Second stay at Ocean Gate, Perfect location for us in Carbis Bay with the dog.

The sofas really need updating, not comfortable to relax in at all. Odd encounter, someone left a bag of dog poo in the garden on Tuesday - not sure why they would assume it was our dog as it wasn’t so that’s a little passive aggressive from someone locally.

The property was adequate however the lounge chairs and sofas were not comfortable and the cushions on the settee were so dirty that I took two of them off.

Door lock was difficult to open and outside light not working. Bed was not very comfortable in smaller room.

Unfortunately, we cannot recommend this holiday apartment.

The apartment had not been properly cleaned when we arrived: hair on the floors and in the bath, dirt marks in the bathroom, mould stains on the curtains, dishes and opened food left by the previous guests, and dust and stains inside the cupboards. The beds were not made; duvets and pillows had simply been left on the floor, while bed linen and towels were placed on the kitchen table. The apartment is also extremely poorly soundproofed. The washing machine spin cycle in the flat above was so loud in our kitchen that it sounded like a helicopter was landing, and we could clearly hear footsteps in the bedroom. In addition, the thermostat on the bathroom towel radiator fell off when we simply tried to turn the heating on. After about a week, we saw a large rat by the wheelie bins directly next to the entrance, followed by several more sightings over the next few days. As a result, we were reluctant to open the windows and doors for ventilation. Most disappointing was the lack of customer service. Nobody was reachable by phone and WhatsApp only provided chatbot responses. After reporting the issues via Vrbo, we were told by email, that someone would come to assess the situation, but nobody came during our stay. We also received no further response when we followed up. A great shame, as many of these issues could have been avoided with proper cleaning and responsive customer service.

Overall an excellent cottage, ideally placed for touring.

It is very warm and welcoming and well set up . The musical kettle took a bit of understanding and some more glasses would have been helpful. The WiFi was excellent and the tv package a pleasant surprise. The beds were extremely comfortable. Our dog appreciated the front garden being enclosed. Only 1 maintenance issue, the curtain rod fell off on your head when closing the curtain on the back door. We will be back in the future.

Really lovely and close to bus stop and train station.

A few nice places local to eat and drink too. Only concern was the parking. Opposite parked car on an angle and I struggled to park and get out of my space. Overall though I loved its location and will book again to stay.

We love Carbis Bay and stayed in neighbouring property next year for the location.

The property was well maintained clean however the sofa and chairs are not comfortable to relax on in the evenings - the cushions were also not clean. Property is equipped with everything you need for self catering stay. If the sofas are updated to provide a cosy feel then it would be much better!

The apartment was just what we had been looking for, comfortable and clean, the appliances first class.

It all added to the enjoyment of our holiday. It was also well situated and central to all we wanted to visit. We would certainly consider booking the apartment again.

was lowkey scared because of the other reviews, but it did not disappoint at all, maybe cause it's our first cottage, but it was amazing, everything was clean and nice and comfy.

I think the location is what got us the most but that's no biggie, and yes, the couch was a bit stiff, but not the biggest issue overall. The kids loved it and had fun, and it was a cute stay would recommend to others.

Nice location but overall property very tired.

Lounge furniture uncomfortable and coffee table almost falling apart. Decking in garden not fit for purpose and the garden area not very attractive. Veranda area needs a good clean. Batteries in CO alarm flat and label on fire blanket no longer readable as it has faded. Wardrobe in bedroom not really usable as blocked by vacuum cleaner. Well equipped kitchen.

As mentioned before- the parking is awkward and if you have a SUV- very hard to park and navigate. The cleanliness is a bit questionable- the floor has not been moped for ages- our feet were black after couple of hours in the apartment. The dishwasher had food bits in it so I just washed everything by hand. No hairdryer so you need to carry your own. The ceiling in the hallway is very low so my husband had to duck every time he went to the bathroom from one of the bedrooms (not great in the night). The garden- cheapo furniture and stones so we spent no time ! And the dreaded fan in the hallway that you CAN NOT SWITCH OFF!!!!! I am a super light sleeper so it was doing my head in!!! Not comfortable settee but good TV (for the kid in the morning ). The super weather kept us out most of the time! Super weather kept us out of the place for most of our stay

Wardrobe in bedroom faulty door, no tea towel for dishes, washing machine door faulty, poor quality furniture in living area, specifically the table that is wobbly.

Great location but missing a few homely touches. Maybe advising renters of events locally (we found a festival on in st ives we would have attended if known). Ability to switch off noisy fan by bedroom would be good.

