    The dining room is great, the two big lounges are wonderful for relaxing and the games rooms were a real success. It was wonderful having so many bedrooms all en-suite and the Lodge proved just right for the young adults in our multi generational party. Everything we needed was provided and the gorgeous Christmas decorations were the icing on the cake. We also loved the hot tub and alpine lodge with the fire pit.   • "Used this beautiful property for my daughter’s small wedding of 19 people."

    We had a buffet on the Friday, a formal meal catering by recommended chef, Nick, on Saturday and a BBQ on Sunday. The venue was perfect. We took amazing photos inside, in the garden and by the lake. The hot tub was well used. The enclosed BBQ meant we didn’t have to worry that the weather was a bit drizzly.     We loved every minute of our stay there. The location (literally across the road from the marina) is perfect. The views are fabulous. The house is clean and short of nothing - and everything is top quality, right down to the towels, lovely hand, shower gel and body lotion!     The standard is exceptional and the location is perfect for exploring the lakes. This house has everything you need and more.   • "We have stayed at the house with a group of 16 friends from the Netherlands for a week."

    We believe that the house was built for us. In all details perfect. A very high end fully equipped kitchen and an enormous dining table seating 16. We rented the lodge as well, so we had 11 bedrooms in total. The beds are very good with high end linen. The only remark is that tall dutchmen consider the twin beds more as queen size beds. During the week we played golf at Windermere ( nice) and Sollith ( stormy and very challenging), went for a hike at the Troutbeck Tongue and visited several pubs.     The accommodation was presented in pristine condition all the way down to some basic kitchen essentials and some welcome beers. The attention to detail by the owners was clear - they are not just 'people' renting out a large house but are actually very experienced hospitality professionals well known in the local area and that shone through in the 'product'. Every need was catered for down to the smallest details - the kitchen was very well equipped, garden games were available, logs for outdoor fire pits on hand, speaker system to connect to, copious amounts of glassware, crockery.   • "A great house for our large group over Christmas and the annexe was ideal to give teenagers their own space."

    There are living spaces for everyone to be together, the kitchen and dining room are a real central hub and there are also areas for smaller groups to have their own space. The hot tub and wooden garden room were also welcome additions. The location is great with great views and lots to do within walking distance.   • "This was our first get together as a group for nearly two years so we went for the luxury end of the big group market and Derwentwater House really came through."

    It is a very comfortable and extremely well equipped house with a number of outside dinning and lounging areas. The bedrooms are very comfortable and mostly en-suite there is also a lodge next to the main house which again is awesome. The hot tub is fantastic made all the better by the placing of an Alexa for your musical entertainment. There is a quirky Arctic wooden lodge at the bottom of the garden which houses an indoor bbq. There is ample parking but be aware of the slope on the entrance drive. The house is situated in an ideal location for all forms of outdoor activities there is even a marina just over the road. Bassenthwaite 7 miles, Ullswater 16.6 miles; Cockermouth 13 miles.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone.
