"The property is a stylish cottage with all the necessary facilities."
The decor is attractive. It has a pretty enclosed garden and ample private parking a very short distance away. We arrived to find a very clean and tidy cottage ideal for our holiday with our two dogs. It is located within walking distance, albeit up a steep hill, to the town centre where there are several pubs, cafés, an excellent seafood restaurant, which was unfortunately closed whilst we were there, a supermarket, pharmacy and gift shop. We received a warm welcome wherever we went. It is within easy walking distance of the estuary, a pier, a four star hotel with an excellent restaurant and leisure/sport centre and a little further away a beautiful beach. The town and region have a rich history with lots of historical sites to visit within a short car journey. Glandore, a short car journey away is well worth a visit for the restaurant there, Hayes Bar, and the spectacular views across the bay. Kinsale, a tourist attraction and foodies' delight is an hour away. We will definitely consider booking the cottage again.

"We thoroughly enjoyed our holiday here."
The house is well kept and clean, with a very nice garden (which our dog enjoyed) and private parking. It provides the essential for a comfortable stay. The only minor point was the bed a bit short and narrow for us. The house is in a beautiful village close to some nice sites (beach, forests etc). We would love to stay here again!

The hardest part of booking a holiday house when you have dogs is to get a good garden, and this garden was absolutely perfect. We could just leave the door open and the small dogs were perfectly safe. And the garden wasn't overlooked for relaxing in.Loved to see all the artwork in the house too. That is some hill up to town, but downhill great on the way home

"We had a lovely time in this handily located home."
After arriving in a category orange storm late on Saturday afternoon we were delighted to waken to sunshine and blue skies for the rest of the week. The house was warm on arrival and spaceous enough for the 2 of us plus our mini schnauzer Zoe. Zoe loved the secure back yard of open lawn and surrounding gardens. The kitchen has all you would need although we ate out a lot. The master bedroom has plenty of space to move around although the bed is far too low and far too short to be comfortable. Still we slept ok until awakened in the morning by passing traffic. The ensuite is narrow but adequate. The basin seemed a little low or somehow not user friendly as I had to bend awkwardley to brush my teeth or have a shave. The shower cubicle is a little cramped for getting down to wash your feet etc. The shower stength is ok but I prefer more pressure and volume of water. I couldn't get the heater working, perhaps its broken. An annoyance is the fact that you can't use both showers in the house at the same time. That needs rectifying. Yes the instructions warned us of that fact but when you want to get on the road in the morning you need two shower efficiency. By the way there are no shampoo or soap like you get in hotels. We made the mistake of not bringing any since the instructions didn't tell us to. The lounge is spaceous and is well laid out with a good sized tv. It has good heating too. The couch and seating could do with a bit more comfort although again they are adequate. The kitchen and dining area are combined which works well although they are separated from the lounge. There is a downstairs toilet which makes for great convenience and there are toilets upstairs as well. The vaccum cleaner is lacking in suction although we did our best to clean the floors etc before leaving. All in all its a great place to stay and explore the area. We covered most local attractions and went out to Kinsale, Bantry, Macroom, Baltimore, Crookhaven, Brow Head, Mizen Head (closed until March 2025) and many many more places. We covered Michael Collins birth place, where he was brought up and where he died. We ate at the Cross Hotel and Jacks Pilgrams Rest, both highly recommended. Rosscarbery and most of the area seems to close down after summer has gone. We were there for the second week of October and many places were shut. Thankfully Crookhaven had a bar and eating on our travels. 1 Closheen Lane is a great place to stay as is Rosscarberry. We loved it.

"Lovely house in a great setting."
5 mins walk to the village with pubs and restaurants. A mile or so to the beach with carpark and toilet facilities. A short drive to the larger towns.
We had 2 dogs and they were completely safe in the enclosed garden.
Would definitely return.

* Rosscarbery is a wonderful base to explore West-Cork

We found the beds a bit low for ease in getting in and out of, because of a mobility problem on our side. Aside from that, a great place. Thanks to David and Regina for some advice we needed, and having us in their lovely house.

"Wonderful house in a great little village!"
1 Closheen Lane was the perfect place for our stay in County Cork. Immaculate accommodations with all the amenities. Large home with a huge kitchen. Lots of room for the two of us and our two large dogs. The large garden is beautiful and private and fully fenced for the pups. Rosscarbery is a very "walkable" town: great restaurants and pubs steps away from the house. Also a fantastic base for visits further afield. I'd highly recommend 1 Closheen Lane for a holiday stay in County Cork.

