Bailey Cottage

Thank you so much for a wonderful few days at Bailey Cottage.

It was very comfortable and the space suited our large party of various ages very well. The welcome hamper was a kind and much appreciated touch and we were very impressed with the comprehensive house guide. The hot tub was a definite winner and we made the most of being able to sit together in the lovely mature garden enjoying the beautiful weather. We made good use of the patio table and multiple chairs which are starting to show their age but are perfectly functional. We should mention that the garden side gate doesn’t close properly and makes the garden insecure for little children. It would also blow open and shut during gusts of wind. Thank you for the extra fans which were very welcome and essential in the topmost bedrooms as the temperature was in the mid twenties. If global warming continues you may need to provide curtains or blinds in these bedrooms and also in the lounge. The kitchen area was well equipped and we found everything we needed, but our 80 year old found the step from the hall to the kitchen challenging due to its height and lack of hand rail. The toy and games areas were well stocked with books, games and DVDs and the children found a lot to keep them entertained, but the sofa in the TV room is desperately in need of refurbishment. Being almost halfway between Southampton and Portsmouth and only a short drive to the M27, the cottage is in a great location, especially with the proximity to the train station. It also has easy access to the River Hamble and footpaths to the country parks. A good circular walk is to aim for Hamble, take the pink ferry to Warsash ( check the times) and walk back up along the other riverbank. We would be very happy to book here again if we are in the area.

Lovely stay with great facilities, local trainstation is very convienient and supprisingly quiet.

Kids loved the Hot tob, games room and especially the wide choise of board games. Local Pub and steak hose are a must visit too. a very relaxing stay thank you.

There was no cold water in any of the showers so had to have hot showers.

The wine fridge didn’t work. There were only 2 fans at the property. The kitchen/lounge area could do with aircon as was like a hot conservatory. General maintenance was not good. The garden furniture was broken. The hot tub could do with a roof over it as the hedge is growing over it. The wooden barrel plant pots have rotted and falling apart. The back gate doesn’t close properly. Garden needs jet washing and settees need steam cleaning. The USB points in kitchen breakfast bar don’t work. All easy fixes just needs attention. Lovely house to stay in, in the winter but not the summer. My son and fiance had to sleep on the floor on the ground floor for 3 nights as was so very hot on the top floor. It wasn’t value for money in our experience. Sorry to have to say all the above but that was our experience. We can send some photos if required.

We had a great week at Bailey Cottage.

The cottage is ideal for anyone travelling by train - straight off the train and into the house! Despite the close proximity the station had no impact of noise or disturbance on our enjoyment. The big hot tub was beautifully warm and well used and enjoyed. The cottage has lots of living space and easily accommodates 8 people. Thanks for a great week

We had an amazing stay at Bailey Cottage celebrating my Dad’s 70th Birthday.

The cottage is beautiful and has everything you could ask for and more. It’s a great location a stones throw from the station and we enjoyed days out at Lymington and Portsmouth Harbour by train. The Jolly Sailor nearby serves amazing food. The owner was very helpful. Will definitely stay again.

The cottage was everything we wanted plus more. The hot tub and games were great and not just for the children. James was very friendly and helpful. Great location with the railway station so close and lots of pubs within walking distance. We hope to stay again next year.

The location is peaceful, close to Hamble and the country park. The host James was really friendly and helpful throughout our stay. The cottage is a great size and we enjoyed the hot tub and games room.

Bailey Cottage was a lovely base to explore, The New Forest, Portsmouth, Lymington and Winchester.

The house was very well equipped. It was also clean comfortable and warm. The owner was very helpful in ensuring we settled in without any issues. He recommended The Jolly Sailor pub which served wonderful food and everyone was very friendly. Our dog enjoyed walking around The River Hamble Country Park, which was about 1k away from the property. The house also has an EV charger which we used regularly. There was an app to download and set up an account which I found easy to implement. We highly recommend the property and would definitely stay there again if in the area.

We had a great stay in Bailey Cottage.

The games table and hot tub were a great hit with all the family. The spacious kitchen and dining area let us eat together in comfort. Some lovely touches that made the stay extra special.

