Overlea Barn

We were delighted with our accommodation.

It was spotless, well equipped, modern and comfortable. There were some lovely touches like a great sound system, and also an iPad available. The countryside is stunning and we hope to return very soon.

What a stunning little place to stay in and switch off from the world!

Couldn't have asked more, highly recommend both the service and facilities as well as the little touches that made our stay truly special. Will be coming back.

A clean and spacious property,very tastefully decorated with everything you need for a relaxing break , nestled at the bottom of a farm road far from the madding crowd.

An excellent place to relax and unwind with views of the Derbyshire High Peak just outside the private courtyard area. Would happily return to this lovely tranquil accomadation.

The barn was immaculate and very tastefully decorated throughout. Top end appliances, bedding, towels etc and everything provided that we could possibly need. Alan was there when we needed but otherwise extremely discreet. We were sad to leave. We will definitely return.

A few small things need attention, but good communication with owner and overall good experience.

It was our 1st time staying at overlea barn it was home from home we will definitely be going back we enjoyed every minute of our stay will be recommending it to our friends for sure.

The cottage had everything, for a comfortable relaxing holiday.

The kitchen was well equipped, there was nothing left out. The bed was very comfortable, and nice bed linen. The bathroom was done to a high standard, and lots of towels to.

We had an amazing week here, would definitely recommend.

The property is beautiful. So cosy, and it has everything you need. The location is perfect for walks and bike rides and coming back to a private hot tub is just wonderful. A perfect few days!

Lovely spacious accommodation.

Very quiet location. Good that the TV and tablet were usable for a remote location. Hot tub was well looked after and a joy to use. Weather was perfect for the stay which enable us to enjoy the area as most of it is outdoors.

The cottage was just fabulous.

There was everything you could possibly need, and a lovely welcome basket too. The cottage was warm and cosy with lots of facilities to help make your stay enjoyable. The hot tub was superb! The location was brilliant. We were so close to many fabulous walks and cycle rides. Thank you. We will definitely be returning and will be recommending this property to our friends and family.

Beautiful cottage, very tastefully presented.

There are a few word to describe Overlea Barn, WOW, Superb and Excellent as a starting point.

Everything was so well thought out inside and out. The decor was lovely, very relaxing, everything you could possibly need had been thought of. The hot tub is an obvious bonus and very private, this was maintained everyday by the owner who we met on a couple of occasions, Alan was lovely very polite and happy to chat but always discreet when checking the hot tub. We have stayed with Sykes Cottages in the past but this property is by far our favourite.

Everything was great.

We loved our stay. We would have liked to have had a cooler shower but could only turn the temperature down so far but this is a minor gripe. The property, the setting, the privacy, the facilities, the ambience on arrival all wonderful.

We stayed in the Barn.

Excellent accommodation, so tastefully decorated and all our needs more than catered for with a very nice welcome pack to get us started. 1 Enjoyed the private hottub and gardens which were lit up at night. Plenty of walks from the doorstep with other walks not to far away be car. These properties are a credit to Alan and Holly, with Alan always there should you need anything. We definitely hope to return.

Stunning barn in an amazing setting.

Overlea barn had everything we needed, the place was spotless and comfortable. There were walks from the doorstep, a co-op about a 5 minute drive away and we ate at the Packhorse pub which was delicious. Alan was on hand for any queries, but also left us to it . 10/10 place, we can’t wait to go back!

We had the most perfect stay that completely exceeded our expectations.

The place itself was immaculately clean and smelt amazing all throughout our stay, making us feel incredibly comfortable. We arrived to some music playing on the surround sound system and a gorgeous little welcome basket which were lovely additions and really set the mood for a relaxing holiday. There are more than enough kitchen facilities for a self-catered stay making it even easier to make lots of nice food! Everything seems so perfectly thought out we really couldn’t have asked for me and we will absolutely be back!! Thank you!

We really can't fault our trip to Overlea Barn this weekend.

