    Loved it. Location was brilliant. Loved the utility facility, being walkers it was great for boots and gear. Also our dog and ability to clean him up before going into the house. Cottage is well equipped.

  • "The property is in a great location and we loved being able to always hear the sound of the river."

    Having a car port is a bonus and the utility room is brilliant for being able to change out of wet gear before entering the property itself. The house is well-equipped, especially the kitchen but the property was let down by poor cleanliness. There were crumbs on and under the dining table when we arrived. The carpet was also in need of a good vacuum, which I did upon arrival and it picked up lots of dogs hair. That said, it didn't put us off and we'd still book it again.

  • "This is the second time that we have stayed in this property, and after our wonderful stay last time we were very excited."

    Unfortunately this wasn’t to be as good of a stay. Firstly, the oven/cooker wasn’t working. Which wasn’t the end of the world, however was a massive inconvenience to say we’d planned and shopped in the understanding that we’d have oven facilities. To add to this on Thursday morning we were quite rudely, and abruptly woken up at 0830 by work men crashing around the front and side of the property. This hugely upset our dog, and at first we through we were being broken In to!! The builders spent the full day at the back/side of the property talking loudly, swearing, drilling sawing and building new steps down and around the house. This meant we felt the need to keep the curtains closed for the duration of the day for some privacy! The dog was unable to use the garden facilities (one of the main reason we chose this location was for the garden!!) he was very unsettled and unhappy for the rest of our stay. My partner who unfortunately has been very sick in hospital throughout 2023 struggled immensity with the loud noises and disturbed sleep. What a terrible end to our stay. I understand these things can’t be helped, and maintenance needs to be done. However this was our holiday, and we were not made aware of these plans, after speaking with Lakelovers/Heart of the lakes - neither were they! Which is even more concerning. We feel like our holiday was cut short by a day and a half and are very disappointed by this.

The building work for replacing steps was in a communal garden and was organised by the property management without forewarning to the owner and subsequently, the local brand.   • "This is our second visit to Falls View and we are booked to go again in the Spring."

    The cottage is in a great location and we love being able to hear the water and watch the river level rise and fall. The car port is really useful and the drying/utility room is great for changing out of wet walking gear. The cottage could do with a bit of TLC but it is well equipped, with a large TV and the kitchen had everything we needed. The only thing that let it down on this occasion was cleanliness - there were crumbs on, and under, the dining table and because there seemed to be a lot of bits on the carpets, I decided to vacuum before unpacking. I was surprised at how much hair I picked up so I can only assume that the previous guests had a dog(s) and it either wasn't vacuumed or the cleaner isn't picking up very well (I used my own handheld that I always take with us for just such a situation). I was also surprised to only have one hand towel provided between four guests, in the past we've had a hand and bath towel for each guest.

  • "Loved it. I have stayed in many different properties in Ambleside over the last 20 or so years and Falls View Cottage is by far the best, mainly due to size, location and off road parking."

    Regarding the garage size which has been mentioned in previous reviews, I was able to get my S-Type Jaguar in no problem by just folding the mirrors in to get through the doorway. So unless your car is wider than that (206cm) you should get it in ok . In summary to qoute Mr Schwarzenegger " I'll be back " .

  • "A very comfortable, spacious and well located property in a quiet and green area of Ambleside."

    It generally felt homely, and if you wish to self-cater the kitchen is well stocked with room to move around. The two things I found lacking were (a) a long vertical mirror and (b) a plug next to a mirror to dry my hair easily. It was great to have a garage but care needs to be taken as the width is just adequate. We enjoyed our stay at this property.

  • "We were so impressed with Falls View Cottage and had a wonderful holiday with this as our home for the week."

