Nice quiet location Anne the owner very helpful and considerate perfect for Nice peaceful rest pub and restaurant only 2 minutes away bit expensive but lovely meals

Beautiful,relaxed area,Anne was very welcoming and the little extras eg, jam,bread and butter were delightful,most definitely make a return.

A small but lovely property, with plenty of open land to the front.

Whilst we were okay, tall people might have a problem with low bedroom and bathroom ceilings at the sides. We appreciated the welcome pack, and found Anne to be friendly, but not intrusive. One minor point would be that the sofa (bed) was uncomfortable if sitting in it for a longer period.

Perfect accommodation for us with our dog.

Well equipped and comfortable. The location is very quiet with an excellent pub nearby. The enclosed garden was available for us to sit in and for our dog too. Ann is an excellent host and provided a lovely welcome pack including her homemade jams, eggs from her chickens and fresh flowers. An excellent location for visiting the area.

Clean, well equipped and a lovely host. Plenty of good walks on the doorstep or a short drive away. No local shop so best to pickup supplies enroute, however the welcome provisions were very much appreciated especially the homemade jam. Highly recommended.

We had such a lovely time at Church Farm annexe.

The owner was so helpful ,friendly and caring to make sure all of your needs are met as it is a lovely quiet country village . Upon arrival we were met by Ann who let us know anything we needed to Garden beautiful Annexe well kept clean and tidy with a fantastic view of open countryside from the bedroom window. Bed /mattress exceptionally good ..we slept the best we have in months .!! The store basics she kindly left for us was so kind from the home made jam to butter ,bread and milk. .It seems Ann has kindly thought of everything to make it an exceptional place to rest ,relax and be a good base to visit Yorkshire . Plenty of supermarkets and garages (spar) within fairly easy reach (6 miles approx) to get your food supplies during your break away .

We spent a lovely week here, the owner was helpful and on call if we needed any help.

The fresh milk, bread eggs etc was much appreciated Great location for visiting Fountains Abbey.

The rooms were clean and comfortable. A nice welcome and useful gift from the owner on arrival who made us very welcome and gave us home grown produce. Plenty of room in the large walled garden for our dog to explore and garden seating so we were able to relax in the sun with a glass of something chilled. A very enjoyable stay.

Peaceful location and plenty of places to walk and visit near by. The extras of fresh eggs, home made jam etc. we’re a lovely surprise.

Lovely property for a couple, clean, tidy and well maintained with a great welcome pack.

I don’t think the listing promotes how well placed it is for walks from the door, although once your there, there’s lots of info and maps with ideas in property . Fountains Abbey and Studley Deer park are less than 1 1/2 miles through a beautiful wooded valley as a starting point. The south facing garden is well maintained and great for the dog to run round, if you have an escapologist the garden may not be for you. The owner is a lovely lady on hand if you need in the attached house.

Welcome pack, with fresh eggs & home made jam was much appreciated, & everything had been thought of to make guests feel at home. Only minor criticisms were that the settee wasn;t the most comfortable, & the downstairs light was rather dim for reading. Despite this, we had a lovely relaxing few days.

The cottage was ideal for the two of us and had everything we needed …. Including Anne’s home made jam and fresh eggs! The cottage is in a great location and a great base to explore the Yorkshire Dales, and we thoroughly enjoyed the walk down to Fountains Abbey.

Myself, my husband, our 2 daughters (aged 1 & 3) & our 2 dogs stayed here.

Overall, I am so pleased, in terms of convience, the annex had it all. The welcome pack, even down to having shower gel in the bathroom was great. The only thing I struggled with, I know it is dog friendly - but everything really did smell of dog. The sofa/cushions etc. We have 2 x mini cavapoo's who don't malt as I am allergic to a lot of other dog breeds, so this was quite tough and I did need antihistamines for the whole duration of the stay. The bedroom window was always soaked too, I'm not sure if this was condensation but it made the bedroom damp. As a family of 4, I wouldn't stay again as it was just too small. We was out majority of the time and it was a great base - Close to a lot. But I probably wouldn't recommend if you have children, for a couple it would be great. Overall, it was a good stay. I do feel the cleanliness could be improved slightly but we was very grateful for the welcome pack and it was a comfortable stay.

