• "2 Carlton Mews Exmouth Positives: The caretaker, was very responsive by email & tried hard to assist remotely, with an issue on arrival."

  The beds on first floor had comfy mattresses. The shower was fast & fabulous. There were enough toilet rolls. There was basic cleaning kit plus kitchen foil, cling film etc. There were pots of tea, coffee & sugar if needed. The TV had access to basic Apps such as bbc iplayer, youtube, channel4 etc. There were plenty of clothes hangers. There were plenty of towels and bath mats. The heating instructions were straightforward. All kitchen equipment worked. Good broadband access and phone signal was fine too. If mobile it is an easy (uphill home) walk to either Town (10 mins) or Beach (5 mins). Negatives: The main big problem is that the parking provided was stressful - yes there are two bays marked for the house but one was occupied on arrival. This caused an issue because parking in the one available space caused a complete blockage of access for all other residents! (I have photo if required, already shared with caretaker). Our car is 4.9m long (so under the upper limit stated of 5m maximum). That is literally our sole reason for booking this property - because we "knew" we would have 2 spaces to accommodate our car should we need "wiggle room" (& we did). It turns out the "5 metres max" guideline is really far too small! We wrongly assumed the owner would err on the side of caution with sizing so other residents of this tiny plot would not be inconvenienced. We were wrong. Given the positioning of the two spaces allocated to house 1 - if two average/large cars park in each spot, no one on site is getting in or out. It is truly bizarre. We worked out that houses 1 & 2 could only really comfortably accommodate cars up to 4.75 metres in length in the allocated spaces - to safely allow for access. And that is if your bumper is literally just mms from fence! We would not stay again for that reason alone, even if all other facilities had been ok. (The car in "our spot" was moved on our return in evening so we repositioned the car to make access easier for all. The occupants of number one had done the same, so we could all get in & out easily after that) Additionally, The house is on a corner on a roundabout, so cars revving/coming to a halt at all hours, mostly daytime. Double glazing cut noise down to a large degree but it was still our background noise generally. If you are used to a similar residential location then it would probably be ok. (We did see the location before booking but saw a review remarking how quiet it was, so chose to go ahead anyway - our mistake) The vertical window blinds in at least 2 bedrooms & the lounge appeared broken (loose & broken chains) so we dared not touch them to attempt to open them, for fear of making things worse. (I have photos are required). It was a shame actually, because the top back room has the best view over the town with distant sea glimpses etc. Having said that, there is a "dressing table" in that "dormer window" alcove, so you could not have stood next to the window anyway. Not being able to open the blinds at all made the rooms way too dark. The pillows were not good & the bedding had an odd synthetic fruity/floral scent. We found the (leather?) sofas uncomfortable, so we only managed one short tv programme on first night of our stay (& for that I lay on the floor). The hot water ran out on the morning we left. I had a shower but then it was too cold for husband to do same. Also, lukewarm water in kitchen so put dishwasher on instead. I assumed my bath the previous evening had "used up" the hot water but the caretaker said there was a problem as it should be continuous apparently. (That only came to light when she emailed me to ask if there had been hot water issues). There was an outside utility area at back but we considered it too small & enclosed and lacked privacy to spend any time in. To finish, an observation: We were provided a large pack of white Warburtons bread, a pint of milk and a pack of butter. On the face of it, this is a kind thing to do & similar to other holiday lets who supply a "welcome pack". For us, it was of no use. The unopened butter & 'in date' bottle of milk were left where we found them (in fridge). We put the unopened bread in the freezer (where there was actually already other frozen food of unknown origin). It was just so wasteful. Would rather have a had a box of tissues or more toilet rolls maybe?

• "Well situated property for both the beach and town centre."

  Parking for 2 cars. Kitchen well equipped. Comfortable lounge and beds. Plenty of room for 6 adults. Fans provided in hot July weather. Responsive caretaker when we had issues with cleaning. Fridge struggled to cope in hot weather. Would recommend and we plan to visit again.

• "We had an amazing week at Carlton Mews."

  The house was spotless, and had everything we needed. We were a 5 minute walk from the beach which was a big bonus! We spent hours on the beach with our daughter. Whilst here we got the train to Dawlish and went on the coastal cruise with Stuart Line Cruises. We had some lovely meals out to - carveries at The Queen Vic twice, and a meal at Abys. We would definitely recommend Carlton Mews and we will be booking again :)

• "We had a fantastic stay at 2 Carlton Mews."

  We are three friends who were at Rolle College forty years ago and returned to Exmouth to reminisce and enjoy each others company in this wonderful town. From first impressions to leaving, we were very happy and impressed with Sykes Cottages and the house. It’s a lovely house with everything we needed and wanted. The beds were very comfortable and the showers very powerful. The house was warm and considering its position we felt it was quiet and noise never bothered us. It’s in a great position for the beach, the town and driving to local attractions too. We would recommend this lovely house and we hope to return, but maybe not wait forty years!

• "A really lovely, well-equipped and well-maintained property."

  Probably the cleanest holiday let I've ever stayed in. Everything you could need is here and you only have to bring personal toiletries, everything else is provided. The listing could be updated as I couldn't find mention of a hairdryer but there are 2 here! Great location, easy to walk into town or to the beach with secure, off-road parking. The trade-off is a bit of traffic noise but it wasn't a problem for us. Great stay and we'd definitely return. Neighbours are lovely and friendly too which helps you feel at home.

  The kitchen is so well equipped & we love the kitchen/dining area. The lounge is very comfortable & cosy as are the bedrooms. It is spotlessly clean, a credit to Sophie. This is our third visit to Carlton Mews & we have already booked for next year. It is also well situated for the beach & town with lovely walks around. We class this as our little winter break before Christmas.

