  • "Very disappointing - would not re-visit this property without reassurance that the leak problem has been rectified."

    We visited this property in Feb 24, & having read the review by Eric dated Sept 2023, we assumed the leak issue had been sorted. However, we experienced exactly the same issue & water poured through the kitchen ceiling, causing the electric to cut out. We had to wait in for a Maintenance visit. We were offered a move to an alternative property, but with only 2 nights remaining, it wasn’t worth the hassle. This is a known issue & we were not informed by Sykes or the owner beforehand to be given other options to cancel or re-book. Very little Welcome Information provided about the house - we eventually found a small (full) guestbook, but felt there was a real lack of attention to detail. We had to make 2 calls to Sykes requesting information that should have been readily available. Such a shame, this house is in a perfect location and has such potential, but we will not be returning.

  • "This was our 2nd visit to Ashness and our last."

    On Sunday evening water came rushing through the kitchen ceiling for about 10 mins. Lakelovers were called but clearly this was an issue they were already aware of, putting it down to ingress from an adjacent property. Telling us that “the property owner needs to resolve this with the adjacent property” does not help with our holiday. We were worried it could happen again anytime and also about the safety of the house electrics. We booked this cottage last year and paid our balance in August. As this was a known problem we should have been offered other options to cancel or re-book elsewhere before we came. We paid Lakelovers in good faith for something they knew was faulty.

  • "Lovely property with splendid views and walk’s near by."

    Well equipped kitchen, comfortable bed and the shower was excellent. We only had one small issue. There needs to be a welcome book/ folder with all the dos and dont’s, we spent quite awhile looking for the Wi-Fi password to then find it in the guestbook (guestbook is full so we was unable to leave a comment)

  • "We were very pleasantly surprised with the property."

    It is a delightful two bedroom cottage style property. The kitchen and all the carpets were new and of great quality, the beds very comfortable. The white bed linen and soft towels added a touch of luxury. The position of the property was excellent just 2 minute walk from the high st, restaurants and pubs. Having a table and chairs outside was wonderful as the weather was glorious we were able to eat outside. I would highly recommend the property and hope to return soon.

  • "This was a return visit to Ashness and one criticism we made previously concerned curtains in the spare room."

    No linings and curtains are thin so very light from very early morning making sleep poor. Blackout linings required. Only other issue this time would be lack of hair dryer. Other than these points we were very happy with accommodation. Visitors book was full so could not leave comments.

  • "Do not let negative and picky reviews put you off , Ashness is a little gem, warm and homely , it’s own parking space (a real Bonus on Windermere) , clean and neat with stunning views behind it ."

    It’s also a perfect distance from the main Ambleside thoroughfare , so nice and quiet but within touching distance . Nice big rooms, a fantastic shower , nice refreshed kitchen and excellent heating . Please think twice when being nasty in reviews, these properties are peoples livelihoods and people have feelings . The staff at Heart of The Lakes are fantastic also , we really enjoyed our stay , was too short and won’t hesitate to return . Thank you to all involved .

  • "The property is in desperate need of update i will list the main issuers below me and my mum traveled here for a week and was VERY unhappy with the standard."

    I feel this property has spoiled your brand and disappointed us greatly. 1. Smelly carpet in the living room 2. Disgusting unhygienic carpet in the bathroom 3. Issues with hot water on the day of arrival 4. No wifi seriously its 2022 this is a complete joke! 5. no cleaning product or cleaning tools for dishes

    Lovely cottage in a great position just up the hill from the town centre Good value for money and would happily stay again Comfortable beds and decent shower and good general amenities Minor issue/suggestion that only a tiny frying pan provided when really for the odd time we cooked a decent pan would be an essential for breakfasts etc

  • "Lovely spot and good facilities ;very well placed for a holiday let but could do with a new mattress on the double bed and a really good deep clean ."

    There was a lot of dust on surfaces etc .and skirting boards / cupboards were extremely dusty. Lights under the cupboards in the kitchen also flicker on and off .

  • "This property is in a great location but needs updating."

    A new kitchen has been installed, everything else old and tired. It needs a really good clean, cobwebs and dust on all the skirting boards and windows, Carpets had dog hairs everywhere. Old crockery and kitchen utensils, I really suggest they change the cleaning team. Sykes agents should be checking cottages for their standards regularly before advertising them.

  • "My wife and I had the good fortune to spend a week at Ashness, leaving on 14th May."

    It was so homely, with excellent parking facilities and wonderful views from the back of the cottage up to Wansfell. There has evidently been a lot of money spent on the property recently, the kitchen appeared to be brand new and carpets were freshly cleaned and pristine. There was only one drawback-we had to face reality and return home after one glorious week. We will definitely return soon. Peter

  • "This cottage is VERY dated and requires a complete revamp."

    Random pictures on the walls/ weird looking ornaments. All interior wood painted dark brown, mis matched wall colours, dingy drab curtains. A very old net curtain in the lounge. 3 lamps in the lounge, none matching, one broken, another with a bent lampshade. Dining chair seat pads very stained. Split bath panel, very bad decorating, damp showing through. No non slip mat for the shower. Carpet in the bathroom !!!! Disgusting! Bedside lamps didnt work. Very dated and yellow stained clock radio. Very poor wi-fi. TV very small plus no freeview. Limited number of channels. Only one 2 seater settee and armchair. Certainly not big enough for 4 adults. Outdoor seating area is on the drive with very old chairs. Outside area needs a good clean, overgrown and full of weeds. Plus features...overall quite clean, great power shower. Very clean bedding and towels. Kitchen dated but well equipped. Plenty of storage.5 min walk into town. Private car parking space. Very quiet area.

    Thank you for your feedback. The owner of Ashness is making improvements to the property but as you can imagine, this does take a lot of time and money. Pictures/Ornaments are all down to personal opinion and we have never had this flagged before. All lamps have been replaced, curtains and seating areas deep cleaned, carpets cleaned and a brand new kitchen installed (May 2022). New photos do show the property as it stands and we have been out to inspect. The outdoor furniture has been replaced and is set in a small seating area outside of the property which is clear and catches the sun in the afternoon. We agree the property is in a great location.   • "There were no instructions as to how to operate the heating system so we were cold through the week-end."

    The lounge carpet was badly marked and no attempt had been made to clean it. The shower head slips down the stand and sprays water onto the carpet. Kitchen clock did not work as did the fancy lamp beside the TV. The radio beside the double bed was very dusty. This all led to a very disappointing stay at Ashness.

  • "The best aspects of the property were location and the 1 parking space."

    Aside from that it was extremely dated (the bathroom had carpet!!) the carpets were in need of a clean or better still replaced, the mattresses were terribly uncomfortable. Despite the great location, I would not stay there again. The pictures marketing the property looked much better than the reality.

The owner is hoping to update more areas of the property including the bathroom in the future. Mattress comfort is down to individuals and we have not had this complaint before but we are sorry they were not your taste.   • "Cottage in perfect location centre of Ambleside."

    Need to tidy up front area trim tree right back to allow light. No garden area. Only negative is Sitting outside means squeezing in front of car on drive to try and get a bit of sun as large tree dominates an untidy tiny bit of tarmac at front door if you want to sit outside.

The property

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