There was everything we could possibly have needed, right down to a Netflix subscription so that we could really relax in the evenings! Everything was well kept and comfortable and there was a touch of luxury to the property that felt extra special. Alan was incredibly helpful, easy to contact and on hand with fantastic advice for where we might enjoy walking to enjoy the truly beautiful surroundings. Without a shadow of a doubt we will be returning before too long.

Me and my partner loved the stay at overlea barn, with everything you need to relax with your loved one. The Christmas tree was an amazing addition, which made it feel more like home and a well thought out welcome hamper was brilliant! The whole barn was clean and packed with high quality furnishings. Really great little property that had everything we needed for a week away.

We loved the hot tub in the garden, especially at the end of a long day walking and although you are near other properties we never felt like we weren't in our own private space. Owner was really friendly and helpful. A great location for exploring the peak district and beyond.

When we walked in there was music playing which was a nice touch. It was very spacious and a great play to relax. The hot tub was amazing, especially at night when the lights were on. We definitely would come back again and recommend to friends and family!

If you’re looking for a private getaway, then look no further!

Overlea Barn is the most decadent little pocket of comfort and privacy any couple could ask for. We stayed over Christmas, which made it so much more special with a lovely real Christmas tree greeting us on arrival. The Barn is beautifully laid out to provide the ultimate in relaxation and coziness. We loved the log burner and took advantage of the additional bag of logs provided. The kitchen has all facilities you could need to rustle up any meal from scratch. Upstairs is equally as lush with a beautiful bedroom where you can wake up early to the hoots of owls and the calls of roosters / cocks, and a very quaint bathroom where one of you can have a rainfall shower while the other enjoys a bubble bath! And I’ve not even got to the hot tub, which, we have to say, was an absolutely must on Christmas morning with a glass of fizz. The hosts were super helpful and kept their distance save for checking the hot tub and garden ( in which their 4-legged friend also came along to ) We would 100% recommend Overlea Barn and we will almost certainly be back!

A beautiful hidden gem.

The Overlea Barn was cosy, clean (very clean!) and had everything we needed. The hot tub was an amazing added bonus. Alan was brilliant ahead of our stay, as it was my husbands 40th and he put a bottle of fizz in the fridge and I ordered some balloons, which Alan displayed for me. I will 100% recommend this place, and we will return for sure!

We cannot fault anything about our stay at over Lea barn.

The accommodation is modern, clean and perfect for a get away. The hot tub was a great addition to the stay and the picturesque views top it off. Attention to detail was perfect, greeted by music playing, fresh eggs, bread and milk just all little touches that made it feel extra special. The area is secluded but only a few minutes drive to some unreal views. We will 100% be re-visiting.

Well appointed, beautifully decorated and furnished, and perfect for a cosy stay with all amenities within walking distance. Suitable for self catering, loved the coffee machine, and for eating out. Even enjoyed the board games on offer! The welcome pack of bread, milk, butter and biscuits were gratefully received, bed extremely comfortable, a really spacious property with the added benefit of a private hot tub. A good location to kick back and relax from everyday hectic lives. Hayfield has some fabulous places to eat; The George served wholesome good food grub, make sure you’re hungry if you choose the large option, Colosseo restaurant served really good Italian food with a great atmosphere, I’d book at weekends, and The Packhorse Sunday roast definitely showed why they have been voted as No32 in The Top Gastropubs 2022, loved being able to choose oysters as a pre starter, all very reasonably priced. Would highly recommend this property, had an amazing long weekend!

We had a wonderful stay at Overlea Barn which is one of the most well-appointed and beautiful cottages we have ever stayed in.

It is beautifully decorated to a very high standard and has lovely touches such as Sonos, a tablet pre-loaded with links to local places to visit/pubs/taxi numbers/bus routes/fully subscribed Spotify account, a coffee machine and high end appliances too. It's lovely and peaceful with views onto a small orchard and the surrounding hills and we enjoyed the private garden which has comfortable garden furniture and a huge hot tub. Had a relaxing week and hoping to come back soon.

