  • "Kate (the host) messaged us on the night before & told us the cottage was ready for early check in if we wanted to check in early."

    As we had other plans on the morning of arrival we arrived on time of planned check in. Kate kept in touch the entire time of our honeymoon stay, to ask how things were and if she and her family could be of assistance. We didn’t quite understand the start up of the hot tub situation so we did ask Kate to pop round and show us how to get it started… was very happy to & a brilliant tutorial demonstration of how to start the tub. We used it 3 times during our stay. The cottage was modern and well everything we could have needed and more. We enjoyed our honeymoon here with company of the dogs who too enjoyed every bit. We already plan to return! Thank you so much Kate & Family.

  • "We booked this cottage primarily for the enclosed garden, which was lovely but in your description you failed to mention the open steps to access it."

    Our dog doesn't do steps so was very disappointing and would NOT have booked it if we were fully informed. The steps were difficult for us too yet there was no mention of potential accessibility issues. There were no pictures of these steps when choosing cottage, only the 3 steps down to patio. That's down to Sykes not the owners. The cottage itself, I feel does not warrant " outstanding / 4.8 * " listing. BBQ was rusty, as was microwave and I would not use these to cook my food. Wooden chairs outside were worn and wood splintered. I have photos of these issues should clarification be required. In essence, a very disappointing week.

  • "Wonderful place to stay in Cornwall, close to the Lost Gardens of Heilgen, Eden Project, Lizard Point and many more."

    Kate and the crew were always on hand for any questions and were ready to help with any questions. The farm shop was lovely and we had a few items to enjoy during our stay. We really enjoyed staying here and my only little issue, which could be seen as a personal preference, was the Bed mattress felt quite uncomfortable to us, which for a couple of nights wouldn't have been too bad but for longer stays of a week or more became quite painful. Each to their own I guess and this can't take away from the welcome we had or support given during our stay - Thank you very much!

  • "The was our first holiday to Cornwall and it is such a beautiful place."

    The bulls pen was like a home from home had all the little essentials you would need, we had Prosecco, biscuits and treats for our dog on arrival. It had a lovely big garden although our dog struggled with the stairs so we had to carry her down which meant her access to the garden was restricted, Thank god for the instructions for the hot tub! we did have to put it on at tea time so it was ready for the evening which in the end we gave up it was too much hard work! The place was covered in flies, there was fly spray but we couldn’t use this due to having the dog. We missed having a tv in the bedroom at bedtime. The location itself was just not for us, a walk to anything local was just under an hour away 20 minutes by car, not much in the local town (St Stephen’s) which meant we had to cook most meals, or drive out at least half an hour. We received a text on the morning of our arrival from Kate telling us they were away on holiday so wouldn’t be around and was told to ask Kenny (who worked in the farm) if there was anything we needed. We did ask for steak from the farm shop (closed due to the owners being on holiday and only open on a Friday) which was amazing might we add. Then asked about taxis. We did feel we were just left to it and didn’t want to ask the owners anything as they were away. We didn’t hear from them again. When we did decide to go out for tea so we could both have a drink it cost £25 to Charlestown and £25 back taxis are very limited in availability also. Although our holiday was relaxing and we seen a lot of beautiful places the constant driving took away the enjoyment. We will definitely be looking for somewhere close to local pubs, shops, restaurants, beaches next year.

    Welcome notes and gifts give you the best start to holiday. Pictures on website do not do garden area justice. The garden is enclosed and extremely pet friendly and large. Unfortunately we did not visit animals on farm but definitely will do next time.

    Easy to get to main roads to get around, and close to lots of amazing walks. The hot tub was great after a long day out walking and the garden was perfect for our pooch to run around. The farm shop is a must - beat steaks we’d had in ages! Cannot wait to go back.

  • "The Bull Pen is an excellent cottage, situated in a quiet part of Cornwall, but only a couple of miles from the main roads so easy access to all the main towns and beaches."

