Our 7th visit to this property.

It is perfectly placed for access to the whole of Morecambe Bay. This year (& last) has been much better than previously now that the heating settings have been corrected. Well equipped kitchen (except for the shortage of table knives ! - 4 really aren't enough for self catering particularly when they are blunt so much so that I had to resort to using a kitchen knive to cut toast). The garden/patio is much improved now that it has been tidied up. Bathroom is excellent with good shower. Bedrooms are comfortable. Only other downside is the poor level of lighting in the lounge/diner. Someone previously mentioned a musty smell in the lounge. It seems to be in the area between the dining table and the external door though the cause isn't obvious. Overall a good property

What a wonderful place!

Directions and key instructions were spot on. The cottage was even better than expected, with great living accommodation and facilities. We were greeted with a bottle of Prosecco, pint of milk, and a few other essentials to help us settle in (very much appreciated - thank you). The staircase with its huge clock is a sight to behold; and the enormous bed reminded us of the one John Denver sang about! The bathroom was well laid out with plenty of space and a large shower; and the washing machine & drier came in handy too. Burton village is quiet, with a couple of pubs and a convenience store, along with plenty of pleasant walks around the area. It's also a great base for visiting the local area: we enjoyed days out to Grange (25 mins), Kendal (20 mins), and Carnforth (10 mins). All in all, a perfect place - highly recommended :-)

Bed was very comfortable!

Had a great sleep. However Main road noisy so couldnt have windows open at night... Sitting room.smelled.of dog/ mould? Unpleasant Not great kitchen utensils. Light didnt work above cooker. TV was a battle to get working. Couldnt find broom or dustpan. Only one key , not handy when 3 adults. Had been told there was parking. No parking, which the neighbour made clear! Courtyard was full of weeds and next to road so didnt use it. Bathroom was good and bedroom comfy. Place seemed very tired , not super clean and we're unlikely to go back, except that it is in same village as our relative....

No parking space as listed , you park on road as next door very rude told us there was no parking by cottage’s door and go on the road .

Garden weeds over grown , not very inviting to sit out . No signs for trip step and head height going into bathroom .

We booked this last minute.

On arrival the cottage is hard to find. Parking is roadside which we knew about and didn't have any trouble parking at all. The cottage is comfortable and cosy. The gifts of wine and biscuits were a nice touch thank you. However it is very tired and in need of some tlc, so could be a little gold mine if looked after. The garden is small and hasn't been cared for at all, given we were there in July and wanted to sit outside as the weather was lovely, we needed to tidy it up first just to sit down. Some areas inside were unclean, cupboards in kitchen are a little smelly and handles were sticky. Had to clean kitchen before use. Having said that, the location is handy for exploring the lake district and the local pub is exceptional, dog friendly and fabulous food too. We enjoyed our short stay overall but wouldn't return to this particular property unless it was given the tlc it deserves. The bed linen was lovely and fresh, personally I found the bed too hard.

We enjoyed our time there. We traveled for sight seeing during the day and returned each night to relax and rest. The washer/dryer was a nice bonus.

The cottage was very cold when we arrived - there was clearly an issue with the heating, which was highlighted by previous tenants.

System defaulted to just 7 degrees every few hours and had to be manually increased....not the cosy Christmas we had envisioned. Contact with owner/caretaker the day after arrival resulted in the problem being resolved by mid afternoon, but it meant we stayed in throughout Christmas Eve to ensure the system was fixed. There are a couple of other points that have been raised by previous tenants that haven't been addressed, such as the broken handle on the dishwasher and very unattractive patch of damp on the landing - there was also an extremely dirty non slip mat in the bath. The cottage didn't feel as well cared for as others we have stayed in. We did, however, appreciate the Christmas tree which we had requested.

We have been to this cottage a few times in the past, and are likely to go again - but not in winter!

The furniture is very comfortable, as are the beds. The kitchen is spacious and well equipped with everything we needed for a week's self catering. (a bit short on table knives though!). The Wifi is strong and we had phone signals. The road noise did not disturb us in the house. The parking on the lane was easy, and we were able to unload and load the car in the back yard area. HOWEVER, the heating system had a mind of its own. We arrived at 3pm. The house was freezing. The thermostat was set at 7 degrees!! We were able to increase it but the timer switched it off when it felt like it - down to 7 degrees again. The timing mechanism is unavailable to guests. Every morning my husband had to get up early, go downstairs, increase the temperature on the thermostat, and go back to bed. The temp in the bedroom was 10.4 degrees according to our alarm clock one morning. The bathroom never did heat up properly. This is not suitable for winter guests. One other thing - an earlier review mentioned the handle on the dishwasher was broken. It still is. We coped, and apart from the heating issues, were happy with the cottage.

