Little Batts

I had a lovely stay at this cottage.

It is a great little property and the facilities provided were everything we needed for a weekend away. However, the listing states that pets are welcome but does not mention that the garden is not secure. This is important information for dog owners and I would recommend that the listing is updated to make this clear. When stripping the bed before departure, I noticed that the duvet was heavily stained and in need of replacement. It was also disappointing that no direct contact details for the owners were provided. Any issues have to be reported through Sykes. Unfortunately, the WhatsApp service was very slow, taking around a day to receive a response, which is not ideal if an urgent problem arises during your stay. Overall, the cottage itself was very pleasant, but a few improvements to the listing information, housekeeping and communication arrangements would enhance the guest experience.

Gorgeous cosy cottage, off the beaten track, lovely and peaceful.

Bathroom in particular was stunning and shower absolutely brilliant after a long day’s walk was appreciated. Enormous bed and very comfortable

A spacious but cosy and warm cottage.

Situated in beautiful surroundings. Quiet and located well to drive to all the places we wanted to see. Well equiped and clean. We loved it there and are already planning to come back.

We thoroughly enjoyed our stay at Little Batts, it is comfortable and cosy with everything you need.

Just be aware of the step down in the hall as this can catch you out in the dark. The owners responded very quickly to enquiry messages and resolved any questions quickly. When you first arrive, the property is well hidden and the name is quite small on the railway sleeper to the left of the steps. The property entrance is opposite The Bungalow, we did drive round 3 times before we found it. All in all a very relaxing time. Thank you

A very relaxing holiday, was helped by the good accommodation in a very quiet and rural location.

Facilities were good and comfortable with a well equipped kitchen and a lovely bathroom. All together, a great holiday home. Thank you to the Little Batts Team!

Lovely stay at Little Batts.

Very Spacious, well equipped and comfortable for 2 plus a dog. Lots of great walks and places to visit in the area. Would definitely stay again if back in the area

A wonderful property, that hopefully we will return to.

I am a Penshurst girl so know the area well. Moved to Norfolk 20 years ago. The facilities were 2nd to none. A few carpet stains and a couple if spiders but to be expected in a dog friendly cottage in the country. The only drawback was the noise. Contractors starting at 7.30am and builders in the adjoining property. The parcel force man woke us up a couple of times with deliveries for the owners. I had taken my husband away for a quiet few days as he is ill. But not as peaceful as we hoped. Overall very enjoyable. Sadly Spotted Dog pub up the road was very disappointing.

The cottage is in a beautiful and tranquil setting and provides a convenient base for visiting local attractions.

We had all we needed for a terrific few days of relaxation.

My mum and dad stayed for his 90th Birthday, He fell down the step in hallway as there is no markings there.

there was no control over the heating, so most of there stay was a cold place, i visited on Sunday and it was warmer outside than inside, unacceptable for old age pensioners, this seems to be mentioned in other feedbacks as well so needs sorting

It was a lovely place and we would happily stay again.

Would have been useful to know in advance that the garden isn’t secure as we had our dog with us. There was no mention of the pool when we booked which was a shame as we might have used it if we’d known. The property itself was very well equipped and nicely laid out and easy to find as there was clear signage from the road. It was spotlessly clean too. There was an issue with a missing back door key when we arrived which was sorted very quickly after we raised it. Overall, we thoroughly enjoyed our stay and have already recommended it to friends.

Arrived friday afternoon, no heating,told lady who said she would look at it,kept returning every few hours(at our request) to try again,still no heating and it was very cold.

Sent text to owner who did not reply but lady came next day with portable heater,she didnt know when boiler man would come as it was a weekend! Said we were not happy and not good enough, having to push a heater from room to room was not our idea of relaxing break. Eventually had enough and again texted owner(sunday night) saying very unhappy and cold,, he apologised by text and said he would come over this was 9 oclock in evening, it eventually came on at about 9.30 pm, he didnt come in to say sorry to us which we thought was very remiss of him. Nice and warm after that, no instructions for appliances which we told him by text he said in back of book which of course they were not, think we were capable of looking there! Lady tried her best and was very friendly, had good time after that. If parking car you will have to reverse to get out, no problems for us but maybe for others. Despite problems if we were in the area again we would stay here as eventuallt enjoyed ourselves.

lovely and clean but the bed is awfully soft and I had to leave early because my back ached and the sofa was ripped in a few places .

during the power outage there was no torch or candles to get out the house to get a torch. the listing on Sykes does not detail weddings and loud parties right outside your doorstep

We stayed at Little Batts from 7th to 11th November this year.

In your comprehensive welcome pack you request feedback both positive and negative Positive:       Beautiful and historic property in a lovely area of England       Welcome pack was very helpful       Bathroom is beautiful and kitchen well appointed (particularly loved the oven)       Great to have washing up liquid, hand wash, dishwasher tablets all provided       Lovely bedding on the bed       Awesome heating through out Negative:       Cleanliness Carpet in lounge area is visibly very dirty especially the large liquid stain in eyesight when on the couch. Maybe cream carpets is not a great choice. Couch cushion covers are ill fitting Embedded dead spider on the floor at the foot of the bed Large spiders web above window in lounge All these make the property feel generally grubby       Safety The step in the hallway is very dangerous especially with the same carpet on both levels. I fell quite badly within an hour of our arrival and twisted my ankle meaning I had to spend our first day with my leg elevated. (Not a great start to our holiday) Connecting door to The Barn is not lockable, but the door on their side is. One of the dining chair seats is only attached by 2 screws Back door was unlocked when we arrived. We have locked it.       Parking We parked outside the property in the lay-by as close as we could to the wall to ensure other vehicles could pass. When we went out one day the resident opposite had parked in such a way that we could not drive out and when we knocked on the door and asked her to move her car 1-2 metres forward she told us to "just reverse out'. While this was quite possible it was not a great interaction and left a bad taste.       General TV remote batteries were dead No welcome pack - tea, coffee, milk, sugar, couple of biscuits etc - After 36 hours travelling from Australia we couldn't even have a cup of tea when we got here. The bathroom is spa like and the large bath makes it feel like a romantic couples escape, but the bed is low,    average comfort and 2 single beds pushed together, which is not romantic The light around the mirror in the bathroom is quite fancy, but after 4 days we still hadn't worked out how to consistently control the light level or turn it on/off with confidence so we left it on all the time Overall while the property has great potential and some highlights we would rate it 1 out of 5 stars.

A beautiful cottage in a beautiful location

Comfortable and pleasant stay.

We very much enjoyed staying in this property.

Everything was perfect. A bit of thank you to the owner.

This was a lovely Barn to stay in and the pictures don't do the size justice.

The only downsides I would say are we arrived late and it was pitch black and we couldn't find the Barn. There was no one to ask and not much lighting so it took us a while to find Little Batts. besides this we had a lovely stay.

The best relaxing holiday, the cottage was so comfy, cosy allowing us to be happy filling our days playing games and having days in.

Could not recommend this place enough, have already been shouting about it since being home to friends and family.
