Rosa Cottage

My stay at Rosa cottage was really wonderful .

It had everything that I needed and was comfortable without being confined . The outside area was small but just right to sit and have breakfast in the sun or enjoy a glass of wine before strolling to the harbour side for an evening meal . If there was a downside it would be the parking but you just have to accept how busy Porthleven is during the holiday season . I would definitely like to stay there another year .

What a fabulous little cottage.

Clean, warm & comfortable. Located within easy access to the harbour. Parking was not a problem as plenty of spaces along the road. Flowers, biscuits, tea & milk added to the welcome for our stay. The views from the living room were spectacular. It would be nice if the outside seating could be upgraded as it was a bit rickety.

I recently stayed at Rosa Cottage, and enjoyed a very happy week there.

The cottage itself I considered to be very well maintained - warm, characterful and well-supplied (including the welcoming flowers, tea, biscuits and milk on arrival). I especially appreciated the well-chosen, thoughtful decor throughout and integration of period features with utility. I loved the sitting room area best of all, and to me, it was just like living inside one of my favourite ambience videos for a week. The views of the harbour and the coast tapering away toward Loe Bar and beyond were mesmerising and soothing at the same time. I also loved the private courtyard garden with its wonderful Easter Island planter. The cottage itself is also such a convenient distance from the centre of Porthleven... literally, a few minutes walk away. I can only honestly recommend the accommodation - for to me, there was nothing to criticise, and I should like very much to return one day.

View was nice and bed was comfortable; cottage was clean and in a good position in Porthleven.

Parking a bit of an issue with competition for spaces. Our stay was let down by the following issues: bad smell permeated the downstairs for the first few days, cloudy drinking water for a few days so we resorted to bottled water from the shop, and no hot water for a couple of days.

We have stayed in different properties in Porthleven for many years but this is the first time in Rosa cottage.

We loved it so much we have booked again for December. It has everything needed for a great stay. Lovely and cosy cottage, very peaceful with brilliant views across Porthleven. Lovely coastal walks also on you doorstep. Pubs , restaurants and shops just a stones throw away.

As Cornish man I know these granite cottages get damp .

But upstairs by the cooker end of kitchen was really damp and the cottage stunk. We had to leave 2 small windows open all the time . The log burner helped keep it warm but downstairs the storage heaters were useless . They need replacing with a more efficient models. The shower screen doer was too narrow to fold back for good access . The property was over priced for the facilities that it offered . But as I booked last minute I had Hobson choice .

Fantastic place to visit and enjoy time away, Rosa cottage was just the place.

We had a fantastic week in lovely Rosa Cottage.

Our fourth stay and we love it just as much as ever. The tea, biscuits, milk and flowers were very welcome and much appreciated after a long drive down. We found the cottage to be perfect for the two of us - very comfortable and tranquil and relaxing . . but in easy reach of everything Porthleven has to offer. We never used the car here - no need. The walking and pottering and wave watching is just blissful Thank you

Rosa cottage didn't disappoint. It was clean and cosy. The bed was too soft for us. But that's a personal choice. A nice touch was the flowers, and teabags and milk. Plus biscuits. Very thoughtful. We love Cornwall, Porthleven is our favourite place. Anyone thinking of booking with sykes holiday cottages. I wouldn't think twice. Absolutely brilliant. Lea and Colin will be back. X

Our second stay in Rosa cottage, just as lovely as the first.

It's so cosy & well equipped lacking absolutely no home comforts - particularly love the exceptionally comfortable large bed! Cleanliness is of a high standard - thanks to Ally the housekeeper. Only minor problem was the key safe which we couldn't unlock when we left but were able to message Ally & left the key in a safe place. We look forward to retuning soon.

It was everything and more we could have hoped for ..... cosy, warm, very well equipped ,spotlessly clean, exceptionally comfortable bed , a brilliant shower , great information folder, amazing views, loved the cute upside down set up, a lovely touch with the flowers, tea, biscuits and milk on arrival ( thank you ), pretty little courtyard , wonderful location A gem of a cottage, totally gorgeous throughout. We felt welcomed and at home as soon as we entred the door , didn't want to leave and dearly hope to be back .

It would be good to open the top windows in the living room.

This would enable the windows to be cleaned. It's a very warm, sometimes too warm, cosy cottage with a lovely view, which is mesmeric and relaxing. Such a nice place. You walk down the hill into the village to up onto the coastal path. Parking fine in january anyway. Sofa's comfy, TV, wifi, everything you need. Thoroughly recommend it.

