Eden Cottage

The cottage was beautiful, but the front door sticked badly, the TV remote was missing so had to find a way to get the tv on via the Internet box, there was no dvd as listed, the fridge freezer has a leak on the seal.

Did try to contact the number in the cottage instructions but was unattainable. Having said all that, none of that distracted from a wonderful and restful holiday

Eden cottage has a comfortable cosy living area with super light filled modern kitchen.

Well equipped except there was no frying pan. We particularly liked the long garden with its summer house leading down to the riverside path.

Amazing place to stay!

Beautiful accommodation & location ideal. Couldn’t fault it. Very central for exploring the area. The locals are so friendly too. Can’t wait to go back

Had an absolutely lovely stay in Eden Cottage!

The location was perfect, we travelled by train and the station was only 5 mins away but we were then perfectly placed for walks along the river and into town to the many cafes shops and pubs. The cottage was beautiful with everything we needed although the only thing we couldn't find was oven trays? Beds were the most comfortable I've ever slept in but we did find the duvet too warm for this time of year. Will be booking again!

Wow, what a fabulous property.

Spotlessly clean and had everything we needed and more. The house, and garden were delightful, tastefully furnished and equipped to a high standard. The garden was lovely, the summerhouse with views over the river was a welcomed place to relax. Parking was fine, we always got a space right outside the house, no problems at all. The village is lovely, lots of places to eat, and a Co-op and a Spar for shopping. Only one thing that could be tweaked, is that summer weight duvets would be good for the summer months, the 10.5 tog last week was too warm. A summer weight duvet would be better.

Cottage was lovely clean and tidy with a nice open fire.

Plenty of garden space for our dog Nell to run round. Use of the summer house was so peaceful with the sound of the wind chimes and the river Eden Would highly recommend this beautiful and quaint cottage

We had a lovely stay at Eden Cottage.

It is perfectly situated in the village. The rear garden access to the river/ woodland path was really nice and both areas offered a fabulous playground for our water mad, webbed toe'd dog! She absolutely loved it. The Cottage was warm, clean and comfortable. The kitchen was lovely, if anything, maybe too many drawers and cupboards, it was difficult to remember where everything belonged, but good brain training whilst cooking and looking a utensil, or putting away the washing up! Parking was easy, there was always plenty of space directly outside the front door. It was good to have the top section of garden fenced to contain the dog , the only problem that arose was the picket fencing on the decking in the corner, adjoining the field side of the garden was pretty rotten and for piece of mind we needed to use a tarpaulin and re arrange some of the garden ornaments to block this section to keep the dog away from it. On final day, whilst packing up to leave I noticed a decorative dish on the kitchen shelving behind the 'mobile' island was broken at the base. We were not aware of this happening and can only think that at somepoint during or before our stay the island may have hit it. I thought it unusual not to have a ' visitors ' book at the Cottage, even just a biro and note pad would have been useful for being able to draw the above points to the attention of the owners/ cleaners. Over all, a lovely stay.

Eden Cottage is absolutely stunning, we stayed there for Christmas 2025 and had the Best time.

Beautiful cottage, lovely location, GORGEOUS kitchen.

Little surprised no welcome pack, tea tray provided no milk though.no nice little touches a first with sykes cottages. Beautiful garden, but no doormat, pet friendly cottage definitely needs a doormat especially at this time of year. Needs a sweeping brush. Lots of wet leaves left on front steps and back door, not been swept up and very slippery. Put rubbish out as specified on fridge but found out from neighbours that wrong day (right day was the one crossed out). They took the recycling but also green box disappeared. shower head in main bathroom needs replacing or descaling as more of a trickle.apart from that we absolutely loved it, just little things and the beds and bedding super comfy and gorgeous, even checked pillows , duvet and ordered some

Eden Cottage is so close to all amenities in Appleby.

Just a short walk along the river. Great kitchen with all that you need to russel up breakfast or stay in and have dinner. A Co op and Spar in the village will have everything you need. Lovely log fire. Good sized tv. The only down side really, for us was the v v small en-suite. Breathe in! Thank you for a great stay. L & D x

We loved our stay at Eden cottage.