    Every amenity we could have needed was included and plentiful and the cleanliness was outstanding, I usually wash all crockery upon arrival at a holiday home but there was just no need here. The cottage is incredibly spacious and we loved hanging out in the top floor lounge/kitchen/diner and on the balcony which led to our own private meadow. Perfect for our little dog too, who had the most wonderful time. I was worried about whether we’d sleep well with noise from the waterfall after reading previous reviews, but it was simply beautiful with the gentle sound in the background. It added to the whole experience of holidaying in an area of such natural beauty, which most people go to enjoy when on holiday in the Lakes. Walking to the centre of Ambleside took 10 minutes. The pedestrian route up Peggy Hill was the best route for us to avoid the steepest hills and made for a nice and convenient short walk. We’ll definitely return to Falls View for our next trip to the Lake District.

  • "Gréât week paddleboarding in the area."

    Property was as described and very comfortable. Extension lead in second bedroom would be helpful as very difficult to move the beds enough to access points in a very tightly fitted room. No problems with parking sat all (could easily get a medium sized car into the garage) and the drying room for wet gear was very useful.

  • "Having stayed at the cottage for the hottest week of the year so far, with our puppy, we felt the property wasn’t really suitable for us."

    We were celebrating our 30th wedding anniversary and having read comments about receiving a welcome bottle of wine and biscuits, we thought that would be a lovely touch, however, we did not receive those. There wasn’t any hand wash in the kitchen, although there was washing up liquid and dishcloth and sponge, but no washing up bowl, and only a small bar of wrapped soap in the en-suite. It was so hot on the top floor where the living area is, even with the small French doors open and the windows, there still wasn’t any air flow. The living area encompasses the roof, with a velux window in the roof, which is too high to reach to open, but to be able to open this would have been useful. We spent most of the time downstairs as it was a lot cooler and pup could relax and be cool on the en-suite tiled floor. The meadow outside was lovely, mainly in the full sun, but midges were rife in the evening and we were bitten a lot, despite using jungle formula insect spray. It was probably unfortunate that it was so hot (topped 34 degrees outside on Tuesday), so much so, that we couldn’t keep pup cool so we left a couple of days before we were due to. The garage, like other comments before, was far too narrow to get our car in, so we had to leave it in front of the garage, having the hosepipe also in the garage on the right hand side as you look in, makes it more difficult. The steepness of the climb up the hill back to the property from Ambleside should be factored in if you have any mobility issues, especially as there aren’t any footpaths until you get to the top. Sorry the property wasn’t for us, had the weather been cooler, it may have been!

  • "Falls View Cottage is well located in Ambleside up a rather steep hill with a narrowing road."

