Lovely upside-down cottage.

Nice touch with the welcome shortbread with tea and coffee. The bed is one of the most comfortable we have slept in. The cottage is a short walk through to Aberfeldy which has some lovely pubs and restaurants. Would recommend The Fountain for a value for money pub lunch. Definitely would return to Larch cottage. An absolute gem of a place to stay.

The location is perfect for walks and hikes.

However, the cottage is overpriced. The furniture is tired, the kitchen is outdated and a change of towels and bedlinen would have been appreciated.

we had a very nice stay in Larch cottage in June.

The property is well maintained and a nice frontage for sitting out on sunny days! A very good laundry and drying room is available for guests use if needed. The downstairs bedroom and lovely toilet/shower room worked for us. The upstairs open plan area was very comfortable and spacious. Beautiful high beams on ceiling with excellent lighting and plenty of light coming in from various windows with nice views outside. Only one negative. Welcome pack. Lovely shortbread. Tea bags only. As a coffee drinker a jar of coffee or coffee sachets would be good on arrival and maybe long lasting milk pods). Thankyou we would recommend this cottage for anyone wanting to tour around this area of Perthshire.

Really enjoyed my week at Larch Cottage.

Plus points were the dedicated parking space which wasn’t an issue in my week as apart from the weekend, none of the other premises sharing the car park were occupied so I had it to myself. The shortbread biscuits were the best I have ever tasted. The bed was comfy and the shower fantastic. Communications with the owner, Cathy, were really good. Text messages I sent with questions were answered really quickly and thoroughly.

Really enj the cottage and like the little touches milk etc - not sure if there is room but a dishwasher would have been good and the hot water is very slow to come through, but would use again definately

Good location for exploring the local area from with lots of walks that didn't require getting in the car first.

Good communication from the hosts around check in process. Disappointed with the cleanliness, lots of cobwebs throughout the property (some which had large families of spiders living in them) and dishes required to be washed prior to use. We understood the property was dog friendly prior to booking and brought our own dog with us but didn't expect to find as much dog hair everywhere upon check in. The living area clearly hadn't been hoovered, we found pieces of copper metal on the floor which were a danger to our dog. The bed linen was clean and comfortable. However I would recommend future guests bring their own towels as the ones provided were very small and had seen better days. The bathroom was surface clean but again would benefit from a scrub.Feel the property overall is in need of a deeper clean between guests in order to make a stay here more enjoyable.

We fell in love with Larch Cottage, from it's quirky layout to its beautiful location.

The rustic feel, complemented with sympathetic furnishings enhanced the warmth, comfort and overall cosiness of the cottage. We would have loved to stay for the full week, as there was a plethora of walks from the doorstep, including The Weem forest trail, The Birks of Aberfeldy and off road walk into Aberfeldy (The Watermill bookshop & cafe is excellent). There are many dramatic Munros nearby & incredible scenery, in every direction. We would absolutely recommend Larch Cottage and will definitely return. Thank you!

The accommodation was spotless, had all the kitchen equipment we needed and the special touch for us was that there was a Christmas tree up in the living area. The location was great and the cottage had information on the surrounding area which was very helpful. This was the perfect, relaxing getaway that we needed.

Absolutely loved our stay at Larch Cottage .

The cottage was so warm and cosy. We actually switched off all of the radiators as was warm enough without heating on. Loved the walk in shower and underfloor heating downstairs. 2 lovely big comfy sofas in living room, one each. The views from all of the windows are priceless, stunning colours on the trees in autumn. Open the velux and you can hear all of the birds and at night you can hear the hoot of owls all around . We took our little dog and she loved it, so many walks on the doorstep. Walked into Aberfeldy town, walked the riverside, along to Castle Menzies to name a few. Drove to Kenmore, along Loch Tummel and the scenery is spectacular & breathtaking, especially in Autumn. There are walks for all abilities, gentle to full on hiking into the hills and forests. We brought all of our own food as the cottage is well equipped for cooking, but there are supermarkets in Aberfeldy if needed. It was just such a tonic, the cottage, the scenery, I didn't want to go home.

