  • "We had a lovely stay in the cottage and a great location."

    The cottage was comfy and clean. Internally the cottage could do with a bit of updating. The main bedroom door needs planing so that it will close and their needs to be a child gate for the stairs, particularly as it accommodates families with children. Overall, we had a great stay.

  • "Tidy cottage in a good, quiet location (except during the Royal Cornwall Show), with the added bonus of an adjacent pub."

    Generally comfortable but small and the second bedroom is a bit cramped - as a couple we only used it to store suitcases but a family or four adults might struggle. Reasonably well equipped but looking a bit tired; particularly the kitchen where there is limited workspace and several of the doors don't close properly. Providing a kitchen sponge and dishcloth would be a good idea.

  • "The cottage was clean and tidy on arrival, disappointing there was no welcome pack of any sort, very minimal (next to nothing) in terms of cleaning materials and a part used toilet roll."

    . The cottage smelt "damp" like it needed to be aired - I wonder when it was used before our visit. After day 1 we realised the sign in the toilet about not flushing anything other than 1's, 2's and associated toilet paper was correct but not enough! The smell from the toilet filled the bathroom and front bedroom and at first it wasn't apparent as it smelled more like sick than a toilet smell. I messaged the local contact who came to the cottage to tell me she couldn't smell anything and the exterior pipes had been flushed 5 weeks ago so no issues remained, I asked her to check with the owner about a plumber but also bring some bleach etc. I was told also that the smell was the room diffuser we had gone to buy! Anyway I had a idea to fill the bath and sink and flush the toilet at the same time as draining the bath and watched as the non-existent issue came into the outside manhole - safe to say there was a lot of it - and more than the 3 days we had been there! I had emailed Sykes in the meantime and they had comeback to me to say the owner was sending a plumber - I relayed the message about my apparent fix and we heard nothing more after I said we had the key with us (so not in the key safe) From day 4 onwards we filled the bath daily and drained it and this reduced the smell to liveable but overall this issue reflected the TLC and care the property needs from the owner and local representative. The decoration is tired and you can see the difference even from the exterior of the cottage compared to the neighbouring ones.

  • "The property definitely would benefit from a handrail being fitted in the shower."

    Both my wife had difficulty getting in and out of the bath. ( it’s an age thing).The property was clean and well kept even towels supplied even though the brochure said no towels. Overall a very enjoyable break and would not hesitate to book again in the future. The caretaker came out on the Sunday as we couldn’t get the shower to work and it turned out a fuse had blown under the stairs. Overall 5 Stars

  • "Stayed at Quarrymans many times but first time at Primrose."

    Cottage was clean and well maintained and equipped. Would be great if the complex as a whole could somehow incorporate at bike store as it's so close to the Camel Trail. Location is an ideal base to explore North Cornwall. The Pub on site does fantastic food and shops are a 10 minute walk .

  • "This Was our Second visit to primrose cottage as we stayed last year & hence we booked again for this year and for longer."

    How ever this year was extremely disappointing it was very clear that it hadn't been cleaned properly in a long time pots and pans were dirty so had to wash up soon as we arrived the bathroom wasn't clean the toilet overflow wouldn't stop flushing, Had to fix that. The shower raiser rail was broken and shower kept going from warm to scolding hot to freezing cold & there for not useable as was dangerous. The drains are clearly blocked as well as it kept backing up to the bath. we went on holiday to relax after a stressful first half of the year with one of us under going cancer treatment & didn't need added stress of cleaning the accommodation on arrival when we pay a surcharge of £100 for this to be done we are very disappointed after the amount of money its cost to stay & are considering looking into the complaints department its a shame as its a lovely little cottage but does need updating sadly netflix wouldn't work so nothing to watch in the evenings & there a pears to be an issue with bees in the property & we are very reluctant to book here again now. carl & Sarah july 2023

    . & already booked for February 2023 .. Yet another wonderful holiday in our beloved Cornwall, made so much better by the excellent accommodation that is Primrose Cottage .. It is a true home from home with all that you could wish for a warm, comfortable, cosy stay .. We always feel so relaxed & at ease there & it is in the perfect location .. So peaceful & quiet .. Thank you to the owners for providing such a lovely & affordable place for us to holiday .. & in addition, the cottage is always immaculately clean & fresh feeling, so a huge thank you to Tracey the caretaker .. Counting the days until our next visit .. Thank you ..

  • "Comfortable cottage."

    Great location to explore Padstow, Rock, Port Issac, Tintagel, Newquay … Cottage provided antibacterial spray, but had to buy washing up liquid, wipe down cloth, scrubby, bin bags, bleach, as required to leave cottage as found, but not provided.