Lovely cottage - very homely.

Everything you could want for a great base to explore the area. Facilities were great. The bed is so comfortable. The welcome basket was a lovely touch. Parking was easy. It was very cold the week we stayed. The central heating was definitely needed but unfortunately the radiator in the bathroom did not seem to be on which wasn't great and the heating had to be on an hour before the bathroom was warm enough. Where to put the rubbish was confusing - a note in the kitchen said the green bin marked 4 but there wasn't one. In the cottage manual it said the grey bin but the other cottage had both. Would definitely book the cottage again.

The cottage was clean and tidy.

Very spacious. The welcome goodies were an unexpected bonus. Parking on the road was absolutely fine. Kitchen was well equipped and that was useful as we cooked every evening after walking as the local inn has closed down. Lovely large fridge. Only issue was broken handle on the dishwasher. The bed was comfortable. Bathroom was large and had a bath and shower which was great.

We really enjoyed our stay.

The cottage was really well equipped for anything you need. The small hamper on arrival was extremely nice. Everywhere was very clean. If we are that way again then we would be very happy to stay there again.

Good value, spacious cottage for 2-3 people.

It is described as luxury (as many things are these days) but I would say it is more homely - cosy and comfortable. This is not a criticism simply I think a better reflection of what it is in case someone was expecting "luxury". Whole cottage very clean and well equipped. It was well worth the price we paid. Kitchen large and well equipped with utensiles, dishwasher, etc (minor point - box of hundreds tea bags yet only couple of sachets of Nescafe). Living room large and comfortable with two 2 seater sofas and a 4 seater dining table. The garden is not really a garden but more of a small patio surrounded by a high wall, but given there is a busy road the other side of the wall with HGVs passing by, not somewhere we really chose to sit. There is no real traffic noise in the living room however, a bit traffic noise in the bedrooms but no so much to disturb us. Bathroom - large with both a bath and a large walk in shower. Very good for a cottage of this size and at this price poimt. Bedroom 1 good size with an extra king bed. Bedroom 2 is quite small with a single bed which can be made into a double but then the room would be extremely cramped (to extent probably could not even open the wardrobe) if this was made into a double bed. I would bedroom 2 is only really suitable for one person. Both bedrooms had good quality solid oak furniture. There is/has been a leak in the roof which has left a very noticeable stain at the junction of the roof and the ceiling at the top of the stairs. This will need some attention. Parking situation could be explained a little more - one line instructions were to park on the street. We did and it was free and only seconds away so no problem. However on arrival our sat nav brought us right to the front door of the property where in a little courtyard there is space to park straight outside the property so we were left wondering can we park there or at least use it to unload the car. This space remained empty for almost the entire stay so again left wondering whether we could park or load the car there.

There is no onsite parking and the dishwasher door does not fully open but everything else was wonderful

Excellent big bedroom & lounge was cosy & comfortable. We couldn't find any egg-cups (by the way)! We did love the very nice 'welcome pack'.

Firstly I would like to thank the owners for arranging our stay at their cottage at such short notice after our original choice of accommodation was cancelled the day before we were due to arrive.

