"The cottage, facilities and location were excellent."
The photos don't do it justice and the views over the fells are stunning. It was warm and comfortable and is a cottage we will definitely return to.
The village has an excellent pub, which we used a number of times, as well as a lovely coffee shop in the village hall. A super base for accessing Keswick, Ullswater and beyond. We hope to be back soon.

"Lovely cottage, perfectly situated for facilites & tremendous views."
Extremely well equipped!
However looked like no one had stayed since November by the guest book listing so was disappointed that quiet a few cobwebs / dusty areas were quite noticeable - i can send photos separately if you require these.
Given all of the above we would definitely return. A lovely week away! Thank you.

"This is a lovely cottage in a beautiful location."
It has everything you need but there are a few issues that need addressing. The fridge door is faulty and keeps catching, this was mentioned on our last stay but there has been no improvement. The locks on the windows do not all work and some cannot be opened. This was particularly noticeable as it was very hot whilst we were there. However, there are more plus points than negative ones. We have stayed 3 times and we would go again. It is in an ideal location with a lovely neighbour who gave us lots of local information.

"Beautifully situated cottage and well laid out but it could have been cleaner dirt in corners rusty bins and shower metal holders."
Bottom bathroom door would not close at all . The towels provided were dreadful ( I had to go straight out and buy new ones to use) Could do with some general maintenance. Large water stain on kitchen ceiling and all the door mats needed replacing Plus side couldn’t have been a better spot loved the useful utility area and washing machine .sat outside most days enjoying the view cottage had good supply of plates etc and general furnishings good. Great bi fold doors in lounge onto patio with stunning views and pretty garden.

"Cottage has everything you need and more, loads of kitchen ware, beds are really comfortable, it's the best I've slept for a while."
The dogs loved the stream and the field just outside the cottage which is accessible through a gate in the back garden, very clean and warm. Views are amazing especially when the bi-folding doors are open, we loved this and are looking to book again for next summer.

"Erbel is a beautiful and extremely well located cottage at the end of a small row in Threlkeld with views all around."
Short drive into Keswick for shopping or a short walk out of the back gate alongside the stream to the local pub. Similarly you can just trot out of the back gate and find yourself at the foot of Blencathra for a challenging walk. Very comfy beds.. light and airy throughout. Perhaps just missing a fire if you come in the winter months.

"Great location, very clean, well presented and equipped, only small negative limited TV stations."
Friendly neighbour who was able to give us lots of information about the area and its history. Our holiday was great and good to get away after the year to date, the only negative I can say has nothing to do with the property, local Pub, visited three times during our stay, not once were we asked for our details and on the last night, they lost our food order! after an hour it was us who highlighted the situation, their reaction "totally unacceptable so we walked-out! As owners of a Sykes property in Cornwall appreciate feedback and to experience and learn from other cottages.

"The cottage was well positioned in Threlkeld with views across the valley towards St Johns in the Vale."
Single track to the house, fields in front of the cottage with sheep, chickens, pony and wild rabbits to watch. To the back of the cottage there was a small back garden with Red Squirrels visiting every day and owls hooting when dark. Great central position to explore the lakes and walks from the doorstep.
Eribel Cottage was well equipped, spacious, comfortable and welcoming. The laundry area was excellent for drying wet clothes and boots. (inevitable at times in The Lakes!)
I would definately recommend this cottage and hope to visit again.

Dogs welcome meant we were all able to enjoy the holiday without any worries.
A rep from Sykes phone the day after we checked in to make sure everything was ok. I don't recall any other letting company we have used do that and we appreciated the effort. We will be returning to the Lakes and will be using Sykes again for our booking.

"We had an amazing holiday at Eribel Cottage - it's in a fantastic location with sheep grazing on your doorstep, amazing views across the village of Threlkeld and the fells beyond."
Lot's of country walks nearby which was great for both us and the dog. Only a short drive into Keswick to pick up supplies. Super friendly village with a great pub and coffee shop - both dog friendly. The cottage was really lovely, very well appointed and a real home from home. Comfortable beds, super bathrooms and showers, great kitchen/diner, spacious lounge, and a good selection of TV channels. If we were asked what would make Eribel even better - we would suggest an outside wahsing line and some new garden furniture as the current table and chairs a bit rusty. Overall 10 out of 10 and would definitely book again! Thank you :-)

"We have rented Eribel cottage on a number of occasions and last year we felt that the cottage wasn't as clean as we had found previously."
This year, however, there was a definite improvement and we enjoyed our stay.
We did look at booking again for next year but it seems as if the rental cost has increased significantly from last year?

"It was a fantastic cottage, very comfortable with amazing views."
A very well equipped kitchen with everything you could need. Seeing the red squirrels every day was a bonus. The only downside was the heating which didn't seem to work properly, upstairs was fine but downstairs the underfloor heating didn't seem to work, but other than that it was a lovely cottage
Thank you for your observations and trust you enjoyed the facilities and location of Eribel Cottage. It is a pity you found the heating was a problem, one that has occurred before when the electric radiators were used to increase the temperature of the living accommodation. Electric radiators are provided in case the central heating breaks down. If the electric radiators are used in conjunction with the underfloor heating, the heat output raises the temperature above that set on the thermostat which shuts down the underfloor heating. I thank you again for your feedback and hope to see you again in the future. Property Owner

Very clean. Fantastic views, perfect position. In an ideal world there would be a fire and the TV would be lower on the wall, but pretty small things in the overall picture. We've just had our third holiday there and will be back next year.

"Great location in a quiet, peaceful area."
Walks on your doorstep and fabulous views from the house. The property has been beautifully refurbished and modernised and is very well equipped, probably because the owners use it themselves, making it more of a home. Just a couple of criticisms. The duvet is only king size and doesn't fit the super king bed. It's also not thick enough for autumn/winter use. We had to pinch the duvet from another bedroom to keep warm. The underfloor heating in the lounge is inadequate and didn't really seem to warm up. There were a number of evenings when we were quite chilly. When we tried to turn the heating up it kept flicking back to a lower temperature. It was as if it was being controlled elsewhere! Also the entire heating went off at 9.30 in the morning. There were some strange anomalies with the heating which we never really understood, particularly upstairs which was off more than it was on and the heated towel rail in the bathroom only came on for a few hours in the evening!! Really don't like being cold when we're on holiday.

"As you know, we had to get in touch with yourselves on arrival re the state of the cleanliness of the cottage."
Two ladies from the Keswick office came over straight away and saw for themselves a multitude of unclean areas including one of the beds.
They immediately set to and changed bedding, cleaned floors and dusted. They quite agreed that the cottage should not have been left in that state - a stomach churning start to our holiday!
I must say from the initial phone call with Gary to the girls coming round, I felt that your staff did all they could to put matters right including a refund of £100 at the end of the holiday.
The disappointing start to the holiday at Eribel Cottage will not put us off booking the property again as it is so beautiful and so tastefully done. I think the owners would have been saddened to see that it had been so let down because of the lack of cleaning!
Thank you to Karen and team for putting things right and I have to say we thoroughly enjoyed the rest of the week.
