Old Ambleside House

Beautiful property, will equipped and ideal for one large or 2 families sharing.

Would definitely come back. The only minor issue we experienced was the sash windows are very hard to open and close.

Very impressed with our stay here.

Great location and the house is lovely. Fantastic amount of space for 6 people and was really handy having the high chair and travel cot. Has a very well stocked kitchen with pretty much everything you would need.

We had a lovely star at Old Ambleside House.

The location is absolutely perfect - just a couple of minutes walk to the main shopping area. The interior is beautiful and the living space is very comfortable with plenty of areas to sit and read. Although we took advantage of the restaurants, so didn't do any cooking, the kitchen is possibly the best appointed kitchen we have encountered in our time holidaying with Sykes. Thank you for the basket of goodies too - a very nice touch. Thank you for a wonderful holiday.

Enjoyed our stay.

Would visit again. A great location

We absolutely loved this property and would without a doubt stay again given similar circumstances.

The whole property is made up to a very high standard. Very comfortable. It’s located centrally and having two parking spaces, which two large cars could park in, was a huge plus. True there was a bit of noise from the local pubs late at night, but we appreciated having these pubs/breweries on our doorstep more than the minor inconvenience of noise!

What a stunning house & an excellent location.

Far too close to the Unicorn pub though (too tempting). Cooked a meal for 5 of us one night & there was ample provision to do this. Dining room, kitchen & living room were great spaces to hang out in. My bed was a little hard for me but got used to it after a while. Others said theirs were fine. Showers hot & powerful. Would definitely return for a group visit.

What a fantastic house .

We have just returned from a weekend break . The house is gorgeous , so clean and beautifully decorated for Xmas . Lovely hamper and Prosecco and wine was lovely . We can’t wait to return . 5 stars !!!

This is a fantastic property with everything needed for a large group - not always the case with other properties we have stayed in.

The accommodation is very well thought out and done to a high standard. We had a slight issue with WiFi on arrival thanks to storm Amy but this was sorted really quickly by the team. There can be a lot of noise from the surrounding businesses early in the morning but this is understandable due to the location and as proximity to the town centre is one of the benefits of the property this wasn't a huge issue. The welcome basket was amazing, one of the best we've had and really appreciated. Our only complaint is that the water pressure isn't great across the property with the showers cutting out completely even when nobody else was using the other bathrooms. Overall we had a brilliant stay and would definitely book again.

The accommodation was perfect and to a very high standard - for once the pictures were an accurate representation.

Having 2 parking spaces in the centre of Ambleside (even if it is a bit tight) is a real bonus

OAH is a lovely properly, in a fantastic location.

On arrival we were totally wowed! The reason for the 4 stars and not 5 is due to a cleaning error one that should not of happened BUT it was handled promptly and professionally by both the owner and Tracey the caretaker, I cannot thank Tracey and Janet enough for coming out at almost 10pm at night to address the issue. Paddy the owner was in touch first thing in the morning and had this sorted that afternoon so thank you again. The welcome pack we received on arrival has to be one of the best we’ve ever had! So thoughtful we loved it!!! Another bonus is the parking for 2 cars, we had 2 larger cars 4x4s and managed to park them side by side ( we had to move the bench & bin outside of the property just while we got both the cars in), but I must say to have a property in the centre of Ambleside with 2 parking spaces is excellent. Is it a busy road? Yes it is, mostly because it leads to Kirkstone pass via ‘The struggle’ ( a struggle it is! I’d find an alternative route next time haha ) this means it can be a little loud throughout the day, deliveries to the local surrounding businesses at 6/7am can also be heard but it never seemed to bother us. The house had all we needed for a comfortable stay, we ate most nights at the dining room table with plenty of cooking utensils, plates, cutlery, glasses, mugs etc. A lot of thought had gone in to the property. The water pressure however was an issue for us as a group of 6 women & a 4 year old in 28 degree heat. The property has 4 en-suite bathrooms, however we basically had to have a rota as only one shower/bath could be used at one time, if anyone was to run a tap or flush a toilet in another area of the house while you were in the shower you’d be left without water. The weather was on our side thankfully however, I would suggest bringing a couple of fans as we did, due to it being very warm. Although the cleaning issues we faced were addressed promptly and with apologises from the owner, I personally have to say that I feel it does require a deeper clean, the carpets are quite stained and mucky and could do with a carpet cleaner ( I understand it’s the lakes, it’s about walking etc, and people may not remove shoes when walking about the house ). Cobwebs, dead spiders, flies & other insects could be found on every window and the sills, ceilings & in the corners of the bedrooms and bathrooms. Would this stop us from staying again? No, we would return to Old Ambleside House due to how the owners dealt with our issues professionally, how friendly they were and also due to the location. It truly is a lovely house!

The property was lovely and very clean.