The apartment was lovely ,but very hard to locate as no road sign and just looked like a private drive off a very busy road on a bend, which was quite scary to drive in and out of.

should have been a sign at bottom of drive saying that oceangate was actually up there. !!. Living room settee and armchairs were the most uncomfortable we have experienced,it would have been nice after walking all day to have comfortable seating to relax on ,saying that ,the beds were divine which was good ,

The property is in a good location however It is on a busy road on a bend which concerned us .

Big car so was hard to get in and out of the property and to manoeuvre with 2 other cars .Very well equipped and lovely touches eg tea coffee .Very light and airy in the kitchen come sitting area..

Seating in lounge very uncomfortable, should say if walking to beach very steep hills to go down and back up, we were OK but if old had small children or not in good health an hard slog to the most lovely beach in Cornwall.

Hate to moan but an heads up would be good.

We absolutely loved Ocean Gate appartment in Carbis Bay .

Perfect location with excellent facilities. We loved our welcome hamper with tea, coffee, milk and chocolates and the complimentary tote bag was a lovely touch. Parking was easy and straight forward, as was the self check in key box. Will definitely return.

The sofa was not very comfortable and using to watch the TV was not the best experience.

We have stayed here before and for where it is and what it offers from room size to sky for our 12 year old we love it and have booked again next summer, just a couple of little things clarity on the parking space helpful as next door say to park different to website, little smell of fish in back bedroom not sure what that was.

Being really picky now the magnet on washing machine door didn’t work so cupboard stayed open. Great facilities shower amazing position perfect.

Property was clean and well presented facilities were excellent , beds extremely comfortable and location was ideal , garden was a plus with 2 small pets

Perfect location and in side facilities.

Only downside to our stay the sofa and chairs were too tiny for 4, and so very uncomfortable it felt like you were sliding off the sofa.

Bed not comfortable in back bedroom. General feeling of dampness everywhere - clothes felt wet. Furniture flimsy and insubstantial. Glass coffee table on patio smashed and glass shards all over patio and dangerous. Visitor logbook had recent reviews ripped out. Handbook did not match Sykes instructions.

This property was a real disappointment.

The location was great for us very close to carbis bay Beach and great for getting to st Ives. The cottage it’s self was not good unfortunately it was very dirty on arrival cleaners were sent back to sort this for us which was good but there is a terrible fish smell in the back bedroom which was not sorted for us so we had to put up with it for the whole weeks stay it’s was terrible. We were unfortunately unable to open the bedroom windows to help with the smell as we saw a rat one evening outside the bedroom so this worried us to leave the window open incase they came through the window. The wardrobe doesn’t shut properly either, the property just isn’t well maintained. We came to use the iron to find the plug had been cut off so a new one had to be delivered to the property for us. The oven was filthy needs a proper clean between guests and the freezer draws were also filthy. I suggest this property needs a real deep clean. The parking situation is terrible if you own a big car. With the property next door also parking there you just can’t get a big car in the parking bay if they return home with their car before you do. We did get a very insulting refund from the owners for all our issues but in our opinion they didn’t deal with it very well and to the standard we would expect. Carbis bay holidays were great and tried their hardest for us. It’s not good to spend every day of your holiday on a phone trying to resolve accommodation issues and reporting issues.

Great location, property well equipped for 2, towels and bedding clean and soft.

However, the outside to the front of the property, is filthy and in desperate need of a clean. Door frames, windows frames, cooker door, radiators and floors dirty, also a strange smell in the bedroom and mould areas behind the wardrobe. Certainly looked better on the website than in real life.

We stayed here last year, absolutely loved it recommended it to many.

cream tea and wine on arrival nice touches.this year completely different, no nice touches, shabby decor.not so clean.but the complete game changer was the lounge chairs they had changed.they are the most uncomfortable chairs I have every sat on the sette was so tired workout. Having had such a great time last year we were so dissapointed. In fact having spent two night of touches on the chains we cut our holiday short went home for comfort. We had two holidays last with sykes. We were about book our next break with sykes in September as we did last year but we are now looking around else were,we have not ruled sykes but with our recent experience we are looking. Sorry to have to report this.

Kitchen fine well stocked with good appliances The soft furnishings were tired and grubby.

The whole place needs painting it’s a shame as the location is fine We arrived to a stinking dirty towel hanging on the back of one of the dining chairs There’s also a fishy smell in the bedroom maybe due to faulty electrics on side table lamps - it’s horrible Won’t be returning sorry

This was our second visit and stay at Ocean Gate due to the fabulous views and location, only a 1.