  • "Excellent cottage in a great location, but let down by the double bed, which would be considered as a single in most of the hotels in the US."

    My wife and I ended up having to sleep in separate bedroom after a few nights with no sleep. If it wasn't for the bed, we would come back again.

    Perfect for what we wanted. My only criticism was there was alot of ants in the kitchen on the fridge side. But other than that an amazing stay and excellent place to stay for seeing Cornwall

  • "Once again, a fabulous stay in the cute & cosy Primrose Cottage ."

    . Excellent base from which to explore the Cornish countryside & coastline .. A proper home from home with all the comforts needed to make for a happy, relaxed stay .. So much so that this was our second visit to the cottage .. & while there we re-booked for, not once but twice next year .. Any discount Sykes Cottages .. ?!

  • "Crockery needs replacing as quite a few of the plates and bowls had chips in them at the edges."

    Also cottage for 4 but only 2 small side plates. One of the saucepans had not been cleaned properly. Bathroom door had no workable lock on. Otherwise the cottage was comfortable.

  • "Upstairs bedroom door dint shut bathroom door didnt lock."

    Bedlinen on single beds and spare dirty with crust around fasnings. Sofa smelt nasty, carpets in bedroom dirty. Dated furnishings poor layout in kitchen making cooking difficult. Location good, local pub welcoming, cottage needs updating and deep clean

    Thank you for your feedback and for bringing to our attention the broken bathroom lock which will be looked at and replaced. With regard to the bedlinen fastings, this is a result of tumble drying over time. We will shortly be replacing all the linen, along with new beds and mattresses. Our property normally receives positive feedback regarding cleanliness and so we are surprised by your comments. Our housekeeper did check the property and was not able to find any unpleasant smell.   • "Lovely cottage in a great location."

    Good food and friendly staff at the adjacent pub, the Quarryman. Would have liked a grab handle in the bathroom to get out of the bath/shower as it was a bit slippy, even with the bath mat, but it didn't affect our holiday. We would book to stay here again.

    . Fabulous location for exploring the county of Cornwall .. The cottage itself was in a beautiful secluded setting with bedroom views across the rooftops & Camel Estuary to Padstow .. It was a properly cute & cosy cottage, always warm & extremely well equipped .. It was definitely a home from home .. In fact, everything was so great that while there we re-booked Primrose Cottage for the same time next year .. Roll on Octobef 2021 ..

    We did feel we were slightly mislead about the steep drop down to the Camel trail & after pushing our bikes back up after cycling to Padstow, we decided to drive to Wadebridge instead.

  • "It was a pleasure to stay in Primrose Cottage."

    It felt like we were part of a community. The fact that it was attached to The Quarryman was an added bonus as the food was fabulous.Ok, so the shower was not what we are used to but we accepted that if you stay in an old cottage you accept that things will not be high tech. We loved the atmosphere of the cottages and everyone we met involved with either the cottage or the Inn were really helpful and friendly. We wouldn’t hesitate to book this again in the future.

  • "I am used to a power shower, the shower although good was not up to my standards."

    The cottage was a great place to stay and use as a base to explore Cornwall. The local pub and super market where very good, the pubs food was excellent. All of the places we wanted to visit where within easy reach from the cottage, you could actually see Padstow from the bedroom window.

  • "Very comfortable and well appointed cottage in terrific location."

    Very close to Pub which served excellent meals. Could do with a bit of updating.Needs a fridge freezer as the ice box in the present fridge is a bit small and meant that we either had to go daily to the local supermarket or eat out, which was no problem in view of the excellent pub close by. On the whole a very good location and accommodation, would recommend it.

  • "Edmonton was at a remote and incredibly quiet crossroads with just 14 small Quarryman's cottages and a pub attached which could deliver food to your door."

    Close to Wadebridge and easy to get to tourist spots like Padstow, Port Isaac and Tintagel. The Camel Trail was just a walk down a country lane. Primrose Cottage was small but very relaxing and incredibly quiet. A lovely place to return to after a day out.

The property

In the little hamlet of Edmonton, around a neat courtyard with cottages on three sides and a good food pub the pub on the fourth is Primrose Cottage.

From the front door you enter into a slate floored kitchen with dining area, leading via an archway to a sitting room with a wood burning stove and glazed doors to the garden.

On the first floor are two bedrooms, a double and a twin, with glimpses of the Camel estuary, Padstow and the sea beyond.

At the back, is an open lawned area, shared with neighbouring cottages.

The lively market town of Wadebridge has plenty of shops, good restaurants, a cinema and a leisure centre.

The popular seaside town of Padstow is a real favourite for foodies, and for fun in the sun head for the splendid Trevose peninsula beaches.