Really handy to be able to walk into Ambleside. The things that meant we didn’t rate it 5 * was the water pressure in the property, it was not uncommon for showers to cut out, the lack of clothes storage in the bedrooms - not many drawers for 2 people per room and a really simple thing of no clothes airer available. The location meant it was quite noisy with traffic which surprised us but appreciate that can’t be changed just an observation.

Great property- ideal location, super clean, perfect layout for a family and yummy welcome box.

Thanks a lot!

Lovely, clean and well equipped property right bang in the centre of town.

Such a shame the thing we will be taking away from our stay is the noise from adjacent businesses and service trucks which deprived us all from necessary sleep. In my view this property would be more suited for a winter stay as there is no outside seating and limited views. Car parking is limited to 2 cars so like our group we had to use public car park at additional cost and a bit of a chew coming and going.

We had a lovely stay!

The cottage was exactly as described and in the perfect location for exploring Ambleside and the surrounding areas. We would definitely stay again and recommend to others looking to visit The Lakes.

Good points: Well equipped, spacious, great location, onsite parking.

Not so good points: Toilets and bathrooms were generally not clean on arrival. The baths had not been wiped around and the loos had not been properly cleaned (under the seats, rims etc) we contacted Tracy and she came in the next morning and cleaned them, she apologised profusely. However the baths were still not done after this was rectified. One ensuite the shower couldn't be used due to the fan being broken so dirty water streaks were all down the walls. We didn't expect to have to strip beds before we left, prior warning at the time of booking would have been appreciated for this, as leaving early morning for a long drive home was marred by stripping all the beds which to be frank should be included in the housekeeping when you pay a premium for a nice property and get away from household chores in holiday. The pub deliveries were very noisy in the early hours most days including the bottle emptying at 5.30am which wasn't great. The TV channels were a little sporadic but we managed to watch most of Wimbledon! Generally we had a lovely stay in the house. Would we visit again to the same property? unfortunately not, house keeping issues I'm afraid put us off and the noise from the pub deliveries were frustrating as we like to go away to not have to be woken at the crack of dawn and/or to be stripping beds and cleaning our loos!

Third visit, love the location for walks from doorstep and town amenities, we hope to visit again soon.

House decor is great and very comfortable the only thing that might be nice is bigger sofas to sprawl out on in the lounge area! Welcome pack one of most generous we’ve had in a holiday cottage, thank you.

This is an absolutely stunning property and so well placed to access the many facilities (including great eateries) in Ambleside.

The upstairs, kitchen/dining/living area is perfect for a group to either do things together, or have moments apart, and there are all of the facilities you would expect for a high end property. So why only 4 stars? There is parking for 2 cars, but making that work requires some interesting manoevering! They have made the best of the space available, but something you need to be aware of. And the biggest issue is the noise from outside the house. The downstairs bedrooms are at street level, and at one point I got up in the middle of the night to check whether the window was actually shut! Other stayers in our party reported a similar issue, so not just the room we chose. Would probably mean that we would not book the property again, which is a shame

Another great Christmas stay.

The house was beautifully decorated and felt very welcoming. Very well equipped and a fabulous welcome basket. Handy location for getting into town. Everything was just perfect.

Fabulous property, very clean and beautifully decorated for Christmas.

Excellent welcome pack.’

An outstanding property which is close to the town centre yet set back from the busy roads.

Very well furnished with comfortable beds and welcoming sofas, kitchen is very well equipped with enough cooking space for the group. Heating system is excellent and the property always felt warm and cosy. We had an issue with a water leak but this was very efficiently addressed by the very capable property manager. Everything was very clean when we arrived, again down to good management. I would certainly be keen to return to this property and would highly recommend it to others.

Excellent property, well maintained and beautifully presented.

Very clean and well equipped.

Beautiful family property.

Good space for everyone, we were 3 generations. Top quality equipment within the property. Very central to Ambleside. Enjoyed ourselves very much. Lovely touch with the food and wine pack. Would definitely recommend

We had a lovely week at the old Ambleside House.

The house is very well presented, comfortable and in a great location. We were a three generation family group including a 1 year old and a 4 year old and the house worked really well for us . There is plenty of space, a well equipped kitchen and comfortable sitting and dining areas. Thank you very much for an enjoyable stay it was a wonderful holiday enjoyed by all and we are very much looking forward to our next visit to the lake district.

We had a fantastic time at Old Ambleside House!

The house is very well equipped, well designed, clean, comfortable and spacious. It's in a great location, close to all the shops, pubs, restaurants etc which are all within easy walking distance. Plus there's a fab butchers shop opposite that sells the BEST sausage rolls! Highly recommended :-)

Really excellent property.

This was our second time here. It has pretty much everything that you need for a great stay in the lakes. Beautifully appointed, clean, spacious and practical. Very highly recommended.

A beautiful house in a great location.

This is the second time that we have stayed here, and we can’t wait for the next time. Everything was perfect.

Great house.

We stayed here previously in 2020 and loved it so nice to have a return trip at a different time of year. It's as close to perfect for a holiday cottage that we have stayed in.