We did use the train which is also within walking distance and has a manned ticket office. We have already booked again .

• "We had a lovely stay in Exmouth."

  The house is especially well located for the fabulous soft play at Oceans - our girls loved it and we went three times during our stay! The house and facilities were perfect, a great base for the week and very comfortable during the one rainy day we had. The TV in the lounge needs some attention as everything looks purple! Everything else was perfect. Thanks for a lovely stay.

• "The house is in an ideal position for us and our family."

  With two free parking spaces. There’s ample room for a large family, the kitchen is well stocked with a washing machine and dishwasher. There’s a small courtyard with plenty of space to hang out our washing. There was a small issue before were arrived, which Sophie alerted us to and arranged for contractors to sort out speedily. We’ve stayed here before and can thoroughly recommend it for anyone wanting to stay in Exmouth. The shops and sea front are all within a five minute stroll and we had a great time there.

  It’s close to the beach and the town centre, so we didn’t need to use our car to visit places, which is always a bonus when on holiday. • "Lovely property in a very good location."

  Minor points, - A teapot would be useful Better pillows ALL with protectors and check condition of duvets Blackout blinds/curtains. The current blinds are far too flimsy. This applies to all holiday lets :- Early leave time + a long list of to-do chores is ridiculous. Leaves bad taste.

• "We were sad to leave this house, we could have easily moved in."

  It was a 10-15 minute walk to the beach or the town although there is a slope. We have bus passes and the bus stops were nearby with a frequent service to the town and on to Exeter. The house was perfect for us, bright and clean. The kitchen was particularly well equipped and the lounge roomy and comfortable. The bedrooms were light and airy with comfortable beds and lovely, clean bedding. The bathrooms were fresh and clean.The central heating worked well. There was good broadband, I measured 57 Mbps. I think it was relatively recent. There was a nice welcome pack of bread, butter and milk as well. Sophie, who looks after the house, was easy to reach by messaging and did a very good job of preparing it. We would recommend this place but bear in mind it is on three floors and so has two flights of stairs each with a double turn. Just turned 80 we had no problems though. There are two allocated parking spaces within the enclosed front which has easy access. It is on busy roundabout but is quiet at night.

• "2 Carlton Mews is a well situated property for easy access to the shops , cafes & beach."

  It was very kind & welcoming to find some delicious bread & butter plus milk for a cup of tea after travelling. The beds were very comfortable as were the sofas .All instructions needed were clear & concise - only slight niggle was that we couldn't find spare bin bags for use after "bin day" but it was no problem as we bought some from the excellent Market Hall. The only downside is the traffic & especially the "little dears" that like to act like idiots very very late at night. However , there is nothing that can be done about that & you soon get used to it . ( perhaps double glazing might help to cut down the noise but that is expensive ). All in all it is an excellent property & we have stayed here before & hope to be back again next year.

• "Very comfortable house, quick response from the person managing the place when extra towels requested."

  Two comments which appear to be reoccurring. Traffic noise is really bad. Not the best location for a holiday. Blinds in bedrooms are pathetic. Needs black out curtains. Also for the heat. It was very hot and they don't keep the house cool.

• "Great location for town & station."

  Well equipped. Warm. Possible improvements: Towels need replacing - rather grey. Some pans need replacing- stained. Internet was slow. Overall experience was very good.

• "This is a very nice house close to the sea but it is by a roundabout with traffic noise and street lighting."

  Black out blinds in the front bedroom would be good and more instructions on using the televisions, especially the one in the kitchen which comes up as 'Not programmed'. Our grandson found bbc sounds and iplayer but more instruction would be helpful.

• "The furniture in the house is tired and looks like the majority was purchased from a jumble sale."

  The springs / support in the sofa's had totally gone and was uncomfortable to sit on.The house was on a really noisy road which meant it was impossible to sleep with the windows open. Exmouth itself is great, sadly the house is not!

  The beach is lovely and Sandy and exceeded our expectations. The house was modern and clean but all the beds were uncomfortable and new mattresses are required. Additionally the duvets are bulky and uncomfortable. It would also have been very useful to have a tumble dryer and for the back courtyard to have been cleared of the overhanging trees. The neighbours were very friendly.

• "Accommodation was good."

  With some changes it could be excellent: * TV in kitchen/diner is not connected to any signal, so is a waste of space. * Bed was hard and very creaky. Hard to change position without waking partner. * Neighbour's plants are overhanging the fence and making the already small patio area harder to enjoy. * we were their for a fortnight. Each Wednesday evening we put the bins out as per instructions. Recycling bins were emptied on the middle Thursday, but not the main bin. On the 2nd Thursday nothing was emptied. I appreciate this is a problem with the council rather than the property, but if I don't mention it the owner won't know and therefore be able to address the issue with the council. Other than these small niggles everything was fine with the accommodation and we had a good time. The location is great, with the beach, cafes and restaurants all within easy walking distance, and brunch from "Crusty Cobs" became a holiday tradition.

• "A good all round holiday home which was very central to all amenities."

  It is very close to the esplanade and has a slight incline leading to the sea front which was very manageable for older people. The resort is very clean with little litter and there are well kept gardens close by. A visit to the small museum is worthwhile..costs £1! Staff there working very hard to keep it open, the Gent that was eager to share his knowledge with us was very interesting and charming.

• "You are just at the right distance from the beach and shops not too much of a walk if you had elderly relatives with you ,The cruise liner is a fab ride round the river ex loads of good eateries and the super market is local and there is a good bus service also ,the local people are really friendly lots to see and do a really pleasant Exmouth holiday would love to go back in the future ."

  Didn't need the car as we were in walking distance of the train station and bus stop. Would certainly stay there again should we return to Exmouth.