James the host was easily contacted and was happy to accommodate requests.

The cottage was clean and in a brilliant position right by the station for trains to Southampton or Portsmouth. Various places to eat within a mile with a Tesco Extra not too far away. Well worth a consideration.

Very comfortable and very well located opposite the station so with a large party people had choices of travel ie car or train.

We had a great week in the cottage.

Lots of space for 8 of us. We spent a large amount of time in the house having family meals and a bbq one afternoon. The owner was only a call away if needed (only a quick question one day that I had). I would recommend the house for short/long stays. Train station right outside the house (you didn’t hear) to go off to other towns etc if you wanted to. The only very minor thing I would say is a covered area to bbq would have helped, as we had heavy rain on the day!

James was an amazing host, couldn't do enough to help!

The property was great for our group at different ages and stages and the contact with the owner before and during was helpful and a nice touch to have.

We loved Bailey Cottage.

We stayed for three nights in April. Our kids spent hours playing pool and enjoying the hot tub. We also walked to the local pub and had 15% taken off our bill because we were guests at the cottage. The house is beautiful and very clean. We would highly recommend Bailey Cottage.

Our group of 6 stayed for 4 days at Bailey Cottage which is beautiful and had all the space we needed.

All of the rooms are well appointed with ample facilities. The hot tub was clean and well maintained. Its location was ideal and despite being within the station car park we were not disturbed by the comings and goings of this little local station. The walk around the marina and across on the ferry was perfect for burning off some energy. Will definitely stay again!

Perfect for our late Christmas family reunion, including two babies and a dog!

The property was warm , clean , comfortable and very well appointed. The bedrooms were spacious, the decor attractive . It is clear the guests needs have been thoughtfully predicted. The owner’s communication was outstanding. He phoned me beforehand to give me an update on the property and subsequently checked in to make sure all was okay! Brilliant!

Great place and very comfortable.

Lots of nice touches. We had a plumbing issue which was speedily resolved. I would consider upgrading the sofas as they are becoming quite soft now.

It's a fantastic property with great facilities (my arm still aches from playing too much air hockey...). We had been slightly hesitant about the proximity to Bursledon station - but in fact, we barely noticed. And it proved very handy as another transport option during our stay! James, the owner, reached out to us before we arrived to make sure we were all set for our stay. Which was very much appreciated. We can 100% recommend Bailey Cottage!

The accommodation was very comfortable and spotlessly clean. It had been very thoughtfully and creatively adapted from an older building. The facilities were excellent and the owner provided all the information we needed prior to our stay. We would recommend Bailey Cottage.

! What a perfect cottage. Went for a weekend with 3 friends as a foothold from which to enjoy the South Downs. Lovely and clean, all the amenities you might need, wonderful little pub a short walk away and couldn't be easier for my friends coming by train. James was super attentive and very responsive. Excellent facilities and location.

lots to do nearby for all the family with the dockyard, Isle of wight, Southampton etc . The train station was so close it allowed easy access to lots of places, but there was no problem with noise coming from there. A beautiful holiday home.

It is a wonderful location for socialising and celebrating with friends or family.

Bailey Cottage is a beautiful house in a good location.

We were a 3 generational group of 8 and we found the house to be perfect for our stay. It was clean, well equipped and we made good use of the hot tub and games room. Communication with the owners was excellent and the welcome pack was greatly appreciated. We visited Winchester and Lymington to the West, and Gunwharf Quays, Stokes Bay, Hamble and Bursledon closer to the house. We found everything we needed close by in terms of supermarkets and shops. We ate at the Jolly Sailor and the new waterfront Boat House cafe at Swanwick Marina. We would be happy to recommend Bailey Cottage to anyone looking to stay in this lovely area, and we will definitely look to return next time we come to visit. A really lovely holiday cottage!

Bailey Cottage was ideally placed for discovering the area with access to a railway station just across the road.

