  • "Brilliant space to use as a base to explore Cornwall."

    Well presented and ready to settle in as soon as you are in. We even had a nite and some scones. Quiet area, and real close to the main thorough through. There was 5 of us in the house and we didnt feel like we were on top of each other. Kitchen has a quirky door set up which made me giggle. Loved the garden right off the bedroom. Would definitely recommend and stay again.

  • "Lovely house,well maintained and very clean."

    Everything needed for a comfortable holiday was provided and the owners even left us fresh milk,scones with clotted cream and jam as well as wine.Had some great times in the games room. Conveniently situated for visiting other places of interest in the County. Really enjoyed our stay and would thoroughly recommend the property for a family holiday.

  • "Great property, well situated, spacious and comfortable."

    Lovely welcome pack of goodies on arrival plus everything you should ever need for a home from home, all you need is your groceries. We would definitely stay again if we head back to Cornwall and would recommend to others. The only thing I would say would be helpful is a selection of recommended restaurants and some take-away menus and/or a guest book so everyone can share tips on the locale.

  • "Wonderful house, lovely and clean with very comfortable beds."

    The cream tea, wine and welcome card on arrival were a lovely touch. The kids loved the play room and as the weather wasn’t the best they made good use of it. If I had to say anything negative, the shower on the top floor isn’t that powerful but it wasn’t a problem as the one on the bottom floor is brilliant. We will definitely be back on our next visit to Cornwall.

  • "Initially we had some difficulty in switching the TVs on."

    Eventually we found very small switches on the back. Problem with the fridge door being right behind the kitchen door.

  • "The 'welcome pack' was a lovely touch & very welcome!"

    ( Milk, cream tea and wine). The games room really came into its own, on a very rainy, 'stay at home', day and the choice of games in the cupboard was extensive. Comfortable beds too. All in all, a really lovely place to stay. Thankyou, and we hope to come back.

  • "We had a lovely week at 12 Kel Avon."

    It was warm and comfortable as well as being extremely well equipped which all made for a very relaxing stay. The weather was awful so we didn't get to use the garden but it looked like a nice place in which to sit out. Truro itself is a very pleasant place and the house is well situated for visiting all of the county.

  • "This property is in a great location,the only issue we had was that the pipes make a really loud noise every now an again ,and the beds are to hard to sleep on other then I would recommend this property."

    Thanks for recommending 12 Kel Avon. The pipes do make a noise on rare occasions, but this is for a very limited time, and is nothing to worry about as this has been checked by a plumber. The firmness of the mattresses on the bed is a very personal choice - other guests have found the beds so comfortable that after staying they have purchased an identical bed for their home.   • "The property was absolutely spotless when we arrived and no problem in getting in."

    A lovely welcome gift which we devoured straight away! Also a bunch of fresh flowers which was a lovely touch. A very small matter which we did get around, but the shower upstairs wasn’t very powerful and the suspension rod kept falling down (that held up the shower curtain). But we are a close family so ended up all using the downstairs shower so easily overcome. Location was perfect and we would definitely consider returning as the space was ideal for a large family. Everyone had their own private space! And enough area to get together when we wanted to…..

    The house is very well equipped and comfortable with everything you need in a self catering holiday. There are a number of supermarkets within easy reach making Truro a great base for exploring Cornwall. The kitchen has had a makeover since our visit last year and the oven is new which is a welcome improvement.

  • "The property was immaculately clean and very comfortable."

    The bedrooms were all a decent size with lots of storage space. The downstairs games room was a welcome addition for the darker evenings and there was lots of choice of board games and books too. The walk in to Truro was around 25 minutes, which was handy, and the local supermarkets were only a few minutes drive away (although traffic was sometimes a bit busy). We had a lovely time and will definitely bookmark this house for a future visit.

    The house is very well equipped with everything you need for a self catering holiday. There are several supermarkets nearby and the town is a short walk away for all the amenities in Truro. The road links out are great too making it easy to get out to the coasts.

  • "Being in the process of relocating, we were looking for a home away from home property where we could keep a sense of normality, such as our three kids attending online school, having enough personal space for everyone to do this, different inside activities to do as a family, as well as being able to get out and about easily."

    And 12 Kel Avon did all this and more. The owners were so accommodating especially as our booking commenced just before lockdown. However, 12 Kel Avon proved to be a perfect place to be during this time, with the games room providing hours of entertainment, the board games and good selection of books and DVD's. The kitchen was perfectly equipped and everywhere was very clean and well kept - beds were just like new! And as others have mentioned, when we first arrived, the lovely welcome of scones and cream and tea and wine was an extra special touch with the welcoming card. I know we will miss 12 Kel Avon, but would jump at the chance to return at some point in the future. Thank you very much M&A :-)

  • "Arrived at 12 Kel Avon after a long drive and were extremely touched to discover tea, coffee & milk to make a welcome brew."

    The owners had throughly cleaned the whole property and left fresh flowers, wine and a cornish cream tea for us to enjoy. The games room was a delightful addition to the property. Our party consisted of a married couple, grown up son, teenage son and grandmother and we held numerous tournaments of the different activities on offer and all ages thoroughly enjoyed them. The kitchen was very well stocked with plenty of crockery and utensils and had everything we needed. The owners have been most thoughtful in providing everything that you need in a beautifully decorated and clean holiday home, that felt much more than that. We truly felt home from home. Would highly recommend this property and would love to return ourselves sometime.

    The milk, wine and scones (with jam and cream) were very welcomed after an exhausting journey in the rain. An easy 20 minute walk downhill into Truro and an easy walk back except for the slight but constant slope that could be a problem for the less mobile. Overall a very enjoyable holiday in Cornwall despite the weather.

    The accommodation has everything needed, and is very comfortable. Added bonus was the games room as well as the additional welcome treats. It is approximately a 20 minute walk into town, where you will find a number of shops, bars, and restaurants. It is a good central base in Cornwall.