Great property very cozy to stay, my only concern and it’s a big one.

There is a strong smell of damp throughout the lower part of the cottage, where the bedroom is situated. You can clearly see where damp is an issue, with paint peeling on the stairway and it was wet. I’m asthmatic, and it did interfere with my breathing. It is a very cozy cottage loved the fire, but the smell of damp is strong.

What an amazing view!

Could not get enough of it. Wonderful little cottage with character. It was quiet and cozy. Fresh flowers and biscuits upon arrivel. The only Thing that we would Like to mention is, that the Sofa is much too soft so that you sink in. Laying down is Not possible. Also we would recommend a Reading lamp. Overall wie loved our stay.

Lovely little cottage.

It was too warm for us. We had to turn the heaters right down. There was water left in the kettle, which isn't great, but not major. The main thing that put us off a bit was the parking. There was a lot of inconsiderate parking. People just dumping their cars in the middle of a space where two cars would have fitted. I know the people who own the cottage can't help that, but it does have a bearing on whether we will return or not.

Rosa Cottge is a beautiful upside down cottage in Porthleven, with views of the sea.

The cottage provides everything you need for a holiday for 2. Perfection personified!!! Definitely worth our 5 star rating

We had a great week at Rosa Cottage and loved the view from the living room window over the harbour entrance and along the coast.

Perfect spot for a stay in Porthleven with so much to enjoy there. Great pubs and places to eat. Coastal walks right from the door and also a good base for visiting other places with a good bus service too. Everything you need in the cottage and nice real fire for cosy nights in.

Thank you. Comfy bed , pillows and duvet which is sometimes a problem having all three in one stay, Flowers tea milk and biscuits a lovely touch. It was Bank holiday weekend so Portleven was humming with events which was lovely, including a flower festival, gig racing, a charity fish auction, and the torchlight procession through the town and harbour which was amazing. A well equipped and comfortable cottage is a brilliant location with amazing view.

Parking particularly when the surf is up is a nightmare on the road outside the cottage.

Steps down to the cottage as detailed in the description are amazingly steep. Apart from these negatives pretty much a perfect stay

We were happy with the situation and cleanliness of the property.

.The property was cosy and had everything we needed.. The only negative for us was the mattress was very uncomfortable..it seemed to be an old memory foam one . It would be the only reason to stop us returning to Rosa Cottage

Wir lieben Rosa Cottage und haben es schon sehr oft gebucht.

Parken ist mittlerweile sehr schwierig geworden, besonders am Wochenende, weil viele Surfer in der Straße parken. Wir freuen uns, dass es mittlerweile eine Dusche gibt. Auch der Kamineinsatz ist eine gute Sache.

My husband and I had a lovely week at Rosa Cottage.

The accommodation was very comfortable and everything we needed was there. The cottage was warm and cosy and we loved being able to see the sea from the living room window. A short walk into Porthleven where there is an excellent small supermarket, and lots of places to eat. Great walking and running from the door. Would highly recommend.

One more toilet roll would be great.

Rosa cottage is very nice.

Situated in a good place just above port leven harbour. Bathroom was cold at night and early morning but it was January. Couldn’t really fault the cottage apart from if going in summer months parking outside could be a nightmare. If you can handle that then highly recommend the place. Porthleven is a nice play to stay albeit beach aint great. But coastal walks from doorstep and great pub. We enjoyed ourselves

This is a lovely cottage & we had a very enjoyable weeks stay.

A few suggestions, to enhance our holiday would a larger wardrobe, placemats for the dining table & provision of a couple of extension sockets. However, apart from that Rosa Cottage was beautifully equipped & immaculate. We would love to return.

What a lovely cottage, everything you could need for a comfortable stay.

The views from the sofa where amazing, we wanted to stay forever. Bed was super comfy with lovely bedding. Shower really good. The kitchen was great, everything had been thought about. I loved the little outdoor area, somewhere peaceful to read. Also Porthleven was lovely, never got bored of wondering down to the Harbour. Also the coastal path is straight outside the front door, my husband enjoyed fishing off the rocks. Great stay will definitely be back.

Lovely property in a great village.

Brilliant sea view, where you could watch the weather and sea change. Porthleven has everything you need for a holiday, shops and s wide selection of restaurants.

We’ve been before and hopefully will book for another week soon.

Porthleven is slowly on the up and Rosa Cottage is well positioned to take advantage of all the available delights.

It was conveniently situated with just a short walk into the town.It was well appointed and beautifully clean. We appreciated the fresh flowers and enjoyed watching the seagull chicks hatch. We would love to stay again.

