Epphaven

We enjoyed two wonderfful weeks at Epphaven in September 2025.

The property was spotlessly clean and had everything we wanted. It is perfectly located for a stroll to Polzeath beach and a superb coastal walk to Daymer Bay. We loved the open plan living and excellently equipped kitchen. A BIG thank you to John Bray Holidays and to the owners of Epphaven, we will be back

Great location and light airy lovely house with good space for our group.

The decks were quite slippy - could do with a clean, few light bulbs missing too.

Although I have rated highly there were a few problems but I think the most important aspect to emphasise is the absolutely excellent service provided by Chris the property caretaker.

Often on holiday reviews too much is said about problems but not enough about how they are dealt with. Things go wrong but it is the level of attention to putting them right that sets the standard. The property is stunning and delivered everything I required and expected. We have already booked another property at the same development for next year!

We had a really great stay at Epphaven - great location, modern and comfortable - we would stay again next year if the property was Sat-Sat - oh that and being able to use the EV charger!

We really enjoyed our stay so thank you very much.

It was perfect for the kids and babies alike with a short walk to the beach although our gym legs were put to use up that hills with kids and prams. Facilities were spot on and whilst we were worried about the noise from the pub it was minimal and only loud on one evening until 11 so no complaints. Some minor points and shouldn’t detract from what is a lovely property. - The property was pretty dusty so maybe a word with the cleaner. - The single bed on the upstairs twin room might need replacing. It’s a bit of a back breaker. Thank you again for letting us use your lovely property and I would certainly recommend it to anyone thinking of staying.

We were very impressed with the cleanliness and furnishings.

The property was beautifully decorated and set up well with all kitchen items etc. Only minor complaint was that the property had only one hair dryer for the four bedrooms. It would be if there was one for each bedroom.

Enjoyed our stay very much, lovely clean property.

Didn't enjoy the people coming over from the pub and smoking weed in the carpark. Would love it if the accepted 2 dogs

We DID NOT use the BBQ provided at Epphaven but read information that the grill should be cleaned after use and ashes removed.

The grill was dirty and ashes were inside, clearly from a previous holiday maker. Would it be possible for the housekeeper to check this after each rental to ensure this is clean?

great place 52 steps to nearest bar/restuarant.

Beach is great shallow and surfing school , only 2 min walk and plenty of other bard/ food to be found at the beach. House great bedrooms on seperate floors and three bathrooms so good privacy ideal stay

This is our 3 rd visit to Epphaven.

We had such a lovely week, ideally placed for all the local amenities and within a quick walk down the hill to get to the beach and a quick walk up the hill to visit St Moritz and the Mowhay Cafe. Once again Epphaven and Polzeath has been superb

The house was lovely but when we arrived, I remarked on the sunken arm of the sofa.

Didn’t think anything else about it as it was such an obvious fault. Since our return, we have been blamed for the fault ( which has now tainted our stay). Luckily, we took a picture on arrival (which would have a date stamp ) where you can clearly see the faulty sofa arm.

Great position and beautiful home, beds were really comfy as was the spacious living area really well appointed kitchen and great showers We will be back again

Perfect holiday property in a perfect location!

Epphaven was the perfect place to stay for our week away. It was spacious, comfortable and very well equipped. The location couldn’t have been better for getting out to the local beaches of Polzeath, Daymar and Rock. Our Doberman, Teddy also had a fantastic time. Thank you

This is the second time we have rented this property, it’s perfectly placed for the beach and local shops The surrounding area is stunningly beautiful, we have been visiting polzeath for 20 years and whilst the village has changed considerably it is still our preferred destination in Cornwall

Epphaven is beautifully furnished, clean and spacious, in a great location.

Our thanks to the owners for accommodating us all and our dog, Lili. We all enjoyed a lovely weekend in your lovely home. So nicely presented and stocked with everything you will need. The only thing we would have liked would be an extra hour on the morning of departure, but we understand that things need to be turned around.
