"A very large charming property, ideal for a few days chilling and relaxing."
We only used 3 of the 5 large bedrooms, but the house would easily fit 10 people - with a massive lower floor kitchen/diner and access to the outside sitting areas and sloped garden down to the River Avon. The hot tub was clean and had great views across the river.
We would visit again.

. Indoor and out door meals for 9 on the 2 long tables.
Temperature control on shower in downstairs far bedroom temperamental but fine for a bath.

"The location is fabulous, right next to the river."
The house has so much charm, but short cuts have been taken on repair works and the house has simply not been cleaned thoroughly. Curtains were hanging unattached in parts from curtain rails that simply were not sturdy enough to take the weight. Lovely location but rather disappointingly the property maintenance was a little shoddy

"Only a short stay but the property was perfect for our large group celebrating a 60th birthday, dogs included."
We loved the space in the kitchen/dining room, a fabulous social space that we could all fit in comfortably.
The property was perfectly clean, something, from experience of holiday properties, you don't always find.
Everything we needed was there and ready to use and enjoy.
A little issue with the heating but the owner had an engineer out and the problem sorted within half an hour. You can't ask for better service than that.

"Boiler didn't work during night one, we hadno way of contacting anyone."
Sykes took over 24 hrs to get back to us on WhatsApp. V disappointed considering how much we'd paid. Shame there's only 1 shower in the house. Drains very smelly at times. Recent refurb seems a little hap hazard. Some tea towels would have been handy. Beds great, gorgeous views.

"We had an enjoyable weekend stay for a family birthday celebration."
The property has nice rooms, especially the kitchen / dining room which was a very pleasant space where we could all get together comfortably. The weather wasn't too kind to us and some rainfall blew in under the front door. The heating worked fine on a cold weekend and we were comfortable day and night.

"We stay in a lot of large cottages as a group and we were looking forward to this one."
However, it was really disappointing. The main reason was the smell. We thought there was a gas leak at one point so contacted the owners, who were lovely and came really quickly. They said the smell was from the river so not a gas leak. But the rest of the house smelled really badly of drains. The bathroom in our bedroom was unusable it was so strong and I woke up to a horrible smell in the room too.
There were also lots of other things that weren’t great; only one stand up shower, no basics such as salt or oil, lots of things missing from the kitchen that made it difficult to cook.
I am not fussy and don’t ever really leave bad reviews but we were not impressed and wouldn’t stay again.

"We had a wonderful holiday the house was very spacious, the beds really comfortable the 2 dogs loved the huge garden, and the Jacuzzi was a real treat, fishing at the end of the garden a real treat."
Debbie the owner was so helpful as the gas for the BBQ had run out she replaced it straight away a big Thankyou Gill, Dave, Steph and Dave.

"The property is in an absolutely beautiful setting."
My friends and I booked to stay for my 30th birthday and as we had lovely weather we spent most of the time outside. I feel we may have not enjoyed our stay as much if we’d have been inside more. There were a few things that let us down a bit whilst we were there.
The floors in a lot of rooms are extremely uneven and there are holes under the carpet in bedrooms, as well as rugs with lifted corners. This made it difficult to walk in the night, I had to be very careful with my footing. The stairs down to the kitchen are quite narrow and steep with a turn, this was ok once we’d got used to it but quite tricky to get all our shopping bits down.
The kitchen has a lot of what you’d need and is set out really well. Unfortunately the dishwasher was not working during our stay. There was also an issue with mold in the ice machine on the fridge which I hope was passed on to the owners quickly. Other than this, everything was spotless on arrival which was great.
Many of the bathrooms have beautiful baths, but no plug stoppers. The water temperature is also very difficult to control. The only standing shower in the house does not drain quickly so we had to turn the shower off to let it drain then continue.
The outside area is stunning and we loved the long table and chairs. I feel that the swinging chair could be replaced or re-covered and it was a shame the hot tub wasn’t working as this would have been a fantastic addition! We loved how we could so easily walk between the kitchen and decking so we could dine outside and it was very handy to have a downstairs WC. All the furnishings are lovely throughout and we enjoyed each bedrooms individual style.
Overall, it’s a genuinely beautiful property but it needs some work and maintenance to get it to its full potential. The group I stayed with and I would love to come and stay again in the future if the feedback is taken on board.

"The cottage is in a wonderful position in the countryside around Evesham."
It’s convenient for the town and surrounding attractions too. Inside the facilities are good although I have referred a few issues back to the agency, and hopefully the owner, which do need some attention.
The agency are difficult to communicate with in terms of response to contacts. We enjoyed our stay and would return on the basis that the points raised to agents are dealt with.

"Seven of us stayed at River Manor — five adults, two children, and three dogs."
We were told we were the first paying guests, which made the stay feel a bit like a trial run. The appliances, furniture, and soft furnishings are of a high standard. I always check the beds first when booking, and I was pleased to find they were very comfortable — a good night’s sleep is essential on holiday.
The layout was a little tricky to understand from the description, but to clarify, the house is spread over three floors. On the main (entrance) level, there’s a living room and a small office with views of the river, the main bedroom with an en-suite shower room, and a small kitchen area equipped with a wine fridge, kettle, and toaster. Upstairs, there are three more bedrooms — two of which are en-suite with baths, and one accessed through another room.
On the lower floor, there's another bedroom with an en-suite (also with a bath), and below that, down a flight of narrow stairs with a sharp turn, you’ll find the boot room and a spacious open-plan living area and kitchen/diner. This space opens onto a south-facing patio and garden that leads directly to the river’s edge — a real highlight of the property, especially on sunny days.
That said, we did experience several teething problems during our stay. The boiler failed, the top half of the fridge wasn’t working, and the washing machine flooded the boot room. Some of the windows are quite old, with noticeable gaps that made it chilly at night, and the carpet fitting is quirky — though mostly hidden under rugs. We had to adjust the self-close hinges on the doors, or they may have trapped tiny fingers.
Despite these issues, the owner has clearly put thought into what guests might need, and we got the sense she’s been let down by tradespeople. It’s a real shame the hot tub isn’t working yet, as it would be a perfect spot to unwind while taking in the garden and river views.
While we weren’t particularly taken with Evesham itself, there are plenty of great places to visit within an hour’s drive. Overall, we would return — the location and potential are great — but the property does need some upgrading to reach its full promise.
