  • "Great property, so well located for walking into lovely Ambleside in a few minutes, but not too close to be affected by being in the thick of it."

    Spacious enough to easily accommodate three couples in comfort, with the bedrooms being roughly the same size, so no real fight over which one each couple had! The previous reviewer's criticism we read about the towels has clearly been addressed too, as they were lovely and fluffy...

  • "This property is perfectly situated - it feels secluded but is just a 5 minute walk from the cafes, restaurants and bars in Ambleside."

    Easy access to great walks from the doorstep or a short drive away. We did 5 different walks over the week we were there and loved them all. Accommodation was perfect for our needs - a modern open plan lay out with everything you could need during your stay. I just wish it was mine.

  • "We loved Cross Brow and we greatly enjoyed our stay."

    The house and gardens are immaculate. The property is very comfortable. Four bathrooms was a definite plus. We were a party of five adults, including both my parents who are in their nineties. There was no mention of the many steps down to the property from the parking place and they struggled with these. These steps should be mentioned in the property description.

  • "Wow, what a gem of a place in beautiful Ambleside!"

    Seriously the photos don’t do it justice! We were totally blown away when we arrived and very happy we chose this place. The house and gardens are just beautiful, everything in the house is top quality and you can tell that’s it’s well looked after! The facilities are excellent and the beds, well they are so comfy and we all slept so well! The fluffiest bathroom towels and nice little finishing touches throughout! Would we stay again, most definitely, I seriously can’t recommend this place enough!

  • "Fantastic location with it being such a short walk into the middle of Ambleside and Waterhead."

    Lovely garden. Great to have a bathroom for each room. The kitchen has a great selection of utensils etc for a week away. Lovely rooms and decorations adding to them. Nice to have access to a washing machine and drier as walking/exercising does produce dirty clothes that need washing/drying. Only thing to improve would be more than one toilet roll per bathroom for a weeks stay. Would stay again

  • "We have stayed at Crossbrow many times and stay each year, sadly since Lake lovers has changed to Sykes there is a marked decline."

    The towels and bed linen have gone from soft luxurious comfort to cheap rough industrial laundry type. This is the same for the cleaning, the bathrooms all smelt of cheap chemicals throughout. Crossbrow has the location and space but no longer has the comfort. From a customer perspective the change of company ownership has had a big impact on the quality of our stay and it feels such a shame for this property to be managed by a large national company where the customer experience is now not paramount it feels.

    Thank you for your feedback and for bringing these points to our attention. We are sorry that you found the linen quality to have changed. This is being brought up with the linen provider to investigate if they have changed their detergent. The owner has approached their housekeeper to evaluate the products used and confirms that only high quality products are used.     Beds were very comfy & showers were super powerful. Kitchen has all the required bits & bobs to make Cross Brow a home from home. We really enjoyed our stay here & would highly recommend to others.

  • "It's the second time we have stayed at Cross Brow and we love it."

    So comfortable, clean and roomy for our needs with a lovely garden and rest areas. The showers are amazing! Also, the property is ideally placed in Ambleside. The only thing we wonder is if the property could do with the provision of a decent gas or charcoal bbq? There is one in the wall at top of garden but one in the area near the lower rest area would be ideal. One big thankyou to Lakelovers. We had to call as water was leaking through the ceiling downstairs when one of the showers was used. The maintenance team out the very next day to sort. Thankyou! We will most certainly like to stay at Cross Brow again.

  • "Another lovely stay at Cross Brow."

    It is the perfect location for walking, very peaceful but close enough to town. The bedroom layout is ideal for couples with the en-suites. The house is well equipped and we really enjoyed the beautiful gardens in the good weather. Disappointing that there's still no welcome pack on arrival (only LL property weve stayed in that doesn't) given the premium price, but overall a great week.

  • "Great location."

    Parking for 2/3 cars. Quite a few steps down to the property (if parking up top) so be aware for those less mobile. The house though... just beautiful. Beautifully decorated and has everything you need for a perfect home from home holiday. 3 lovely double bedrooms, 2 with en-suite. Middle bedroom has a bathroom just across the hall. Separate shower room. Additional WC in the utility room downstairs. Washing machine, tumble drier also in the utility room, along with iron/ironing board. Mops, brooms and hoover. Also a clothes airer. Kitchen has everything you need, glasses, cups, plates, cutlery, pots, pans. The sofas are large and comfortable. Despite some negative comments re the table, we found it to be absolutely fine. There were table cloths and mats, coasters in the cupboard to dress the table, so it certainly didn't ruin our dining experience! The house was lovely and warm, we had the fire going when we were home, which was so warm and cozy. There was a small leak to one of the rads, but a call to Lakelovers and an engineer was there within half an hour to reapir it - great service. In all, we had everything we needed for a wonderful Christmas stay and I can only say positive things about this property. The photos certainly don't do it justice, we were so surprised at how large and spacious it was. I would stay here again and would 100% recommend this property.

  • "Our first time at this property and we really enjoyed our stay ."