Great location with walks without taking the car.

Bed was comfy, lovely walk in shower and the underfloor heating was great. Upstairs there was all you needed. Sofas were comfy with a great view. Dog friendly with enclosed garden though it was a low wall with a fairly busy road. This didn't affect us as we kept our dog on a lead and we were out most of the time. Lots of dog friendly places close by to eat. Loved the area and hopefully be back .

We enjoyed our stay at Larch cottage.

It was ideally placed for the activities we enjoy doing, ( cycling and mountain walking ). Some good restaurants in Aberfeldy, and Weem especially Chraggs and the Italian. Went to church in Weem on Sunday and were very warmly welcomed there. Silicon behind sink needs renewing. Grouting on downstairs floor needs cleaning / replacing.

We had a wonderful stay at Larch Cottage.

The unusual 'upside down' layout means it's possible to really appreciate the all round views. The cottage is very well placed and although there are no facilities in Weem, it's only a short drive or 30 min walk into Aberfeldy. Lots of interesting places to visit nearby. Stunning scenery and surrounded by nature. The local pub is a gem, 5min walk, great food and dog friendly. The cottage was very cosy and warm. Comfortable bed and plenty of hot water. Would return again to discover more of the region. Recommended.

This was our first experience of booking a cottage & we were extremely impressed with Larch Cottage & thoroughly enjoyed our stay.

Obtaining the key code set us up for a great stay, as the owner was very friendly & helpful. The cottage was comfortably appointed with all necessities provided. Larch Cottage was well situated & very peaceful. The only downside? We had to come home! We would highly recommend Larch Cottage & look forward to staying again!

Everything provided was very good quality. The "upside down" nature of the cottage was perfect.. It possibly should be recorded that it is not really suitable for disabled people.

That gets a 10. Excellent accomodation for two people plus pet. Very comfortable and handy for a pub (about 5 mins walk) and the local town Aberfeldy (about 15 mins walk away). Lots to do in the area. Remember to bring your own condiments and a torch. An emergency one is provided but as the streetlighting is not great, an extra torch is useful. We didn't need to bring our own tea towels, despite what it said on Sykes website. Also, allow time on the last morning to complete all the required tasks. It took longer than expected!

Would definitely recommend Larch Cottage!

Had a lovely short break and the cottage was warm and cosy- a bit too warm overnight but manageable! Very well equipped- had everything you need! We took our dog- totally confused at first due to being an upside down cottage, but he also loved being cozy and warm! Perfectly placed for travelling around the area - and the surroundings are magical! Absolutely stunning views! We would definitely stay again!

We had a lovely stay at Larch Cottage, so warm and comfortable even in December.

It is a charming conversion with downstairs bedroom (underfloor heating, bliss!) and a surprisingly spacious and very comfortable kitchen/ sitting/ dining area upstairs. Well equipped kitchen, nice views from all windows and a great location. The owners were really helpful and sorted out any issues (none serious) straight away. Thanks for a great stay.

Really enjoyed this upside down cottage The bedroom was silent and comfortable Pretty rugs The wet room was great and a good power shower 2 towels each was totally adequate We loved our upstairs kitchenette dining and living room Lovely light from all the windows including veluxes Comfy seating with pretty views of foliage and surrounding cottages We cooked in most nights apart from trip to lovely Checkecs Persian restaurant in town We had fine selection of kitchen stuff and we're able to enjoy cooking and eating on the first floor dining area We had all we needed snd the cottage was clean and welcoming,with shortbread,teabags and milk when we arrived We'd forgotten salt pepper and olive oil but everything else we needed was there A quick and attractive walk to the lovely local hotel for a drink or into Aberfeldy Town.

Larch Cottage is a lovely cosy holiday cottage, with all the necessary facilities.

Very comfortable and in a very scenic location

We were very comfortable in the Larch Cottage accommodation - it added to our overall enjoyment of the holiday in Scotland.

