Little Turnpike Cottage, Melton

We found the cottage tastefully furnished, very comfortable and clean and also really cool in this year's extremely hot weather.

A good location in which to explore the south of Suffolk.

Very cosy for a winter break but lovely garden so probably nice ia the summer too. Great location on edge of Woodbridge and off road parking Clean and well equipped with a good starter supply of essentials which is always nice… plus wine and crisps! A few small maintenance issues which could easily be sorted Would definitely stay again

A really lovely and cosy cottage - clean, comfortable, everything we needed, and in a perfect location - not far to walk into beautiful Woodbridge, yet in a quiet corner.

We had a very happy time and would highly recommend, and will be back there again too!

Our second stay at Turnpike cottage.

It's a cosy, comfortable property, well positioned for days out to the coast.

After reading previous reviews regarding maintenance and cleanliness not being very good, we were pleasantly surprised to find everything in good order.

Any minor defects we found, were reported by way of a note before we left the property, to avoid further unfavourable reviews. We would not hesitate in booking this property again should we be holidaying in that area.

The property has great potential as it is only a short walk into Woodbridge and drive to the coast.

The bottle of wine and crisps were a nice treat. However the cottage itself is need of a lot of TLC. The lawn, the garden as previous mentioned had still not been mowed nor the garden weeded. The latch on the side door didn’t work on the outside so unable to close on leaving the property. The control for the TV had a mind of its own! The shower was only warm not hot and a slow flow. I would like to rent another year but not until it has been given an upgrade as the present time it is not worth the rent which is such a pity.

We have stayed at this property 4 times now.

Our previous stay was in 2021, and I'll be honest, the property is looking very tired and is lacking general decorative maintenance throughout. Kitchen and bathroom taps mentioned in earlier comments are still very loose. Additionally, it's grubby, and it requires a thorough cleaning under furniture, in corners, skirtings and windows, etc. The mattress protector had significant, questionable stains on it. The taps in the kitchen and bathroom mentioned in earlier comments still have not been repaired. The garden looked unkempt, loose pamments, with weeds everywhere, and the lawn had not been cut before our arrival. I still love the place, its facilities and location, but for me it just doesn't meet its price point anymore, so sadly, it will be the last time we go there.

Property was clean and comfortable enough but leak from shower which knocked out upstairs power, hot water and shower for almost 8 hrs would seem to be lack of maintenance.

And inaccessibility of electrical consumer unit made resolution longer than need be. We were disappointed.

Turnpike Cottage has potential.

The location is excellent and amenities are very good. Unfortunately, there were too many negative points. We were left a note to apologise for the loose tap and missing blind, but both these problems had been flagged up in earlier comments and not been addressed, yet we were still charged the full amount! We noted that the kitchen tap was very loose and wobbly and that a lamp shade was broken and had been stuck with tape, which had come unstuck. The bathroom, toilet and most of the kitchen were acceptable but the window ledges and skirting boards were dusty. The sofas were quite dirty with debris from previous let’s still under the cushions. There was a musty smell in the front bedroom, particularly in the wardrobe. The sky was just the news channel and you could not get 2 cars in the driveway. I emailed a request for the 2single beds to be made up as one, as instructed but this had not been done. Finally, the garden needed weeding and the patio needed sweeping and hosing down. This property could be excellent with thorough cleaning and problems addressed between Let’s We would not book this cottage again nor recommend it.

Very clean and pleasant cottage with a comfortable bed.

Finding it was mildly challenging. It wasn't obvious that we should turn down the unpaved road which is quite narrow and has a footpath sign which fooled us initially.

A lovely, comfortable cottage, which should be 5 star, but unfortunately spoiled by issues with basin plugs and a tap.