    I had to put the car into first gear to climb the hill. The accommodation is a cross between a cottage and 2 storey apartment. As described, the living area is on the top floor and the bedrooms on the 1st floor. The ground floor is where the cars are parked and presumably the utility room (which we didn't use) is located inside the garage behind a locked door to the left. We arrived at around 8pm on a Saturday evening and whilst the cottage wasn't cold, it wasn't that warm either. On arrival was a complimentary bottle of wine and a small packet of shortbread, which was a nice touch. There was also some tea, coffee and 8 mini milk pots. It was nice to find that the accommodation was comfortably furnished with a well equipped kitchen, supplied with everything needed for a self-catering holiday. I was relieved to see a selection of cleaning cloths, wash liquid and disinfectant spray. Bottles of hand wash were provided in the kitchen and 2 bathrooms. Also, in the lounge area are 2 very comfortable large sofas, a large TV, a decent sized table and chairs and a cupboard full of games, cds and a selection of books to read. The following morning (Sunday), we ate breakfast outside at small table and chairs that overlooks a waterfall and woodlands, which was very pleasant. We saw a number of people walking through the woods. Unfortunately the bad bits, which is why I only gave a 4 star rating: - The entrance to the garage is very narrow. So much so, that I had to turn in the wing mirrors, on the Citroën Clio, that we had with us, in order to drive through the opening and again to reverse it out. It isn't helped visually, by the owners having fitted a large hosepipe and reel to the internal side-wall of the garage. It would have been better had they positioned it on the other side, near the utility room door. - The double glazed windows are insufficient to block the sound of the nearby waterfall; and that is with them being closed, contrary to the advice I received from Sykes'. It sounded like loud air-conditioning throughout the property and the bedrooms are closer still to the waterfall. This wasn't a problem for me, but, after reading other reviews about Falls Cottage, I was glad I took along some earplugs for my daughter. - On Sunday morning we noticed that the accommodation still wasn't very warm. We hunted around, unsuccessfully, to find the heating control. There is a very small radiator outside the small bedroom, with a thermostat above, set to 5 degrees which I turned up, but it was solely for that radiator - all the other radiators were cold. I tried calling the numbers provided, but they were only available for contact Monday to Friday during office hours. The same for the emergency contact number; which I think is pretty bad considering so many people seek a weekend getaway. I eventually found the heating control behind the worktop freezer, which wasn't easy to see or access. I looked for information on re-programming it, and there wasn't any. There were leaflets on everything, including how to boil the kettle, but nothing on the heating control. After wasting about half an hour, I thought I had sorted it, but it turned out I had only switched it on for an hour. I finally got it sussed on our last evening in the accommodation (Monday). So out of the 3 nights stay, we only had one where we were comfortably warm. - After returning from our day ambling around Ambleside, up the steep hill, I was grateful that I had already taken shopping with me in the car, as the thought of lugging a couple of shopping bags full of groceries up that hill was daunting. I would advise anyone with mobility difficulties (of which I have mild mobility issues) or a pushchair to take the hill into consideration, and make plans accordingly. - Being cold, with my muscles and joints aching, I was looking forward to a nice soak in a hot bath; and was disappointed when I realised it was only a half size bath, despite there being room in that bathroom for a full-size bath. - Apart from the liquid hand-wash, no other toiletries were provided, as have been provided in other holiday Lets I have stayed at, and I didn't see a hairdryer, so you would need to take your own. - Finally, whilst it is a standard thing these days, I do feel aggrieved that you aren't supposed to arrive before 4pm to give the cleaners a chance to set up for your arrival, yet you are expected to depart by 10am after cleaning, tidying, emptying the bins and stripping the beds. It doesn't give you much time to enjoy a relaxed breakfast on the morning of your departure. From the instructions, e-mailed to me from Sykes on the last evening, it didn't seem like they expect the guests to have breakfast on their last day! Something about filling the dishwasher the night before departure and emptying it. I feel that you should be allowed to vacate by 11am instead. Unfortunately, we were a little out of sync, as the clocks had gone forward the weekend of our stay. To finish on a high note. All in all, we did enjoy our stay at Falls View Cottage. I have raised the above points for other holiday makers to be aware of minor issues so they can make good preparations for a relaxing break. I would stay there again as I found it to be conveniently located in Ambleside - where there is plenty to see and things to do and places to eat and drink.

  • "Our second time staying at Falls View and we love the place."

    The Waterfall is right next to the property so is audible but we like the sound as it helps us all sleep! The garage can be tight to get into but we have a big estate car and it fits. Tight to get in but once your in the garage can easily open the car doors! Overall its a great place to stay with our 3 year old as there is loads of space.

  • "Lovely cottage and very clean in a nice quiet area surrounded by trees, water fall and small garden area just loved it."

    We had a surprise visit from a deer who decided to come and feed off the bird feeder outside the patio doors just amazing to watch and then another 2 turned up who chased the first one away, you cant get better than that. Had a problem with the heating when we first arrived but a call to the office and 10 minutes later two lovely friendly guys came to sort it out. The airing room off the garage area was great and heated just what you need to take your dirty boots and coats off and leave them there until you need them again. Kitchen area great with everything you need. Lounge area very comfortable as were the bedrooms. Will definitely come back to this one. Thank you for a lovely time oh and a big thank you to the cleaners who left us some wine and a packet of biscuits.

