  • "Lovely property to stay in."

    Great location near town but always had parking in nearby roads. The property is spotlessly clean and very comfortably furnished. Plenty of cookware in the kitchen. Bathroom towels were soft and fluffy, the beds were divine. We would be delighted to return in the future. Thank you for sharing your property.

  • "Oak House is a lovely property that we have stayed in on numerous occasions."

    The owners are caring and quick to respond to any issues ( not that there have been many over the years)) ! The property suits groups of friends and families and is very well equipped. It is well placed near the centre of Keswick but away from the main bustle of the high street. We will return again next year and look forward to it.

  • "Beautiful property with everything you need."

    Minor maintenance issue notified to owners, maybe due to previous occupants not letting them know. Bit tricky getting cars parked on Saturday but no problems after then. Liked the option of leaving via the back door/utility area as we could take off boots and coats. Boot warmers were welcome after a wet day. Short walk into town and 555 bus route close by. We didn’t move the cars for a week and either walked from the house or took local transport. Would stay again.

If you visit again and have issues, there is a car park on the next street over on Skiddaw St. We're glad you appreciated the utility area and boot warmers, although, sadly, you needed them in July!! Hopefully, the weather didn't stop you having a good time. Thanks also for sharing the tip about the bus. It's really helpful for other guests, especially as parking near the popular walking routes can be a nightmare. It's much better to use public transport (and better for the environment, too).   • "The house was absolutely perfect and we couldn’t have asked for better."

    Great location within walking distance to the main town area, and a short drive away for some incredible walks. The house was spacious, clean and felt like a second home. We would definitely stay here again.

  • "Lovely comfortable House."

    Effective power showers. Back yard patio could have been swept and couple nice potted plants out there or hanging baskets to make it more appealing as weather very hot we ate outside there 3 evenings. Parking was less of a problem than we anticipated as we could always get a space nearby for our 2 cars. Don’t sleep at front of house if you value your sleep as very noisy disturbances from people walking by on way back from Keswick nightlife most nights .

How fantastic that you had hot weather, but sorry to read our backyard wasn’t as clean as it should be, we’ll certainly address that. And we totally agree on the plants - it’s just a nightmare to find a reliable gardener, but we will keep trying!   • "Beautiful house very well presented with everything you could possibly need/want in a self catering property and more!"

    Lots of space and well laid out all in good condition and well cared for. Really comfy beds everyone agreed on that! Great position for getting out on walks or getting into town, no need to use car. Parking is on street but not a problem (we are used to that at home anyway). Nicely decorated and great bathrooms my daughter was in her element with the master bedroom with ensuite - felt like royality for the week!

  • "An excellent property."

    Comfortable, very well equipped and decorated to a high standard. This was our second year at this property and the only reason we can't book for next year is that we will have a dog in the party otherwise I would have no hesitation in booking. The location is ideal as walking distance to the town centre.

    We have stayed here many times and will continue to do so. Steve and his family go the extra mile to make sure everyone has a perfect holiday home. We can fully recommend Oak House.     Lots of attention to detail. Perfect location. Have stayed here for 3 consecutive years. Would definitely stay again. Only negative is the huge (50% approx) rise in cost of renting the property since Sykes took over. Paid approx £1500 in 2021 but £2200 this year. A bit steep by any reckoning.

  • "This property has been modernised to include extra bathrooms and fitted to a high standard."

    It is in a very convenient location and parking, whilst on the street was never a great issue. The area is very quiet and there was no noise at night. The bed linen and towels were of high quality. The property was immaculate and very clean. It could benefit from blackout blinds in the bedrooms as Venetian blinds are hopeless at keeping out the light. Although there are beds for eight, the ground floor is too small for eight to be comfortable, particularly the kitchen. Taking out a cupboard for an extra fridge would be helpful. Having said this, most people probably eat out a lot in Keswick so it would not be a problem. We had dry, sunny weather and enjoyed a fantastic week of outdoor activities.

  • "This was a beautiful, clean and well thought out house."

    We prepared Christmas dinner here and there was good quality knives, steamer and kitchen utensils. The only slight draw back was the size of the freezer and fridge given that it was Christmas and we were feeding 7 people. They had even decorated the house for Christmas. It made our Christmas very special with elderly parents.

