  • "Disappointing that the minor maintenance issues I pointed out in my last stay were not completed."

However, it's comfortable, got most things (kitchen tongs, 2nd frying pan?) you need. Between Cark and Flookburgh there is most of the shops you use. The GoLocal shop over the road is well equipped. The Engine pub is handy. The train station has a decent service, especially for when it rains. Recommend The Pheasant in Allithwaite, the Feathers in Ulverston both for food. Cartmel is a nice day out.

  • "Had a lovely week at the cottage."

Everything we needed was there, lovely furnished and comfy beds etc. Being a bit picky new outdoor furniture would be great if you are advertising the outside space - it was a sun trap on our visit! A little bistro table and chairs in the kitchen would be good, there's lots of room, and please shorten the lights above the dining table, we all banged our heads on the shades. Cottage details need updating however, the Rose and Crown pub which you mention closed over 2 years ago, also details of refuse collections -we were woken on the Tuesday morning to the sound of the collection wagon and it was too late to put the rubbish out. But have to say ideal cottage near station, Holker Hall, Flookburgh, Cartmel and Grange. Very nice and would recommend.

It's in need of some minor maintenance such as, the shower drips, new stair carpet and the central heating doesn't work very well. The house instructions are not very clear and you can see they are years old, as it mentions the rose and crown which has been shut for at least 2 years. We liked it and will stay there again. It was clean and comfortable.

All the bed linen and towels need replacing, they are very tired and old. The towels are very small, faded and mismatched and not very soft! They all need washing and changing after each guest too! The kitchen is delightful and lovely in the sunshine, it needs a little table and chairs ! The outside area is lovely too and with a small amount of effort could be made very welcoming and is a suntrap! The cleaning of the property needs reviewing urgently especially the kitchen utensils, cooker and crockery. Also the smell in the utility cupboard needs looking at and a red diffuser doesn't cover it up! All windows sills need to be kept clean, we had to clean them all especially the downstairs window sill near the stairs as it's very damp and peeling paint is falling off! This incidentally is where we found 2 poor quality toilet rolls! How hard is it to put them in the bathroom? The main room is cosy and warm and the log burner is lovely...2 days supply of wood would be nice! We paid good money to stay and would love to again but are put off by the lack of attention and cleanliness! Finally, we couldn't find the "welcome pack" or the guest book! They were on a shelf in the dining area! We left them on the coffee table! We hope our comments assist the owner to make some important improvements and transform this lovely cottage once again!

  • "The property was, in general great."

Some information of where to park would have been useful. I did not feel happy leaving the car on the pavement next to the cottage because this blocked the pavement to pedestrians, but you had to do this because the house is on a bend and the road was surprisingly busy with big trucks and tractors passing by. Had the car been off the pavement to allow pedestrians to pass there would have been a real risk of collision. We parked in a little open lay-by area in front of next-door but one's house. I did not feel happy doing this, although noone asked us to move during the week. The kitchen was well equipped and spacious. We always do much self-catering rather than eating out, so a decent sized kitchen was a welcome change with plenty of work-surface and utensils. The kitchen tap was bizarre because it was more of a spray than a smooth flow so this took some getting used to. The lights over the dining table were too low. Although this looks "cool", if I hit my head once, I hit it a dozen more times. I'm glad I didn't break the glass shade. The bathroom was small but fully functional and it was nice to have a shower space of a decent size, rather than the tiny cubicles found in so many holiday cottages which can be a challenge to actually shower in. We slept in the bedroom to the right of the top of the stairs. The mattress was comfy if a little dippy (due to wear) and the pillows had seen better days and were cheap and flimsy. The linen was also of a very basic quality and although I didn't actually look, I would have been surprised if there had been pillow protectors which I think are essential for multiple occupancy and should be changed after each set of guests - but this goes for anywhere. This sounds like I'm having a moan and I'm really not. As I said, the cottage was great and we enjoyed our stay. I do feel however that it is important that the owners receive an honest critique

I suspect this is due to the ground level at the rear being almost up to window sill level and an issue with tanking/damp proofing. Otherwise the property is very nice.

Two decent pubs within easy walking distance, although opening times at The Engine were a bit sketchy! Two critiscms - they really need to sort out the damp/musty smell in the cottage, overwhelming sometimes, and the outside furniture was broken, therefore unusable. Cark is situated for easy access to Southern Lakes.