  • "We had a lovely break."

    We were worried about the parking as we had read other reviews but it was fine. The laundry room downstairs was a bonus for drying off walking gear. We enjoyed it so much that we have already booked again. P.S. I brought a tablet with me and have lost the pen/stylus in the lounge area.   • "We stayed over Christmas, we can not fault the location, it's situated perfect with only a short walk to the town and we loved the waterfall where some Complain we found it a bonus especially as a natural white noise for our baby."

    However we was very disappointed on the overall cleanliness of the property especially for the price we paid. Firstly we had to clean the kitchen area before use, there was oven trays which seemed to have been used and then just put back in the cupboard un washed, this seemed the overall result for most the kitchen wear, there was bread crumbs all over the toaster and side. In the cupboards there was food residue. No basic cleaning supplies. The upstairs smelt of cooking on arrival to which was still present of same smell up till departure (curry). we had to go and buy candles just to reduce it a little. Airfreshners should be present if these smells are left for next customer. The hoover smelt of dog which was overwhelming. We found cobwebs all over the property on ceilings and door frames which I had to remove. We found an overwhelming amount of hairs in bed sheets, bathrooms and towels. The towels provided was stained with god knows what. Plugs blocked of hairs.The property overall is dated and reminds me of what a youth hostel would be like. We are very disappointed for these reasons. We saved up a long time to afford this and was so excited to spend our daughters first Xmas here which resulted in me spending most my time trying to make it clean enough for her to be in. I certainly will not be recommending or re booking. Such a shame as it can be made beautiful if done right.

  • "We absolutely loved our stay - landed on the coldest winter snap I’ve ever heard of in the uk!"

    I think we captured -17 at one stage! So coming back to this lovely cosy home was perfect. The house is laid out great, the extra drying area is perfect for wet gear & dogs to dry out quickly!! The waterfalls next to the house are beautiful, and despite the col weather we had the window open every evening listening to the water flowing passed the house. We even booked our next stay here before we’d even left! Can’t wait to return.

  • "The cottage was well equipped and we enjoyed our stay."

    The description does not highlight the problems of parking in the garage, we found it very tight but we did manage to get the car in. It may have been better to locate the hosepipe reel on the back wall to prevent reversing car sensor’s detecting an obstacle. You refer to additional parking outside the property, not sure where that is considering there were “no parking” signs along the road edge. I think the garage opening is approx 2100mm so an SUV type vehicle would struggle.

  • "Excellent property in a fabulous location."

    The downstairs drying room/ utility was perfect for all our walking gear and wetsuits. The upside down layout made the most of the views and space. It is worth noting that the second bedroom is small but was not an issue for 2 children. As mentioned in other reviews the car parking space is tight but we had no issues parking our family size car. Great cottage and would love to return one day!

    The cottage is very comfortable for a couple but the twin room is quite cosy. The utility/drying room is a very useful space and it's great to be able to change out of wet walking gear before entering the cottage. We have already booked again!

    The only downside is that I needed to wear earplugs due to the noise of the falls, but this probably wouldn't bother other people and it didn't stop us visiting a second time. On this visit the shower and bath took a long time to drain.

    Glad for wifi as phone signal can be a bit patchy. It would have been nice if the grass in the garden had been shorter and it needs a peeler in the kitchen. Apart from that we would definitely stay again. Please send our thanks to the owners.

  • "Great location for exploring the lakes and a nice short walk into Ambleside."

    Loved the laundry and drying room, very comfortable master bedroom and spacious and well equipped kitchen/lounge/diner. Overall property felt a little tired, rundown and dusty, the en-suite needs a good clean but this didn’t impact our stay as the main bathroom was great but made us question the rate/cost a little. Shame the communal gardens haven’t been maintained, we couldn’t exercise our dog as hoped as it was so overgrown, however there were so many places nearby for amazing walks that this didn’t impact us too much either but would be a shame for anyone staying with children. Would stay again but would look for cheaper dates.