Neither basin plug worked. The upstairs one just popped up and down, the downstairs one was stuck in the 'up' position and could not be moved. The plug in the bath, of similar design, was in two parts making it useless. I contacted Linda, the manager, who apologised and offered to get them repaired. She insisted that this was the first she had known about it as no-one else had drawn it to her attention, whilst it was clear to me that the plugs must have been unfit for purpose for quite a while. Any cleaner would / should have seen the problem and reported it, or it should have been discovered on any inspection by the manager. Linda did offer to get a handyman in, which we turned down as we did not want anyone in the cottage whilst we were out. The tap issue I only found out about after I'd already contacted Linda. The hot tap in the bathroom basin turned clockwise for on, something that I have not encountered before, and which is counter-intuitive. This has led to the tap becoming loose, and turning over the side of the basin, which has been caused over time by guests who have have tried to turn the tap in the usual direction. This is such a shame as it is otherwise a 5***** cottage, comfortable cottage. However, as it appears to me that these faults were not caused recently but over time, I have to grade my feedback accordingly.

Really lovely cottage in a great location.

Had everything we needed. The cottage was clean, comfortable and a perfect base to explore Woodbridge and the surrounding area. Would definitely stay again.

Quiet, cosy and comfortable.

Less than 10 minutes walk into town. Hope to come back next year.only small gripe is I wish we could have got in a bit earlier. We had come all the way from China to visit family and had to hang around the station to arrive at 4pm.

Lovely stay in the cottage, beds were comfy and the house was clean!

It was a nice surprise that there was a Christmas tree and decorations. We would stay again when in Woodbridge :)

The cottage is clean, comfortable, well maintained and in a good position to walk into Woodbridge. Everything is provided, yet it’s uncluttered. Would highly recommend this Cottage and we ourselves will return soon. Many thanks to the owner for sharing their delightful gem.

just a couple of points re maintenances- kitchen sink taps need tightening up they move when you operate the taps. both upstairs and downstairs toilet seats loose.

What a beautiful cottage.

We often stay in Woodbridge to visit family but this has to be the best accommodation we have ever stayed in. The location was perfect, peaceful and private yet with in walking distance of Woodbridge. The cottage was beautifully equipped and we had everything we needed for our stay. The bedrooms were so warm and comfortable. We will definitely book again next time we are visiting family

Great cottage and great location in a lovely village.

In your directions the blue fence has not existed for several years.

Tags in fire blanket missing. Grease filter in cooker hood needs replacing Photograph of settees in the living area hasn't been blue for several years, now beige. Bench seating in patio area is in poor condition.

A very central and convenient place to visit the coast and stroll into Woodbridge centre.

Great bonus that the garden was enclosed, giving us peace of mine with a dog. Beds were very comfortable and kitchen had plenty of utensils for cooking. Shower was not very powerful but was manageable. The house was warm when we got there, we even turned the heating down, so can’t complain! A pleasant and cosy place to stay.

Central heating was not as described.

Temp kept at 18 not 20 as described. When we arrived temp in the house was only 12 degrees. Cleaning was ok, but mirrors were smeared and the place feels ‘unloved’ eg kitchen clock batteries flat, bedding clean, but stained, chips in cups. Disappointing as it’s a lovely cottage but the failed attention to detail lets it down. Also disappointing as issues have been referred to before but owners have failed to address these which lets down Best of Suffolk

The cottage and its position was lovely, it was very peaceful and a short walk into town, near several marked walks.

Unfortunately it was in need of a good clean. We didn’t use the kettle for instance as it was so heavily furred up. There was an oven tray that hadn’t been cleaned that we found in the oven. Generally the house was dusty and there were several cobwebs. The toilet seats were still lose. The mattress protector and sheet on the large bed (singles joined together) kept coming off. When we removed the duvet cover at the end of our stay we could see duvet was stained. There was nowhere to put our walking boots and shoes. The phone numbers quoted on your website for the property were incorrect. The owner didn’t want hers on and the other number didn’t connect. Corrected after I phoned up and told you. Shouldn’t have been me having to sort that out. The owner should be aware the cottage needs a thorough clean as this is mentioned in other reviews. When we booked the cottage I saw that it needed cleaning but trusted both in your company and the owner would have sorted that out by now.

The cottage was well located to walk the third of a mile into the town of Woodbridge.

