  • "We really enjoyed our stay so thank you very much."

    It was perfect for the kids and babies alike with a short walk to the beach although our gym legs were put to use up that hills with kids and prams. Facilities were spot on and whilst we were worried about the noise from the pub it was minimal and only loud on one evening until 11 so no complaints. Some minor points and shouldn’t detract from what is a lovely property. - The property was pretty dusty so maybe a word with the cleaner. - The single bed on the upstairs twin room might need replacing. It’s a bit of a back breaker. Thank you again for letting us use your lovely property and I would certainly recommend it to anyone thinking of staying.

  • "We were very impressed with the cleanliness and furnishings."

    The property was beautifully decorated and set up well with all kitchen items etc. Only minor complaint was that the property had only one hair dryer for the four bedrooms. It would be if there was one for each bedroom.

  • "We DID NOT use the BBQ provided at Epphaven but read information that the grill should be cleaned after use and ashes removed."

    The grill was dirty and ashes were inside, clearly from a previous holiday maker. Would it be possible for the housekeeper to check this after each rental to ensure this is clean?

  • "Your Staff in Chester were totally unhelpful and didn’t answer my questions about the property."

    I spoke to three different people in one day and not one returned my call. None of them had the faintest idea about the properties I was asking about , which is understandable( as they’re in Chester) but pretty useless. The Staff in Cornwall were more helpful and friendly , though it took 2 days to replace the broken( when we arrived) fan. There is a general noise issue with the neighbours at the back of the property ( difficult to “police” I realise) and with people leaving the Pub opposite the front of house, at night . That said , we would use the house again I think

  • "Great place 52 steps to nearest bar/restuarant."

    Beach is great shallow and surfing school , only 2 min walk and plenty of other bard/ food to be found at the beach. House great bedrooms on seperate floors and three bathrooms so good privacy ideal stay

  • "General feedback is that it’s a lovely property but not very well maintained unfortunately."

    We had a lovely week but I wouldn’t return unless some of the issues listed below are fixed. I really hope they do address the issues as the house is a lovely layout & could be amazing. Property had been cleaned between visits and sheets were fresh but some of the maintenance/ quality issues (to name a few!): 1) property not deep cleaned. Under cooker was dirty, radios on shelves thick with stickiness and dust, curtain pull chords black with dirt, shower silicon/edge of trays dirty. Sofa dirty & discoloured. 2) maintenance issues; broken safety latch on upstairs window (which meant we couldn’t have our daughters bedroom window left open in the heat!). Loose toilet roll holders in every showerroom, sofa arm completely caved in on one of the sofas, coffee table legs bent, loose tile downstairs on the hallway, utility room was just a mess (broken clothes airer left mangled in there, mop was disgusting, room was generally dirty). Downstairs shower room/wet room drainage was backing up & there’s only one drain in the whole room which means water goes everywhere and you need to sweep it back to the drain. 3) General things that made the house feel a bit tatty & not well maintained: decorative cushions were dirty and tatty, all the glasses were mismatched (and we found a broken one in the cupboard). Cutlery, pots and pans provided were all mismatched and tarnished and old. Looks like a collection of random things people had just left behind. All the knifes had tarnished rust spots on. Cleaning products weren’t new /replenished for our visit; eg, the dish clothes were clearly not new, only a little bit of cleaning spray and washing up liquid available, no kitchen roll. Towels had seen better days and there were no spares provided which would have been helpful for a weeks stay. Cushions on outside furniture off lounge was mismatched on one side and missing from the other. Good things: Well located. Good selection of TV apps which is really helpful with the little ones. General cleaning had clearly been done (it’s just the deep clean elements had been missed). We loved the layout (two families sharing so each had our own floor which was great - don’t often find this layout!

  • "This is our 3 rd visit to Epphaven."

    We had such a lovely week, ideally placed for all the local amenities and within a quick walk down the hill to get to the beach and a quick walk up the hill to visit St Moritz and the Mowhay Cafe. Once again Epphaven and Polzeath has been superb

  • "The house was lovely but when we arrived, I remarked on the sunken arm of the sofa."

    Didn’t think anything else about it as it was such an obvious fault. Since our return, we have been blamed for the fault ( which has now tainted our stay). Luckily, we took a picture on arrival (which would have a date stamp ) where you can clearly see the faulty sofa arm.

  • "Cutlery dirty, plates and bowls etc chipped and general cleanliness lets down this lovely property."

    Would be handy to have the EV charger code also to save having to charge EV’s in Rock, why not just make it an optional charge at time of booking? Overall nice property in a great location.

  • "Epphaven is beautifully furnished, clean and spacious, in a great location."

The property

This well-appointed property is set in an elevated position overlooking Polzeath, a popular coastal village on the North Cornwall coast. Set over three floors, this contemporary house provides high quality accommodation, with breath-taking views of Polzeath beach.

Epphaven is the ultimate place for a seaside holiday. As you enter the property on the ground floor you are greeted by a hallway leading to the stairs for the beautifully light and airy open plan living space, a well-equipped kitchen with glass doors opening out to the balcony seating area.

For those colder evenings sit back and relax in front of the woodburner in the sitting area. There are four bedrooms a super king with an en-suite bathroom, a twin room on the second floor with a family shower room, a queen and bunk bedroom on the ground floor with doors opening out onto a large decking area, also on the ground floor is a family shower room and a utility room. The attractive large decking area has a BBQ, table and chairs a lovely spot to soak up the sunshine.

There is also an outside shower perfect for rinsing off the sand after a day on the beach. A private footpath will take you down to the beach, shops, cafes and restaurants of Polzeath.

Polzeath is popular for surfing and body boarding as well as a exploring the rockpools and building sandcastles.

Head along the coastal path to the nearby beach of Daymer bay providing you with picturesque views. A 2.9 mile drive to the popular town of Rock where you can try your hand at various watersports, plenty of shops, cafes, restaurants and pub.

For a memorable Cornish adventure Epphaven is the perfect place.

A new development of luxury houses all with underground parking communal gardens which lead down to a footpath to the beach and shops at Polzeath.

About the location

POLZEATH

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