We weren’t disturbed by the trains running past because they were so quiet. Great for visiting Portsmouth visitor attractions and Southampton area with no need to drive. The house itself was large enough to provide spacious accommodation for our family. There is a games room with an air hockey, table tennis and pools table all in one. There are console games as well. The kitchen is well equipped with dishwasher, large fridge freezer and electric range. The outdoors were great with a garden and hot tub for relaxing. A lovely hamper with drinks and snacks was provided on our arrival too. The beds were very comfortable. The bathrooms offered plenty of hot water for showers. Overall a great place for a holiday.

Excellent stay in Bailey Cottage, it suited our needs perfectly.

I was concerned about open windows and being close to the station however this did not disturb our family atall. Having the station so close to hand meant the younger ones could be in Portsmouth or Southampton within 20 minutes and have a night out without have to worry about driving. The older members enjoyed the short walk to the lovely Jolly Sailor, the Seahorse cafe at the harbourside, just under the bridge. Across the main road was a fresh fish shop selling an amazing array of fresh fish and shellfish. Having a car, although not essential, meant we could visit beautiful Hamble, we had a lovely dinner at River Rat and liked the look of King and Queen too had we more time. Super huge Tesco also within a 5 minute drive. We were a mixed family group and would definitely recommend this property.

Bailey Cottage is such a wonderful and comfortable home to stay in.

We were a party of 6 adults celebrating my mother’s 80th birthday, so ages from 20 to 81! It worked so well. The kitchen space is perfect for entertaining, the games room was very well used and so many break out areas for quiet time too. My husband even said that this is first the holiday home that he would want to live in. Really is praise indeed!! Fabulous time!

This property was outstanding!

Far exceeded my (and our) expectations as the booking looked great enough from the photos, yet in reality they did it no justice, Bailey Cottage is stunning! The host was superb, made a phone call to me to help me get started and told me to call or message if there was anything not up to standard or if any problems arose. The house is a great getaway, close to a brilliant pub near the waters edge (the Jolly Sailor) and on the car park of a train which was incredibly convenient! We went with a party of eight and had a brilliant time, plenty of space to relax, tonnes of amenities and even a little welcome package. This is a brilliant getaway and I would so so recommend it. Amazing!

We had the most perfect stay in Bailey Cottage for my son’s wedding weekend.

The location was ideal and the house really lived up to our expectations. The host gave us lots of helpful information beforehand, provided a welcome basket on arrival, and the house space, facilities and attention to detail were spot on. The garden and hot tub were much appreciated by the groomsmen before the service, and the grandchildren made full use of the amazing range of toys and games before their wedding duties. We wouldn’t hesitate to recommend the house in future.

Absolutely fantastic stay.

The cottage was just wonderful and had everything for the little ones that joined us on our family trip. Lovely open space downstairs, excellent fully equipped kitchen, plenty of board games and toys for the children. The beds were really comfy and the lovely welcome hamper that we were greeted with was a great touch. The communication from James in the run up and during was second to done. Excellent host and would really recommend the cottage for family getaways. We took the kids out to Manor Farm and soft play one morning which is only 12 minutes away. The details in the booklet provided were so helpful too. James, thankyou so much for a wonderful stay. Bailey cottage is beautiful and we will definitely be booking again in future! Worth every penny.

This is our 2nd visit to Bailey's Cottage.

We enjoyed our stay there very much. This is a perfect cottage, all the rooms are very well decorated and furnished with everything you could possibly need. The kitchen/dining/lounge area is so inviting, we didn't even use the other living areas of the house. The games/toy room is packed with toys and games for all ages and certainly kept my 2 grand children aged 2 and 4 happy for the whole stay. The cottage location is excellent, with the station opposite for easy access to Portsmouth and wonderful river walks 5 minutes away. The Jolly Sally is definitely worth a visit and the 15% discount makes it even more inviting. The welcome pack is exceptionally generous and very much appreciated. The owner James is very helpful and only a text away if needed. We will definitely be returning to Bailey's Cottage in the near future.

We were really looking forward to our stay at Bailey Cottage and it certainly didn’t disappoint.

