  • "Thank you for your excellent accommodation and your personal attention to help us settle in on our arrival."

    Our only concern was that the ensuite shower had a tendency to flood onto the bathroom floor a little - we appreciate the extra towels you left but wondered if it was a little blocked with hair maybe? It was only a very small hiccup in what was an amazing experience - so many lovely trips that were so easy to get to from your farm. Thanks for a great break !!

  • "This is our second time here at the coach house."

    This time for a long weekend for my mums birthday. It has been so nice to spend more time at the property relaxing and enjoying the views. The coach house is nice and cosy for us as a family to spend time together and we have made so more special memories.

  • "Welcoming and friendly as the hosts are, we feel that the 4."

    8 rating is far too high. We base our feedback on the many self catering cottages, both with Sykes and other companies, that we have stayed at. Kitchen….dirty bowls in cupboard, dirty windows and well cobwebbed. Lounge…. Dirty windows, cobwebs, missing slat on blinds, cobwebs on spiral staircase. Really dirty and stained rugs in lounge and both larger bedrooms. Downstairs bathroom……Rusty and dirty towel rail, dirty old laundry basket. Shower soaks bathroom floor even with the towels provided on floor to soak it up. Upstairs bathroom, toilet seat broken on arrival. This was replaced by a nice new seat

    Hi Paul Thanks for your review. It’s important to us to know when standards fall short of expectations. In respect of cobwebs our cleaner is fastidious in tackling them but I’m afraid that they can reappear as soon as the cleaner leaves. We were unaware of the broken toilet seat until the midstay cleaning took place and it would have been helpful to know about it on arrival. It was replaced the moment we became aware. It’s a pity that these concerns and some rust on a radiator and a missing slat on the blind was enough to spoil the enjoyment of your break in accommodation that has consistently warranted glowing reviews from others who have stayed in the Coach house. We will certainly make our cleaner aware of the issues you have mentioned Property Owner

  • "We had a great stay at the Coach House."

    The hosts were really helpful and responsive - the directions provided were excellent. The property is lovely - very spacious, comfortable and well equipped. There were three of us, but it would comfortably accommodate six. It’s a quiet location but not far from attractions like Osborne House and the Steam Railway is very close by. We didn’t use it, but the barn with table tennis etc would be great for families. It was lovely to see a variety of birds and red squirrels in the garden! We would recommend the Coach House!

  • "The location was absolutely lovely."

    The cottage was both stylish and cozy and immaculately clean. It provided a much-needed escape for our daughter and grand-daughters, who all loved it and also enjoyed improving their piano playing skills (mainly chopsticks!) and also playing table tennis and darts in the outside space. I would absolutely recommend this beautiful cottage to everyone and i will definitely be booking it again.

  • "We stayed in this superb holiday let in August ‘22."

    What can I say? We were NOT disappointed! Everything was as you would expect, extremely well equipped with almost everything you can imagine you would need and it was spotlessly clean. We had a very warm welcome and the owners were on hand for help and advice about the area and the ample facilities. Ann was so friendly and we had the privilege of meeting her grandchildren who played nicely with our granddaughter which was an added bonus. Despite being there during a heatwave, the house was extremely comfortable and remained cool downstairs, where we slept, (although fitfully because of the twanging bed mattress) It was considerably hotter upstairs though but there is nothing you can do about that although a fan would have helped. If you are ‘touristing’ during your stay we can highly recommend the Steam Train and Birds of Prey centre which is within walking distance. We had a super day there with far more to do than we were expecting and they had lots of shady areas to escape the heat. The loos were spotless too! We would also highly recommend The White Hart, a mile away, for dinner! It was excellent! We would suggest you book though as it is VERY popular. All in all, we had a terrific week and would thoroughly recommend. If we want to return to the Isle of White in the future we will certainly be back! Thank you!

  • "The Coach House is situated in a quiet village with good access to the island if you have transport."

    Our experience was a mixed bag of good and not so good. The on-site owners are very friendly. The grounds are spacious and attract a variety of wildlife. Take some peanuts for the feeders just outside the kitchen window and you will see red squirrels, great spotted and green woodpeckers, great and blue tits, jays and other garden birds. The living area and kitchen are spacious and comfortable and well equipped. The toilets use mascerators and feed into a septic tank. A power cut caused a problem with the mascerator for a short time. The downstairs walk in shower is not well designed and the owners provide towels to roll up to prevent leaks onto the bathroom floor. Access to the upstairs is via an ornate metal spiral staircase - 12 steps. It is certainly not suitable for young children, the infirm or those with mobility difficulties. The low eaves in the roof are not ideal for moving around in the bedrooms and bathroom. The most serious issue however is the lack of ventilation and heat retention upstairs. Our weather was warm but not unusually so. The room temperature was unbearable, particularly in the twin room. We decided to purchase a room fan which helped at night. These should be provided by the owners as a matter of urgency. The property is not the cleanest we have stayed in but overall our holiday was excellent and there are many good places to eat nearby.

  • "Perfect for the IoW steam railway and set in a quiet courtyard with plenty of open space nearby."

    Peter has a duck pond where the kids can feed them and also keeps the birds well fed. We were fortunate enough to see a red squirrel and woodpecker during our stay. The accommodation was perfect for our family stay and we made good use of the nearby walks. Robin Hill is 5 minutes down the road and the Sloop Inn about a 40 minute walk avoiding roads. We were only staying for a week but will be back because we couldn't fit everything in. There are some great places to places to eat including DaVinci in Newport that was really accommodating with the kids, the DairyMans Daughter at Arreton Barns, The BlueBells at Bridlesford for breakfast (make sure you book) and some of the best fish and chips from Tony's in Ryde. Avoid The Fishbourne though, it was by far the worst meal and service we have had in a long time that is exorbitantly priced for the quality we experienced on our visit where we had to return two of the main courses and were made to feel very unwelcome bringing children without so much as an apology for poor quality food. Overall our holiday was great and the games room was a real boon for us to unwind after our days out.