We thoroughly enjoyed our short stay here.

(5-8 October) Lovely clean comfortable accommodation with everything we needed. A very warm welcome on arrival and fresh eggs for our breakfast too. Highly recommended and we shall definitely return for another longer stay.

The cottage was warm and spotless. Anne( owner) was very friendly and generous.Home made Jam was lovely.Pub across the road and walks from the door. Lots to see and do in the area, fantastic countryside. Dog made very welcome. It’s a long way to the nearest shop so take supplies with you!

A well presented cottage adjoining the house of the host.

Beautiful views over the dales and sheep grazing outside window. Good walks from the cottage or travel into Harrogate or Ripon for a day out. Cottage was clean and tidy but does have low ceilings upstairs which didn't bother us. Anne the owner left a lovely welcome pack which was delicious. The sofa we found uncomfortable but bed was ok. WiFi was a bit intermittent at times but didn't matter to us. Pub literally across the road for a sneaky pint or meal. Very quite at night, no noise except an occasional sheep. We would definitely return and recommend this cottage.

The cottage provided the perfect base for exploring Yorkshire in every direction.

My dog and I were warmly welcomed by Anne and the 'Welcome pack' was really appreciated; delicious eggs from the hens. I'd packed a 10 metre lead which was the perfect length for keeping my dog within the garden (the chicken enclosure being 10 metres from the door, on the other side of a low wall.). A bonus was the quiz night at the local pub! We made frequent visits to the nearby G&T's ice cream parlour which even does a doggy ice cream. I'd definitely recommend this cottage and wouldn't hesitate to stay again.

Very glad we found Church Farm Annex, so much better than staying in a hotel room, especially as we had Rubydog with us.

Great location (close to the very lovely Ripon) with everything we needed for a couple of nights stay. We read the comments about the sofa but we found it very comfortable. The welcome pack was very much appreciated, the eggs in particular were delicious,

The only thing we would say is that the sofa needs to be replaced, as it is very uncomfortable.

Anne, the owner was very friendly but unobtrusive.

There were some nice touches like homemade jam, eggs from her chickens and milk in the fridge. The cottage is ideally situated for visiting Ripon,Harrogate, Fountains Abbey, Pately Bridge. It was warm and comfortable and it was lovely to hear the owls in the evening and see the stars on a clear night with little light pollution.

A small but lovely and quiet place to stay.

Ann the host was really nice and friendly. It's an ideal place to visit some lovely North Yorkshire landmarks. Five minutes from Fountains Abbey. We got eggs from the chickens and home made jam. Such a treat.

The property is compact, but makes very good use of the available space, making a comfortable, bright and welcoming base for a couple.

The owner is friendly without being intrusive, and helpful, for example taking delivery of a package while we were out, and leaving some useful supplies for our arrival. All very clean and well equipped. TV reception and WiFi are variable, due to the general conditions of the area. Plenty of room to park our car. The nearby Sawley Arms is welcoming, with good food and drink, and holds quiz nights and special eating events.

Peaceful location - ideal to 'get away from it all'.

It's a lovely little cottage, just right for the two of us and a dog.

The place was very clean and tidy. Upstairs the bed is comfy, but be warned the sloping roof line may catch you out a couple of times until you get used to it - not a big deal though. The WiFi was a bit hit and miss during our stay, so maybe don't plan on doing lots of zoom calls! We weren't bothered by this though, there's all of Yorkshire to explore outside!

We spent a week at this lovely cottage.

It is in a perfect location with fabulous pub literally 3 minutes walk away. The Sunday lunch was one of the best we have tried. The owner was super helpful & we enjoyed her home made Jams & fresh eggs from her chickens. It's a hidden gem.

We had a wonderful stay at Church Farm Annex, Ann was wonderful, caring & gave us a superior welcome along with our welcome pack consisting of homemade jams (made by Ann), milk, bread, eggs (from Ann’s chickens), tea, coffee & sugar.

What more could anyone ask for. Will definitely plan to visit again our 2 dogs enjoyed the surrounding as well so we were all happy.

