What a lovely place to stay, well equipped with good quality products, the joy of looking down from the picture window to watch the changing tides, wildlife and the glorious sunsets.

We also found Banff a good centre for explore the fascinating harbour towns, and drive inland to visit Scottish National Trust properties and their fascinating history.

We were met by Teresa on arrival who gave us the guided tour and made sure we knew how to use everything.

She’d also baked us a delicious lemon cake and left bread, butter and milk. She checked in with us over the weekend to make sure everything was OK and to get in touch with any queries. The apartment was absolutely spotless, parking was easy and we had a fantastic weekend. Highly recommend!

Having stayed here previously we knew what to expect & weren’t disappointed … Various items/goodies were provided & very much welcomed. The property is spotlessly clean & comfortable throughout … all bedding, towels & kitchen equipment is of excellent quality. The apartment is in a great location with amazing views.

Teresa was an amazing host.

Who graciously welcomed us at a late hour, and helped us with our luggage to the apartment. She showed and explained the intricacies of the equipment. We had a lovely chat about the area and amenities. The little touches of a freshly baked cake and a really good supply of essentials are so welcoming. The view from the apartment was stunning. I would highly recommend Teresa and her apartment for an award for the care and thought of her visitors.

Everything we needed was here. Lovely welcome pack bread, butter, milk and carrot cake. Excellent communication from Teresa before we arrived and was there to meet us on arrival. Lovely sunsets and sunrise not to be missed. Added bonus of seeing a dolphin and 2 Orcas from the window. Would definitely recommend.

Well equipped, clean, cosy and comfortable. Beach walks straight from the door and local bus service gives the opportunity for longer coastal walks if desired. Welcomed on arrival by Teresa who was friendly and helpful. Welcome pack included a delicious cake. All in all, a great place to spend a relaxing break.

Great location, fantastic views over the sea.

We stayed in November and found the flat to very warm and cozy. The decor was very fresh and the flat spotlessly clean, comfortable sofa and bed, and well equipped kitchen. Teresa and Alan were great hosts, and we would definitely like to return in the future.

The apartment was very clean, cosy and comfortable. Great bed and shower with plenty of hot water. The view of the sea from here is fabulous. We even saw dolphins swim by. Warm and cosy, beautiful sea view, quiet and spotlessly clean, with several thoughtful extras. Even though the weather wasn’t too good, we could still enjoy our surroundings

The apartment was clean and tidy. The views were outstanding, we were lucky to catch a glimpse of the dolphins. There were treats and thoughtful essentials left by Teresa after a long travel which made settling in really easy. She was on call for any questions we had or recommendations. We were all sad to leave and hope to be back in the future.

The apartment was very clean and comfortable, our introduction and host very thorough and the view stunning.

It is an apartment with no room for a dishwasher (not an issue for us) and two flights of stairs to reach (the listing does say it's on the second floor) and a couple of additional cooking implements would have been welcome (no fish slice and the carving knife was broken) but these are minor quibbles in a great apartment

A fantastic flat looking over the sea.

Theresa, our host looked after us so well, checking we had all we needed. The flat is immaculate, warm and cosy and so welcoming. This was our second visit and we will certainly be back. Sadly no dolphins but watching the sea is so relaxing!!

Brilliant place to stay, directly upon the waters edge overlooking the sea, spectacular views.

Easy walkways down into the main centre of Banff which caters for all your needs, even takeaways. Or the opposite direction to Whitehills which is more scenic, past caravan parks, more rural no town centre, apart from couple of pubs, smalls shops, fish restaurant. Property caters for all your needs, but may struggle if elderly, or health issues, as there's is a few steep steps up the flat. Otherwise completly perfect & well recommended.

Practically perfect in every way!

Great property and location.

Only change would like is double bedroom having zip link bed to give option of 2 twin rooms. As we were a group of 4 adults., this would have been better. East reach of town, only 15 minute walk to local golf course. Don’t miss a visit to the local butchers, you won’t be disappointed. Other must is going to Portsoy to Aspire, new fantastic cafe and restaurant.