Small improvements to suit us , less clutter in kitchen lots of old useless duplicate items but missing simple things like egg cups working knife sharpener, coffee percolator full of old pods , toaster only 2 slots work , washing up brush and pan scourers. Front door sticking wife couldn't open it summer house and decking coming to the end of life (lol) safety check recommended. I hope you take these comments as they are ment to be helpful to you as we use cottages a lot and loved this one

There is absolutely nothing to dislike in this lovely cottage ,the owners have thought of everything you could need to enjoy your stay ,even had the heating on before we arrived ,so it was nice and warm ,which was very welcome from the cold and wet outside.

The garden access to a lovely walk along the rivers edge was a real bonus. 5 minutes walk to all that Appleby offers ,plenty of places to eat and explore. Highly recommended

We were a party of three adults. Couldn’t fault the cottage. Fabulous kitchen. Very luxurious with good range of kitchen equipment. Lovely comfortable sitting room. We had the wood burner on one night. So cosy. Upstairs was fine. Very comfortable beds and good facilities. The en suite is a tad small but ok for what you need it for. Only five minute walk into Appleby. Which we loved. Good fish and chip shop. Crown and Cushion good pub for food. Nice walks nearby. The castle area is very nice. The Carlisle to Settle railway station is only a five minute walk uphill. We had a very good train ride to Settle. Would definitely recommend Eden cottage. Oh yes and we saw red squirrel, rabbits, heron and many birds. It’s a haven for wildlife in the garden. Loved it all.

Lovely stay, beautiful cottage, however really needs some maintenance.

Leaky freezer, broken toilet seat, broken pans... could do with some proper pans to cook with, only a few small pans provided. Tried cooking a sunday dinner for 6 people with great difficulty. Maybe take your own utensils... knives and peeler totally blunt.. if you're planning to cook. There is a lovely pub nearby, keep an eye out for the man with the parrots. He'll be near the pub

Property and gardens very good just requires some maintenance I.

e bathroom-shower rail has broken support for the head,kept falling down toilet seat loose, kitchen had corner cupboard nearly hanging off and toaster not working properly, outside decking handrails in a rotten state need replacing

We felt this was one of the best properties we have stayed in .

It was spotlessly clean , beautifully decorated and very well supplied with toiletries. We have recommended it to several people already and would definitely love to stay again.

The cottage had high class facilities with the exception of the table and chairs for our meals for four people,but it was fun setting it up.

Super kitchen,just disappointed we couldn't get the coffee machine to work. The garden room was a great advantage as was the access to the river path,and feeding the red squirrel was a highlight.

A very comfortable, well-equipped and cosy cottage in a good location for Appleby town centre amenities and riverside.

The large garden is great and we made use of the decking and summer house. The cottage is on a relatively busy road, but this was not a particular issue. Traffic noise was not noticeable at night, there is parking directly outside the cottage or opposite (at the end of Station Road).

Cottage is beautiful.

Very very cold when we arrived so had to have the heating on for some time. Main bathroom shower didn't work at all and the bath is deep but not long enough for an adult to Immerge into. Everyone used the very small ensuite. Some of the kitchen utensils need replacing as alot were falling apart. The sofas are very low and we felt like we were lying down so had to use pillows off the bed for support. Appleby itself is abit run down. Alot of shops and pubs were permanently closed, so not much going on in the area. Difficult to find fishing spots, infact we didn't find one. We would have have to travel out over an hour which wasn't helpful. The neighbours kept knocking for us to move the car too. Overall a nice break but could have been better. Won't recommend. Sorry

The cottage felt very warm & welcoming when we arrived it was very much appreciated as we arrived later than we had planned & were all tired from our journey the cottage definitely had the wow factor when we walked in & it has been an absolute pleasure to have been able to stay there.

Second stay at Eden Cottage and it was lovely.

The cottage is beautiful, immaculately clean and comfortable and ideally situated for everything you need. Some great walks with great scenery. Would recommend and hope to revisit soon.

What an absolute gem!

The cottage was beautifully furnished, decorated tastefully for Christmas, was absolutely spotless - perfect! Comfortable bed, well equipped kitchen with every utensil, plate, drinking glass etc you can think of catered for. Appleby village itself is quaint & within one minute walking distance from cottage - recommend food at The Crown & Cushion pub. We loved our stay at Eden Cottage and have already recommended to family to book a stay. Thank you ☺️

The kitchen is lovely and very well equipped. The garden was perfect for our dog, with the addition of the summerhouse and decking, with views over the river. A lovely, relaxing break with perfect weather!