"Loved this house."
Three adults and one lively medium sized dog .
Spotless on arrival. Plenty amenitues for holiday.
Bigger than we expected.
Garden very secure for our lively dog.
We brought her own Tuffi bed for our dog ( over 4 foot long ) which fitted perfectly in the kitchen inside the backdoor so she settled quickly.
Perfect location to walk the dog to the Pier and around the Causeway/ Lagoon coming back by the square for coffee and cake.
Perfect location for the beautiful coast between Owenahincha and Clonakilty , along by the Galley Head.
Also easy access to Glandore, Baltimore and Bantry, and many other beautiful spots if time permitted.
Everything we needed and more .

"A very pleasant stay in this lovely and well located house in charming Rosscarbery."
We thoroughly enjoyed both the house and the beautiful garden. Perhaps directions could be a little more detailed for the final stage of the journey once at Rosscarbery. This would be helpful to UK visitors whose sat nav doesn't recognise Irish postcodes.

This very clean, well maintained 3 bedroomed cottage has a large garden to enjoy despite some road traffic noise. Ideal for a family with children as the twin room is less suitable for adults.

"We had a lovely few days in Roscarberry."
1 Closheen Lane was perfect. We particularly enjoyed the fabulous location with a short walk up to the town and over to Warren Beach. House was spotless and lovely and warm. Travelling with a teen meant that the excellent wifi and TV entertainment was a hit for the evenings. Loved the touches including some beautiful art. Beds very comfortable. Lot of space. Large beautifully landscaped garden which must be fabulous in Summer. In short, the house had absolutely everything we needed. We had a few questions before our arrival and host was very responsive and helped with restaurant recommendations and shopping queries. I am definitely coming back and plan to book for Summer. May even think about bringing the dog!

"House bitterly cold on arrival."
Even colder than outside. Owner said house had been closed for 6 weeks, in the middle of winter! - never occurred to him to have someone go in and put the heating on prior to our arrival! I was wrapped in a blanket hours after our arrival as it took that long for the heating system to thaw out the place. Oven filthy, clearly not been cleaned in a very long time. Owner blamed previous guests who stayed over Xmas and new year! Acrid smoke pouring out stinging my eyes, filling the room and smoke alarm going for ages. Had to open door on a cold night to let the smoke out. Also horrible smell from oven. Disgusting. Broken light bulbs, owner said he'd have them replaced for us. Instead someone came in while we were out and moved one bulb from a light and put it in a light with a broken bulb! Couldn't have a proper bath because the bath plug is so old and worn away that most of the water leaks down the plug hole, also water pressure from the bath taps so poor that after 45 minutes of running, still only a couple of inches of lukewarm water in the bath as all the hot water had leaked down the plughole! Shower not much better. Slow trickle of water veering from scalding hot to cold. Both bathroom and en suite shabby and dated. Should both be refurbished
Thank you for your comments. There is a fully functioning heating system which heats up the house relatively quickly as well as an electric fire in the living room for instant heat. Our usually excellent cleaning team, who cleaned the property the day before, to facilitate your request for early access, did unfortunately miss the oven. They immediately attempted to rectify the issue, however, oven cleaner remained, causing smoke. The oven is now spotlessly clean. The missing light bulbs are specialist bulbs for the bathroom mirror light and hob could not be sourced at short notice.
Water pressure was tested and is normal in the bathroom and elsewhere. New drain plugs have been ordered.
The electric shower is well known brand and in good working order.
Potential guests can use the photos (which are an accurate representation) to view all aspects of the property to gauge if it meets their requirements. As with any house, from time to time, things can go wrong but we always try hard to rectify issues quickly. Apart from the problem with the cooker and bulbs, issues raised were not communicated to us until after you had completed your stay, giving us little chance to rectify. We spend 5/6 weeks every year in this property ourselves and we try maintain high standards so that our guests enjoy their stays as much as we do.

The house suited our needs and the living room was so cozy and a great place to be as a family. It was close to everything that we wanted to see and the beach was fabulous. David was very easy to communicate with. Would recommend to others.

We found with five adults in the house, maybe a shower inside the bath would have been helpful.
