  • "We had a wonderful stay at Chapelside Cottage."

It was beautifully presented and we loved how clean and bright it was. The cottage is very well equipped with good quality furnishings. The position is very quiet and convenient, with just a short walk in to Ambleside. The upside down living was great fun, giving a fantastic view of the fells from the lounge. We would definitely recommend a stay here and would love to return.

It had clearly just been redecorated & refurbished which was lovely. It was spotlessly clean & really well equipped. It is in a great location, only a couple of minutes walk into the centre of Ambleside which is a bustling village with loads of nice bars, restaurants & shops. Definitely recommend & we are looking to return soon.

  • "We had initially disregarded this property due to a recent poor review regarding cleanliness."

After reading the owners constructive response to that review we decided to take a chance. We were very glad that we did. The property was spotlessly clean on arrival. The cottage is well equipped and we didn't have to use any of the kitchen and other items that we bring to holiday rentals after previous experience of lack of equipment in other places. The cottage is ideally situated just on the edge of the old town in Ambleside and is only a 70 metre walk or so to two good pubs and around a 100/150m into town where there is a great selection of shops, pubs and restaurants varying from Michelin fine dining to casual cafes. During our stay there was heavy snowfall which blocked roads around the lakes for a few days. Due to the proximity of the town this wasn't an issue and there are many great walks that can be made directly from the house so we found no need to use the car. The owner kindly called during to check that we were ok during the snowy period and to check that we could heat the house adequately. The heating kept the house very cosy despite very low outside temperatures. The layout of the house is good with plenty of storage for coats and boots and we found the beds to be very comfortable. Highly recommended and we will definitely stay here next time we are in the Lakes.

Thank you for your positive feedback it is really appreciated. I am delighted that despite the snow you were still able to enjoy the holiday & all that Ambleside has to offer. I am glad that you weren’t put off coming by a previous negative review. I am passionate about cleanliness & I’m glad that you found the cottage spotless. We look forward to welcoming you back in the future. Property Owner

  • "The third (single) bedroom is more of a corridor from the back door and neither of my children felt safe sleeping in here- luckily we were a trip of only 3 in a sleeps 5 property."

The standard of cleanliness was not the usual expected for heart of the lakes- we had used towels in the en-suite and general low level dust and a feel of a good deep clean was in order. The property was well equipped and the main attraction for us was the close proximity to Ambleside shops and ease of access to multiple walks from home. We usually stay in a property in the falls, this was a cheaper option and suited the 3 of us well.

Thank you for passing your comments.I was horrified to hear the cottage was not cleaned to the standards expected. We pay higher than the normal cleaning charge to Heart of the Lakes for cleaning to the highest standard. We have followed this policy for over two years and had nothing but praise. I have taken the matter up with Heart of the Lakes, please accept my sincere apologies. I am glad you found the cottage well equipped & in a great location. Property Owner

Kitchen was fully kitted out with everything required. It was clean and comfortable. I would definitely book again. The only small issue we had was that the floorboards squeak and as the bedrooms are downstairs and I am an early riser, it did wake up other people still sleeping. This would not deter me from booking again and just an FYI.

Quiet but only 5 minutes walk from the centre of Ambleside. The property was fastidiously clean and very well appointed - even the kitchen, important to self-caterers like ourselves, and something that lets down many otherwise lovely cottages. We've stayed here twice and would certainly do so again.

  • "Property clean, warm and well stocked."

Quiet position close to town centre. With the bedrooms being on the ground floor and lack of insulation and shockingly creaky floorboards of upper floor means anyone wanting an early night or a rest has no chance of sleeping due to the noise whenever walking across the living room/kitchen. That would dissuade me from booking this particular property again.

We are glad to hear that you enjoyed the position and condition of the property. The main living rooms are on the first floor to take advantage of the views. It is a traditionally built house with a timber floor between the first and ground floor. The building is well insulated but it would be unusual to have insulation between the two floors. Just as in a conventional house, you hear people walking across a bedroom floor, the reverse is true. We are conscious of not pounding across a room if people are asleep underneath but it is not a situation that occurs too often. It has never been raised as a problem. All comments are appreciated. The property has recently been totally refurbished and is in superb condition but we will look into the possibility of adding soundproofing when the next refurbishment becomes due. • "A lovely quiet cottage in a prime lakeland location within quick walking distance of the centre of Ambleside - please note that this cottage is at the top of a hill."