Lovely host nothing too much trouble, excellent welcome basket fresh eggs bread butter homemade jam milk and cereal. We will be back. Dogs very welcome and love it there. If you are worried about shared garden it is not a problem but beware there is a low wall. Very quiet at night with great walks around . Looking forward to going back

Myself, my boyfriend and our dog Rupert stayed at here and we had the most wonderful time.

Anne was really accommodating and went above and beyond to cater for our needs, including borrowing us a parking permit for the national trust car park! Rupert spent his days outside with Anne being made a fuss of. We will definitely be returning!

Absolutely brilliant cottage, Anne was amazing would highly recommend a stay.

Welcome gift was lovely, and Olive the dog loved greeting the chickens every time. Pity about the weather but will be back hopefully bit dryer next time. Loved seeing the lambs and sheep outside the back window too.

The cottage is lovely and cosy and Anne our host was wonderful, including leaving some welcome treats. A very peaceful location, this place is an excellent launch pad for Ripon, Harrogate, Knaresborough and York. Make sure you visit Fountains Abbey which is only 5 or 10 mins away. Or just relax in the cottage, you'll love it. Thanks Anne.

We loved our stay at the Annex, Anne was very welcoming and hospitable, even leaving eggs, jam, milk and butter for us on arrival, which was so kind.

The views of the dales from the annex are lovely, the rooms are all clean, comfortable, warm and peaceful, our dog loved it! Plenty of space on the drive, easy access and we loved seeing her chickens in the pen. Only thing would be if you have a dog who likes to jump over small walls, a long line would be a better option, and she kindly has a lead ground stake by the front door to use. We would love to come back with no hesitation, and hope to come back soon!

Property was accurately described, proving to be compact but comfortable.

The owner is welcoming and helpful, and the whole property is pretty and well-maintained. The location is convenient, an easy drive to Ripon and Harrogate, and a beautiful walk to Fountains Abbey.

The cottage was well equipped and beautifully located, 2 minutes from the pub, and a short drive from several sites of interest.

The proprietor was very welcoming. Our one quibble was with regard to the upstairs part of the property. The bedroom was cramped, there was no room for any furniture except the double bed and two small bedside tables. The ceilings in the bedroom, the bathroom and the walk-in wardrobe (off the bathroom) sloped sharply. I think if you are over about 5 foot 6 inches, or at all uncertain on your feet, you might want to give this property a miss.

The Owner Anne was a very pleasent and easy going hostess. A quiet village with a great eatery pub a short walk away. A good location for exploring the dales, within easy reach of the coast too. Perfect for a holiday with the dog, local walking from the house to Fountains Abbey. Highly recommended.

A great little cottage, perfect for 2 and a dog, so peaceful and on a quiet lane that was perfect for dog walking away from road traffic, our rescue dog of 12 weeks loved watching the owners chickens and the sheep in the surrounding farm fields!

The owner, Ann, was a lovely lady who gave us a warm welcome and very graciously allows guests dogs the use of her lovely garden.

We enjoyed it,the owner provided lots of extras it was very much appreciated.

This is a bijou property ideal for just a couple to use as a base for touring the area or walking.

A lamp would be handy in the living area rather than having the main light on so we just used the bedside lamp. Although advertised with WiFi, this is off the owners router next door and is not brilliant or reliable but this was the only slight negative. Owners are genuinely friendly and the issue with the shower was quickly sorted. Nice fresh eggs and home made jam & delicious orange cake. Would stay again.

The cottage was so cosy and Anne the owner made us extremely welcome and provided a brilliant welcome pack on arrival, and fresh eggs from the chickens at the bottom of the garden (never heard them at all as no cockerel) Superb location close to both Fountains Abbey and Brimham Rocks and at the heart of the Yorkshire Dales.

Situated on a very quiet country lane with superb walks in the local area. The owners and villagers couldn't have been more helpful. Easy reach of Masham, Pately Bridge and Ripon. Fountains Abbey, Studley Gardens and Brimham Rocks very locally situated. Thoroughly enjoyed my holiday in a tranquill idyllic setting.