The cottage layout was well thought through and externally, parking for our car was very convenient. There is just one small point for improvement a suggestion, not a complaint. The heating system was pretty straight forward for us but may not be for everyone. As the weather was pretty mild during our stay, we did not require the heating to come on. However, the downstairs floor heating did come on during the night causing the bedroom to be far too warm so we had to adjust the thermostat. Some written explanation about the operation of the heating system and set temperatures for people staying would be useful to prevent having to get up unnecessarily during the night to switch it off, or vice versa if it gets too cold.

Excellent stay The bag and filters in the vacuum could be changed more frequently.

When used the vacuum filled the cottage with odours of dog. Had to open door and windows to clear the smell

Beautiful property exactly as described.

20 min walk into Aberfeldy. Facilities all as described, washing machine in outhouse handy to wash the towels as only one towel supplied per person, this wasn't a problem to wash them but next time I would just bring my own. Perfect property that I would recommend and will hope to return to in the future. Good hosts available by text/phone if you encountered any problems (which we didn't).

Easy to find and good parking.

Nice to have biscuits and milk left (and tea) but no coffee. Bed was very comfortable, shower pressure excellent. A few maintenance and cleanliness faults really made a difference to overall opinion of the property. Toilet cistern dripped constantly, which was very annoying especially during the night (audible through closed doors), towel rail and Shower floor were dirty, some plates had crumbs on them and there were crumbs in the cupboard, one glass had white powder in it (overall crockery, glassware and cutlery was not particularly clean), quite a lot of cobwebs about in doorways etc. I had to wash up any kitchenware I wanted to use before use. Overall comfortable enough to stay in but not as clean or well maintained as I expect for a holiday property of this price.

Very comfortable and well equipped. Plenty of space. Excellent quiet location but only 5 minutes to supermarket and not far to many local attractions. Good views of hills from upstairs sitting room.

It was very comfortable and cosy, the facilities were great-especially the shower, and it was very conveniently situated for walking into the village. Would love to stay there again.

The house had everything we needed, was very comfortable, and was a good location for exploring the area.

Warm and cosy, Larch cottage is a perfect size for a couple (plus dog).

This was our second visit: as before, the cottage was clean and tidy and there were teabags, a carton of milk and some shortbread waiting for us on arrival. There were more than enough plates, cups, glasses, utensils for our needs. This time around we also booked the adjacent Bugaboo cottage (see separate review) and brought along the whole clan - a great set up and a super base for us to explore Aberfeldy and the surrounding area.

We had a lovely stay at Larch Cottage.

Very comfortable and a great location, somewhere quiet but not too far to walk to Aberfeldy for supplies or food & beers. Great for wildlife lovers, we saw red squirrels close to the cottage, there were brown hares in the field just beside Castle Menzies and we were lucky enough to see a beaver on our way home from dinner on our last night. Didn't use the telly, it was too lovely having the window open and listening to the birds of an evening, including hooting owls. Plenty of nice walks and cycling nearby, really liked it here.

Has everything you need.Located a mile from Aberfeldy, easy walk on pavement so no issues with road. Weem forest walk is lovely, (seen 2 red squirrels), riverside walk (8 miles to Kenmore short walk away. 2nd stay at Larch Cottage, all good.

Really cosy 'upside down' (ie, bedroom downstairs) set-up, perfect for a couple (+dog, in our case!

). Everything was clean and tidy on entry, and all appliances etc worked! Fresh milk and shortcake on arrival was a nice touch.

An extremely comfortable cottage in an outstanding part of the countryside.

We used it as a base for hillwalking in the area. Amenities in the cottage were all you could need. We will certainly return.

As it's a cottage for 2 some of the cooking dishes were huge and we probably needed a couple of smaller sized bowls/frying pan/casserole dishes.

Larch cottage did not meet our expectations, I felt the upstairs of the property was tired and the mismatch of furniture is not great in a rental property.