We very much appreciate how quickly you sorted this out for us and thank your housekeeper too. We arrived to the best welcome pack we have ever had which was extremely generous. Our first impression on driving up to the back of the cottage was a little worrying as the surrounding houses look a little shabby externally but this is out with the owners control. The cottage was great inside with everything you need and is very cosy. A lovely kitchen, small but all you need for a week's holiday, a lovely living room/dining room with two comfortable sofas and Amazon Prime on the TV was an unexpected bonus! Upstairs the main bedroom was large, stunning exposed beams and a large wardrobe (could do with more hangers but I had brought some, so not a problem). The bed is huge and very comfortable. There was no picture of the bathroom in the listing, which always worries me a bit, but I was delighted to find a lovely modern bathroom with a large bath, huge walk-in shower and tastefully decorated. I could not smell any damp in this room as a previous reviewer had commented upon. There was, however, a patch of damp in the upstairs hall at the join of the ceiling to the wall which needs some attention though. The small front garden is extremely private and in better weather would be great to sit out in for a morning coffee or evening glass of wine, however it does feel a little uncared for and overgrown. Generally the cottage is clean but there were a lot of cobwebs everywhere, the ceilings are very high but an extension is available for the feather duster to allow the cleaner to reach these but she doesn't seem to be using it. The shower mat was a bit mouldy and that needed a scrub too. Unfortunately the local pub was shut the whole week we were there, I fear it may have gone the way of so many others but hopefully I'm wrong on that. The butcher shop, mentioned in the listing, is also shut now. So apart from the small local shop/post office there is nothing in the village and you need to drive to find a restaurant or pub. However, there are a number of good places not too far away. Overall we enjoyed our stay and would recommend it as a place for a quite holiday.

Location very handy for visits to the Lakes, West Yorkshire, Morecambe etc.

Cottage was easy to find, parking not a problem on side road. Found it generally very clean. Very homely and comfortable. Plenty of wardrobe space, but not enough hangers, so take extra. Managed to sit outside for morning coffee several days, but as others have mentioned, the main road can be busy with some noisy lorries. However we didn’t notice any road noise from inside. Bed was very comfortable. Welcome gifts on arrival were very generous and much appreciated. All in all, we had a very memorable week, and would recommend. Thank you for letting us stay.

Positives - absolutely Lovely stay.

it’s a gorgeous cottage and has all the amenities you need. The beds were comfortable and clean - indoors worked really well for the puppy and we loved all the extra little touches! Felt very authentic and a short walk to the pub! Negatives - none really. Parking was a bit of a challenge. And the garden needs cleared up. We were disappointed there was no bbq and instead two black bin liners with wet leaves and bugs. The garden didn’t really work for us or the dog unfortunately.

This is a great and comfortable cottage in a lovely quiet village.

I was going impressed by the prompt response to the electrical emergency. Thank you. Love the property and the generous welcome pack. This is my third stay and look forward to many more with my dog. To make the visit even better would be to provide a cafetière in which to use the complimentary ground coffee, a torch in case of emergencies and to see that the inside of the fridge has been cleaned of all crumbs from the previous occupants

Had a lovely stay at this cottage

A truly lovely cottage and in the main well equipped for everything that we needed.

The welcome pack was a real treat, as was the secure garden area and having a washing machine and dryer. The village is friendly (especially the village shop and pub) and makes exploring the Lakes plus surrounding areas very easy.

We stayed here for several weeks while waiting to move into a house.

It has everything you need and we were very comfortable. We didn’t meet the owners but they were quick and responsive when we had a maintenance issue. Yes would recommend.

It is clean, well equipped, lovely gift on arrival. Located in a great place to explore the Lakes and Lancaster area. I felt really at home and my dog, who is very nervous, loved it too. Thank you for a great stay.

Yes, we felt the 9am checkout time was too early.

Accommodation, was a lovely cottage, the details for parking given seemed quite outdated, there was no grass verge for advised parking.