Such a wonderful home from home to spend our week. James, a very kind host, made sure we had useful information before we arrived and made sure everything was ok when we were there. Bailey Cottage has everything you need for a very comfortable stay, we really enjoyed the games table (table tennis, pool & air hockey) as well, such a great idea! It is also in a great position for exploring the area and we really liked the fact we could walk somewhere for a meal. We would definitely recommend the Jolly Sailor! Would of loved our time more had the garden not been full of mud and it was stoned to make it dog comfortable keeping it clean was very hard .

We had an excellent short stay at this beautiful (cottage) house, the owner went out of his way to make sure our stay went smoothly, & we had all the necessary information to get the most from it whilst we were there.

Our 6 person group (& small dog) aged ranged from 14 to 80 years old, & we all had a great time. The cottage offers many board games, puzzles, books, X-Box, pool table & table tennis, so loads to do for all. Plus great WI-FI & a nice TV. The kitchen/dinning area is wonderfully laid out for all to get round with loads of room, plus under floor heating. The beds & bedding supplied are very comfortable. One bedroom has an en-suite as well. Situated very near to the station, but you are hardly aware of this in regard to any noise etc. There are some excellent pubs that offer very good food within walking distance, Jolly Sailor, The Vine Inn (which doesn't open until late afternoon) & the Fox & Hounds. The area offers some lovely walks, & Hamble-le-rice was a short drive away & offers some great walks, pubs & an award winning pie shop ('Pirates Pies'). All in a lovely place, & area to stay near to the River Hamble.

We really loved our stay at Bailey Cottage.

We especially loved the garden and downstairs kitchen/dining/living space which is definitely a showcase on how to build an extension the right way. The addition of a pool table, games, toys and plenty of books was a pleasant surprise to keep our little ones occupied. It's also in a great location with a short walk to the river and a nearby picturesque pub that does excellent food. I had to take a few marks off facilities and maintenance as we noticed watermarks on the ceiling beneath the family bathroom, suggesting the shower tray is leaking (you can see the silicone sealant is failing), and there were quite a few bulbs that needed replacing (all physically marked with an X but yet to be replaced for our visit). Having said that, we would stay again.

This was our second time staying at Bailey Cottage, and I'm delighted to say it was every bit as good as the first, (see my April 2023 review).

The cottage was a great place for my kids and I to stay and we found it very spacious and comfy

This character property has been sympathetically extended and offers spacious accomodation for a large family.

The high vaulted kitchen/dining/ living area is a real WOW factor but attracts flies and is difficult to keep clean. The smoke alarms need sorting out. Cooker and fridge/freezer are excellent, with lots of crockery, cutlery and storage. Beds are comfortable, bedrooms are light and bright although another en-suite would not have gone amiss for the rental value. Our granddaughter loved all the children's books and games/toys available. We were surprised at how close the train station was but the garden screening made it very private and noise was not a problem for us. Bear in mind it could be for other families though. All in all, a lovely holiday home in a good location.

Supermarkets, pubs and shops all within easy reach. Very well appointed accommodation with lots to do for all members of the family!

It really is like a home from home, clean, well kept, lovely decor and everything you’ll need for a get away. I can’t speak highly enough about Bailey cottage, and the communication with James (owner) was perfect. This is clearly somebody who cares about giving people the best stay possible. Many thanks again for a great stay. I’d definitely go back !

Everything about our stay was amazing and we absolutely loved our home away from home for the weekend, thanks so much!

We hired the cottage for a week in May 2023 and it was absolutely brilliant.

It’s a beautiful cottage set back from bursledon train station. It has everything you need, including a bbq, hot tub, games room and pool table. The kitchen was stunning and catered for ten of us very comfortably. I would highly recommend staying here. The host James was fantastic and available if needed. We had the best holiday here, thank you so much! Natalie and Paul

Its in a perfect position, pubs within walking distance and some lovely dog walks within a short drive. It has a huge open plan kitchen area with everything you need, the games room is a great addition and occupied the children on a rainy day. Decent showers and comfortable beds. We can definitely recommend this property for a lovely family break away.

It was a great house to stay in - plenty of space for us all and very comfy.