  • "We would rate this cottage very average although we recognise investment in furniture for example."

No refuse was collected and as the bin was already full when we arrived we were unable to make use of waste disposal other than recyclable that we had to take up to the station. Replacing the green bin outside with a grey bin might solve this as all in the village have grey bins that were emptied on Wednesday. Apart from traffic that you can’t do anything about, the worse thing was the smell of dampness . We were forced to keep windows open to reduce smell and all our clothes have to be cleaned to remove impregnated smell. Quite awful.

  • "This property is really lovely, small and quaint and nicely furnished."

Its comfortable and well equipped with everything you need. On arrival we were greeted by a dirty rug in the living room which wasn't that impressive as you enter the property straight from the road into the living are so this is the first thing we saw. The property is situated on the main road in the village which can be quite noisy for a couple of hours early in the morning, I presume when people are going to work, and farm traffic also make use of this road too. Also people leaving both pubs in the village will pass bye late at night, so if its peace and quiet you are looking for then this is not the place for you. The cottage was an ideal 'base' for sight seeing the local area and we travelled around a lot during the day, most places are very easy to get to. All the shops in the villages close really early so bare this in mind and if you need somewhere to eat at night then you MUST book in advance. We enjoyed our holiday and the lake district really is a beautiful place, but wouldn't return to Cark.

  • "Mulberry Cottage is very sweet, well proportioned and has a good layout - an ideal holiday cottage - unfortunately it had a strong smell of damp."

The damp could be seen on the walls and my clothes did smell after being kept in the main bedroom wardrobe. Bedding was all clean and fresh however the pillows were incredibly hard it was like sleeping on a slab of concrete so if that isn’t your thing you might want to take your own. The kitchen is very well stocked with pretty much all the equipment you might need - the only minor downside being that there is little room left in the cupboards to store your own food. The bathroom/shower were great although only two cheap toilet rolls were left for three adults for a week - we obviously had to buy some more half way through the week. Bath towels were supplied but if you would like a sheet take your own. Parking wasn’t really an issue we managed to get very close all week, just make sure you don’t go an inch too far over someone’s pathway as you will get told off. The courtyard was sweet - rather overlooked but fine, unfortunately our dog also would not go for a wee there because of the lack of grass we had to keep dashing him over the road. All in all though it was a very good stay, a good place to explore the lakes and surrounding area and I would stay there again.

The off road parking was an issue on a couple of days as it’s very limited. There are lots of comments in the guest book about the smell of damp, think we were lucky as it was a dry sunny week so we did leave windows open , it’s an old cottage though . Although on the whole the cottage was clean , there were quite a few cobwebs & skirting boards which were dusty, paying almost £1100 for the week this was disappointing.

The cottage was up to a good standard and well furnished. Situated in a lovely village with two pubs that serves nice food. The Rose and Crown particularly recommended. The village is also not far from Cartmel and Flookburgh which are also worth seeing. The only downside was the parking however spaces are available. A small car will fit in front of the cottage. One thing which I would mention is that we felt rush on leaving as it wasn't very clear on my booking what time check out was. Suggestion: make a note of this from the booking site. Overall, a very pleasant stay.

  • "Mulberry Cottage is well located in Cark, five minutes walk to the railway station, with frequent services to Lancaster and Ulverston."

The house is comfortable, but there are a number of things that the website does not make you aware of: the house is overlooked at the back, so you keep the blinds permanently closed, or people can see in (this makes the interior darker, which it does not need); parking is difficult even with a small car, if the house next door had been occupied, there may have been some arguments! The photographs of the interior make the house seem bigger than it is. The shower is good and the beds comfortable. There is a small (overlooked) area to the side of the property for sitting out and/or drying clothes. I would recommend the property. Cark is a pleasant village and a good base for touring the area. There is a newsagent/general shop less than five minutes walk from the property and there are two pubs serving food; there is no longer a bakery in the village, however.

Great base for travelling around the Lakes & lovely walks just on the doorstep. A couple of points we would have liked to know though before going was the local shop closed at 8:00pm & the 2 local pubs finished serving food around 8:30pm so if you have a late arrival make sure you take some food with you as we had none. Also Holker Hall, which is within walking distance & well worth a look but note opening times as we were disappointed to find it closed on our last 2 days, Monday & Tuesday. Also, the garden was just a small yard that was ok for our needs but our dogs would have preferred a bit more space to run around in.