    The cottage is clean and tidy, everything you need is there including a large garden for in our case the dogs to run around in and after a long day out you can relax in the the hot tub. The owner kate is their to greet you and as they live next door on a working farm, anything that you need, they are there to help. There pop up farm shop is a must or just contact Kate if you want anything from there, we ordered 2 x sirloin steaks and honestly they were the best steaks we've had, so good we ordered 6 x more to take home. We have stayed in many cottages all over the UK and this cottage is in our top two and the other one is in cornwall too. I would highly recommend this cottage to anyone, you will enjoy your stay here like we and many others have. Thank you Kate & family.

    Definitely recommend it. The owners made us feel very welcome. It’s got everything you need in the accommodation. It’s a narrow country lane no matter which way you leave to get to a main road but slow and steady you’d be fine. Great for the dog safe enclosed gardens. Pick up essentials on route makes first day easier. Recommend for peaceful relaxing holiday we loved it.

  • "Fabulous place to stay, we couldn't have asked for anything more."

    Kate the owner was super friendly and helpful from the start of the visit. One our musts, was a good dog friendly feel and they settled quickly as thought they were at home and the garden space was perfect to keep them both occupied. Trips to the local beaches were easy and trouble free. The facilities were perfect, Basically 'The Bull Pen' is a great place to stay in a perfect location. We will be returning.

  • "Loved the Bull Pen, great place for peace and quiet and for seeing the sights of Cornwall."

    Ideal for our dog as I could let her in the enclosed grassed garden or walk the quiet lanes with her. The accommodation was well equipped, and very comfortable, lovely bed and soft fluffy towels. We visited in January and the property had underfloor heating which I kept turning off as the real fire warmed the building up brilliantly. Unfortunately we didn't sample the meats from the pop up farm shop as we were leaving the next day and carrying onto Devon for a few days otherwise from previous comments about the quality I would have taken some home.

  • "We've just got back from one of the best 2 week holiday we've been on with our two dogs."

    The bull pen is such a beautiful cottage, beautifully decorated with great large secure garden. The location was perfect with beaches a short drive away and St ives only a hours drive. The hot tub was lovely, our first time using a wood burning hot tub but was easy enough to master. The owners were lovely, kept in contact to make sure we were OK, left some lovely flowers and treats for our arrival and a bottle of prosecco the following week which was a lovely surprise! We had snow also whilst we were there and Kate was very quick to provide us with grit to ensure we didn't slip on the decking. We always knew they were at hand if we needed anything and very approachable. All in all i would highly recommend the bull pen and would absolutely book again in the future :)

  • "I booked this as birthday treat for my wife, however she tested positive for Covid on the morning we were due to arrive."

    We contacted the owners direct to advise we didn't think it appropriate to stay in their property under the circumstances. They did not even have the courtesy to respond. Appalling communication and zero level of customer service. We never book here again and will definately not be recommending to anyone!!

  • "A really lovely place to stay, tucked away making the views, stargazing and wildlife all the better."

    The owners were so lovely - they popped in to check everything was okay and helped show us/get a fire going to make the cottage extra cosy. Whilst it's tucked away and you really do feel like you're away from the hustle and bustle of everyday life there's so much within easy driving distances. We had a wonderful time and we will definitely be booking this one again for another holiday soon.

    Cottage exactly like the pictures but the view from the garden was an extra treat! Felt like actual home from home, had all the little things you need in the kitchen. Lovely welcome pack, bubbles for us, treats for the dogs. We are planning to come next year in the summer so we can get a bit more use out of the hot tub! Great location to visit everywhere too.

  • "We have just returned from our stay at this beautiful cottage."