  • "We really enjoyed the location and the living room / kitchen area, but there was a major problem with the downstairs, particularly the master bedroom."

    The inside of the wet room had been painted (gloss paint?) on the morning of our arrival (there was a note on the wet room door saying so - and the owners knocked, once we arrived to tell us it had just been painted too). The smell / paint fumes were mainly coming through the extractor fan in the en-suite and were completely unbearable - and despite closing the bathroom door and opening all of the windows, made us nauseous, gave us headaches and a burning sensation in the nostrils and unable to sleep. We ended up taking all of the bedding upstairs and slept uncomfortably on the living room floor for both nights of our stay. One of our party was running a marathon race on the Sunday, so an uncomfortable night sleep both before and after the race was not ideal, but it was impossible to sleep in the main bedroom. So despite it being a brilliant location, and great living space, the stay was somewhat marred by the paint fumes - had it not been for that we would have fully recommended the place.

  • "The cottage is adjacent to the Falls which meant that it was very noisy."

    We loved the sound but it is something to be aware of if you like quiet. The second bedroom is very small and was a tight fit for our 13 and 15 year olds. Great living space upstairs with fantastic views. We felt in the middle of nowhere rather than only ten minutes walk from the town. On several mornings deer were eating outside the window. Parking was also tight but good to have your own space in such a busy town. Only suggestion would be for a welcome pack on arrival. We would stay again.

  • "Fantastic place to stay, could do with new bedroom windows to keep the sound of the waterfall out!"

    Would be nice to have some cleaning bits in a cupboard? The utility room is absolutely brilliant we had our off road buggy with us and to be able to leave it down there was fantastic. The only addition I would say would be a secure ground anchor like the link below? I would like to come back and do some cycling but wouldn’t want to leave a very expensive bike in there! This 1 is from Amazon and only £15! Sterling Sold Diamond & Gold High Security Ground/Wall Anchor, Black, GA1 Other than that we wouldn’t hesitate to return! Brilliant location and lovely cottage!

  • "Excellent property in a great location."

    Feedback - it would be worth pointing out in the property description the tight parking in the space under the property. Some drivers may struggle. Fencing off the top small field to the right would enable dog owners to let their dog off lead (still supervised) and prevent people coming through from the wooded valley, as happend a few.times during our stay.

  • "Great property in a lovely location overlooking the waterfalls."

    Had everything we needed, comfy beds and spacious living area. Didn’t cook but kitchen was well equipped. Added bonus of a brilliant drying room for boots and laundry with a shower to wash the dog on the ground floor separate from the house. Small private field accessed from the living room which was a bonus for us to let the dog out before bed. So good we have booked the same place again for next 2 visits to the lakes.

  • "Amazing property in a stunning location."

    We stayed for a week and it was everything we needed and more. Every home comfort available and very clean. All amenities within walking distance. I would recommend the walk alongside the waterfall where my partner was asked by a fellow walker to pretend to take a photo on his phone of him and his partner. He whispered to us that the phone was on video mode and he was about to propose. Down on blended knee he went and she said yes! Wonderful. All in all our week away was terrific. Can’t recommend this property high enough. We’ll definitely be back. Mark & Annie.

  • "Winter visit, cottage warm and comfortable, excellent drying room."

    Bed affording a good nights sleep. Lovely little patio with view of falls for evening drink in the summer, rare peace and quiet in Lakes at that time of year. Guests should be aware of two flights of stairs to lounge/kitchen, avoid bringing heavy bags to carry. One step up into shower in ensuite, very high sided bath to step into shower in bathroom.

  • "We had a great week here and will be back!"

