"We were really looking forward to this special 3 generation family short break holiday."
Unfortunately we were disappointed with the general untidy state of the property. Outside on the drive and courtyard garden desperately needed some TLC. Having a 18 month old grand-daugter it certainly wasn't safe enough and clean enough for her to be outside in the garden. No cushions for the outside seating. Weeds everywhere. Old mop bucket at the back door. Lots of crockery was left dirty in the cupboards.
We are very sorry to hear about the dirty crockery - we will contact Lyme Bay about this as we pay a lot to have the house cleaned.
Very sorry that the garden is currently looking over-grown. We normally do the garden ourselves but for family reasons we have not been able to come down for some time. It will have a complete makeover next week and we also plan to hire a gardener to maintain things when we are not there.

"Mostly a very lovely house that we really enjoyed."
The shower in the en suite was not as clean as we would expect, and the door frame in the bedroom was broken. We stayed with two of our grandchildren, 14 and 11 years old, who thoroughly enjoyed having their own space in the two bedrooms at the top of the house. However being two floors apart would probably not be suitable for younger children. The facilities were good, the toys and games and very full folder of activities very useful.

"I stayed here with my husband and found the property warm, comfortable and well equipped."
However, it does lack TLC and the upstairs bathroom, in particular, is dated and needs replacing. The lack of a welcome pack was surprising and very unusual in this day and age. Overall, and in view of the above, I think Sykes’ 4 tick rating is very misleading as the property is not of an excellent standard throughout.

"We had a lovely stay."
The house was very spacious and comfortable. We were a group with Grandparents, Mum and teenager, and it suited everyone's needs perfectly. Lovely little garden space too! Thankyou.

"We had a lovely, 5 day break at Woodroffe Meadow."
The house is in a quiet road, not overlooked at the back where there's a terraced garden. The bedrooms are very spacious and calm. The kitchen is bright, sociable with plenty of cooking equipment. The kitchen opened into the dining space and living room so everything flowed really nicely. We walked into Lyme everyday which was a pleasure: across a road, then a path through fields and finally a well trodden path alongside the river. We were very lucky with the weather ( mid-April), which made walking a real pleasure. We would happily stay at Woodroffe Meadows when we return to Lyme.

"Lovely place to stay , comfortable and had great views."
However a long walk into the town was more than the 10 minutes stated and is all up hill on the way back and not suitable for anybody with mobility issues however small

Lyme is beautiful and hope to come back in the summer. The children loved the beaches and we found loads of fossils.

"Excellent property for our family holiday."
Fully equipped for all needs plus lots of extras like books, CDs and even colouring pencils and paper for the kids. We even found a boogie board in the garden which the kids loved using in the sea. 15-20 minute walk DOWN to Lyme Regis town and the bus from the town square stops at the end of Woodroffe Meadow road every hour which is definitely needed to come back UP from Lyme Regis town.

"We love Lyme Regis and have stayed at 1 Woodroffe Meadow many times."
However... it has not changed one bit from the first time we stayed. The insecure shelf in one of the upstairs bedrooms, bathroom fan does not work, the televisions upstairs that do not work and the teeny television that only plays dvds which is perched on top of a wonky stool. The garden is very wild and weedy and the side pathways are difficult to negotiate without being attacked by brambles and weeds. A few, left behind, rusty childrens toys can be found in amongst them. If the garden area was looked after a bit more yhen the warm summer nights could be enjoyed outside in comfort.It still hasn't stopped us from returning as we do love it, but we are a little disappointed that these issues are still there when we first arrive, especially for the price. Unfortunately it is one of very few holiday homes left available from Saturday to Saturday. We travel a long way and having to slice into more Holiday allocation just to accommodate a friday check in is hard for many of our family. The 'weekend only visitors' have won that battle as far as I am concerned

"The house was very well equipped and in a lovely setting."
It was the warmest house I have ever stayed in with no need for the heating to be on at all even in October, in fact in the night we were throwing the quilt off it was so warm. Lyme Regis is very hilly and the house is set up a hill so if you are unable to walk far you would have to use your car but it really is a lovely property and well worth a visit. There are lots of places to visit in the vicinity and Lyme Regis is very pretty. You can book this property with confidence and the price of it was excellent value.

"We have stayed in several of your properties in the last few years and all have been excellent however we have to say that this property was exceptionally clean and well presented and outshone all previous rentals."
The only one minor problem was the distance from the town but in fairness we knew the distance from the map on the website - it was just that the map is flat and Lyme Regis is far from flat ! A great stay and we will certainly be booking with you again - David and Elaine
