"The cottage itself was beautiful."
3 good sized double bedrooms were perfect. Beds really comfy. One bedroom en suite up some steps as stated and decent main bathroom. Kitchen was well stocked and easy to cook in. Dinning room good size, living room really cosy and log burner was great.. a perfect place to chill at the end of a long day walking. We only ended up eating out 1 night as it was so lovely staying in. Useful utility room with washing machine and tumble dryer and place to dry wet boots and clothes. Which really helped us as weather wasn’t great. Heating really easy to use and cottage warms up really quickly and plenty of hot water. Downsides… the cottage is right next to a main road…surprisingly this was not actually too noisy other than first thing in the morning, but main problem is that access is via the back… when we arrived the path was a full flowing stream… you would need welly boots to get through so we had to unload at the front (there is a slight pull in, but it is a main road) and then park at back and walk back round to to the front. Other days the stream became a trickle so we could use the back entrance using walking boots. Back garden is beautiful but the stream situation is a problem. Lovely area in general… good access to both Lake District and local beaches. Good info at the house.
We are sorry about the issue you experienced with the stream overflowing. We were aware of a period of heavy rainfall prior to your visit, we were not aware that the stream had spilled out onto the path until we arrived on the Saturday to see a gulley in the path near the outbuildings. This has not happened before. We have repaired the path and built up the wall of the stream in that area to ensure that the water continues to flow in the right direction at all times. If issues are experienced during a visit we provide contact details so guests can get in touch directly, we can then address issues as they arise.
We are pleased to hear your enjoyed the facilities at the cottage throughout your stay.
Thank you taking the time to provide feedback, we really appreciate it.

"We had a fabulous stay at Duddon cottage, ideally located at the bottom of the Duddon valley with easy access to the mountains and the coast."
The cottage was warm and welcoming in an unusual setting of woods/stream edge and the cottage was very well equipped for both sunshine ( garden furniture) and rain ( heating, dryer and games galore).
The bedrooms were spacious, the two bathrooms airy and practical and we had a good supply of hot water when needed. My elderly parents were able to relax, access the rooms they needed ( they didn’t venture into the en suite bathroom) and the garden was fun and secure for my dog. All in all a great place to stay, cosy, quirky and unique with real Lakeland character. We didn’t meet the owners and didn’t need to contact them with any queries when there but all correspondence prior to our arrival was super helpful and friendly. Thank you Louise and Co, a lovely cottage and experience for us all. Helen ( Nel)

"Wonderfully located cottage, plenty of beautiful mountains and coastal scenery to visit nearby within a 25 mile radius."
The cottage itself was lovely and homely, but had modern facilities such as a HD TV with a blu-ray player - perfect for watching movies in the evening!
The rooms themselves were large and had very comfortable beds, and were also very nicely decorated, with plenty of cosy & homely additions. The walk up to the cottage was also like something out of a fairy tale, with a little stream next to the path - as well as being lit up at night.
We would love to stay here again! :)
P.S. - Although there was some noise from the street, it was nothing like some other reviews here have said - it is only really noticeable during the day in the living room.

"The cottage is in need of updating, there is paint peeling off of most walls in the cottage, very dark inside."
The living room felt tatty, the carpet in front of the fire had lots of holes in it. The road outside is very noisy and because the cottage is on a sharp narrow bend you have large lorries stopping outside the windows inchs away. The only lovely bit was the back garden and plenty of parking. Would not stop here again, disappointed!
I am sorry you were disappointed, I would like to clarify on the issues raised.
There are no holes in any of the carpets throughout. A log has fallen on the rug in front of the woodburner and made a burn hole, we are replacing this. We have plans this month to repair the areas of paint damage which is not on every wall. The wet bath mat and towels left by yourselves on the chest of drawers has damaged the varnished wood and requires further repair.
The photos and descriptions are all up to date, including the outside showing the cottage garden at the front and distance from the road. As previous guests have mentioned there is a large rear garden so plenty of space to relax.
The Sunday Times recommends the Duddon Valley as a great base for exploring the Lake District. Many attractions are accessible from the cottage and we provide information on walks, local beaches and the lakes themselves. I hope the information provided was useful in enjoying your days out and hope you had a good stay otherwise.

We were intrigued by some of the doors and stairs that led nowhere. You made an excellent job of modernising the building without losing it's character. we found the bathroom with the freestanding bath and large shower a bit of a challenge to access as the steps up are steep through a narrow doorway. not really good for elderly, or someone with mobility difficulties. It was really hard getting out of that bath too. It looks fantastic but not that user friendly especially if you are built like a 6ft 2"rugby player. Plenty of parking in lovely wooded garden . It does get quite a bit of road noise at the front of the house as it is on a main road. Overall it is a wonderful place to stay and really cosy.

We really liked nearby Broughton and it was ideally situated for our needs - a definite bonus.
The cottage handbook provided lots of relevant information, as did the kitchen board, but we would have loved to learn a little of the cottage’s history eg when it was built etc.

My only faults would be the springs could be felt through the mattresses (we used a duvet from one of the spare beds as a mattress topper) and the dining room light constantly flickered so we couldn't use that room to eat on an evening (tried a bulb change but still had the same problem)

"We did enjoy our stay at the cottage but did feel that there were a couple of things which should be addressed."
You refer to a deep clean taking place prior to us taking possession of the cottage. There was certainly no deep clean - I have a picture I took but there's nowhere to download it to on here so I will email separately. My in-laws had dropped some tablets down the back of the bedroom drawers - it was a sight to behold. Cobwebs along with dirty clothing - which did not belong to us. Secondly, the cottage is situated on a very busy main A road - there is constant noise of traffic, and not just cars. As it's a main road, there is a continual flow of tankers and large lorries passing through. Not only that but the cottage is situated near to the traffic lights on a bridge, so it gets backed up as lorries can't turn around the corners of the windy road - so not only do they block the daylight when sitting outside the lounge/dining room windows - the drivers can see you sat down. We actually live in a small village where it's very quiet - so this element was very disappointing. Also with us having a small dog made it quite terrifying to open the front door in case he escaped as he would have been injured or killed had he got out - the pictures on the website certainly deceive you into thinking it's a quiet little country lane!!
In response we will address the issue of the cobwebs behind the chest of drawers at the next changeover, this is not to our expected standard of cleanliness.
The text on the webpage accompanying the photo advises some road noise maybe heard, this is generally around a commuter traffic time window.
It is not our experience that there is constant noise of traffic and continual flow of tankers and lorries blocking the daylight and it has not been referred to as such by any of our previous guests over the last 5 years. The cottage has a large rear garden with an enclosed fenced area suitable for dogs and children, we have repeat bookings cited for this reason. The front door remains locked, a key is of course provided so guests are in control.
We responded to several queries throughout your stay promptly and courteously. Otherwise we hope you had a good stay.
NB. The road surface has been renewed in January and passing traffic is noise is reduced.

The first bedroom was the largest bedroom which was grabbed by our relatives over from Australia. then we looked at the second bedroom, I found a door in the corner of the room and again. WOW!!! The en-suite to this bedroom was up four steps into another room and it was perfect. The third bedroom was perfect for our son. The main bathroom was again clean and tidy and ideal for the others. The stair case was so wide, you would be forgiven for thinking your were in a grand house instead of what looked like a small cottage. When I say small, it was deceiving. All the rooms were deceptively large and comfortable. It even had a utility room which was big enough to swing a cat.