5 mile walk into St Ives so away from the hustle and bustle. Great that the apartment has a dedicated parking space however, there is an issue between where Sykes state you should park and the owners of the Wheelhouse who have put a plaque on the wall showing where they think people should park; this caused a couple of arguments and the owners of Ocean Gate need to address this. The apartment is well lit, great bedrooms and open plan living space, the arm chairs are not very comfortable after a long day of walking and the sofa could do with some new cushions but it's ok. A lot of feedback in the visitor book though I'd guess the owners rarely visit and read/ take on board the reviews left, still no full length mirrors anywhere when there is plenty of space for at least one in each bedroom. The bath is very deep with no bath mat provided and it does get very slippery, so care taken especially for young children or older guests. Last Feb there was a clothes horse for drying/ airing clothes this is no longer in the property and there is no washing line so whilst you can wash your clothes you'll be hard pushed to dry them. Also the outdoor furniture is tired and for an apartment that sleeps 4 people only having 2 outdoor chairs is very limiting for outdoor evenings, on this the dining chairs are slightly unsteady and need replacing. Overall we would stay again due to the location however, the owners need to take onboard the comments for how the apartment could be improved.

Loved the property and all the high end facilities l, it was exactly as described and would return.

A very clean, comfortable, cosy little holiday home, well equipped with everything needed and only a short walk down to the beach and coast path.

We have stayed in a number of properties in carbis bay and also with carbis bay holidays.

I would say this has been atleast well of 10 occasions with this company. Any time there has been a fault they have been quick to deal or put right and likewise here. The property is very warm and well equipped and a great location with a slight partial sea view. It’s quite small but does the job you want it to and the enclosed garden space is great for the dogs. I write this review for last year (forgot!) whilst sat in ocean gate again this year having rebooked and we have just booked again for next year as we enjoy it so much and a great price compared to other properties. Since the takeover by Sykes prices have increased alot but glad to see it hadn’t for this one. Parking is tight and entry to the road is on a tight bend but not a major issue. Would definitely recommend this one

I think the property was in a super location and loved that the parking had its own bay.

Arrived to a clean property and had a lovely complimentary bag with goodies for all which went down well. The kitchen was fantastic and full of everything you might need which was amazing. The only two things I would say to make this property even better would be is the walls need a fresh coat of paint as people have marked it and in parts made it grubby. The last thing is one of the bedrooms smells like abit fishy where the bedside tables are. Other than that I would not hesitate to stay again. Thank you for having this property to let for holidays.

Excellent clean and tidy flat with all the facilities you would expect.

Good location and parking was fine although it is a shared driveway entrance. Would have liked entrance mats and coat hooks, but the flat provided all that we required for space and comfort. Always pleased when tea, coffee, milk and biscuits provided on arrival - a lovely touch.

It was very dirty ,we could not sit on the armchairs for three nights until they had them cleaned (luckily we had our beach chairs in the car ) .

The floor was so dirty our feet got black from just walking from the bedroom to the kitchen.

Fab location, on arrival surface's a little dusty, WiFi very hit an miss.

Quality of equipment very good. Sometimes car parking could be a little difficult due to visitors next door.

We had a lovely time.

Everything was clean and tidy. Towels thick and soft. Even though there were only two of us we could have done with more drinking glasses. There were only two plus a couple of beer glasses and some plastic ones. The extractor thing in the hall next to the bedroom is very noisy and drive us slightly mad when we were in bed. Potentially there could be problems with parking depending on the size of everyone’s vehicles although it was fine whilst we were there. There were some noisy people up above us. I don’t know if they lived there or were holidaying but they quite often sounded like a herd of elephants or as if they were moving furniture around and sometimes this was after midnight. Apart from that everything was fine.

Great accommadation and great location with Corbis beach 5 minutes away and St Ives 10 minutes away.

Would definately re book again.

We loved our stay, particularly how close we were to Carbis Bay estate.

Everything is so close and it’s really easy to access St Ives whether you drive or not. Would definitely stay again!

Very homely and warm on arrival - very welcoming feeling.

The property was really clean apart from oven which hadn’t been cleaned . I’m sure this was just an oversight - we emailed Sykes Cottages with photo when we discovered the mess in the oven but no response . Should imagine the road outside would be very busy during the summer months so may be a bit noisy when sitting outside but overall the property is like ‘home from home’. Surprised there was no hairdryer given the fact the property was so well equipped.