    A fabulous property upstairs, 4 lovely bathrooms and bedrooms , all nicely appointed and good towels . However like the other reviews the downstairs lounge / diner is a very different experience. A student like dining table and uncomfortable chairs made our in home dining feel a little basic . No napkins found and no basic pantry items like salt , pepper, cling film etc that have been in other properties. The main leather sofas and leather cushions were really old and not very comfortable and not to have a smart TV seems very remiss given the property pricepoint . As in other properties this is the only LL property we have rented that didn’t offer a welcome pack - not even milk and a few tea bags after a long drive up . However it is a really well stocked kitchen ( garlic press and cheese grater please add tho ) so preparing food is lovely to do in that kitchen . And the location is first rate , so close to all the amenities was an absolute bonus . We would definitely book again if some of these minor niggles were addressed by the owners

  • "Cross Brow is practically equipped, spacious and comfortable."

    Ideal for our needs. Private and secluded despite having near neighbours and in walking distance of Ambleside and all facilities you could need. We loved it! We were nervous because of a recent review but this beautiful stunning house adds to a short list of our favourite houses for a family visiting the lakes several times a year.

  • "This was our third consecutive year at Cross Brow and for sure it ticks many boxes for us."

    Upstairs is just what we require 3 double rooms with private bathrooms to a first rate standard. However it would be remiss of me not to point out the marked change of comfort experienced in the living room.It's decor is almost student bed sit quality.A table with plastic covering hints very strongly that somebody somewhere does not really trust people to eat and drink properly. The old leather sofas -so uncomfortable- and chairs are in desperate need of an upgrade.As is the TV already probably 11 years old. These are all points which we'd overlooked in previous years but as we were paying £1800 for the week -an increase of £300 from last year felt it was worth pointing out.Charge top dollar expectations rise. Hopefully someone will take notice but I fully expect to book again next year.

  • "The property was lovely & we had a great holiday."

    However the shower in the first bedroom on the left going down the corridor had inconsistent hot & cold water coming out no matter what the setting which meant diving out of the way when cold water came! Also living room was good but could do with a few cushions to make it more comfortable.

  • "The property is generally well appointed and spacious for 6 people which is the main reason we chose it."

    There is very nice outdoor space although this across several levels which can make access tricky for some. The location is great for easy walking access to Ambleside, is generally quite and not overlooked. There are a few niggles that detract from the comfort in the property. The sofas in the lounge area are very deep so without any cushions it is difficult to get really comfortable on them. In addition a zip is broken ( and would appear to have been for a while now based on other reviews) which means a section of the back slides down. The mattresses whilst not uncomfortable initially are on their last legs and don’t provide a great deal of support through the night again this has previously been commented on. It seems to be a common feedback theme that small maintenance issues, such as the leaking shower attachment in the ensuite bathroom has not been fixed. These things take the shine off what is otherwise a lovely property but, as you are paying a premium price for it I would have expected them to have been addressed.

  • "Lovely cottage in the perfect location with shops, restaurants and walks all on the doorstep."

    We enjoyed quite a few meals in the beautiful garden and really appreciated multiple places to sit outside to make the most of the sunshine. There are some minor maintenance things that need to be dealt with (window fitting in en-suite bathroom to first bedroom on left as you come up the stairs, leaky shower hose on en-suite bath, broken zip on sofa cushion so it keeps falling down, shower head in shower room needs adjusting so that it stays in place once water turned on) but none of these took away from our enjoyment.   • "Cross Brow was a lovely clean and very well equipped property."

    Having a Large Smart TV in the Lounge would have made our stay even better. The garden was lovely but there was a lot of steps which could be a problem if like us you have poor mobility.

    ...there is a couple of things that are only suggestion ::bigger towels for the bathrooms and I would take the bathroom fans off a timer and make come on with the light switch ..

  • "Lovely cottage, repeat visit and would stay again."

    Close to the centre and very well appointed. Great to have a log burner. Strangely, there were no teaspoons!!! There were last December so not sure why they were missing this time. Plenty of other crockery, glassware and cutlery, in fact pretty much everything else we could want in a property. The bathrooms are quite cold, especially the en-suite shower room, kept the main bathroom warm by leaving the door open to the corridor upstairs which was always warm. We had lovely large bath sheets last December but this year they were small, not a major issue but couldn’t wrap ourselves in them at all. Not major issues but just stopped it being 5 stars.

  • "This is the third or fourth time we’ve stayed at Crossbrow and commend the cleanliness always and the quality."

    However the mattress in the main bedroom to the left of the stairs desperately needs replacing, it’s very uncomfortable and needed replacing on our previous visits. Also some thicker pillows are needed and some cushions for the sofas please. Overall another good stay but we would want to know that mattress has been replaced before our next booking and having met the owners previously I’m sure they will want to address this. Many thanks

  • "Loved the property and bonus was a bbq even though we were told it didn’t have one."

    Only comment I’d like to make is when we looked to rebook for next year same week in July the price has gone up by just under £1000 . I think this is an enormous price increase and unfortunately has put us off rebooking again.

  • "The shortfall of towels and logs was sorted out promptly thanks."

    4 out of 8 table lamps had failed light bulbs, with no spares in the property. I left them out for the cleaner.

  • "We booked with Lakelovers and as usual, everything was just as we had hoped and expected, our only issue was the delay in the reimbursement of our good housekeeping bond."

    ; in the past, this had always been returned a few days following our holiday, but this took a month to return, and I was told by Sykes this was due to the merger. I was given 3 different dates when I should have received the money, and I had to make 5 phone calls before I finally received it; one of the call handlers also told me I would receive some compensation but this did not materialise. I understand Sykes don’t usually ask for (and therefore have to return), deposits, but I am sure they were aware of this practice prior to the merger and it is disappointing they were not prepared for it.

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
