"Amazing house."
High specs with a great kitchen and dinner area if you want to spent the night in. I had an amazing stay at a beautiful house in Keswick recently! The kitchen was a real highlight, boasting a high standard and everything I needed for cooking. We enjoyed lovely dinners, thanks to the ample space provided for dining.

"Lovely cottage lots of luxury features however we felt the cottage was lacking the final touches to make it amazing."
The sofas were really uncomfortable and there was missing cutlery and crockery. Also the garden really let the property down not a pleasant place to sit. Issue issue with sink plugs on arrival quickly sorted by maintenance team. Overall would recommend but would like to see improvements made to this property to make it the star it could be.

"Very spacious property."
Had everything we needed for our stay. Bathrooms & kitchen clean, however the sofas & the flooring in living area had not been cleaned well, dog hair & debris clearly evident on & under sofas. Blind in top bedroom broken, does not close fully. Outside area looked very untidy, overgrown with weeds, balls of dog hair evident, a shame as we were then not able to enjoy the outside space.

"On the whole this place is comfortable- nice bathrooms and nice bedrooms with comfortable beds."
It’s also in a good situation for visiting the town and parking was fine. However, the negatives were broken blinds, which we knew were known about already. They broke as soon as we used them and despite 2 messages to Sykes, they were not fixed. The back yard is useful for nothing- it is dirty out there and covered in weeds, with furniture you wouldn’t want to sit on. The rug and sofas in the lounge area were grubby and there was old food under one of the sofas. The kitchen was also sparsely kitted out. So overall a comfortable but slightly frustrating stay

"Our first evening in Keswick was spoiled by arriving to find our cottage hadn't been cleaned, we had no new bedding or towels and the previous occupants' dirty laundry was in the cottage."
It was sorted by about 8.30 p.m. and cleaned very well. But it did take us a while to get through to Sykes and we tried a different number given on a laminated sheet in the cottage that didn't seem to work, so we were getting a bit worried. I don't want to make a big thing about this because I have had many holidays through Sykes and it's never happened before, so I accept it's probably a one off admin error, but we didn't get the nice relaxing evening we wanted and had to change our plans. One the whole, Forty Five is a lovely house. Clearly a lot of money has been spent on the bathrooms and kitchen, which are beautiful, and new windows etc. The decor is generally very stylish. So it seems a shame to have scrimped on other areas like the window blinds and curtains. The blinds in the top floor bedroom didn't work. In fact when I tried to open one it fell off and my friend had to tie it up with string just to keep the sun out in what was a scorching week. But I had to leave both down all week. The cleaners, who we met, said they'd reported it and nothing had been done. The blinds in one of the first floor bedrooms wouldn't pull up and the curtain in the other first floor bedroom is so thin my other friend was uncomfortable putting the light on at night in case people could see her. The back yard was handy for the dog but didn't feel like a place we'd want to sit. We've been in similar houses that have made their yards quite nice. We did make ourselves at home there and are actually considering whether or not we can overlook the blinds and book the same house for next year's Keswick Convention, but we're also looking at other options in the same price range. I would be disappointed if we booked again and the blinds hadn't been addressed. Forty Five could be a really lovely house with just a bit more TLC.

"Lovely stay, perfect location to explore Keswick and the Lakes."
Rooms are good sizes with good facilities, including a big bath which was great to use after a long walk.
We noticed a lot of dog hair and one of the towels had a hole in it. Garden furniture not really useable, very rusty. Could do with a bit of TLC in places.

"Just back from a week at Forty Five with my husband and dog Dolly."
We were a little apprehensive about staying here as some reviews mentioned the house was a little shabby and generally needed some tlc - no need to have worried at.
Upon arrival we could clearly smell the house had been painted, everywhere looked really fresh. The bottle of rose left for us and the biscuits were very well received.
The house was very clean and tidy and I’m picky. Could not fault it at all in that respect. I would suggest leaving some kitchen top cleaner so guests can clean the services. There was plenty of dishwasher tablets left and kitchen cloths.
So why only 4 stars instead of 5. The back yard area seems to have been forgotten about. The garden table and chairs really rusty, no way we could have sat on them.
The sofas, as someone else mentioned are not comfortable at all - after a day of walking you really do need a comfy sofa to snuggly down on. Sadly the two sofas didn’t cut the mustard.
More drinks glasses are needed, there was only two of us the only 3 wine glasses when the house can sleep 6. Oh and no prosecco glasses, which surprised me.
All in all a fabulous week stay. The house is situation in a really quiet residential area, we didn’t experience any noise in the evenings, which was lovely. And we managed to park right outside the house. Close to the centre of Keswick.

