  • "We experienced a flood in one of the bedrooms, with water pouring through the ceiling in the early hours, the occupants including a baby had to move rooms."

    A bottle of wine had been offered at the beginning of our stay for "a damp patch that had been repaired but not yet decorated". As we accepted the wine John Bray will not accept any responsibility stating that "as we were told of repair work and accepted the goodwill gesture the owners will not compensate" and have advised us to take the owners to court. We would not of accepted the wine if we had known it was more than a damp patch which had not been repaired, resulting in a serious flood. I feel strongly that with the amount of revenue generated, the property should be maintained to a habitable level at the very least. Surely there must be trust on both sides and feel disappointed and let down. We have stayed at Westray on numerous occasions and are very fond of it. but are always surprised at the lack of maintenance and customer welcome offered. Eg no milk, teabags or even salt offered. More seriously, the grill, coffee machine and bedside light faulty, smell of mould in main bedroom, stuck window in top bedroom. These were not reported as we discovered them over the course of the week and did not want to disrupt our holiday. Our only complaint has been the flood and I feel strongly that as the property was not in a habitable state we should be entitled to a partial refund. I hope that the owners are fully aware of these issues.

    We are so sorry about the problem with the damage to the roof following Storm Babet which has been discussed and resolved with you directly. We did not know the extent of the damage at the time but over the winter we have replaced the entire roof so this will not happen again. If you decide to come back, we are sure you will find it much improved. Property Owner

  • "A lovely house - a short walk to beach and shops."

    Great decor and comfy . Plenty of bathrooms and brilliant wetsuit room. We enjoyed the hot tub and the outside deck. Fantastic views to the sea. It’s our second stay and thoroughly enjoyed it. Have already booked for next year. Thank you

  • "We had a fantastic week at Westray."

    Lovely house and great location just a couple of minutes from Polzeath beach. The outside hot shower was excellent coming in from surfing, then relaxing in the hot tub. All mod cons, clean and tidy.

  • "Great property with views down towards the beach."

    Description has shown. Pub up the road is fantastic with lovely staff and food. Visited this house early in February and mentioned then that the cupboard door knob had fallen off and that there was a lack of baking trays and no grill pan but this hasn't as yet been addressed.

  • "A really lovely home!"

    A far cry from most ‘holiday houses’ West Ray is a home. Well equipped and comfortable. If it has a downside parking is limited. Fabulous Cornish break, highly recommend. PS notes for your handy team : 1 x lightbulb required in family bathroom & outside shower temperature gauge does not regulate, very very hot is only setting (yes, we swam in February!)

  • "Great house in perfect location."

    Easy walk down to beach and about 5min uphill walk to the Oystercatcher pub which is fab. Only request would be for a few more oven trays, there is also no grill pan, or not that we could find.

  • "Great position, spacious and very well equipped."

    We emailed asking for Bed 2 to be made up as a twin, which wasn’t acknowledged, a call to customer services assured us that it would be done but it wasn’t, which was disappointing. Hot tub wasn’t warm enough to use on our first day so despite paying for a week in reality it is 6 days. Only one side of the toaster works but otherwise house is in great condition. Possibly a mirror in the bedroom on the top floor and a hair dryer in each room would be good. We enjoyed our stay very much and would probably book this house again.

I am afraid that we at John Bray Cornish Holidays were only notified of the bed request the day prior to the booking so we were unable to change the linen order on short notice. Regarding the hot tub, due to the changing of water and cleaning on the changeover day there is not enough time for the hot tub to be at the target temperature on the first night. We have raised the issue with the toaster with our maintenance team.   • "We had a fantastic stay at westray."

    It is a characterful house ( rather than many others which are too modern and grey) beds and sofas are really comfortable. Lovely art work on the walls. It’s close location to the beach and shops whilst being hidden away in a quiet lane was unmatchable. The house was really well equipped - including the kitchen and wetsuit room with extra bodyboards and drying rack. The hot tub was well worth the extra fee. It was nice and hot, clean and with powerful jets. It was welcome after a days surfing. The outside deck was great and a real sun trap in the afternoon. Needless to say we booked it straight away for next year. Thanks for a great stay.

  • "We all thoroughly enjoyed our stay at Westray and the week went much too quickly."

    The house itself is lovely and roomy and the facilities are excellent- particularly in the kitchen. It does feel like you’re staying in someone’s lovely home, rather than a generic holiday cottage. Special mention for the comfortable beds too- terribly important for a relaxing holiday. The close proximity to the local shops, beach and coastal path made it easy to leave the car after arriving, which is a boon! We would happily recommend this cottage.

  • "West Ray was everything we had hoped for when booking a long awaited trip."

    The house was warm, comfortable and well equipped. Comfy beds most appreciated. As someone who has been coming to Polzeath for 50 years I loved its history and presence. Easy to walk to the beach and the outside shower appreciated by the surfers, particularly as it was March!

  • "The house is perfect for two families getting together."

    Everything you need to hand in a spotlessly clean house. Great location with stunning deck and views. Original class in amongst the Malibu-esque new builds of Polzeath. A cracking weekend of sun, surf, rugby and relaxing. Highly recommend.

  • "Very prompt service from electrician when we called to sort out a problem with the lights that was unsolvable via the fuse box."

    ... Hot tub was still not up to temperature by Monday afternoon ....message was left by John Bray explaining how to change the settings to Standard to get it up to temp by the Tuesday....obviously not the end of the world but a shame the children, who had been looking forward to it from last year, had less use of it than expected. Bed side light in master bedroom not working even with change of bulb.... & sensor lights in en suite seem to flicker on & off all night independently. Love the house....stylish, very well equipped, brilliant location & we definitely hope to be back for a 3rd year....thank you.

The property

Westray House is one of the original houses in Polzeath, North Cornwall, believed to have been built in the early 1900s.

Set in a commanding position, a short walk from the centre of the village, this seaward house benefits from a private sun deck, enjoying exceptional sea views over the sandy beach, Stepper Point, Gulland Island and the Atlantic Ocean and the added benefit of a hot tub (available at an additional charge).

With steps lead to the landscaped, terraced garden, the house is accessed via an unmade private road and parking is provided for two cars at the bottom of the garden.

The house retains many of its original features including slate, flag stone flooring in the kitchen, high ceilings and large windows, giving the house a light, contemporary feel but with the traditional charm of the original building.

A stunning woodburning stove, set into the sitting room wall provides a focal point for evenings in with family, friends or a good book.

The first floor has three bedrooms; one boasts a plush super-king-size bed with en-suite shower room; two further twin bedrooms (one can be linked to make a super-king-size) share a family bathroom.

Up on the second floor, a twin-bedded room with a vaulted ceiling enjoys an en-suite shower room.

The embodiment of a Cornish seaside holiday, Polzeath ticks the boxes for all members of the family.

With a grocery store nearby and a choice of cafes and restaurants, you can leave the car idle for the rest of the week.

So close to the beach, the golden sands are perfect for sunbathers, while the surfers in the family can be the first to hit the waves; return for a slap-up breakfast before heading back into the water.

Hikers and the family dogs can stomp along the coastal path to discover grand cliffs and the quieter bays of Lundy Bay and Epphaven, even reaching Port Quin, this serene cove is an excellent spot to swim at high tide.

Water samples are collected for regulatory testing on the second Tuesday of every month between the hours of 10am and 2pm.

About the location

POLZEATH

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
