"The one bit of advice I would give to any prospective booker, is that when approaching the property, from either side, for the last mile and a half or so, be extremely aware of your surroundings and make sure you know exactly where your last area to pull in was."
There are absolutely no passing places for the last 2 miles and you need to rely on farm entrances and the such and they are very few and far between.
Having said that, once at the property, it is a lovely off grid out of the way place, very quiet and peaceful. There were only 2 of us, but the property accommodates 4 quite comfortably, with more than enough crockery, cutlery and cooking utensils and very clean and tidy.
There is a wonderful enclosed field area where you can walk your dogs safely. We had our 2 dogs with us. A great Dane and a Chocolate Labrador and they ran themselves ragged. There is a stream that they can play around in, but the large pond is a bit to green with algae, so probably best to avoid that. There is a picnic bench down by the pond which was very pleasant on the few warm dry days we had to sit out and have a drink.
Phone reception for those reliant on it is sketchy at the best. Not a bad thing as far as we were concerned, but if you need to make or receive a call, probably need to wait till you leave the property. Wi-Fi was fine for us, so email is always an option if desperate.
Only a minor observation, but a few board games or such would have been welcome.
Thoroughly enjoyed our stay and were fortunate to meet nothing on any of the roads.

"The property was beautifully situated and both scenic and tranquil."
The owners have provided absolutely everything you need to self cater
from cookware to utensils. The only surprise was the absence of a dishwasher.
As a previous reviewer mentioned, the access road in is very narrow with alot of overgrowth either side. That said, in one week, we only encountered two other motorists. Without such a rural approach, the tranquility and seclusion, which is a big part of the appeal, would be lost though. The property around the accommodation includes a small lake, meandering meadow and stream, all of which is available for guests to enjoy.
We all look forward to returning to Bearscombe in the future!

"The barn was lovely."
The feel of the whole place was airy and everything felt new and fresh. so quiet and peaceful. The double bed was unfortunately very uncomfortable - so much so that my husband slept in the other room on a single bed! The gardens were lovely and great for a quick walk for a dog.
However... I'm afraid the location of this place meant travelling down a 1 mile lane - 12ft hedges/solid walls, road only 6 foot wide, single track with limited passing places and lots of blind bends. Honestly we dreaded leaving and dreaded coming back! I realise the locals are used to this and lots of delivery vans and utility vehicles use these lanes but for us it was just a massive distraction when trying to enjoy our holiday. NOT the fault of the owners but an important factor.

"Absolutely idyllic
From the moment we arrived it looked and felt like we were in a foreign holiday villa."
Although as some have suggested it is down a narrow track this never caused an issue and we like being out of the way. It's a very pretty area to walk around and the vast grounds we had all to ourself left us feeling very lucky, almost spoilt.
There is a stream with small waterfalls running the whole length of the lower field with a large pond so in the mornings we got to have a hot drink watching the fish or the deer, during the day the kids loves finding newts, tadpoles and lizards and it's a great spot in the evening to have a bottle of wine, enjoy the sun and the tranquility, I think even the dog will get the holiday blues when we leave. There is a nice seating area by the accommodation which is a nice sun trap in the evening with a few cows just over the fence and bat's late on.
The owners are incredibly friendly yet unobtrusive, we were left a greatly appreciated bottle of fizz, some mik and biscuits. The accommodation is all on one floor but doesn't feel small, the kitchen had all we needed, the bedrooms were clean and comfy as you would expect and the juliet balcony off of the living room was a fantastic addition, you really barely have to leave the accommodation. As we were visiting family it was a great base as every beach and town seems to be within 20-25 minute drive, and the lanes really aren't that bad at all except a vast number of holiday makers feel they need an 8 foot wide 4x4 and struggle to deal with the passing places. However even at a busy time we had no issues getting to Salcombe, Kingsbridge, south Milton, Thurlstone, and bigbury all under half an hour.
It may also be handy to know, tesco can deliver here, there's a petrol station within ten min drive, and most of the beaches have dog friendly areas. The anchorage pub in Ugborough was a nice place and there's still not much point in joining the 30 thousand other people that cram into the one tiny street in overhyped Salcombe, unless you have a boat or your going to enjoy the view from the ferry Inn its a lot of hassle for very little gain.
Aside from that we really can't Gush and recccomend Bearscombe enough, time for one last drink by the pond methinks.

Very clean and comfortable. Excellent facilities. We would have found it more relaxing if dogs were allowed more freedom but we coped. We would return for the peace.

"It was a very warm, comfortable and clean cottage in a lovely peaceful location, and we had a wonderful holiday."
We would suggest the owners consider purchasing some cookware which can be used in the microwave (pyrex bowls?). Fortunately we took our own as we've encountered this before with cottages. It would also have been nice if the owners had contacted us early on in our holiday just to say hello and is everything OK? We had no contact at all from them, although we had contact numbers if there had been a problem. The cottage would be improved if there was a walk-in shower but the shower over the bath was fine and there was plenty of hot water.
All in all, a big thumbs up from us but with some suggestions for improvement.

"We have just returned from a very enjoyable week away at Bearscombe."
The property is remote, which suited us, and does involve driving through very narrow lanes to reach it, but it is worth the effort, as the location is so peaceful. Very well equipped barn conversion with two lovely outside seating areas. Beautiful beaches are within 30 minutes drive, as are Kingsbridge, Salcombe and Dartmouth. We would definitely return at some future stage

"The directions to the property are not nearly descriptive enough."
Given the hidden nature of the property, they should include much more detail, including distances, roads crossed, names of crossroads and checks such as "past Witchcombe Barn on your right". Without these, we spent nearly an hour trying to find the right road and had no idea how far along it to go. A real time waster which would cost nothing to improve.
Otherwise all OK.

"Bearscombe is an absolute Gem In such a beautiful setting."
Really quiet and tranquil location and only a short drive to The stunning beach at Bigbury-on-Sea. We also found some easy walks around Modbury and some decent pubs. The accommodation itself was really comfortable with a large fully equipped kitchen and lounge with sky tv and a balcony for star gazing. No light pollution here. We had such a warm welcome. Thank you so much. we will definitely be coming back

We would recomend this to anyone who wants a quiet location in the countryside. To access the cottage you do have to drive for 1 mile down a very narrow lane with few passing points.