    The property is in a fantastic location. There is a bit of a slope out of Ambleside so it may not be suitable for the less mobile. The constant sound of water takes a bit of getting used to but it certainly didn't keep us awake. The bed was extremely comfy. Having a car port was very handy and the downstairs utility area was a real bonus for being able to change out of muddy boots and leave stuff to dry. The twin bedroom is quite cosy but the property is perfect for a couple, with a very spacious living area.

  • "The cottage was very comfortable and clean - we felt right at home."

    The location is superb, although the noise from the nearby waterfall took a little while to get used to. We would highly recommend booking pubs and restaurants in Ambleside, as they were very busy when we were there in August. It's worth noting that the ground floor store room is easily capable of storing 4 adult mountain bikes. Also, the entrance to the car port is fairly narrow (my Golf was OK, but anything wider would struggle). Once the car is in the car port there's ample space - definitely easier to reverse in, then fold in the mirrors once you get half way in.

  • "The garage entrance was very tight for our Mini Clubman."

    I wasn't brave enough to attempt it but my husband managed it with guidance! Once in there was plenty of room. Superb big TV. However, we were very comfortable with the bonus of 2 weeks lovely weather.

  • "Falls View was the perfect base for our holiday."

    The house was very well equipped for a family of four. We made use of the utility room for washing and drying clothes and thought the kitchen had everything we needed. The sofas were really comfy and the view from every window was gorgeous. I only wish there had been the option to have stair gates as I was on edge most of the time with our 1 year old and two flights of stairs! Also, the duvets were very thick and not appropriate for a summer stay. But otherwise we thought the house and location next to the waterfall were wonderful and would definitely stay here again.

  • "I have stayed in Falls View many times since the 1980s, and it's always comfortable & convenient with lovely walks from the door."

    I particularly love sitting outside on the terrace enjoying the evening sun (when not raining of course). This year there have been some changes due to the new owners. The new furniture in the lounge/dining room makes a pleasant change, and it's good to have Wi-Fi at last, but I had a few niggles: the positioning of the hose in the garage makes it more awkward to park the car and open the driver's door; there were only three side-plates supplied, the duvet was far too hot for the season (13.5 tog!), and the oven took forever to heat up. When looking at the details with a view to booking for next year, it looks as though the changeover day has been moved to Friday. This is much less convenient for me, so I may look for somewhere different to stay from now on, although that would be a great pity after so many happy holidays at Falls View.

  • "Such a wonderful cottage in such a wonderful setting!"

    Just a short walk from the center and you're in the middle of the nature, by a waterfall - what can be better? The cottage had everything required for a great week in the best village in the Lakes - definitely recommended. The only comment is related to the booking process and not the cottage itself: if you leave the booking too late, there is an additional fee for booking over the phone and also the insurance fee is increased - rather disappointing as a service.

The property

Falls View Cottage is a smart ‘inverted ‘cottage spread over three floors, which sleeps four people in two bedrooms and is situated only half a mile from the centre of Ambleside.

A feature is the mod-ern, open plan sitting and dining area with a divided fitted kitchen, all on the top floor with fabu-lous panoramic views.

The Cottage is surrounded by glorious countryside with walking routes to suit everyone, from a vil-lage stroll or level river walk to a challenging hike up a mountain.

Enjoy a stroll to the town to find individual shops, cafes, pubs, restaurants and an excellent cinema.

Take a fifteen-minute walk from the centre of town to Waterhead, where you can take a cruise or hire a boat on beautiful Windermere, England's largest natural lake.

Park in the garage, enter the front door and climb the stairs to the first-floor hallway, where you can hang your outdoor clothes.

At this level you will find your bedrooms, a spacious one with a king size bed and en-suite bathroom and a smaller twin bedroom.

You will also find a family bath-room.

Head to bright and spacious top floor and enjoy the views from the beautifully decorated and fur-nished open plan sitting room with dining area and kitchen From here walk through the French doors onto your own patio area and relax with your favourite drink looking down onto the river below.

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force.