Really great place just as described (if not better than).

Everything in the barn is high standard and the kitchen is well kitted out. The living area is comfortable with a log burner. The location is also good, it’s on a public footpath which was good for walking into new mills. There is also a bus that runs on the main road through to both new mills and hayfield. Would definitely come back and recommend to others!

Absolutely spotless and well equipped with great hosts. Great location for exploring the High Peaks, on the other hand a great place to stay home and enjoy the hot tub and watch the tv. We will return when we can find a dog sitter!

Perfect location.

Overlea Barn is close enough to the local amenities but surrounded by beautiful views, it feels like you are hidden away in the countryside. Close to many attractions whether you want to do some serious walking or just leisurely stroll around and admire the beauty of the Peak District. A stylish property and well equipped. Excellent standard all round. A special benefit was the large bedroom with large windows giving cool air at night and so peaceful. Only slightly negative comment the track down to the farm could do with some attention though, in our experience is a common problem on farm entrances

Beautifully decorated and so relaxing with a brilliant wood burner (set up and ready to go when we arrived ) and great adjustable lighting and sound system/tv. It was immediately warm and welcoming to walk in. Having the tablet with useful links to activities/walks/pubs in the local area was really useful. Hot tub was great to use even in the cold weather! Set in a beautiful little garden that felt really private and scenic, it really felt like a retreat experience. Gorgeous hillside views from the large but cosy bedroom which had a great en suite with high quality bath and shower. Also, it was really well kitted out if you like to cook - with everything you need including a great set of knives. Alan was friendly, available and helpful when needed. We’ll be back and highly recommend it.

Very comfortable property so quiet only the birdsong breaks the silence or the great Sonos sound system . Loads of walks from the doorstep. Alan the owner was very informative with plenty of local knowledge to help us get the best out of our stay without being intrusive. Hot tub a welcome addition for relaxing after a day of walking. All the rooms very spacious very clean and well fitted out Hayfield and New Mills are both well worth a visit. So much to see in both places. Hopefully we will get a chance to stay at Overlea Barn or one of the other cottages on the Farm again. We didn't want to leave. Thank you Alan

Good location with walks available straight from the door, so can have no car days! Would have liked to have access to a washing machine, walking in the Peaks can get a bit muddy! Also the sofa could have been more comfortable for those nights in front of the wood burner. Overall though very clean, and cottage as described. Owner friendly but unobtrusive to let us enjoy our stay. Would stay here again.

Excellent property in a good location for those who want a walking holiday or simply rest and relax.

The drive down to property and in particular the single farm track was a surprise that could be difficult to negotiate in ice/snow conditions (acknowledge that this wasn’t a problem for us and that it may have been something I missed in the property details). Great stay in a lovely warm and well presented property, thank you.

The cottage had everything we wanted and more. The location was superb, right next to the peak district. Would highly recommend.

Everything we needed was at the cottage, it was a lovely location and very peaceful and private.

The house is luxurious and beautifully appointed.

The Kitchen area and lounge had everything needed, Sonos, big screen TV, Netflix, big comfy sofa, etc. and a wonderful log burner. Upstairs the big bedroom and bathroom were equally special and of course a wonderful hot tub in a private area to sit and look at the stars and surrounding hills. In addition to all this the wonderfully decorated Christmas tree made it even more special. The area provides easy access to many wonderful walks, stunning countryside and lots of pubs and restaurants. We couldn’t have been happier.

Lovely property well equipped, could do with larger fridge /freezer for a full week ,if you don't eat out .