This was our third time at Rosa Cottage and it was still just as lovely as the first.

The view from sitting at the table, the town and harbour, open fire and the comfy bed! We've only been in Winter and it's so cosy, warm and welcoming. There is nothing we can say that's negative - except a week goes by far too quickly! We're already planning our next visit. Thank you

Great weather helped top off a wonderful week at this delightful and well equipped cottage.

Parked right outside on arrival and found no reason to drive elsewhere all week, as we enjoyed Porthleven and the local walks so much. We have booked again!

The cottage was in a lovely position & beautifully furnished.

WiFi was advertised, but it was virtually non existent. We managed, but WiFi may be important for some people. Overall we enjoyed our stay.

This was our 2nd visit to Rosa cottage as we stayed here 3yrs ago, we love the location more than anything, very close to all amenities, we love views of the harbour from the living room which is upstairs, the resident seagulls are amusing tapping on the window for food, parking can be a problem in the summer as road is very busy but still manage to park even if it meant walking up the hill a bit, the little court yard is really nice but furniture is very old and not very comfortable so recommend replacing with something new, overall great little cottage and would definitely recommend for a great holiday.

The cottage had everything you need for a week's holiday, and was spotlessly clean.

Just a very short walk to the harbour, with good views from the lounge area. Porthleven is a good base to visit surrounding attractions, including The Lizard, Helford Estuary, and West Penwith.

Location is brilliant. Great new bathroom refurbishment and new windows add to the already great place. Parking is a little issue when the surfers are out but always somewhere even if u have a few minutes walk.

Fantastic small comfortable cottage with wonderful sea views from the lounge, which was scrupulously clean, lovely little outside courtyard area which we used even though it was October.

Unfortunately for us and also the owners a major totally unforseen problem occured in the bathroom which meant we have to leave Rosa Cottage two days early, Ally the housekeeper and Nick the owner were amazing, relocated us at their expense to a beautiful B&B in Helston so we could continue our holiday and also refunded the cost of the cottage, customer service at its best, will definitely be back, Thankyou

Like all the other returnees in the Visitors Book we just love the cottage and Porthleven too.

Just don't tell too many people or they will be spoiled!

Rosa Cottage is perfectly placed to walk to all the lovely restaurants and the two pubs in the town.

We parked the car and hardly used it for the week we were there. Parking can be a problem, it was busy when we first arrived but gradually brought it closer to the cottage when we could. The shower is on the small side but other than that everything was good. A comfortable bed, lots of fluffy towels and a welcome bouquet with biscuits and apple juice made it feel very homely. I miss the view from the lounge very much!

A really cosy cottage with a great view over rooftops to the harbour wall - fabulous views of the stormy waves last week.

The cottage is well equipped and spotlessly clean. The only downside is that on road parking is sometimes difficult nearby.

Fantastic Cottage, great location and very comfortable.

All the necessary Covid cleaners in place. Wonderful view from the lounge windows, only short walk into the centre of town. Communication from Sykescottages was too regular with too many emails trying to sell products I did not need or request.

Rosa cottage was beautiful, clean, cosy, light and airy and equipped with everything we needed.

It's location was superb for the coastal path and the views of the cornish coast and the crashing waves were wonderful. The little touches like fresh daffodils and a cream tea waiting for us when we arrived made a really pretty space even more special and welcoming. We feel very grateful to have been able to escape to this gem of a cottage.

The cottage was cute and central.

It did smell a bit musty and damp as if no one had been there for a while and that got into our clothes. The instructions of getting a hot shower need to be updated as they’re not clear. The bed was super comfortable and the kitchen was well equipped. Parking was easy. It was quiet.

We had such a lovely time staying at Rosa Cottage.

The cottage is not just made for a couple but has so much more. Lots of little things that make such a difference eg fresh flowers and a cream tea waiting for us on arrival, a little sewing kit and a kitchen with everything you need not just the bare essentials. The location is excellent with all restaurants, pubs and shops within walking distance.

It has a great view over the harbour and surrounding coastline.

Absolutely loved this cottage, nothing we would have changed!

The view is to die for and everything beautifully clean. Would love to return!

A full size wardrobe would be beneficial as I took dresses to wear at some of the lovely Porthleven restaurants which had to hang in the hallway due to the size of the storage cupboard.

Other than this, the cottage was absolutely divine.

Parking can be a problem, especially when surf is up.

