The Granary

The cottage is in a good location, the upside down layout with bedrooms downstairs means that even in the recent high temperature's the bedrooms are cool.

It was nice to sit out at dusk and watch the bats come out from the roosts in the next door building. The local pubs are very welcoming and provide good food and drink. That alas is about where the good bit ends. We have used Sykes for many years and the welcome pack has always been good, coffee, tea, milk, biscuits and even cakes etc at times. A welcome after a long trip to have a drink before unloading the car. The welcome jar here contained two sachets of long life milk and one of sugar, that was all! The parking requirements were explained by one of the resident's as we were unloading, politely but firmly but after that they were fine and advised on various activates we could do. Parking two cars nose to tail will work if they are small cars. The property could do with some loving care, the stair hand rail needs painting, the bathroom around the bath and shower needs attention and the garden needs a good weeding. It is clear from comments and the number of dish washer tablets under the sink that it has not worked correctly for many weeks, it runs but does not wash or dry and no washing up liquid was provided as an option. It's a shame with some TLC this could be so nice.

Similar to previous feedback about this property on this site, I have the following observations.

The back garden was full of weeds and could not be used to sit out. It is a pity that I can't upload photos with this review to show the lack of garden maintenance. For the nightly price you pay for this property, that is disgraceful. There was a metal gate with fittings that looks like it is going to be fitted to close off a gap in the garden? The heating is a complete mystery and we couldn't fathom it out. So wet clothes stayed wet after walking. The heating instructions are missing from the Welcome Pack. This pack is also woefully out of day - circa 2013! Finally, this is advertised as a dog friendly property. On arrival, we were immediately notified by the person who lives in the White House that the surrounding green areas were private property, and not part of The Granary. So basically the four cottages in a row are sat on land that belongs to the White House. An adequate property, but we won't be staying there again. The management company is not doing its job.

A great location and a short walk along a footpath to the local pub. Cottage has everything that’s needed for a short stay. The only negative was that the lovely little garden was very overgrown and needed tidying up, especially around the seating area.

We stayed in the Granary from 19th - 26th May 2026.

What you need to know : - Dishwasher doesn't work - just circulated cold water. Seems a recurrent theme. - Some Heating isn't effective - underfloor heating doesn't work. The Smart TRV worked on 2 rads. - smells mouldy - it's a cottage I get it. But it feels more than that. - bathroom dated - it's 20yrs old I'd say. Shower door doesn't shut. - Only parking 1 car slot - advert says 2 - garden not enclosed - advert says it is. - - Gravel Stones so sharp our dog couldn't use the area. And it's still full of weeds. - Manual for house has 4 pages missing - had no idea what to with bins etc - WiFi - pretty poor (10mb/s max). Struggled to stream or do a Teams call. And the PAT label is 11yrs old. Small stuff : - Lights on cooker don't work - No bread knife - no welcome pack - 2 toilet rolls On the plus side : - bed comfortable - generally clean - walk to Hawkshead (along the road) took 20mins. Queens Head was superb. - Utility room useful for boot and coat room. We felt the current owners are rinsing the holiday property and maximising it's return beyond its useful life for guests. Other than that we made our week another great lakes holiday.

Loved cottage .

Warm and comfortable . Quiet and peaceful. Excellent facilities . Drying room brilliant for the unpredictable weather . Booked up again straight away . Ideal location for exploring southern lakes .

Absolute perfect place to stop.

The only issues would be the heating set up 13° in the winter and the underfloor heating which never came on.

This is a lovely property in a great location for South Lakes.

We had none of the issues other guests had reported. The property was clean and warm with plenty of hot water. The kitchen is well equipped, with a freezer and washer/dryer in the utility room. The heating is very straightforward to manually boost although even in November the property was very warm. The only issue was the garden which is 50% overgrown with bramble. We had our dog with us so this was an issue. A tidy up of the outside space is definitely needed before next season. We would stay at this property again.

Great place and location, dish washer didn't work, and there was no cleaning products but overall it was a nice place to stay.

Lovely little cottage.