We spent a wonderful week at Church Farm Annex it’s a lovely, idyllic, cosy cottage, Anne greeted us on arrival she showed us around she had left all the essentials and more, fresh eggs from the chickens at the bottom of the garden who would greet us every day.

The dogs loved watching the calves through the lounge window. We were concerned about shared garden with owners it wasn’t a problem our dogs were the most chilled ever on holiday..We visited Pateley Bridge, Kendal Butchers sell the most amazing Pork Pies ever, Ice cream from T&GS is a must. If you have a dog treat them to gravy bone ice cream ( yes really) ours loved it. We would highly recommend this cottage to anyone. Thank you so much Anne and John for sharing your cottage with us we definitely be back.

The cottage location is just perfect - 2 minute walk to the local pub (which is lovely) and you can walk to Fountains Abbey if so inclined.

The countryside is just beautiful. Most of all Anne and John are wonderful hosts and not only was the cottage immaculate and cosy but the greeting was so warm and friendly it feels like you are staying with family! Anne and John go the extra mile effortlessly to make sure you have a wonderful holiday - my only regret is that I didn't book 2 weeks!

This is our second visit to this cottage.

It was lovely to see Anne and John again. They really are fantastic hosts. We use holiday cottages in this Country all the time and this is the only one we have ever revisited. The little extras of homemade jam, fresh eggs from their chickens, fresh milk, butter and bread and fruit are always very welcome. We were spoiled this time with the most delicious homemade carrot cake from Anne, thank you so much

We used this cottage as the base for a family wedding at Fountains Hall followed by a reception at Sawley Village Hall.

The cottage is fantastic and the homely touches of eggs, milk, tea,coffee, bread and cereals provided, made our stay very easy at a busy time for us. The bride and groom stayed here on the Sunday evening and loved it. Special thanks to Ann and John.

Anne you made our stay very welcoming and friendly: initially I was worried about our dog with shared garden but she was fine because you were very relaxed-like home from home. Lovely to meet your grand children too: Alfie loved the company. We were extremely comfortable the whole time and Church Farm was the perfect location for us to mooch into Ripon, Pateley and Grassington. Slept like a log too! Thanks again for late check out too. Very cosy cottage.

John and Anne were very friendly with both us and our dogs ( our little Flatcoat especially loved John ). The cottage was well equiped, and Anne had made sure all of those last minute things you wonder if will be in the cottage were there. Lovely welcome pack including fresh eggs from their own chickens. Happy to recommend to anybody.

Very peaceful. Such a treat to have fresh eggs left for us . Ann and John were perfect hosts. Only thing missing was any freezer space to freeze cool blocks in - Ann was happy to do this though. We will be returning next year

The location is very dog friendly with lots of lovely quiet walks from the doorstep and short runs in the car.

The hosts live in the adjoining farmhouse and are so amenable and friendly towards their guests. It was a delight chatting with them and their neighbours/friends. They provided us with the best wellcome pack we have ever had at a holiday cottage. A lovely week's break.

This holiday for us was idyllic.

The annex was very cosy and the gardens beautiful. We were made very welcome by Ann and John the owners and they made a fuss of our two little dogs which was an extra bonus. We certainly would recommend Church Farm Annex.

This cottage is not a "relaxing retreat" nor is it a "splendid cottage" worthy of 4 ticks!

Some of the photographs on the website are misleading - the reduced headspace in the bathroom and the bedroom is more severe than the pictures suggest. The bathroom has no hooks or shelves - the window ledge has to be used for towels etc etc. More bending! The bedroom has a bed and two side tables. No wardrobe, no dressing table. The garden is shared and is used very regularly by the family - during our stay a bank holiday family barbecue with 7 adults and four young children jumping on a large trampoline only 50 feet from the cottage door hardly qualifies for a 'rural retreat" The same children on the same trampoline etc. continued on another day. Nothing wrong with all this - except that cannot be described as a "relaxing retreat" for guests. Mrs. Iseley is a charming, friendly and helpful host. The cottage is surrounded by farm land and has a lovely environment. She welcomed us with roses, a welcome pack - including fresh eggs. Sykes needs to make sure the right clients go there. It was certainly not a week worth £470!