Building refurbishment behind Rosa (roof replacement) rather spoiled peace and privacy during the working day, but should hopefully be finished soon (we were there mid-May 2019). The resident pair of herring gulls on the bathroom roof are VERY noisy. They may become aggressive if they succeed in raising chicks. Rather disturbed at price escalation since our booking of 2017 - far exceeds inflation with no significant increase in amenity.

Very cosy a true home away from home .

The cream tea welcome was lovely.

But generally the cottage was lovely and cosy in a great location. Two things the shaver socket in the lamp did not work. Also the parking politics along the road is interesting. People felt it was thier right to park outside our cottage making it difficult to unload and load the car. However what an amazing cottage thank you

Plus points - cosy living room and furniture and furnishings, very comfortable bed, good location/views.

Good quality bed linen, towels and saucepans. Minus points - Bathroom door did not shut and could not be locked. Rear of toilet, bath surround and taps and behind hand basin dirty and not cleaned. Electric extension underneath bed covered in fluff and dust. White paint marks on floor boards in bedroom. All windows throughout the property were extremely dirty inside and out. In particular the scenic view from lounge windows, a main selling point, were covered in cobwebs and dirty. Electric wall mounted socket on wall next to bathroom door was loose and coming away from the wall. Paint flaking off wall at bottom of stairs in large pieces. Fridge would not maintain temperature and had to be turned up to maximum at all times. Dishwasher did not wash properly, despite several attempts at running the cycle. Had to resort to hand washing the dishes. Cutlery of a poor standard and no sharp knife for paring. Smell of soot in lounge and smell of damp in lower living area. No umbrella in garden for sunshade. Parking is a big problem - there is no designated space for the cottage and some residents are quite hostile towards holiday makers staying in Rosa Cottage. Two sets of residents in particular make it difficult for Rosa Cottage occupants by parking their vehicles in the middle of a space that would accommodate two cars. The general lack of maintenance and cleanliness of the property was not commensurate with the fee that is being charge for off an season stay at Rosa Cottage. On the basis of the above we request a refund. We paid in all good faith for a property that we feel did not come up to the advertised standard which we were led to expect.

I made a whole series of mis-judgements and I've been left very bitter about our experience.

1. When the drilling and hammering to remove render started on the Monday of our holiday - I should have rung Sykes straightaway 2. When I did ring Sykes on the Weds Morning I should have accepted the offer to move accomodation 3. When I rejected the derisory "discretionary" discount of £50 - I should have dug my heels in and insisted on proper compensation from the owners (who you claim never told you about this major building project in the adjoining building) commensurate with 8 a.m. till 4.00 p.m Mon-Fri noise distrubance. I agreed to settle for £100 and have felt like a fool every time my partner has told & re-told our miserable tale. 4. I should never have believed, the story, that the noisy work would be over by Wednesday - nothing changed Thursday & Friday. £100 barely scratched the surface of my frustration by Friday p.m. 5. I now regret not leaving an honest message in the visitor's book - saying nothing felt right back then, but not now. 6. After returning I shouldn't have wasted more time ringing up to inquire whether Sykes had played the role of an honest broker on our behalf? Because the conversation left me even more frustrated. I am now sure that Sykes were much more interested in keeping the owners happy and fobbing us off. 7. We should never have booked with Sykes in the 1st place - but you live and learn. My final regret is that I didn't let Pattie deal with the whole situation - because she wouldn't have been so naive. Please feel free to publish this feedback Regards Jim & Pattie

Great experience, this was the first time we have booked a cottage holiday, and we will again.

It was a welcome surprise to find a Cornish cream tea waiting for us on arrival. Only negative was scaffolding outside next door property and ongoing building work, which we must admit did not affect our holiday

Being very lucky with the weather and having a holiday at Rosa Cottage slightly later in the Year, we usually holiday in March but this year we had a week at the cottage third week in April and enjoyed the Food and Craft Festival in Porthleven towards the end of the holiday.

Hope to holiday at Rosa Cottage next year.

Exploring beautiful Cornwall by day, cosy nights tucked away in our hidy hole in the evening. Porthleven is a quiet, quant town, nice pubs and good food available, although it was also nice to cook for ourselves some nights. The cottage is well equipped to cater for your every need. We will definitely return.

Considering how expensive sea view property is in Cornwall we felt that this cottage was excellent value for month on a 1 week let.

This is the 3rd time we have stayed here, we love the place.

We enjoyed our stay at Rosa Cottage very much.

It is cosy, well-equipped and very clean. Porthleven is the ideal base to explore South Cornwall. We will definitely return.