We loved this homely cottage which was very nicely furnished.

The garden was fantastic with a lovely outside seating area for 6, and a summer house where we sat and enjoyed a coffee. We could also access the river path straight from the garden. The location is great with the pubs, shops and cafes in Appleby just a few minutes walk away. Beds were comfy and there was ample bedroom storage. The ensuite is quite small but it's manageable. Great kitchen equipment if you want to cook. The only problem we found was the pull out table for eating inside:- we can see why this is a challenge spacewise and the owners have provided a pull out 4 seater table but we struggled to work out where to put it, and seating all 5 of us was not possible easily. Having said that, we would still recommend this property.

Great location in a lovely village.

Cottage was cosy and comfortable. Kitchen and living room were perfect, bedrooms ok but en suite bathroom abit small.

Has absolutely everything you want, and more. Owners have thought of everything. We had such a lovely time in Appleby, the village is lovely.

Cottage lovely and very clean.

Garden great size. Could have been doing with a mat at the back door, we put the dog's towel down! An extra set of keys would've been handy. Other reviews mention the cottage is on a main road and that isn't clear from the photos. It was an issue for one of our party in a front room as noisy from early morning ( back room was quiet) Great access to village with shops pubs etc. Nice little places to walk with exhibits in the park by the school which were fun. A short walk up the hill to Appleby castle, we went on the train to Settle with lovely scenery. Would recommend the cottage if not a light sleeper and using all the rooms, and would return to Appleby.

Firstly I would like to say a big thank you to the owners for letting us stay in their gorgeous cottage.

Cleanliness great. Lounge comfy and cosy. Kitchen bright and absolutely everything you would need. Bedrooms small but perfectly adequate. Only 2 of us so can only comment on back bedroom king size bed. Lovey pillows, duvet, and mattress fairly soft. Great for us. Showers quite small but lovely and clean. Just a point out to the owners ( not a complaint) on suite shower room has a little mould appearing in the corners of the ceiling. Garden absolutely perfect for our little dog and the summerhouse well what a beautiful place to sit. Appleby itself is beautiful by river and some great walks but not a great deal in the town. Fish and chips good. No really lovely restaurants. Parking no problem on side of road. Great roads over to Ullswater and Keswick. Recommend the train ride to Settle beautiful scenery. Would I stay in cottage again a definite yes.

This is a very comfortable & extremely well equipped home in the heart of Appleby.

The garden leading down to the river is lovely & we enjoyed sitting out here on a warm & sunny morning. Very much enjoyed our short break here with our adult children. Thank you.

The cottage is very well equipped and tastefully decorated.

Alot of thought has obviously gone into what you might need. There is everything there you could possibly want including garden furniture. A small welcome pack would have been nice. The bedrooms are smaller than appear on website but totally adequate. The lounge is very dark but cosy. The only thing that would stop me from going to Eden cottage again is the fact it's on a very busy noisy road. This makes sleeping in the front bedroom difficult for the traffic noise. The final photo on the website is deceiving makes it look like the cottage is set back from the road.

A nice house at the edge of the village with a lovely aspect at the back.

there is quite a bit of road noise at the front of the house but as the weather was glorious we spent most of our time out back. We only used one of the front bedrooms which my son slept in, and he wasn’t as impacted from the traffic noise. The rear aspect down to the river is gorgeous, but the grass was really long, which was a shame, as it made our fluffy dog extra wet particularly with all the heavy dew, and also meant we couldn’t go out in the evening to the village using the bottom gate as our feet got totally soaked in flip flops ( we’d have mowed the lawn if the mower was there) Overall a nice place to stay and the town itself was lovely.

Beautiful kitchen stocked with every kitchen utensil you could think of .Large secure garden leading down to a lovely river walk. We were not aware that the cottage is set on a busy road, did not effect our sleep because we slept in the back bedroom where there was no traffic noise. Would highly recommend this cottage.

Really well equipped kitchen and whole house spotlessly clean. Bonus was a gorgeous garden accessing the river walk. Could not recommend more highly!

An absolutely stunning place.