We had a wonderful stay at Old Ambleside House.

It is very well located to Ambleside, in easy walking distance of all the shops and bus stops. The accommodation is decorated to a very high standard and was cleaned well on our arrival. We loved how well equipped it was, with all the essentials and much more. Would highly recommend.

The property was perfect in every way.

We were a party of seven people which consisted of four generations of the same family. There was enough room for everyone to have their own space so we all got on well! The kitchen was well equipped and I did not need to use most of the extras I brought with me. Even the knives were sharp! There was a welcome basket of goodies to greet us and milk in the fridge on arrival, which was much appreciated. The decor was very tasteful too. We have family connections in Ambleside and Windermere and this house was perfectly located. As the house is pretty well in the centre of Ambleside, it is so easy to nip to the shops or join the main routes for sightseeing. We were sorry to leave!

Great in all ways but washing up was poor (probably previous visitor) I wouldn’t let that put you off the accom was spotless.

What a lovely cottage decorated in style loved the on-suits and the hot tap for drinks Very nice man reconnected sky for us straight away We loved our holiday there and would definitely like to go back

i visited the property to celebrate with my family for my 60th birthday.

Myself and all the family were impressed with the property for its décor, facilities ensuite for each room and said it was a great find and they would definitely return. They were viewing availability even when we were there for Christmas and found it was already booked which was no surprise to me. . it was positioned in a great position in ambleside and was easy access to the village. . it made it a memorable birthday for me. I wished I could have spent longer there as it certainly has encouraged me to return soon to the beauty of the lakes. it was a great base.

Absolutely loved Old Ambleside House and were delighted to stumble across it when we were searching for a venue.

It was beautifully appointed with luxurious fittings and fixtures and felt like a home from home rather than a holiday rental. It had everything we wanted and more, and was perfect for our family gathering to celebrate my 50th. The upstairs is a great social space (particularly the well equipped kitchen) and it was brilliant to have all the ensuite bathrooms as there were 8 of us. Location was perfect too, and thank goodness for the parking spaces which easily fitted two large cars. We would love to go back again and would highly recommend it.

A beautiful property.

Old and New rolled into one. Excellent standard. Well equipped with all you need. Lovely welcome basket and en suite bedrooms throughout. Clean and tidy to a very high standard. Thank you

High quality house Nice owners and maintenance people Good location

Beautiful house - and a very thoughtful welcome pack on arrival!

We will be back

Beautiful house.

All the facilities needed and more. Perfect location. Only negatives are parking which was very hard to get two cars on the drive and we frequently struggled to get out as a van was parked on double yellows opposite. Secondly, property was boiling and only after turning every radiator off was it manageable. Better than being cold though! Lastly, windows seem only to be single glazed. We could hear every noise outside, even a low key conversations. Bin day was awful! This made sleeping a bit tricky. Overall, we’d definitely recommend.

Beautiful house in the heart of old Ambleside and the added bonus of parking right outside the property!

Large kitchen/dining area and very well equipped with everything needed for a self catering holiday. Cosy lounge areas, comfortable beds and hot, powerful showers - all much appreciated after long walks on the fells.

Absolutely amazed place, comfort warmth and everything you would need is on hand, definitely stay again.

Christmas decs really made it special, thank you

fantastic cottage in a brilliant location, exceeded our expectorations and look forward to stopping again.

the house was immaculately clean and furnished to a exceptional standard. the lay out was awesome and really works for the property. had a brilliant holiday.

This is the nicest property available, amazing quality decor, furnishings, tv's location, there is nothing we don't like

We had a fantastic stay in Old Ambleside House a beautiful well maintained property .

Immaculate throughout standard of cleaning excellent. Everything we needed was at hand, home from home, very much appreciated welcome hamper provided. Christmas tree and decorations up felt very festive. Central position, easy to walk to restaurants, cinema etc Great property to stay in. Many thanks The Wood family

Just got back from a wonderful weekend away with our friends.

This house is exceptional it was beautifully decorated all rooms en-suite 2 rooms with roll top baths. Would definitely return.

It’s a fantastic property in a great location.

The house is decorated beautifully and the details like quality bed linen and quality items throughout do not go unnoticed. We loved cooking in the kitchen and eating at the dinner table. We were a mixed part of 4 couples and we all said we would come back. We don’t have any negatives about the property. My only suggestion would be it was lovely to have fresh milk and bread on arrival and tea and coffee etc. As well as cleaning products. We did bring these with us as we weren’t sure they would be so it would be a positive thing to let you know before you come as it’s less to pack. Thanks again for a great weekend, we will be back!

Brilliant holiday cottage for a family weekend away.

Just perfect.

A great home holiday for family members close to all the amenities Ambleside has to offer.

Parking was a little tight .The only thing missing was aoutside seating area

Fabulous house.

Gorgeous. Beautiful comfortable luxurious