A few years ago someone had spent a lot of money to make it cosy and well appointed. The beds were comfortable. We arrived at 4pm on our arrival day. It was a cold day and we just wanted to settle in and get warm. We found that the cottage hadn't been prepared for us. The beds weren't made nor the cottage cleaned. We weren't able to get in until 7pm. I would not choose to stay here again.

Amazing cottage and thoughtful touches. Excellent location and good parking. Well equipped and decent size. Would recommend some small maintenance issues are fixed and a thorough deep clean when required. Property was clean on the surface but possibly look to clean under furniture etc.

Although the house was well situated and generally comfortable and reasonably well equipped it was let down by a few matters.

The central heating control was switched off when we arrived which meant the clock on it was wrong. it took us some time to sort this out. the living room could do with another radiator as it is cool unless the stove is lit. There is damp in the wall behind the bed in the master bedroom. It ruined a new book my wife left on the bedside cabinet. Chipped glasses and crockery should be replaced. The bathroom needs updating and is not very clean.

We had a great stay at Little Turnpike Cottage, the cottage was clean and comfortable.

Very close to Woodbridge enabling us to walk to town, the lane leads directly to the playing fields and the woods where we met lots of local residents and their dogs. We will definitely return.

The Cottage is great.

Parking even for a bigger car comfortable. Cosy rooms. Pubs and Shops nearby. And a perfect location to explore Suffolk.We enjoyed our stay very much. The only thing that was not perfect: It was a little bit damp.

Does no-one read what guests write in the book?

People were complaining there is not a tin opener in the place 2 years ago. Also the loose toilet seat upstairs. THIS NEEDS FIXING! Instructions to get there mention a blue fence, which is now brown. Loads of people have pointed this out. In all other respects the property was reasonably good.

Please do something about the toilet seat in the bathroom The wifi was very intermittent, it was difficult to plan days out and scenic routes The password was very difficult to access There were no spare batteries for the remote control as suggested in the information book, we replaced them There was previous guests' washing in the machine, we had to use the machine as my husband unfortunately had a fall when trying to cross the ford on New Quay Lane.

The result from the washing machine was that everything was covered in white debris and i know that no tissues etc were left in pockets The green print in the information book isn't easy on the eye. Having said all of that we enjoyed our break.

Very straightforward booking process, all necessary information provided in a timely manner.

The cottage was in a very convenient location and was attractive, clean, cosy and comfortable with everything needed provided. The welcome bottle of wine and lentil crisps (delicious) was a nice touch. The only small niggles were a rather weak and erratic wi fi signal and the wobbly loo seats. Coming from Woodbridge it's very easy to miss the narrow turning into Turnpike Lane as the 'blue fence' has now been painted brown; however, a helpful local soon put us right.

We had a lovely stay, at Turnpike Cottage near to every thing but also quiet.

Grand foot path walks, our dog enjoy them. The garden was ideal for us and our dog, enclosed very good. Woodbridge shops and garden centre dog friendly, Also the Coach and Horse pub, and good meals, just down the road. No car parking problem for my husband excellent. Marg Barry Coco.

Loved the cottage & location - however, the directions given were incorrect as there is no longer a blue fence before the lane.

Also the WiFi code in the manual was incorrect and the connection was very poor. Apart from that - would highly recommend the cottage and hope to be back soon!

Great property, well thought out design.

Comfortable furniture,very clean and everything you need for a relaxing time. We have stayed here about four times now and never had any issues at all. Highly recommend.

A beautiful cottage with bags of character and so light with 2 or 3 windows in every room.

Everything was provided for self catering to a very high standard. It was just a very short walk to the beautiful town of Woodbridge and had the advantage of parking in a private driveway. We would have given the property 6 stars if it were possible.

The cottage was clean and lovely and warm when we arrived.

It was welcoming and ideal for the two of us (plus dog). The location was great for pottering into Woodbridge. As we visit the area fairly regularly we will definitely book the cottage again in the future. The wine and lentil chips were a nice touch….I now love lentil crisps!

A few little hiccups but resolved immediately by owner. Comfortable cottage supplied with all our needs. Wonderful location for visiting many beautiful towns and villages.
