Hill House Farm is a remarkable Cotswold stone-fronted detached property in the heart of Upper Heyford, near Nether Heyford in Northamptonshire.
Set over three floors and sleeping up to ten guests, Hill House Farm is a fantastic setting for your next family getaway or a break with friends.
Ample off-road parking greets you on arrival, along with a tidy enclosed front garden space with a dining table and chairs on the patio area, where you can enjoy alfresco lunches or a morning cup of coffee in the sunshine, before stepping into the convenient porch to leave any coats, shoes or bikes.
Walking into the spacious property, you are greeted by fantastic traditional features and beautifully preserved original floorboards, with window seats dotted about the property, allowing you to enjoy the surrounding countryside views.
Unwind in the main sitting room and light the woodburning stove, which proudly rests in the stunning inglenook fireplace, as you curl up in front of the Smart TV, or cosy up in the second sitting room/snug with a good book and enjoy a moment of tranquillity.
Travel through to the heart of the property - the kitchen - which has an array of cleverly concealed appliances to maintain a clean look, whilst ensuring you have everything you need to fulfil your guest’s culinary needs.
Sit down at the smaller table in the kitchen if you're grabbing a quick snack, or for more formal group gatherings, use the spacious dining room, which comfortably seats the whole group, lighting the woodburning stove as you enjoy a home-cooked meal and discuss plans for the days ahead.
Guests will benefit from the handy utility room, which features a washing machine and separate shower room, complete with a walk-in shower, basin and WC, ideal for getting cleaned up after a day of walking and exploring.
Take advantage of the small office space, which has a desk and chair, as well as important information about the area and maps to help you plan your trips.
Travel up to the first floor and discover three of the five bedrooms, the first being a super-king-size bed with a zip/link feature, providing a flexible sleeping arrangement, as well as a feature fireplace and a basin for convenience.
On this floor, you will also find a double room with ample storage for clothes and necessities as well as a basin, plus the master king-size bedroom, which boasts an ornate feature fireplace and an en-suite featuring a walk-in shower, basin and WC for complete privacy from the rest of the house.
Take a soak in the family bathroom's beautiful roll-top bath and indulge in your peaceful surroundings.
Upon entering the second floor, you will find two king-size bedrooms with impressive vaulted ceilings and wooden beams, which pay homage to the cottage’s heritage, as well as the spectacular original wooden floorboards.
Head out into the enclosed rear garden and cook up a storm on the barbecue, enjoying the fruits of your labour at the wooden dining table, with a small wildlife pond covered well to admire.
Guests can take full advantage of the external building, the 'Party Barn’, where adults can enjoy a tipple from the bar and relax on the plush sofas, try their hand at darts, host competitive pool tournaments or snuggle up to watch their favourite show on the Smart TV, in complete soundproof comfort.
Upper Heyford is a mere few minutes from the small village of Nether Heyford, a quaint historical village which has all the local amenities you will need.
Pack up a picnic and enjoy lunch with a view of one of the country’s largest village greens, perfect on a summer's day for your canine friend and children to soak up the fresh air, while the nearby children's playground is the ideal place for little ones to run around and let off steam.
If you’re looking for activities, Nether Heyford is the perfect tourist base for cycling, birdwatching, cricket, football, tennis and fishing to name a few, so there will never be a dull moment!
If you would like to brush up on the village’s history, then take a trip to the impressive Church of St Peter and St Paul, a Grade II listed building transcending back to the 12th century and home to beautiful memorials.
If it wasn’t your first stop, a trip to Ye Olde Sun has to be on your list; sample the local cuisine and enjoy a drink with friends, and ensure you visit the local butcher's so you can gather ingredients for your own culinary feasts at home.
On sunny days, head to the remarkable National Trust property of Canons Ashby, an impeccable Tudor Manor brimming with history and extraordinary rare gardens, it is certainly not one to be missed.
Further afield is the well-known village of Silverstone, where children can discover the history of motor racing, spanning 70 years, and even get in the driver’s seat of a replica Grand Prix car!
There are over 60 exhibits for adults and children to enjoy, a museum of modern motorsport with immersive shows and replica vintage race cars as well as an opportunity to take a two-hour tour of the renowned race track, where you can learn about its rich post-World War II history.

Excellent stay at Hill House Farm.
We recently rented Hill House Farm for a group get-together, and it was absolutely perfect for what we needed. The house was warm, comfortable and welcoming, with plenty of space for everyone to relax, spend time together and enjoy the weekend. Everything was clean and well presented, and the farm house had a lovely homely feel that made our stay very easy and enjoyable. It was ideal for us all to meet up, catch up and make some wonderful memories together. We would highly recommend Hill House Farm to anyone looking for a comfortable, spacious and welcoming place to stay in Northampton. What an amazing property.
This house has everything you need and more. All toiletries ( abundance of toilet paper too) and kitchen cleaning products are supplied to help keep them eco friendly. The beds are comfy and rooms are a really good size. The house has plenty of space to spread out. With very comfy furnishings. Lovely enclosed garden. Then you get to the play barn. Oh what a treat, like having your own pub on your doorstep. Includes an honesty box if you don’t bring your own alcohol and the prices are fair and reasonable. Also has snacks to purchase. Pool table and dart board are great fun, also a huge number of board games and outdoor games. Great kitchen in the barn as well as toilets. This really was a brilliant place to spend time. I had contact with the owners to make up the beds as doubles and to turn the range on before our arrival and they were so quick to respond and dealt with everything we had asked for. The house is in a great location for visiting the Great Union Canal, going on a barge trip in the sunshine was lovely. Also there is a local steam train a few miles away. Plenty of fab pubs locally and great restaurants. If you bring a dog there are some lovely walks on your doorstep. If I have one thing that I could change it would be to add at least one more bathroom but we worked around this. Might also be an issue due to listed building. All in all we had a 5 * stay ( ages from 50 to 90) and would happily return again.
We enjoyed a get-together family weekend at Hill House Farm (5 adults, 4 children aged 6 to 10).
We were impressed with how spacious the house was and we couldn't keep the children out of the Barn (a real hit!). The rooms worked out well. The bedroom configuration was fine, and even though the rooms on the top floor did not have a bathroom there, it was not far to reach down the stairs. It was lovely having two sitting rooms, one with a TV, one without, plus a dining room, plus a table & chairs in the kitchen. We didn't venture out as much as we have done on similar occasions in previous years, as there was so much to do around the house. The grounds were also safe for the children. We did go to Stoke Bruerne and walk along the Grand Union Canal, which was a delight. Some of our group went to Daventry Country Park on the Sunday morning for the Park Run. All in all, we had a wonderful time, and the youngsters were unanimous in wanting to come back next year. Minor gripes I had asked via the Sykes app for the Aga to be lit prior to our arrival, and received an answer that would be "no problem". However, it wasn't lit. The shower in the en suite did not drain properly. We contacted the owner about both the above. She knew about the shower problem and talked us through lighting the Aga. One of our guests would have liked a mirror in the bathroom.