  • "A beautiful house very well furnished to a very high standard well situated in Keswick The only disappointment was we had requested a cot and a high chair and neither were there on our arrival."

    Dear Christine, Many thanks for sharing your feedback and we are delighted that overall you had a wonderful stay in Oak House. Of course, we are sorry to read about the issue with the cot and high chair, and can only apologise. They are available in Oak House but in a cupboard under the stairs, not out in the open. There is also a note in the house manual, but probably not clear enough. Unfortunately, we did not receive a message from Heart of the Lakes that you had requested them, or we would have got them out to make it easy to find. As soon as I read your feedback, I spoke to Heart of the Lakes to find out why we were not informed and learned that as a policy they do not pass on requests if an item is already available on the property. I have now asked that they always pass on any requests to us, even if an item is already available on the property, so we can make it very easy for our guests to find the things they need. So thank you for flagging this to us or we would not have been aware. We will also make it clearer in the guest manual too, and I have made a note to leave them out for your next stay with us.   • "We have stayed in Oak House many times and it remains one of favourite places to stay in the Lake District."

    However I am concerned that since Heart of the Lakes has been taken over by Sykes that the booking fee has risen sharply. This does not seem justified. I am also concerned that the cost of the accommodation has also risen sharply. I accept that costs are rising but feel that Sykes are profiteering from the situation. Heart of the Lakes was a lovely independent company, I hope that Sykes are not going to spoil this. Oak House is a lovely property, well cared for by the owners.

  • "I rang approx 2 weeks before the holiday to request a change in the makeup of the beds as one room has the option of being 2 single or 1 kingsize bed."

    This wasn’t done and meant we had to contact the owner to come over and change it the following day. Also, we have booked for next year as we like the property but the price has increased extortionately by £700, a 50% increase. Please can the rationale for this be explained?

  • "Steven's property is wonderfully set up and decorated and supplied with all you'll need."

    It's in such a good location; close enough to the park and the town but away from the crowds. You can really see the care that has been taken to make it work for guests. I can assure you that it easily exceeded my wife's expectations - and that's not easy to do. We plan to be back if we can find a space in the calendar.

  • "Beautiful, three storey home just a few minutes walk from the centre of Keswick This was our first post-lockdown holiday."

    Not everywhere was open but this allowed us to enjoy the backdrop and facilities in a quieter and more relaxed manner. The town may not have had many people but there was an abundance of young birds, some of whom were nesting in the hedge outside. A 4am wakeup call was not always welcome but the sound of mother sparrow and her fledglings was a delight to behold. Oak House was beautifully presented in tasteful colours. Very Farrow and Ball. It had all the facilities we needed. Four great, double bedrooms. Three bathrooms and a downstairs WC. The utility room was especially useful after long walks where we could leave our muddy boots without tracking through the immaculate home. There was even a very fancy device to heat up your walking boots, should you want to indulge. Parking was on street and we never had an issue - but it was a quiet time. We normally stay in Grasmere but would definitely return to Keswick. There is just so much on your doorstep. Also a fab E-bike rental firm that we used for our exploration around Derwent Water. We would love to return to Oak House next year.

The property

Oak House is a beautifully renovated Victorian townhouse situated just a five-minute walk from the vibrant centre of Keswick and close to the stunning Derwentwater Lake.

Enter into the pretty hallway with Minton tiled floor reflecting the Victorian character of the house with stairs leading up four bedrooms and bathrooms.

Make yourself at home as you kick back and relax on the plush sofas, flicking on the impressive flat-screen TV as you keep toasty from the woodburning stove while catching up with your nearest and dearest.

Gather at the dining table to delight in a tasty feast, lovingly prepared in the cream shaker style kitchen with assistance from the handy electrical appliances and cooking utensils, providing all the essentials for a self-catered stay.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone. Visit Castlerigg Stone Circle, the Jennings Brewery and Mirehouse, a grand house and gardens on the shores of the Bassenthwaite Lake, or take a fabulous boat trip around Derwentwater.