"We had a great stay at this property."
The beds were comfortable, the property very clean and well equipped. The heating wasn't working on arrival due to low pressure in the boiler and the thermostat not communicating with the boiler. This was rectified quickly once we had reported the issue. Once the heating was working it warmed the house up quickly. There weren't any spare logs for the log burner but we had taken our own. Overall we had a lovely time and would recommend this property.

"We enjoyed our stay and would recommend the property."
It was generally comfortable and very clean on arrival. First impressions from outside weren’t great as there was a full skip in front of the property which stayed throughout our stay. However, inside it was well equipped and the layout was good for three of us and the dog. It would have been nice to have a little tea/coffee for the first evening but this is a small thing and there were some dishwasher tablets which we appreciated. Bathrooms were big and clean. Shame about the dreadful design of the tiles in the main bathroom which I presumed were dirty/mouldy but it was just the bizarre design. Personal choice I suppose. Overall the stay was good but we’ve stayed at more welcoming places in Keswick in the past and would probably try somewhere else next time.

"Great property!"
We absolutely loved our stay and the house was very comfortable, clean and welcoming. We found the dishwasher a little confusing to use so maybe some specific instructions on that might be helpful, but apart from that the appliances were great. A second front door key would also be useful. We couldn’t find a guest book but if we had we would have said what a wonderful stay we had.

"The cottage was in a good location ."
Facilities in the cottage were good . Two lovely bathrooms. The beds were comfortable. The heating worked really well. The log burner was very disappointing,think it maybe needed sweeping. The cottage needs decorating all the way through and the sofas weren't particularly comfortable.

"Overall we had a lovely stay."
We were very disappointed with the noise and the skip parked directly outside of the window however. It was unsightly and unpleasant. The heating was also a bit temperamental. The house itself is lovely and in a fab location, it was just a shame our stay was tarnished due to the things I have mentioned.

"House was comfortable."
Beds great. Great location.
Bath Matt in 1st bathroom was old and pink from dying in a wash. Bathrooms nice though.
Some of the paintwork needs retouching up on window sills and woodwork. TV had a line down it.
There were no logs to use for the fire. Although book said replace logs used? We bought some though and fire was nice.
There are stains in the kitchen ceiling from the shower.
I would say it’s a nice property and just needs a few bits sorting. We enjoyed our stay despite the above.

"Lovely property, great location and parking on the road was relatively easy as well."
Some parts were looking a little tired but it didn’t impact the overall condition of the property. All appliances were really good, great showers and a washer drier if needed. Only thing that would have improved our stay was if there had been a few basic supplies such as washing up liquid, hand soap and tea & coffee.

"Well situated, though parking was sometimes a little tricky."
The house was well equipped and within a short walking distance of the town centre. The kitchen was slightly cramped but functional and the beds and sofas were very comfortable. Considering it was in a area that has been hollowed out to provide holiday accommodation, the house was very quiet. It needs a lick of paint and some of the pet-induced scratches on the doors were unsightly.

A good location near to the park and only a short walk into the town centre.
The cottage was well equipped, although it would have been nice to have a measuring jug of some sort in the property. The upstairs hand rail was coming away from the wall, which we advised Sykes about and they responded very quickly to our concerns.
Some of the plates in the cupboard were dirty, but this was soon rectified by putting in the dishwasher.

"There are lots of positives about the house."
Great location and on a quiet road too. Didn't have a problem parking but we staying midweek so can't say what it would be like at the weekend.
The front area is gated so great for ensuring dogs (and little children) can't get onto the road. It's only 5 minute walk to the town centre and also to Hope Park (which is lovely by the river if want to take children to a play area) nice cafe in the park too. Can also watch cricket match!
The house is well provisioned, great kitchen with plenty of worktops. Comfy furniture in the lounge area although it is compact so if six people sitting in the lounge I can imagine it's a little cosy. Didn't use the fire as visit in May but looks great. Bedrooms are good size and the bed we used in the main bedroom was firm which we like. Bathrooms are great size with walk in showers. Water was hot and the one time heating came on (not sure why) heaters were hot very quickly. Nice back yard that got the morning sun.
The few negatives are:
Couldn't close the door on the dishwasher so handwashed, not a problem as only two of us. But would need resolving.
Light bulbs out in a few lights in dining area, couldn't get main light over the table to work.
Garden chairs in yard are very rusty so couldn't sit on them when it was nice in the yard, but there was a bench which was fine.
I noticed someone fed back that the decor is 'tired', but it's fine, especially as this is a holiday home and will get heavy use. It's also an old house so there will be some cosmetic issues that show but it doesn't detract from the clear efforts that the owners have put into renovating the house and making it comfortable for the stay.
Would we stay in the house again, yes. It has everything needed for a nice break in the Lake District and was reasonable in price to rent.
