  • "Beautiful property with plenty of space for 13 of us to stay."

The garden is a great space and the bed rooms are all lovely. The kitchen is a great entertainment space. We had the property for the weekend when the temperature were 28 degrees and unfortunately this meant the property was extremely warm, especially on the third floor where the thermostat was showing 30 degrees and so it was very hard to sleep on the third floor for the weekend. The property does provide plenty of fans but these weren’t great and made little difference. It seemed like there should be air con looking at the thermostats but we couldn’t get this to work and there wasn’t any mention of it in the booklet provided . The beds were all comfortable but the additional pull out beds on the third floor less so and one creaked a lot! The only other issue we had was the door out to the garden from the kitchen as initially we couldn’t get this to open as it appeared to be stuck at the top. I tried to call the owner from the number provided in the booklet but the line was dead. We did thankfully manage to get the door to open but it does seem like it’s an issue that should be fixed. The reason I’m giving this feed back is as we spent over 2K on the property for the weekend you do kind of expect for that money to not have issues that need to be resolved while you are there so you can just enjoy your stay. Otherwise great property in a great location and would stay again.

Dear Hannah, Thank you so much for choosing to stay with us and for taking the time to leave such detailed feedback. You’re absolutely right — the house can get extremely warm during a heatwave. Like most UK homes, we don’t have air conditioning, and unfortunately it’s not something we’ve been able to install due to both cost and the structural challenges of venting cool air effectively without opening windows at a safe, accessible height. The thermostats you saw are for heating only, though I completely understand the confusion. We do hope to add Velux windows upstairs in the future to improve airflow, but it’s a significant and costly upgrade that will take time. I really appreciate your comment about the upstairs pull-out bed — we did replace one recently following guest feedback, but I haven’t personally tested it. If you’re able to drop me a message via the app to let me know which one it was, that would be really helpful for us in addressing it. Regarding the garden doors — they were unfortunately damaged by a previous group who forced the bifolds off their tracks. The current doors are a temporary fix while we await a full replacement, which has been ordered but is taking time to install. They are securely screwed in for safety but do need a firm push — thank you for pointing this out so future guests know what to expect. As for the phone number — I’m sorry to hear you had difficulty reaching me. I was nearby all weekend and my number in the guidebook is correct, but it’s possible I was momentarily out of signal as we were briefly in a rural area. Sykes do also have a support line and in-app messaging, and we always have someone local on hand. I wish I’d been aware of the issues during your stay so I could have helped in real time. We really value your comments, and I’m glad to hear that — despite the challenges — you enjoyed the space, garden, and location. We'd love to welcome you back in future and show you the upgraded windows, beds, and doors! Just drop me or Sykes a message and we’ll do our best to ensure your next stay is everything you hoped for — though I’m afraid we still can’t control the weather! ☀️ Warm regards, Caroline Property Owner

  • "The house is done very beautifully."

Nice space to relax and spend time together. Hot tub fun to use. Very hot on the top floor and perhaps need a better way to cool those rooms. Also the beds on the top floor not particularly comfortable for adults, so if you are a mainly adult group that is a consideration. The owner very friendly and helpful. The welcome package was appreciated. Thank you!

  • "What an outstanding stay."

I have just stayed at Rye Croft for a suprise weekend celebrating my husbands 40th. 11 people stayed over, and every single person loved the weekend. The photos online look great but seriously don't do the house justice... It is breathtaking. When I arrived to set up, it was like a show home. Perfect, immaculate and gorgeous. It has everything you need in the kitchen to cook, beds are so comfortable and the hottub was just perfect. The garden is absolutely huge, we did an adults sports day and rounders games it was so big. Just a perfect way to spend with friends. We are all thinking of going back another weekend with our children, plenty of space for them and not to mention a swing set and trampoline in the garden for them. Amazing stay, owners were great, helpful and just a call away if you needed any help. 11/10...sad that we've come home!

I’m so glad you enjoyed your stay. This makes me so happy. Thank you Property Owner

  • "Visited twice this year, both times hen parties."

The house is large, very modern and everything there you could possibly need. Large garden to rear, so plenty of room if kids going. Benefit of a hot tub which logs etc are provided. All facilities listed are there and working order. The only problem we had on both occasions, is that some of the beds are day beds with pull out mattress underneath so a few adults struggled. Probably consider this if an all adult trip. The owner is a lovely lady who makes sure your stay is great. Definitely a fabulous place. Enjoy your stay.

Thank you for your feedback, and your hugs! It was lovely to see pics of the weddings after your stay. I have taken on board your comments about the beds and when I have the budget we shall replace. x Property Owner

  • "I stayed at Rye Croft with 14 others for a friends birthday and we had a fantastic time."

As soon as we entered the house we were amazed at its size and cleanliness, everyone was so excited to do their own little house tour. We thoroughly enjoyed our stay here and utilised each and every room. Although we didnt get to use the hot tub this time round we’d love to come back again.

Thank you so much for taking the time to review. Look forward to hosting you again x Property Owner