There is a marked area near the property, but its not clear who the parking is for, or if its parking. As soon as I arrived a neighbour pounced on me about where I was going to park and he was quite interdating, I had driven over 5 hours and it wasn't really the arrival I had expected. I got the feeling the local residents were not that welcoming of the property being a holiday let, different people coming and going, which made me feel unwelcome at the start of my holiday, especially after deciding to leave our dog at home with my partner who was working, it was already a change of plans and to feel quite unwelcomed, as soon as you arrived was not great for a female traveller alone with 2 children. Quite unsettling and my children viewed the on arrival pouncing!!! We pulled into the drive to unload and I got some very unwelcome looks, we were just unloading. I even asked if it was ok to park and unload then move my car. Once in the cottage the welcome pack was really lovely. Rooms were all made up nice, the second bedroom was rather small with both beds up but my 2 girls managed as we were out most days so a good base. Beds were comfortable. We kept the bathroom window open all the time as there was a damp smell if the window was kept shut. The shower vent really needs a clean as it was pretty dirty. Having the washing machine and dryer is a great bonus with children. The cottage could do with a lick of fresh paint as its starting to look tired and if wanting to keep the 'luxury' status this needs to be kept on top of. Outside seating area was nice, but with the road traffic was a bit noisy for relaxing in, with us not really being around was not an issue. Installing a hot tub out there would really make as difference as its a secluded area, some nice lights would definitely encourage more people to sit outside and use the area, would have been a great evening relax when heading back after a days walking. Kitchen - The saucepans in the kitchen need updating, I'm not sure if they are conductor pans which with the hob they need to be. Oven and extractor were great. Coffee and cafetiere was wonderful as I always take my own. Some larger mugs for tea and coffee would be welcomed. I always take my own. The ones were nice and fancy, just not big enough. Teapot was lovely to have. Fridge/Freezer great, dishwasher was great to, however I did need to give it a clean inside and put on a cleaning wash as there was a build up on the door and filter. Details regarding how the bins work would have been useful. Living room and dining area, lovely space, TV and DVD all good and good selection for all ages. My children loved the puzzle they completed through the holiday. The hoover needs to be cleaned or the filter cleaning when hoovering it smelt quite doggie like. Sofas all comfortable. We turned the heating on once and worked very well and quickly so we could dry some clothes. We had a lovely stay once we got over our arrival hurdle, but chose to leave a night early as the 0900 leave policy is very early compared to other places we have stayed as especially as I like to leave somewhere how it was found on arrival, felt we lost a days holiday due to this. Usually 11am exit works better then you can enjoy your holiday and squeeze the holiday feeling before heading back to home and work. Thank you for letting us stay. We loved the Lakes and explored lots.

Wonderful cottage.

Nothing but positive things to say

We are two friends over 60 and one of us has been recovering from illness.

The cottage was delightful and we really enjoyed staying there. The info provided by Sykes was that we should leave the cottage in a pristine state -,which we did, but to strip beds, gather laundry together, etc not to mention shower, packing and have breakfast makes a 9am departure very difficult indeed. Getting up soon after 7am, we managed to leave by 9.15am but had to return a few minutes later as, in the rush, medication had inadvertently been left behind. The lovely cleaner I met on my return said her instructions were to be there from 10am. Wouldn’t it be sensible to give your visitors a little leeway, especially as we helped with the cleaning in this time of coronavirus?

Although the weather was not very good during our stay, the comfort and facilities made it feel like home from home.

The cottage was lovely and had everything we needed, plus little surprises that were left for us. On the whole it was an enjoyable holiday and we would definitely love to stay there again.

The cottage was lovely with a few welcome gifts left.

It was clean and well equipped with good location to the local amenities as well as for travelling to other areas. The stove fire in the living room did not work but besides this everything was perfect.

Great cottage and excellent facilities in a beautiful location.

The coffee, milk and delicious biscuits were very much appreciated. In general, the cleanliness was good. However, the shower area was let down by a rubber safety mat which obviously hadn’t been moved or cleaned in a long time...it had black mould underneath. I think it would be more hygienic to remove this bath mat.

The property is in a great location to enjoy both the Lakes and Yorkshire Dales. Would definitely recommend to anyone.

We had an amazing time.

The cottage is lovely, with all the mod cons you would need, and the owners extremely helpful when I thought I'd lost the key. The only thing that didn't work for me is the close proximity to the M6 & another dual carriageway. It's not quiet! I woke up every morning early with the rush hour traffic. Having said that if you come from a busy place you probably would be fine, & we really did enjoy our stay. It's a warm, cosy cottage 20 mins drive from Kendal, & 30 mins from Windermere so easy access to wonderful hiking.

Beautiful cottage very well kept by the owner

There was a few wood lice coming into the lounge from the patio area it did not present a problem , but you should be aware of this in general we much enjoyed our stay the cottage is lovely and appointed to a high standard we felt at home on the first day and is ideally situated for exploring the lake district

We had an extremely lovely time.

The cottage was gorgeous, so so cosy and perfect for what we were looking for. Pub and shop within 5 minutes walk and just down the road from a great nature walk. Really loved it here

Lovely area to exolore, great cottage with a really comfy huge bed and all the things needed so it was like home from home.

Unfortunately we could only spend 3 days in the cottage because our dog was poorly so we had to take her home.

The cottage was lovely, homely and had all the things we needed. The villagers were very friendly and helpful. It was the first time we had booked through Sykes Cottages, and we would definitely do it again.