Decor was very relaxing and the outdoor space was lovely to relax. The 3 days we stayed felt like a week as we all felt at home.

Bailey Cottage was clean and spacious.

The tasteful extension to the lovely original house was a great family focal point. Plenty of parking, but if you don't want to drive, the railway station is literally on your doorstep, (although the trains are never intrusive). With a games room, hot tub, wood burner and a secure garden for our Westie to roam in it was win/win! Highly recommended.

Three generations spent a super week in this lovely cottage.

The open plan kitchen,dining and sitting room is so well designed. My absolute favourite area was the square dining table placed by the windows and large enough to seat ten adults. The pool table and the hot tub were popular with the family. Great walk in the area. We had several visits to The Jolly Sailor, enjoying the food, drinks and views. Thank you to James for the generous welcome hamper and the Easter eggs, what a treat.

What a fabulous house we couldn’t fault it.

It is really spacious and well decorated with lots of games and great pool table for the kids. The open space nature works brilliantly for a large group and the hosts we fantastic, leaving a few extra special touches such as a welcome hamper. We would thoroughly recommend it. This is such a delightful property that offers so much and more, the accommodation is sublime so roomy and cosy that allows for all aspects/rooms to be used together or independently … the hot tub is a wonderful addition as it allows total relaxation and allows you to bring both the indoor space out and vice verse….

We had great fun utilising the games room and the various board games available…… we would highly recommend to any families, groups, etc

The house and location are absolutely awesome.

Loads of space with fab features like hot tub, Aga oven and speaker system. The kitchen dimensions are really sociable with lovely user friendly table and island. The place is bright and the garden gives you privacy whilst being close to transport links. We were abit disappointed with the level of cleanliness with dust and dirt visible to the eye. We were also short on some essentials like loo roll and washing up sponge which created unnecessary stress for us who just wanted to focus on being together and having fun. The beds are fine but I’d bring my own pillow and duvet next time. but that’s probably just personal choice. A perfect spot to get away to, just needs a tiny bit more attention to detail and would be the ultimate getaway.

We had such a lovely week at Bailey cottage, it really did cater for all the generations of our family stay.

We made full use of the hot tub, games room, games consoles and my little boy loved exploring all the toys. So much to explore locally with all the country parks, train on the doorstep, and pub within walking distance, we hope to be back!

The service was amazing from start to finish. The house was more beautiful than we imagined. We received a lovely welcome hamper upon arrival and exchanged a few friendly messages with the owner before the visit. The kitchen was our favourite room where we danced, sang, chatted and laughed all night long. Thank you for opening your house for us to create some wonderful memories.

A beautiful cottage in a lovely location.

We spent Christmas there and had a wonderful time. The owners were very helpful. Parking is easy. We didn’t use the hot tub. The facilities at the cottage were really good everything in full working order. The garden was contained so the dog could be let out safely.

A really beautiful cottage with an awesome kitchen!

The hot tub was a bonus even though it was raining that weekend! The cottage is in excellent location as the railway station is right opposite (with car park in between the cottage and station). A short walk to The Jolly Sailor and it is where the TV programme in the 1980's Howard's Way was filmed inside the pub. Thank you for the Xmas decorations and also the lovely hamper!

We had a lovely weekend stay at Bailey Cottage.

The owners are very helpful with great communication. The cottage itself felt very festive with a log fire and Christmas decorations. The downstairs of the property works excellently as there are spaces for teenagers to play pool, adults could watch the football and a large kitchen tables, sofas, beanbags for everyone to get together. The sleeping areas had everything you could need. A really lovely cottage for a muti-family break. We will definitely book here again.

Bailey Cottage is huge and everything is lovely.

My family of 8 ranging from 68 to 11 months stayed for a week. Expansive bedrooms for everyone, a games room where pool, table tennis and air hockey competitions were played every day, a large, beautifully equipped kitchen where 3 of us could cook. The hot tub was the biggest hit. Although parking is only for 3 cars, the cottage takes 10 and swallowed up all 8 of us with room to spare. Loads to do nearby. A wonderful week.