The cottage itself has a lovely welcoming feel, it is upside down with bedrooms and bathrooms on the ground floor. It is possibly the most well equipped cottage we have ever stayed in in terms of kitchenware, games, bedding, cleaning products etc - you really do not need to take anything other than your clothes and personal items. Internet and TV very good, radio appreciated. Cottage is extremely well heated and beds very comfy. The only things we would improve were: Blind broken in ensuite, this makes you feel very vulnerable in there as the frosted glass window leads straight onto a road, so when showering I felt inclined to get out quick - not sure if passers by can see in, but it felt wrong. Behind the furniture is quite dusty and dirty, also behind bath taps - brown muck, food splashed on kitchen cupboard fronts on arrival - more care would be better, but overall not a deal breaker. Hot water was not enough for a full bath....but we do use a lot normally, we were not sure if it was ok to ask for more. Parking is free but extremely extremely tight in a yard around the back with small walls and a tunnel to navigate - a nightmare with a long estate car.

It is always good to receive comments such as “ the most well equipped cottage we have ever stayed in” Sorry about the missing blind. It was taken down by the Heart of the Lakes a few weeks ago and I have a replacement on order. Don’t worry about revealing photos in the local newspaper. It is not overlooked. If it had been necessary, I would have put a temporary cover over the window . I will take up your disappointing comments on cleanliness with Heart of the Lakes. We have the hot water set automatically but any guest is free to override. Parking can be tight and is not helped by the lakeland stone walls. The answer is to use the reversing bay behind number 3. Still tight but, with care, useable for all vehicles.. A Range Rover uses one of the spaces on a daily basis. Your thorough review is genuinely appreciated. I am glad you enjoyed your stay and hope to be able to welcome you back in the future. owner Property Owner

  • "Parking was very tight in the courtyard, especially if you have a big car."

Second twin room is small so cottage not ideal for 4 adults. But very clean, well equipped and generally a really nice cottage at the top of a steep hill.

Thank you for your feed back and I am pleased you enjoyed the facilities and features of the cottage. The main bedroom is 12’ X9’6” plus a decent size en suite. The twin is indeed smaller at 9”9” x 9’9””. The third bedroom is 14’ x 6’. The second bedroom looked much larger when it was fitted with a double bed rather than twin beds. The twin beds do, however, increase flexibility. We are in the fortunate position of having a very high number of people who regularly rebook the cottage. A large number are two couples. Whenever I receive a comment on the cottage I try to ensure something is done to improve any problem raised. I am afraid, in this case , I can’t increase the size of the room. Most people remark how spacious and bright they find the cottage. The bedrooms are down stairs . This creates a larger bright space with the views from the living area on the first floor. I am sure you appreciated the position of the cottage. It is located in a quiet area in the conservation area less than 400 yards from the town centre. Property Owner

  • "The cottage is comfortable, clean and well equipped and we enjoyed a very nice family holiday there."

The parking is awkward (particularly if you have a large family car with a bike rack on the roof) and the downstairs of the house smelt damp / musty. It didn’t stop us from having a great time though!

Many thanks for your feedback. I am glad you enjoyed your stay . The cottage means a lot to the family and we do all we can to ensure you have a good time. I am at a bit of a loss over the “musty” smell. The cottage is in good structural condition and usually well aired. Since your report, I have had it thoroughly checked over. Shortly before your stay, new carpets were fitted throughout and it would be easy to mix the smell of the carpets with musty. I visited immediately after your report and the smell of new carpet was dominant. I hope to be able to welcome you back to the cottage in the future. Property Owner

  • "Getting a warm shower seemed a bit of lottery."

Dialled up the water temp control on the boiler to max and the temp control on the water cylinder. Eventually switched on the immersion heater(don’t recall this being mentioned in the property notes). In the kitchen, the microwave did not work. No bread bin, no baking tray(s), no wine stoppers. Don’t forget to bring your OS maps; there are none at the property. Otherwise, absolutely fine!

Sorry to hear about your problems with the showers. It must have been infuriating! The immersion is never used as we always try to ensure the cottage is both cosy and has plenty of hot water. I alerted Heart of the Lakes about your problem. They replaced a battery in the thermostat and all was back to normal. I am most impressed with Heart of the Lakes maintenance team. If you have any problem during future stays in our cottage or others they manage, give a quick call, carry on enjoying your holiday and be confident it will be sorted. We did have a good selection of maps in the cottage but were advised to remove them at the outbreak of Covid. It's good to hear “everything else was fine”.
