  • "We’ve been here a few days and it’s such a joy to be at 21 Slipway."

    We love the original art on the walls; the wonderfully equipped kitchen and the general comfort of the place. It feels like home, and everything is lovely and clean. Its location is superb and sooo close to the beach and the ferry to Padstow. We love the coastal path walks and the local water sports. Our favourite is to sit in the sun on the balcony and enjoy a glass (or two) of red looking out to the fantastic views over the Camel estuary. Five stars from us. Sad to be leaving but and great to be booked for 2026 and 2027!!!

  • "We’ve been staying at 21 Slipway annually for 13 years."

    It’s our favourite place to holiday and feels like a second home. The property is comfortable, stylish and practical, with an A* location - a balance that is hard to find in holiday lets. I stay in a lot of AirBnBs and a property that delivers on all these fronts is rare! We love relaxing as a family in the wonderful upstairs lounge that is light and airy with big comfy sofas to relax on, huge windows providing an amazing view of the Camel estuary and large original artwork of the area hung on the walls. The kitchen is smart and well equipped and a joy to cook in. The beds have comfy mattresses and we always get wonderful refreshing sleep. On a practical note, the downstairs drying cupboard is perfect for drying off walking gear after moorland hikes and the outside washing line and carport area is perfect for surf boards and wetsuits - thank you, the drying cupboard is a great addition! The location is perfect for walking and beach sports. It is literally 3 mins walk from door to beach with a ferry across to Padstow for strolling around the quaint harbour and shops. Every year we walk along the coast path and through the sand dunes to the beautiful peaceful little St Enodoc church which used to be buried in the sand dunes, we hike on Bodmin Moor and we surf or belly board at Polzeath. We treasure so many happy family memories from our holidays at 21 Slipway and hope to come back every year for a long time yet to make many more!

  • "Every instruction for the use of the cottage was very clear making the use of the cottage very easy to manage."

    The cottage was very clean and welcoming. There is a good supply of games, outdoor and beach apparatus. We greatly enjoyed our stay and there was nothing lacking in the cottage which made our stay very comfortable and relaxing.

  • "21 Slipway is fantastically well equipped and comfortable for a family holiday."

    We particularly love the second floor open-plan kitchen, dining and living room space, which is light, airy and has great views. It is such a lovely space to eat and spend time together. The three bedrooms are comfortable and there is a quiet study space if you need to work The cottage is conveniently located in the centre of Rock and very close to the Padstow ferry. While going through some health challenges, the cottage was a sanctuary of peace, rest and renewal. Thank you.

  • "Great location and good view of the estuary."

    Unfortunately we were disappointed with the property. We understand if things are dated but no need for things not being clean. We felt we had to clean every glass and plate before we used them as sticky and marked. The shower/bath in en suit kept filling up so must be blocked. Nets in downstairs bedroom ripped. Lamp shades thick of dust. Carpets filthy. Rusty dryer. Dirt all in doorways. Mould inside bedroom blinds. Broken chair seat. The feeling every day that you don’t want to get in the shower is awful when you are meant to be on holiday relaxing. It’s a shame as it really needs it’s owner to spend some money on it and cleaners to improve. Photos can be provided also.

We would like to reassure you that the property has undergone a complete "refresh" over the winter. A new 43" smart TV has been purchased, a new washing machine and tumble drier have been installed, the carpet and mattress in the master bedroom have been replaced; Roman blinds have been replaced in all bedrooms, the living room curtains have been relined, and six lampshades replaced, and new sofa throws purchased. Walls, ceilings, doors and stair balustrades have been repainted, and all other maintenance issues which you raised have been dealt with. We would like to reassure you that 21 Slipway is in excellent condition for the 2025 season, and we would love to welcome you back! Property Owner

  • "We have loved coming to 21 Slipway over the course of more than 10 years."

    Now there are six of us, and we still love coming! Together with our kids, we have made so many treasured memories. We love the walks on the beach, swimming in the sea, visits to lovely places nearby like Polzeath, Port Isaac, Port Quin, etc., the ferry trip to Padstow, local ice creams, and amazing restaurants. The cottage itself has been beautifully done up in recent years, making our stay a real treat—supplied with all the comfort required for a relaxing holiday.

Slipway & Anchorage

The Slipway properties are all located at the bottom of Rock, on the other side of the road from the Rock Sailing club slipway.  There are three terrace rows of houses that alll have South facing aspects and balconies and offer a perfect spot to have family groups rent multiple properties so each family can be in the same place as their friends but also have some space and time to themselves..

Padstow 1.5 miles via ferry; Polzeath 2.8 miles; Wadebridge 6.2 miles.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country. With an abundance of world class beaches all within a short radius it is easy to see why Rock holds its popularity.