Welcome milk ,bread,biscuits appreciated also tea coffee ,there are lots of nice extras . High standard overall ,gardens and outside very attractive, hot tub kept nice and warm . The lower mark for comfort is given because of the Lack of sleep every night .Bed was actually lovely but woken every night by something moving around on ceiling above .Noise was loud could have been a bird but was inside not on roof .Last night spent on sofa due to scrabbling noise being loud and constant Reported to owner after two nights, who asked to be updated,didn't see him again .The info does say they don't intrude however feel he should have checked with us and not left it up to us to update him . Spoke to another gentleman ,who told us owner was away ,he assured us he would pass the message on . All other reviews say how helpful the owner is sadly not on this issue .

The owners have got it all spot on, the barn is finished to a high specification and the little things such as the food package on arrival, information on the tablet and sound system are added extras which make a difference. Will definitely recommend to friends and family. Home from home.

This was the perfect little cottage for us to spend a week on a mini-moon.

What a week we had!

Overlea Barn exceeded our expectations (which were pretty high anyway). So comfortable, so welcoming. Absolutely everything we needed was to hand and the quality of everything from decor, fixtures and fittings, kitchen contents right down to a brilliantly comfortable bed was exceptional. We bumped into the owners a couple of times and such lovely people with a fantastic set up - we wish them all the luck with their business. If you're looking for a fully relaxing luxury break in a beautiful part of the world, you will not be disappointed at Overlea Barn.

The cottage is very well equipped with everything we needed for a week away, was spotlessly clean and comfortable and a perfect mix of modern technology and traditional appearance. Much larger than the pictures make it seem! Hosts were friendly but never intrusive and the local villages have some fantastic restaurants and take-aways. Highly recommend!

Excellent 5* decor and facilities. We highly recommend this complex of three self catering cottages with a friendly host.

We had the most perfect time for some much needed R&R.

Both the accommodation and the surroundings gave the best opportunity to achieve this. The cottage has been so beautifully and sympathetically renovated giving privacy and that luxury feel to all spending time there. There are some beautiful walks locally and great places to visit. We’re already planning our return trip.

The location felt isolated which is what we wanted yet your only a few minutes from the local village. Some amazing places to visit locally. We will definitely be returning in the future.

We had a wonderful relaxing break in the beautiful Overlea Barn.

The Barn was well equipped, comfy, clean and cosy. The owners were very helpful and left a lovely little welcome hamper on arrival. There are lots of fab local walks, Kinder Scout and Sett Valley Trails are a must. In addition to local pubs and restaurants, The Pack Horse was great for a roast dinner and we had a fab curry at The New Mills Cuisine. Will definitely be recommending the Overlea Barn to family and friends.

Had an absolutely fantastic 4 night stay at overlea barn.

The cottage is beautiful, the pictures don't do it justice. Comfy bed, great shower and the hot tub is a great for watching the sun go down with a glass of fizz. It's in a great location between Hayfield and New mills with lots of choice for a country pub drink and nice meals. Highlighy recommend the lamb in for the best Sunday roast I've ever had, located a couple of miles from the barn in the direction of Hayfield. Great walks near by, kinder resovoir and would recommend Castleton, the most beautiful little village. Will definitely be back.

The perfect retreat from our busy lives, the cottage was warm, inviting and had everything you could wish for for a relaxing stay. The cottage was well stocked with essentials and there was a very thoughtful welcome package left by our gracious hosts Alan and Holly who were available if we needed them. Me and my husband booked a 3 night stay and enjoyed it so much we extended it to 4 nights.

The area is beautiful, private yet just rural enough. The hot tub was a must, amazing views! The cottage was absolutely stunning. We are hoping to return in the near future!

A really fantastic place to stay with absolutely nothing negative to mention at all.

Immaculately clean and fitted out to a very high specification. Beautiful quiet location, with a great selection of local amenities close by. Lots to see and do in the surrounding areas or just happily relax at the barn. A real gem of a place, we already want to come back.

The hosts have tried hard to create a cozy and friendly 'bolt hole' which we really enjoyed.

We would've spent the time relaxing but there was too much to do. We'll definitely be visiting again in the future.
