The property

6 Hill Street is a detached house in Portsoy, Aberdeenshire.A characterful 18th-century listed building suited to families or friends seeking a well-placed coastal base, with a woodburning stove, pet-friendly accommodation and a spacious enclosed garden adding to its appeal.

Arrive via the gated gravel parking area to the rear, where there is space for three cars, and step out to take in the generous surroundings.

The large enclosed rear garden, laid mainly to lawn with gravelled areas, offers plenty of room to spread out, while to the front, a gravelled garden with seating set among established shrubs creates a pleasant spot to pause before heading inside.

Enter through the rear door into the utility and boot room, a practical first stop where you can shake off coats and shoes after a day by the coast.

From here, continue through to the kitchen, where you can begin your day by brewing coffee or preparing breakfast, making use of the space before moving through the home at your own pace.

When it is time to gather, step into the dining room, where tiled flooring leads you towards the woodburning stove, and a table for five sets the scene for shared meals, with the fire flickering gently in the background as conversations carry on into the evening.

After dinner, make your way into the sitting room, where the tri-aspect windows draw in natural light from different angles, creating a bright place to stretch out and switch on the mounted Smart TV for a relaxed evening in.

The layout allows each space to flow naturally into the next, giving you the choice to settle wherever suits the moment.

Back through the hallway, where the staircase rises to the first floor, the ground-floor shower room offers a convenient space to refresh, complete with a walk-in shower with a rainfall head that provides an easy start to the morning or a welcome rinse after time outdoors.

Upstairs, three bedrooms provide flexible sleeping arrangements.

The super-king-size room features a fireplace, useful storage and views towards the front, while the twin bedroom also includes a feature fireplace and dual aspect windows, allowing light to shift across the space throughout the day.

The single bedroom is spacious and overlooks the rear garden, offering a quiet spot to settle in for the night.

Outside, the gardens continue to shape your stay, whether that means sitting out in the front garden with a morning drink or making the most of the large enclosed rear space, where children can play on the lawn and pets can roam freely.

A short stroll takes you to the local shop, while the pub and Portsoy Harbour are close by, where you can wander along the waterfront, watch fishing boats drift in and out, and take in the steady rhythm of life by the sea.

Spend time in Cullen, where a sweeping sandy beach invites long shoreline walks, the viaduct rises boldly above the landscape, and local spots serve warming bowls of Cullen skink.

Head to Banff to explore Duff House and its grand interior, watch activity around the marina, and follow coastal paths that open up wide views across the Moray Firth.

For a slower pace, visit Sandend and nearby Fordyce, where surfers gather along the bay, historic streets reveal layers of local heritage, and the coastline offers uninterrupted stretches of open sea.

Make yourself at home at 6 Hill Street and enjoy everything this part of Aberdeenshire has to offer.

PORTSOY

Fordyce & Sandend 1 mile; Cullen 6 miles; Banff 8 miles.

Portsoy is a historic port situated mid-way between the towns of Cullen and Banff on the pretty Moray Firth coast and is one of the many atmospheric fishing ports scattered along this impressive stretch of the north east coastline of Scotland. Boasting two harbours, one old and one new and with excellent local facilities including hotels, pubs, and shops, Portsoy is a wonderful holiday destination as well as being near to the famous Malt Whisky Trail. The charm of Portsoy has led to it being used for filming multiple period series/films including Peaky Blinders and Whiskey Galore! The area is awash with quality golf courses with fabulous coastal views and the coastal path is perfect for walkers who want to enjoy the unspoilt beauty of the area and roam freely on its lovely beaches. A visit to the Salmon Bothy is a must to get a real feel of the interesting history of Portsoy and hear the story of the area as a trading, fishing, and smuggling port.