Clean and tidy inside. Everything we needed. Chilly downstairs but had read previous reviews and taken an extra blanket. Worked out how to use heating but no instructions so took a bit of experimenting with. Back yard area could do with some attention as many weeds but weather not suitable for sitting outside anyway so it didn't affect us whilst here. Nice few days stay.

The Granary is in a nice location and well set in the village, quiet and peaceful.

The property is well equipped and generally comfortable. It was warm the week we were there so we didn’t use the heating but there was plenty of hot water and a deep bath and strong shower. The kitchen is well equipped and there is a washing machine, dishwasher, fridge and separate freezer. The sitting room is comfortable and well stocked with books and games. On the downside the back garden is small and not secure, and the property suffers from damp in the downstairs bedrooms which gives a musty smell that is always present. The latter is due to a rotting wooden lintel I think.

The cottage was lovely and clean and great location.

However, having paid £480 for two nights I don’t expect to have to buy washing up liquid or more importantly, toilet rolls. One and a half rolls for 4 adults is absurd. Very disappointing

The cottage is very nice, and comfortable to stay in.

Facilities are generally good. Kitchen is well stocked with utensils. The location is nice too, with walks from the door towards Wray Castle, Latterbarrow and Hawkshead. The shower is great! A few issues though. The welcome book and material seems woefully out of date. The dishwasher is clearly defective. It runs for hours and hours and still has detergent bubbles and water on the bottom. This is probably the cause of the mould growing over the baskets and cutlery holder. It was so unhygienic we didn’t use it. Sykes sent round a person to look at it but didn’t clean it or do anything else that actually solved the issue. The downstairs thermostat wasn’t working either though that was resolved with new batteries. The radiator thermostat in the utility room is clearly broken. In all, this makes drying clothing and boots very difficult. The back area is a little overgrown and we had to barricade the side entrance to prevent our dog for wandering out. A gate would help. Finally, why are there no hooks anywhere to hang up coats?

This is basically a nice cottage in a lovely quiet location.

It is let down by a few things. Firstly on entering you're greeted by a musty damp smell which seems to be coming from the utility room/cleaners cupboard. We also noted a thin film of dust on some surfaces and dog hair on the rug in lounge. Reported to Sykes on arrival and they said they'd send a cleaner immediately but they didn't arrive. The next morning I phoned again to be told a cleaner would be in that morning but by then we'd unpacked all our belongings so I cancelled it and had a quick run round with vac. Something else that seems to crop up regularly in previous reviews is the heating, it's an overcomplicated wireless system that is difficult to adjust and no instructions are in the property. Everywhere else I've stayed has had a welcome/instructions folder visible on arrival, this one was hidden away in a drawer but no mention of heating system. The outside area is nice and quiet but again could benefit from tidying and weeding. The bathroom is beginning to look a bit tired with some of the woodwork showing signs of damp and warping. Overall we enjoyed our stay and the property is well equipped but just felt with a little more attention it could have been so much better.

The property itself was lovely, exactly what we needed for our holiday as a family of three plus our dog and in a great location.

However unfortunately our stay was extremely poorly executed. We experienced a couple of issues which we reported to Sykes Cottages but it took numerous phone calls by us and an eventual email to get the company to take any action. The main thing was that the WiFi wasn’t working which meant that the smart heating system didn’t work either. It took Sykes Cottages four days to arrange for the WiFi fixed, after which the smart heating system was reset but this then caused more technical problems. The property was freezing cold when we arrived, and we had no way of setting what time the heating came on in the mornings which resulted in our baby waking up very early most days because he was cold in his room. The thermostat downstairs where the bedrooms were didn’t appear to be working. The underfloor heating wasn’t working either. Another issue was that we had requested a highchair which wasn’t provided when we arrived and we had to chase this up twice so that it was eventually delivered the following afternoon. Again, the property itself was great but it’s just a shame that there were so many issues that weren’t sorted out more efficiently.

Would have been useful to have control of the heating as it was a cold week in December but this could only be controlled remotely.

We thoroughly enjoyed our stay there and would definitely come back again. Just remember to leave more toilet paper though

No hot water from Sunday to Wednesday fridge and oven trays dirty, dog poo in garden, garden not secure for dogs, lights in lounge went out when cooker being used in kitchen, Poor response to problems. Real shame because it is a lovely cottage.
