very helpful and friendly Owners in the adjoining Hill House. Nice patio seating/dining outside the door, with absolutely stunning views over the valley, lower seating area in the Paddock also with the views, wonderful in the sun but also superb in the grey. The patio area is enclosed by planters and fencing, the huge lower paddock by fencing on the Paddock side, and a wide bed of stinging-nettles on the hillside below it, so that not even our 2 Irish Setters (a breed not noted for its intelligence!) were tempted to try to escape! There is also a handy dog-poo bin en route to/from the Paddock, if you take your furry friends. I recommend viewing Google Maps to see the approach to the property, so that it's easy to recognise the well-labelled sign at the sharp bend for The Barn at Hill House. Also do aim for Upper Elkstone, as your satnav may point you to Elkstone near Cheltenham! The steep single-track drive to The Barn at Hill House is most definitely worth the climb. In the Barn's folders for Visitors there is clear information on the property, the equipment within, and nearby Eateries, and also Sites of Interest helpfully graded according to distance (more properties should do this!). Leek (20 mins away) is a small but interesting old town, and in the opposite direction is Hartington, with a few pubs and shops, in particular the Farm shop, which includes a cafe; try their Sticky Toffee Pudding and Ginger cake, it's heavenly! The Lazy Trout and the Reform Inn are both excellent restaurants, and we recommend booking. Altogether a great place to stay, peaceful but with all mod.cons, and not far to shops, eateries, and Peak District attractions.

The holiday cottage was perfect.

A gem of a place to stay!

We had a fantastic time staying at the Barn. It was luxuriously appointed throughout, spotlessly clean and felt warm and cosy at all times. Each bedroom is large with extremely comfortable beds and the bathrooms are beautifully appointed. The views from the open plan living area are just stunning. We appreciated the lovely welcome pack- especially the Brownies! It was nice to be welcomed by the owners Lynne and Don on arrival. One of its charms is that its location is certainly ‘off the beaten track’: down single track roads, on the top of a hill overlooking the rolling countryside/moorlands. We went outside each dusk just to stand and listen to the owls - and even had the joy of seeing a Barn Owl closely flying by. An amazing place to stay and we (3 friends and I) couldn’t recommend the Barn highly enough.

A beautiful well-appointed 4 bedroom cottage with stunning views of the rolling countryside.

Lovely and warm and there had everything we needed. Lovely welcome treats, including homemade brownies, bread, butter, milk and even eggs! Lots of Christmassy decorations which added to its warmth. We thoroughly enjoyed our 1 week Christmas break and would recommend The Barn at Hill House, highly!

This is a stunning property.

It was so well planned and the open plan living area was amazing for our family get together. It housed 4 couples easily - we never felt crowded. It was very well equipped and everything seemed to have been thought of. The views were lovely, the barn was beautifully clean, and the beds really comfortable. All the bedrooms were equally lovely. The extra touches on arrival were really appreciated. Thankyou Lynne and Don for providing such a beautiful ' home from home'

Absolutely the best stay we have ever had, not only was the property stunning and so well equipped the paddock provided for our four legged friend was perfectly safe a great weight off our minds.

Lynne and Don provide a lovely welcome pack and numerous extras that makes The Barn a home rather than a holiday house. The beds are sublime the sofas are plentiful and very comfortable, something that many other cottages fail to have. The showers are all power showers and do not ‘run cold’ if others are being used at the same time, all of the kitchen equipment is modern and spotlessly clean, the washing machine and dryer works very well, all in all a brilliant place to stay do not hesitate to book.

Wow, what a truly stunning property!

We’ve just returned from a wonderful holiday at this beautiful barn! What a fabulous warm welcome and goodies package by these lovely owners Lynne and Don; delicious handmade brownies, Prosecco, coffee, bread and eggs, even a little treat for the doggies, thank you so much! Absolutely incredible views, beautifully clean, extremely comfortable including great beds, linen and towels. Excellently equipped with everything you could need, including indoor and outdoor games, books and BBQ. We didn’t want for anything! Great location too for walking and exploring the Peak District. It was perfect, we loved everything about it and just can’t wait to return!

A wonderful holiday in a beautiful hillside cottage.

The view from the cottage into the valley and across the dales is outstanding. The cottage, was clean, spacious, comfortable, and had everything we needed (plus much more) A lovely holiday let, we will be back again.

This cottage is in a fabulous location with outstanding views.

The paddock area was wonderful for the grandchildren to play and provided extra seating for the adults to eat and drink. Bedding and towels were plentiful and the whole cottage was beautifully clean. Homemade treats were provided by the owners as well as some basic food items. The Wi-Fi worked well throughout and there was plenty of cutlery, glasses and crockery. More than enough for 8 people. A very peaceful location and we will be back!

Fantastic property, met all expectations.

Views out of this world. Plenty of indoor and outside space for family --5 Adults, 3 small children and 1 dog. Outside area (Paddock) was a lovely safe area for children and dog to play. Lynne and Don were wonderful hosts nothing too much trouble. The welcome pack was really yummy . Thank you so much . We will certainly be making return journeys. The Barn provides an excellent home from home experience with spectacular views.

We very much enjoyed our stay and would stay again.

We went with high expectations given the photographs on the listing but it doesn't hold a candle next to the reality of the view and the comfort of the cottage itself.

We had a great time, the property was as advertised and the owners had provided a welcome pack that exceeded our expectations, I will also add that in it we had the best homemade brownies ever! It's in a great position to access various parts of the peak district and even has walks on the doorstep, There's a well put together book on places to go all referenced by distance from the cottage. I would go back at the drop of a hat, a great holiday, thoroughly enjoyed!

A first-rate holiday cottage.

Plenty of room for a full family (plus dogs). Spotlessly clean and all facilities for a good stay. The location is great with breathtaking views, loads of solitude and opportunity for some good rambles well away from crowds. Thoroughly recommended

The place was wonderful!

The hosts provide above and beyond for your stay and the location is incredible. We had a wonderful time exploring the local towns and we completed 'The Roaches' whilst there too. Would gladly recommend.

Nice place to stay, albeit a bit cut off if bad weather hits.

Up a very narrow, steep lane, but our 3 large cars had no issues. Good parking for 3 cars, with room to spare. Lovely welcome pack of farmhouse bread and brownies, with milk, coffee and tea and a bottle of fizz. Comfortable seating, with reclining settees, and dining area with large table and chairs for 8 people, and kitchen very well equipped. Bedrooms good size with good storage facility clean and comfortable. Bathroom and 2 ensuites are clean and practical. TV has a Chromecast, so you can easily stream from your apps which is a great plus point. Wifi is good and works very well for tv streaming/internet. There is a good selection of books and games for all the family, and a selection of DVDs. Good pack of information about the house and facilities. Great gas stove for cozy evenings. Dimmable spot lighting in both living/dining and kitchen areas, for practicality and ambience. Great view from the front of the house over vast expanse of countryside. Use of paddock for doggies very useful. Minor points are that the owners property utility room adjoins to the main living/dining area of the holiday stay, with a connecting door so there is some noise from there at times. This also made it feel less private. Plumbing is loud, so when taps on elsewhere in house, rushing water can be heard quite loudly in front bedroom. Batteries in the remotes could do with changing. Fridge in the kitchen area is small, and not really big enough for a full party of 8. Overall, an enjoyable stay.

The property catered well for our eight guests.

The location is very secluded and has some spectactular views from the lounge and kitchen. We found it very convenient, being only a short drive from some lovely walks in the Peak District.