Lovely apartment within good distance to the town and beach Spotlessly clean and very comfortable.

Only thing that was missing for us was a few cooking bits (were avid cooks)- just little things like cooking oil, salt and pepper, herbs etc. seemed a bit of a waste to buy these thing for just a few days. But a spice rack with a few essentials would’ve been great! Otherwise we were very pleased with the apartment, very safe and secure

This was our first visit to Cornwall but it won’t be our last.

The apartment was a WOW from opening the door, the welcome pack was a lovely touch and did make us feel very welcome. Thank you very much.

Had a wonderful stay at Ocean Gate, lots of family time and memories made.

Only thing we struggled with was the signal and WiFi not the strongest, but that's only a minor thing. If you don't like walking and exercise then suggest you stay on the actual beach itself, we did more walking than anything else. The walk back from the beach is a killer

Not to Carbis Bay holiday standards.

Dirty cooker and cupboards and drawers. No non stick frying pan only 1 small heavy cast iron pan. Very small bedrooms. This us our 4 th stay with Carbis bay holidays and we were very disappointed

Perfect location and definitely recommend.

We stayed at this property for a week, the apartment its self was well maintained and clean.

The location of the property is good as most things are in walking distance, it was nice to not have to use the car for a day or two. We hope to return to this property soon :)

We were delighted to find that the property was exactly as described - clean, modern, well furnished, comfortable and fully equipped with everything needed to make it a holiday 'home from home'.

A real credit to it's owner. Although we only booked a last minute 3-day long weekend break (to take advantage of the forecasted unseasonally good weather) we would certainly book again for a longer stay in the future.

Beautiful flat with easy parking and a sea view!

Very clean and comfortable, with everything you need provided. Brilliant location too.

My only criticism is that the approach from the front needs smartening up but that’s more feedback to the owner and not a reason not to stay here.

Location is great for carbis bay beach and a lovely cliff top walk of 20 minutes to St Ives. Dog friendly pub, Cornish Arms 5 minutes walk. Go to Becks Fish and Chips. Would stay here again

Lovely Property, really well situated, 2 mins from a large Tesco, close to lots of places to visit with a nice view looking over the bay.

Property was very clean & smelled fresh on entry, nice and warm & welcoming. All furniture, fixtures, fittings, Crockery & equipment were top spec & in really good working order, there is also plenty of everything all of which is important for a pleasant stay. The owner has thought of everything.(nice welcome pack btw - you can tell a good property by the thought that goes into a welcome) Would definitely stay there again & would recommend

We’ve always stay with cabis holidays and never had to complain.

This place was dirty my daughter found dirty tissues on her bedroom floor . The floors were so dirty our socks were dirty within half an hour of being there. The tray on the door of the fridge was broken so there was old milk all in the fridge where people who had to laid their milk down and it had leaked all over the bottom of the fridge . When we opened the cooker there was some chips on a tray from previous holiday makers and the oven was covered in grease inside . Dead flies on the windowsill not one but many, dirty windows with finger prints all over them inside and outside . The bathroom floor round the pedestal had a ring of dirt round and the bin hadn’t been cleaned at all it was dirty . Yogurt on the coffee table that had been sat a while as it had dried on,the back bedroom smelt of damp and was cold this made the bedding feel and smell damp . There was someone hair all over the floor it was that bad my daughter wanted to go home . Both wardrobes were full of Christmas decorations and high chair and just wasn’t clean this made putting our belongings in there difficult as it limited our space for our cases . The Wi-Fi was mostly no more than 1 bar at most times even with the booster plugged in . A very disappointing stay as we love staying in Carbis , we are really shocked that Carbis Hoildays rented this out with what is been happening with covid we expected better as our check in time was pushed back to allow more cleaning .

Several issues.

Musty smelling cot. Place stank like wet dogs. Cleanliness was below standard. Terrible wifi. Multiple broken items found in property. Not impressed. Wont return or recommend

We really enjoyed our stay at Ocean Gate.

Brilliant location, lovely apartment with great facilities, my partner particularly enjoyed having sky sports as an added bonus!

We have booked through Carbis Bay holidays for a couple of years now & had lovely holidays & great service.

It’s a shame to see the same accommodation however for 2022 for the same week has not just increased but the price has “doubled” for the same accommodation same facilities is disappointing for future family’s.

Enjoyed our stay here, loved St Ives. Saw seals and enjoyed the pilchard press bus service that takes you around to all the best locations.