This comfy modern apartment with fantastic sea views had everything we needed for the week.

It's in a great location, with just a 5 minute walk in to town, and a longer seafront walk along the shore to a lovely beach. The host Teresa made us very welcome, providing bread, milk and butter on arrival, as well as a delicious homemade cake. Definitely recommended.

Fantastic new and very clean Appt with great views, comfy beds and sofa .

.. didn't want to leave after a wonderful week at Waters Edge. Hosts were very nice and gave the most generous of welcome gifts (delicious cake Teresa, thank you). Loved Banff and the locals were really friendly especially in The Railway Inn & The Market Arms. The weather was mixed which was great as we had the rough sea crashing on the rocks when we got there over the wkend and on other days gorgeous sunsets, all watched from the comfort of the Appt. Lots to see and do in Banff and surrounding area. Didn't want to leave and almost couldn't on the last day due to a flat battery of all things haha ... didn't need to call the AA as the owner Alan was able to assist with his jump leads (big thanks Alan for your help). Could have quite easily stayed for longer and will definitely return. We had a fabulous holiday at 24 Waters Edge. Many thanks, Keith & Lynne

Lovely flat very clean and comfortable.

It has wonderful views from kitchen/ living room. Main bedroom has good double bed. Only a shower but suited us. Only thing we missed having was a tv in the bedroom and although you don’t go on holiday to watch tv. We rented in October so sometimes the Scottish weather isn’t great for being out. So having the option of a second tv would have been great. As it’s 2 bedrooms it would be a nice addition. The host who kept in touch was friendly she provided us basics and cake which is really thoughtful and appreciated. Very good flat to rent for a holiday highly recommended

What a beautiful apartment, with the most stunning placement and view!

Our host was extremely helpful ,nothing was too much trouble. If you are a runner/ walker let her know she can advise on great routes. Highly recommend taking binoculars and or a good camera if you like watching the wildlife. Lots to do nearby , don't need to go far for anything , great beach just a short walk away. Would definitely return as we didn't want to leave !

Ideal to use as a base for exploring surrounding areas, but we for the most of our time were happy to stay local and walk the coastal path and the walks around Duff House. Spoke to our host by phone and in person warm welcoming and there if you needed them.

First class accommodation,the apartment is very clean and modern with loads of extras provided by the great hosts Teressa and Alan.

The location is on the level coastline and when you are in the apartment you feel you are on the sea,it was also great to watch the dolphins playing.

We had a great week and found the apartment ideal for visiting the area.

The owners went out of their way to ensure our comfort and provided some essentials for our arrival. The views are great and you could watch Sunrises and Sunsets. We would recommend you go and stay but not when we want to go back.

What a beautiful apartment in a stunning location.

Just sitting watching the sea from 3 windows is just bliss, and so relaxing. Everything you need is in the apartment and everything is of very high quality. It feels like home as soon as you enter, and Teresa was very welcoming and left us a beautiful cake and provisions. Banff is a very pretty town with lovely walks. However be aware restaurants in walking distance are almost non existent, but there are numerous takeaways with a huge choice on their menus.

It had the most wonderful views and had everything you could possibly need including very comfy beds. The hosts were amazing, providing lots of little extras including a home baked Victoria sponge which was delicious. They even allowed us to use their own garage to store our bikes. Really enjoyed our stay.

The most spectacular views over the coast at Banff so relaxing and restful even when the sea was rough its mesmerising, the apartment had everything you needed and the owner Theresa was so helpful.

Our 2nd time at Waters Edge and it won't be the last.

Was supposed to go last year but because of Covid it was cancelled but well worth the wait. Didn,t have the TV on once as looking out of the windows and watching the sea come in and out was far better. Superb location and Teresa makes a great cake. Oh well back to reality.

This beautiful apartment was just awesome, the view from the front windows made it special.