    We arrived on Fri 9th Dec around 3.15pm. The owner Kate came round to welcome us. We were warned there would probably be no water in the morning due to the cold weather. We had no water at all until the afternoon. We filled the hot tub and filled the kettle and the water stayed on until the early evening. Sunday morning we had no water again. We had to use the water from the hot tub to flush the toilet and drinking water for the dogs. We also used that same water to fill the kettle to wash up. We were going to come home yesterday as this was unacceptable but the driveway and lane was frozen and dangerous. We decided to stay but later in the day when the ice had melted we drove 3-4 miles to be nearer to the main road. We walked back to our accommodation around 2.50pm knowing we were able to leave on time today and walk with our dogs and luggage to drive home. Kate did offer to drive us there but were happy to walk. When we returned yesterday afternoon at 2.50pm we had a trickle of water and that continued for an hr then went completely off again. I have a video of it showing the time and date. I understand that cold weather can cause problems but there should be provisions in place to ensure a basic requirement is available. It did spoil what would have been a perfect mini break. I have a video of the tap and shower showing the poor water flow which was taken just before it went off completely again an hr later. We did consider heating the hot tub so we could bathe in it as we couldn't have a shower but it is a log burning hot tub which takes 3-4hrs to heat up. I wish we had come home a day early in hindsight, when the roads were slightly safer in the afternoon. I would also recommend for safety reasons that grit should be accessible to put down around the front door, driveway and decking area in the garden, it was extremely dangerous. The dogs needed regular access to the garden and they have to walk across the decking to get to the garden area.

  • "Beautiful cottage in a lovely setting."

    Immaculately clean and comfortable with a really nice ambience. Pleasant host who left bubbly,flowers and biscuits as well as treats for our two collies. Very much appreciated! There's a farm shop but we didn't use it. Just one tiny thing - there isn't enough cutlery. It's only a small thing and didn't affect our holiday. The towels provided were a bit small but again didn't affect us as we always bring our own.

    We have had a fantastic week at the Bull Pen, clean, comfortable, well equipped, we couldn't have asked for more, so many little touches make this a real home from home. We felt welcome the second we walked through the door. Our 3 fur babies also relaxed instantly and loved the secure garden. Hot tub and log burner are fabulous! Kate is lovely and on hand if you need anything. Highly recommend the farm shop, we had some fabulous steaks and bought more to take home. We will 100% return.

  • "We had the most wonderful few days at The Bull Pen."

    After getting married the weekend before we needed somewhere to relax and take it all in. What a find! The cottage was stunning. The enclosed garden was great for our dog with lots of shady spots. The bedroom was a great size with enough storage and the bathroom had great light. The welcome pack was very informative and gave us lots of ideas of places to visit, left with the lovely touch of cake and Prosecco when we arrived. There was even a treat for our pup. The cottage has great facilities for all weather to allow us to stay in and cook dinner if we wanted to or BBQ. The hot tub was very easy to use and was the perfect temperature in a few hours.

    The Bull Pen is in a great location very close to attractions to visit, such as Shipwreck Treasure Museum, Eden Project, Bodmin Jail and much more. The private hot tub was lovely, sitting in there with a glass of bubbly looking at the view from the garden during the day or at night with the outside light on looking up at the moon.

  • "We had the most fantastic stay for our mini-moon the day after getting married."

    The cottage really did have every single thing you needed with the added bonuses of cook books, board games, reading books etc. We wish we could have stayed longer than 2 nights! The Garden was perfect for our two dogs to run around in and it was fully enclosed so no worries about them escaping when you had your back turned. The hot tub, Kate helped us heat up on the first day and on the second day, it only took an hour or so to get fully warm to use again. Thank you for the goodies left for us, they were very much appreciated! We hope to stay again in the future.

  • "We were very happy with the property, it was light and spacious for a one bed with a surprisingly good sized garden which the dogs enjoyed."

    Being lucky with the weather and having a south facing garden was a bonus. The garden although well fenced proved not to be totally dog proof for our two smaller rescue dogs who took the opportunity to explore further. When mentioned to the Kate she sent her husband around the following day. The escape route was blocked so no more absconding. Excellent service. We tried some Rib Eye Steaks and burgers from the farm which were very good. Kate also took us on a tour of the farm. With the log burner in the lounge and underfloor heating if needed The Bull Pen would be comfortable any time of year. Outside the back door is the wood burning hot tub. With the good weather we decided to give it a try. Kate had given us some advice on how to get it going and within 3 hours we were enjoying the results. The following day the water was still warm so it took a lot less time to get it to the desired temperature. We also enjoyed the very rural setting and quiet walks along country lanes. The property is well placed for accessing the various Towns and Beaches. We thoroughly enjoyed our week and would be happy to visit again.