We met our friends who drove down from Scotland and we drove up from London. The cottage had everything and more that you may need. The garden was lovely and our dog loved the freedom of going into the garden. It was very comfortable with more than enough space for us. The log fire was a perfect addition to the chilly evenings. We would definitely recommend Wdwn Corrage

Quite simply, Eden Cottage was better than we expected.

It was clean, comfortable and well equipped. I contacted Scott on a few occasions, he was always able to answer any questions accurately and honestly.

We thoroughly enjoyed our stay, which was our first Xmas away and it did not disappoint. Great location and all amenities close to hand. Pleasantly pleased to find a well equipped kitchen, but needs a Teapot

Stunning cottage in a lovely area.

The cottage was decorated for Christmas and looked stunning. The area was dog friendly which was great. We are planning on returning to the cottage in the summer to take advantage of the beautiful summer house and garden.

The property is sensational, finished to an incredible standard, cozy throughout, very comfy beds, all was great.

We’re British and need one!! Shower door on ensuite stiff, handle came off (looked like already repaired), reattached but for how long? Garden needs some TLC (thanks for apples!) but a super space for dog and we used summerhouse too, delightful. Access to lovely river walk through gate at bottom. Lounge, some of bulbs had gone and need replacing on arrival, housekeeping need to check. Room was quite dark but comfortable. Overall, great stay and location, shame no Visitors Book to write reviews and recommendations!

The property was lovely and close to the town for our elderly parents who had a great time with us because of where it was.

The inside was beautiful and the ornaments etc went well with it.for our first time with sykes cottages we were very pleased

Excellent, very well appointed period and character property.

High quality fixtures and fittings. Spotlessly clean. Luxury kitchen was amazing and so well equipped. We loved the little summer house and rabbits in the garden. Unfortunately the weather was atrocious most of the time and so we spent minimal time in the gorgeous garden. Just one observation, the grass was very long all during our stay but this could have been because of the constant rain even before we arrived. Would have looked much nicer with a trimmed lawn if this could have been arranged before we checked in. Very responsive host, we needed a clothes airer due to bad weather and this was sorted out very promptly and was much appreciated thank you. A welcome pack would have been a lovely touch as it was quite an expensive break and we've had this elsewhere when staying just for a long weekend. All in all a brilliant place to celebrate my wife's 60th birthday.

first time to Appleby(although we know the Eden valley well) , last minute booking , really enjoyed it , cottage is clean and comfortable/cosy inside, really liked it ,large outside space with great views to the river, and walks for the dog from the bottom gate , well positioned ,close enough to walk in to town ,where we had a couple of cracking meals .

Great base to explore the Eden valley , but also northern lake district , we walked along lake Ullswater Saturday in the sun (great stuff ) , were already planning to book again , we had a great weekend thanks

Loved the cottage - really well presented, so comfy and great garden and summer house.

There is a gap in the fence so the dog did get into the field next door but only the once. Loved Appleby and so close for all you needed. Found some great walks nearby and really felt we chilled and had a great time. Parking worked out great for us as well. Thank you for sharing your cottage with us.

Fantastic cottage ,very clean ,modern kitchen with every kitchen utensil and appliance available, unfortunately there was no table to eat a meal,small individual fold away tables were available in lounge but we missed sitting around a table eating our meals .

the kitchen was large enough to accommodate a table and chairs ,also a standard lamp or more lighting on the beams in main room would be great as reading was very difficult.

Beautiful cottage and garden, mix of old and modern, comfortable beds, warm and welcoming.

A little unfortunate that after making use of all the kitchen facilities, to produce a 'culinary delight', we were disappointed to find the only place to eat inside, was sat on the settee with our meals on small, folding tables. A shuffle around of furnishings in either the living room or kitchen might afford sufficient space for a drop leaf dining table and at least a couple of chairs. All in all we had an enjoyable stay in beautiful surroundings.

.there was everything you needed an more.. We stayed for 3nights but wish we could of stayed for more as it was so homely with beautiful back garden over looking the lake an our dog absolutely loved it too..We would highly recommend a stay here as you wouldn't be disappointed at all

Located centrally in appleby, surrounded by lovely shops and pubs within a minutes walk. The cottage has everything you need and the garden is perfect for relaxing. Eden cottage is very dog friendly with plenty of space for the dog to play. Thank you for having us.