We had everything you could ever need for self catering, Teresa has thought of everything you would need, and made our stay so comfortable. This area has such stunning coastline, little fishing villages to visit, gorgeous beaches too, and lovely coffee shops on the way.

It was very clean when we arrived and the welcome pack was much appreciated. It would be a good idea if you had said there were 34 steps up to the flat. The location of the flat was excellent with amazing views.

Everything was spot on and more. Beautifully decorated and had everything you needed. Warm, clean, covid19 free too!! Excellent views direct across the sea from the living room patio doors. Lovely quiet walks along the seafront, right upon your doorstep. Teresa made sure we had everything we needed, even baked us a delicious cake!! And left us essentials, bread, milk, butter, amongst other things. Definitely would go here again xx

Everyone was very helpful from start to finish.

I booked with Sykes following recommendations from my sister Who works for Sykes, Kerry Murphy. I spoke with Tess to arrange the booking who was super helpful, found the perfect property for us, kind, professional and friendly throughout and even called to help me complete the booking after I’d had trouble finding the link when I know her shift had actually already ended. The property was perfect, the owner Teresa was lovely, Had bought bread and milk and left little cupcakes for us, made recommendations in the area and had the flat all warm and cosy for our arrival, couldn’t be happier! If I had one tiny thing that might be worth a mention, I’d say a bigger duvet wouldn’t go a miss, We kept getting cold feet, but maybe that’s just because we’re used to a bigger one. Thoroughly grateful to all.

Excellent apartment, brilliant sea views, 10 minutes walk from town centre/facilities.

Good walks / running / cycling on the doorstep. All very good.

Amazing area, loved exploring all around, and we were blessed with sunny days and blue skies.

We still got to see some Seals but the dolphins had gone for the season. The apartment views were the best way to enjoy a coffee in the morning.

There many interesting day excursions to be taken from Banff. Spectacular coastal scenery and many National Trust places. Seafood is first class.

The flat was beautifully and tastefully decorated.

The walk in shower was a bonus. The views of the sea ,seabirds and the sunsets were wonderful. The owner provided bread , milk , butter and we were welcomed with a tasty Victoria Sponge as well as having a bowl of fruit left for us - all this was most unexpected and a great bonus. The flat was very quiet and gave us a peaceful holiday. There are many things to see and do in Banff as well as many quaint fishing villages to visit as well as larger towns if wished. I would highly recommend this flat as an excellent base for a great holiday.

The situation of the property was in a perfect spot overlooking the sea and we never tired of looking at the view.

The property was immaculate and the hosts had most generously provided many extras. The beds were tremendously comfortable and we had a wonderful week, made even more special by the superb weather. We have already recommended the property to friends.

The view over the Moray Firth was just stunning and we spent a lot of time just looking at the view. The flat was superb. Fully fitted with everything and more that you may need. A lovely top floor flat overlooking the sea.

It had everything that you could want from toothpaste to shower gel from sellotape to string nothing had be forgotten. It really was home from home. The owners were there when we arrived and nothing was too much trouble. Teresa had baked some lovely cakes for our arrival and there were groceries to get us started. It was a great base to explore the small fishing villages and beaches. Would definitely book to go again.

Beautiful apartment in a stunning location.

Banff is a lovely friendly little town and is an ideal base for exploring the area. Attentive owners who clearly go the extra mile to ensure guests enjoy their stay. Comfiest bed I’ve ever slept in. Allan met us at the apartment and showed us round. There was fruit, bread, butter and milk when we arrived along with some delicious buns baked by Teresa. Our only complaint is that we were only there 1 week.

The owner is wonderfully helpful and left lots of basic supplies to set us off with a nice cup of tea and home made cakes.

The town is small and friendly and everyone spoke to us on our various walks. I will definitely go back.

The apartment fully lived up to the description and photos,but there were also little extra welcoming touches, such as bread and milk , toiletries, and amazing home made cupcakes.