    .what a lovely place..very warm, we hardly used the log burner as the underfloor heat was very efficient. Had a little trouble getting the hot tub upto temperature. But Kate was so helpful, and came round to show us what to do and lit it for us..we then had a lovely affternoon into the evening enjoying it..the garden and views are fabulous. Our two dogs loved the large secure garden..we ordered a turkey breast and fillet steak from the farm too..amazing..and Kate left us some love treats, even some for the dogs.. The TV, had all the free view channels and even netflix and Amazon prime to use free. the WiFi was good too all in all, I can highly recommend the Bull pen, if you want to get away from it all..or have a romantic break.

  • "The cottage is absolutely lovely, but we booked it specifically for the hot tub which is seems is not really useable in winter."

    It is a wood-fired hot tub. On the first day we arrived and immediately started trying to heat the water in the hot tub with the wood burner. Half a basket of logs and 4 hours later the water temperature was approaching the required temperature, at least near the surface. The lower levels of water were still only mildly warm despite attempts to stir it with the wooden paddle. We decided not to bother on subsequent nights which was disappointing. In practical terms you need to be in all day with the fire roaring and an endless supply of logs to acheive a comfortable temperature. This is not a hot tub you can just jump into after a day out.

    Generally well thought out and extremely amenable to catering for four legged visitors. The owner had told us that we were her first visitors to stay for a fortnight and I cannot understand why more people don't stay longer at this cottage given its central location in Cornwall and easy accessibility to Cornwalls plethora of exciting attractions and wonderful sea coves etc. This is a cottage too good not to visit

  • "Just returned from staying at The Bull Pen and can't rate it enough."

    The place is absolutely beautifully done, has an excellent enclosed garden for dogs & the fizz, biscuits and dog treats on arrival were a lovely touch! Kate came to visit us during our stay and her knowledge on places to go was very much appreciated, especially as we were newbies to Cornwall. We went to all places recommended and was not disappointed in the slightest!! The only slight criticism we have is there were a lot of cobwebs particularly up in the beams. However this didn't effect our holiday and we absolutely recommend anyone to stay here - don't let that tiny bit of feedback put you off. We had pre ordered steak and burgers prior to our visit and they were absolutely delicious - definitely check out their list of meat if you get a chance. Thank you for making our first holiday as a family of 3 an extremely enjoyable one!

  • "We had a lovely stay in the Bull Pen cottage."

    It is furnished to a high standard and offers a very relaxing stay due to the location, peacefulness, the log burner and hot tub. There were however, a few downsides to our stay: we realised on arrival that no towels were provided for the hot tub, nor the robes shown in the photographs on the advert. There was no hand towel for the kitchen. The grass was quite long in the garden making finding dog dirt and keeping the lodge clean very difficult. Our dogs escaped twice over the wall by the road, which was not fenced off like the rest of the garden - so be mindful of your dogs outside! Some areas of the lodge were not clean, IE under the bed, shower tiles/tray and the outdoor ground around the hot tub was covered in algae. We were disappointed that no one introduced themselves to us during our stay, unfortunately no rubbish bags were provided and we found the recycling system confusing and a lack of a recycling bin meant this was a daily chore unless we wanted it heaped up on the worktop. There was also no where to dispose of the ash from the fires and the ash was full on arrival. Overall despite these issues we had a lovely stay at the Bull Pen and can see that a lot of effort went in to making this a lovely holiday let. The design etc was really lovely and made for a relaxing stay. We would recommend it but hopefully the above issues could be ironed out.

  • "This place is truly spectacular!"

    Beautiful decor, garden and the hot tub was the cherry on the top. Kate was a fantastic host, with bubbly and steaks waiting in the fridge on arrival. The garden was a lot bigger than we expected, Jax (our Frenchie) absolutely loved it, we could barely get him to come in. The location was ideal for travelling to all the sandy beaches and the town is also only a short distance drive away. We had a amazing long weekend and really didn't want to go home!