The property was not clean enough on our arrival, the floors were dirty and there was a strong dog odour in all the rooms. Dishes and pans had to be washed before we could use them. This is not acceptable any time but all the more worrying with Covid around. I think it should be pointed out this property is on a main road. The general area was lovely and a great base for outdoor activity. The bed was very comfortable but the pillows need replaced.

The accommodation is very comfortable.

The living quarters upstairs were very light and gave good views over the countryside. The bedroom downstairs has only one window which was good- kept it quite dark even though outside it was light for a large part of the night. The location itself is great- walks from the door and there are off road footpaths to get you easily into Aberfeldy.

It is very well located, just a short walk from Aberfeldy but fairly close to the lovely Glen Lyon.

I found it very handy as a base to do the Glen Lyon and Loch Tay Munros. A very comfortable living and dining/cooking space upstairs with all the kitchen equipment that I needed. The hob worked fine but I couldn’t work out how to use the oven. Perhaps a crib sheet of instructions pinned on the wall? If there were instructions somewhere, I didn’t find them - sorry. Bathroom spacious with an excellent shower. I didn’t use the TV. I opened the large Velux window and listened to the birdsong in the mornings and evenings. So peaceful and relaxing.

Up graded to a nearby property - Redgorton” This property was up the hill a bit.

The accommodation was perfect. Warm, cosy, welcoming feel to the place. Modern equipment, everything you could possibly need. Brilliant week.

A nice pub a couple of minutes from the cottage, and a 15 minute walk into Aberfeldy.

A good location for local trips eg. Pitlochry. The downside was large lorries on the narrow roads, for nearby logging. So care is needed if cycling in the area.

We had a fantastic week staying in a beautiful area, walking every day up hills and along rivers.

Larch Cottage is a very comfortable and warm place to stay, ideal for two people, we hope to stay here again in the future.

I contacted Cathy Wagstaff prior to going to Weem and had a long conversation regarding the cottage and got directions from Aberfeldy.

The cottage was superb in all aspect and we would certainly pencil in a return at some point. Weem is a historical location and with easy reach of many local interesting places. We were extremely fortunate with the weather ....... sunshine all week .

We had a wonderful week at Larch cottage.

We chose the cottage as the location was of near equal distance to all the attractions we wanted to visit (Edinburgh, Ben Nevis to name a couple). The cottage was well presented and clean, and was exactly what we were looking for. There was an abundance of cooking equipment in the kitchen and the shower pressure was fab. The cottage is a 5-10 minute walk from Alberfeldy, which housed shops and restaurants, as well as some lovely waterfalls. We thoroughly enjoyed our stay and would certainly consider staying again when we're next in Scotland!

Had a wonderful few days relaxing at Larch Cottage, loved the upside down layout of the place.

It was cosy and warm in the Scottish winter. The shower is really good, warm and powerful. The bed is so comfortable giving a great nights sleep. The cottage has all the facilities you’ll need, we appreciated the milk and teabags. If I was to change one thing it would be the couch and chairs, they’re a bit dated but other than that I’d highly recommend.

This cottage, within walking distance from Aberfeldy, is an excellent spot to explore the surrounding area.

The cottage is warm and the skylights allowed us to control the air flow. I would have no hesitation in recommending this cottage to other tourists.

The service from Sykes was very good and the personal one-to-one conversations with knowledgeable people were very reassuring.

A good place to enjoy climbing and walking in the Scottish Highlands, Aberfeldy is a lovely small town only a mile away and this accommodation was perfect for my Partner and the Dog , nice walk in Weem Woodlands at the rear of the Cottage which is on a main Road but we were not disturbed by the traffic.

No, all went well, relaxing pre-Christmas break, just what we need.

Worktops could do with a good clean sand back and revarnishing change of towels more than once a week would have been nicer but on the whole a very nice stay wet room was excellent

As a mature couple who want to explore the countryside, the cottage truly lived up to its billing! Quite a querky interior with "upside down" accommodation which we liked & in a good location for visits to both east & west coasts. All in all we had a great time!