This is a new build top floor flat (3) up.

The facilities are first class with stunning views over the sea. Thank you Teresa for the welcome and ease of key collection. We used the apartment as our base to explore the north east coast and there is so much to see and do, both locally and a wee bit further afield. The accommodation is well proportioned for us three adults and a lively 9 year old who kept a lookout for dolfins, sadly no sightings this time. We would highly recommend this apartment it has everything you need for short breaks or longer. We will certainly consider a booking in the future.

Water front was a lovely venue and the owners were the perfect hosts.

On arrival all of the basics were provided, ie bread, milk etc, even cold beers in the fridge. The apartment was very modern and very clean, a highly recommended venue. If you are looking for a base to explore Scotland, just outside the hustle and bustle, this is the perfect location.

So very pleasant and helpful! They really want you to have a great experience when staying in their flat. The flat is just beautiful, clean and modern and what a view! Remember to bring binoculars as we found them so useful with the wide expanse of the Moray Firth from the 3 windows. We weren't lucky enough to see any dolphins but various people who have stayed in the flat wrote in the Visitor's book that they did see them. There is a Tesco store about 15 minutes walk from the flat and also a shop called The Spotty Bag shop which sells almost anything you might be needing on your holiday. They also have a nice restaurant upstairs where you can have a meal or just pop in for coffee etc. Low Street and High Street are just up from Tesco but we were very disappointed with the lack of good shops there but if you drive to Turriff (approx 20 mins or half an hour on the Aberdeen bus) it has a lot of small shops to have a browse around and also a small department store called Celebrations who also have a good restaurant. The beds are very comfortable and there is plenty of hanging space in the built-in wardrobes. Good quality bedding, towels, crockery etc. The bathroom is just beautiful and the shower is wonderful. Makes me want to buy a new shower head now!! Our hosts have been very thoughtful in providing some useful items to start off with eg bread, milk, butter, tea, coffee, sugar etc which was excellent. They also provided plenty of lovely toiletries. Teresa also baked a gorgeous sponge cake for us and her baking is beautiful. So very kind! Ourselves and some visiting family members really enjoyed the cake and they commented that their sponges don't rise as well as Teresa's so that was a good compliment for her. We had a really enjoyable and relaxing week. It was also very quiet. Very many thanks to Alan and Teresa for being so helpful to us and for providing such a well equipped and beautiful flat for their guests. I'm sure anyone staying here will want to stay again in the future. We were sad to leave but all good things come to an end! Thank you both! Eileen & family

The apartment is in a great location with fab.

views.We even saw some dolphins from our window.It is a good walking area with flat coastal paths and is a good base for exploring the North east coast of Scotland.The apartment being on the top floor may be a problem for any one who can not do stairs.Can not recommend the property highly enough for it's attention to detail and the lovely little extra touches the owners provided .Thank you to them.

The cottage was great, wonderful location, very clean, very good facilities.

It was a little small for a family of four, and would be better suited to a couple.

The accommodation was first class, in a quiet location, within easy walking distance of Banff town centre.

The views of the sea and surrounding area were fantastic, especially as the flat is located on the second floor, with easy to manage stairs. I was with my 84 year old Dad, who didn't find the stairs difficult at all. Our host Teresa, met us in Banff when we arrived and we followed her to the flat location. Teresa kept in touch, though the flat and the facilities were so good, we didn't need to make contact, other than to confirm everything was great!! I would definitely recommend staying at 24 Waters Edge and hope to be back, some time in the future.

We were the first people to book the property so everything was pristine.

The flat was very well equipped with BT Sport too on the TV. The owners were exceedingly helpful and were in contact by text during our stay. It was great to be able to watch seashore life from the window or watch the sun set. The only thing to remember is that it is a top floor flat so two flights of stairs have to be negotiated. Also, while it was excellent for myself and my wife, I could see that it might seem a little claustrophobic for four on a wet day due to its compact modern style.