  • "Absolutely lovely cottage!"

    Everything was very clean & well equipped for a long weekend away! Bed & sofa were comfortable and a good spacious area. Garden was larger than expected which was great for the dog! Overall a very beautiful & well presented cottage. Kate was really accommodating & provided extra logs when we needed them to make our stay extra comfortable. Bottle of bubbly on arrival was also a lovely touch! Would absolutely recommend this cottage for a stay. Only comment would be that most things are a drive away, not much in walking distance but it didnt affect our stay in anyway.

  • "Everything you could need, a proper home from home."

    Kate has done an excellent conversion, the property is light, bright and everything you need is provided and having met Kate a couple of times I’m pretty sure she would be willing to help if there was anything else you needed. The location is very quiet and we enjoyed a proper chill out week. Hot tub is a nice touch although I didn’t use it myself. The garden is large with a lovely decking and seating area, I can see in the summer it would be a lovely sun trap for a bbq. We hope to return next year.

    The owner Kate really went above and beyond to make our stay as memorable as possible, with a bottle of Prosecco and treats for the pups and some delicious steaks from the farm! There isn’t a single thing I would change about my time at the cottage except for our stay to have been longer! Would 100% recommend!

  • "I was taken here as a Valentines treat for a short stay and I just wish we could of stayed longer!"

    A great location off the beaten track and beautifully quiet, but still close to lots of great places to visit in Cornwall. The cottage itself is finished to a very high standard with everything you could need, especially in the kitchen. They really have thought of everything, and the little touches really made the difference. The towels were thick and fluffy, even with robes which would be great if using the outdoor hot tub. We were greeted with bubbles and valentines chocolates which was such a lovely touch. The owner (Kate) is just amazing, she popped round when we arrived and showed us everything we would need to know and was always contactable if we needed anything and nothing was to much trouble. We had the pleasure of storm “Dennis” during our stay so didn’t really get outside much, (so didn’t take advantage of the hot tub) but this was fine with me, we just lit the woodburner and bunkered down. I felt safer here than I would of at home! We also called ahead and ordered a couple of their homegrown steaks for our first night dinner and they were ready in the fridge for our arrival. I can confidently say this is the best tasting steak I have ever eaten, (perfectly cooked by my better half!) We will definitely be returning here, hopefully with better weather and my dog to take advantage of the fab enclosed garden. I would highly recommend this accommodation, and to feel like you are part of a true, family, local business, makes it all the more worthwhile. Thankyou Kate and Family

  • "The Bull Pen was absolutely lovely."

    It had everything you could possibly want to make it a home from home but with added luxuries. Kate and will have really thought of everything, providing you with everything you might need, completed to a high standard and a bottle of bubbly!! The hot tub was glorious and such a nice added treat to the stay. We also loved the log burner which made our new year break extra cosy. Kate text to see how we were and was happy to provide us with more logs when needed, even leaving some mince pies and dog treats! The garden was fab, it’s not very often you get an enclosed garden area, a massive bonus when you have a dog! We didn’t want to leave the cottage, even after being there a whole week, everything was so nice and comfortable! You must also ask Will and Kate for one of their steaks off the farm, they were delicious!! If you’re looking for luxury, comfort, cosy and fantastic customer service, you must come to The Bull Pen!

Grampound is a pretty, historic village situated on the edge of the Roseland Peninsula, a designated part of Cornwall's Area of Outstanding Natural Beauty. Approximately equidistant to the cathedral city of Truro, the old market town of St Austell and the north and south coasts, it is an excellent location for exploring the Cornish Riviera with its beautiful landscape and coastal scenery. You will find a country pub, heritage centre, restaurant, general stores and a coffee shop in the village. The long tracts of sandy beach at Carne, Pendower and Porthluney, are dog-friendly and are within easy reach of and the charming fishing village of Mevagissey and historic port of Charlestown, which are well worth a visit.
