Had a great stay at the games room loved the place so much already booked for next year Tony the owner was a great host very helpful well equipped and charming loved the area

Quirky! Seeped in memories and lovingly maintained. All home comforts. Great location and perfect for getting straight onto the beach. Local facilities excellent. Everything you need! We hadn’t even scratched the surface, but will be back!

Quirky and comfortable accommodation, great location less than 5 minutes walk to beach.

Lovely enclosed courtyard, which in the summer will be a natural sun trap. Ideal for a couple & small dog. Only small issue was the nights were cold and there was not sufficient heating, but overall we would recommend this property.

The accommodation was perfect and cosy with all the facilities we needed.

It is in a great location, not only for exploring locally, but as a base to go further afield if you choose to. Tony, the host, is very welcoming, friendly and knowledgeable about the area. I would definitely book again.

The Games Room gave me the holiday escape I yearned for.

Very comfortable, everything you need. + a wonderful garden to enjoy. 2 minutes from an amazing beech. Swimming 2 / 3 times a day. Watch the sunset and wait for the moon to appear, whilst the twinkle of lights of the Isle of Wight and Portsmouth to appear across the sea. 5 minute walk to your left is the "The Beach Cafe'. 15 minute walk to the right along the beach to Shore Road where you will find interesting shops / restaurants / pub. Return bus 2 minutes

We would be more than happy tp stay there again if and when visiting this area.

Excellent stay, exactly as published, dog friendly studio, 100 yards from beach.

Tony is a great host and a very interesting man (took hm for lunch on his birthday at Chichester Marina!). Could not have been better. Cheers Tony

I had a lovely relaxing week in the cottage.

It really was a lovely comfy cottage.every thing was there.I will probably go there again.its just a good way to drive from my home. Thanks for a good holiday.

We enjoyed a wonderful 5 day break at the Games Room.

Tony, the owner, was a kind, interesting and considerate host. The location of the Games Room so close to the sea was fantastic. We had wonderful dog walks on the beach in Bracklesham and found some lovely fossils. Walking east along the beach leads to the fantastic RSPB Medmerry; walking west to East Wittering - a lot do do without taking the car. We also drove to visit friends in Portsmouth (50 minutes) and Felpham (35 minutes). Would thoroughly recommend Bracklesham and The Games Room.

The images do not do this little gem of a place justice. Tony the owner lovingly restored this annex in memory of his wife Sue. Care, attention to details and quirk all collide in beautiful harmony in this former boat house. The annex was clean and comfortable. The sea which is 20 meters away, can be heard all day long, providing a beautiful daily serenade to your stay. For those looking for that little hidden gem by the sea. This is the place. I’m a little bit reluctant to give it too much praise. Still want to be able to book it in the future

The Games room is a nice little place, full of character but with all you need for a comfortable stay.

It make an ideal hub with which to explore the area. Tony I a wonderful host, warm and friendly and a mine of information. Could not recommend this highly enough. We will be back!

We were the first guests here and were very happy and comfortable.

This is an exciting project for the owner and it did not disappoint, in fact we stayed 2 extra days. There were many stories about the history of the Games Room told by the owner who could not have been more helpful regarding places to shop and restaurants. The bed was so comfortable. The weather was brilliant! The beach was so close you could hear the waves. The nearby towns, of Bosham, Selsey and others are close by and recommended as is Chichester Marina. We will have to return to hear how successful his first season has been. Julia and the boys