    A hamper with goodies awaited our arrival The accommodation is set in an idyllic and peaceful location. Lovely walks. Would highly recommend this as a place to stay. Also there is a grand piano which my daughter and I had great enjoyment playing. Kitchen is very well equipped with cooking utensils and even a slow cooker. The accommodation is really comfortable and like being home from home. The washing machine and tumble dryer are not located in the accommodation but this is only a minor detail and didn't worry us at all. We would definitely return.   • "The Coach House was a fantastic property and we had a wonderful stay on the Isle of Wight."

    The property is located in a great location; it's easy to get to almost anywhere on the island in just a short period of time, but it's far enough away from the hustle and bustle to provide a quiet space that is perfect for families. The coach house itself is clean and spacious and very well laid out for families, with two bathrooms and plenty of space. We particularly liked the outdoor barn with games area as this kept our kids entertained, even in wet weather - they were also very entertained by the resident cat, nearby horses and chickens. The owners could not have been more accommodating or welcoming, bringing us over freshly grown tomatoes from their garden and eggs freshly laid by their hens. Nothing was too much trouble. The cottage is pretty much perfect but the only room for improvement is the bed in the downstairs bedroom could be a more quieter and more comfortable, and also the TV often failed to pick up a signal and so we only had iPlayer. That said, I'm sure many people go on holiday to get away from such distractions (but just a note if you have kids and need to distract them!). From the cottage there are lots of nice walks and it's easy to drive a short distance to Ryde, Sandown or other places on the coast. We didn't our dog this time, but it's a very pet friendly property (although you'd probably want to keep a dog on the lead in the farm itself due to the cat/chickens!). We will definitely be returning here when we next return to the Isle of Wight. We had a wonderful stay and the location is great. We had friends staying at the same time who paid more than three times as much as we did, but our accommodation was better!

    Very helpful and friendly owners, a beautifully decorated and very peaceful and relaxing property that was perfectly located fur exploring the island. Only minor issue was the downstairs bedroom bed was very squeaky making a noise every time you moved in the night. The grand piano was a bonus for our music student daughter. Would highly recommend a stay here!

  • "Lovely house real effort made in these difficult times with hand sanitisers and cleaning etc."

    The games room a great hit with darts, table tennis and football. Lovely walks to be had and the children loved feeding the horses Lovely peaceful location but so central Robin Hill 5 minute drive, Ryde 10 minutes Blackgang 25mins. The village of Wotton Bridge 5 minute drive has tesco express and takeaways. If you want to avoid supermarket at this time we had a Morrisons delivery to The Coach House. Would happily stay again.

  • "The Coach House is not only a beautifull place to stay but the location worked really well for us."

    The house has a true wow factor and was a treat to stay in. The owners were lovely and friendly and provided everything you would need and some lovely extra touches. We were with our 3 children and our dog, the space in the house was perfect. The surrounding gardens were safe and perfect for nosey children! They loved visiting the horses, chatting to the chickens and the resident cat was a hit with our youngest daughter. We will definitely be returning!

    The children also liked ‘talking’ to the horses and the Hens that habitually turned up at mealtimes in the courtyard. An electric type shower in the upper bathroom would be a good idea , but not essential.

The property

The Coach House, Guildford Farm, Havenstreet is a particularly spacious detached barn conversion holiday home, offering over 1500sq ft of comfortable accommodation which is centrally heated and tastefully furnished and decorated.

The property is conveniently located on a farm in an Area of Outstanding Natural Beauty 4 miles equidistant from the seaside town of Ryde and the County Town of Newport, and less than 2 miles from the car ferry terminal at Fishbourne, and the local shops and takeaways.

The sandy beaches of Ryde, Sandown and Shanklin are a short drive away.

The Coach House is the only unit of holiday accommodation at Guildford Farm, so it is ideal for families who want to get away from it all and have the place to themselves.

The accommodation is on 2 levels and sleeps 6 persons in 3 bedrooms.

The accommodation is arranged with one double bedroom on the ground floor, with a walk-in shower/wc ensuite; and one double, and one twin bedded rooms upstairs.

There is a separate first floor bathroom.

The large fitted kitchen is well equipped and there is ample space for 8 to eat in the kitchen.

The large 30ft lounge offers plenty of space to spread out.

A spiral staircase leads from the lounge/diner to the first floor.

From the lounge large double doors lead onto a patio area which is a suntrap in the evenings.

Adjacent to the Coach House is the Games Barn with table football and table tennis.

Also nearby is a laundry area with washing machine.

There is a large private garden area with drying area, garden furniture and use of a BBQ.

There is ample space for parking up to three cars.

Havenstreet itself is famous as being home to the Isle of Wight Steam Railway, and a holiday at the Coach House is ideal for steam buffs who enjoy the sight and sounds of the steam trains puffing through the countryside nearby.

The village also offers the family friendly White Hart PH a local petrol station, and a variety of country walks direct from the property to Wootton Creek, Robin Hill Country Park and Quarr Abbey

WOOTTON BRIDGE

Newport 3.5 miles; Ryde 4 miles; Sandown 10 miles.

This small community, well served by local amenities, is found close to the banks of a tidal creek which leads to the Solent, a favourite mooring for yachtsmen.
