"Gressingham 22 was perfect ."
It was very well equipped for everything you needed whilst on holiday . Spotlessly clean .The location was excellent.. so close to visit the lakes and the Yorkshire Dales . Cannot fault anything about this lodge , we had a wonderful holiday . Lovely view overlooking the lake . Site was excellent. Richard was brilliant giving us tips for places to visit and where to eat out and checking in that everything was OK .

"Worst experience of a trip away booked 3 nights stayed for 1 and left."
Cleanliness was terrible cob webs on ceilings dkrty ashtrays on a run down decking area broken leaking Toilet which wouldnt flush broken couldnt get Internet on to watch main TV and when it was in the normal channels wouldn't work could only get BBC player on which was a firestick, asked for a refund from the owner fkrnthe 2 nights we didn't stay and we got charged for 2 nights and refunded one. Terrible attitude from sykes cottages aswell a man called Stuart who was on the phone to my wife who was really upset with the experience and really low refund was outrageously rude and sarcastic siding with the owner instead of staying nutrual he was a disgrace and really unprofessional, would never use sykes ever again.

Very dated, there was mould in the bathroom ceiling. Shower not working properly, and outside decking very old and dirty. All of the above would have scored you more points.
Sorry about the problems in the en suite the mould has been cleaned off and the shower issue is sorted. Property Owner

Beds very comfortable , kitchen well equipped with everything needed there to make it a home from home ! We had a nice relaxing time , lots of places to go for days out - about an hour to Blackpool / Fleetwood or Lake District and lots of places in between ! Great lodge to come to after a busy day & relax - will def recommend this lodge .

"On arrival I would suggest a map of the site be available at reception as it took a while finding the Lodge."
Also, having to walk to the lodge to pick up the key and the fob needed to gain access with car was a pain. The lodge was clean and the welcoming basket was a nice touch. The bed in the main bedroom was very comfortable however, the 2nd bedroom had a matress which was smaller than the base and not to comfortable. The recliner couch looked good on photo's (home from home), but wasn't comfy at all. The back was loose and to far back when upright. I felt like turning it up end to tighten any loose bolt's as I have done with my own. There was an upright vacumm which was empty on first sight but wasn't picking up. I took a closer look and found the pipe and filters totally blocked. I cleared it and washed the filters, although not the best it did pick up. Our stay was relaxing and the weather was good and hot which meant the balcony was very well used and enjoyed. The view of the lake was very nice. It would have been good to have the use of a cantilver umbrella as the deck was in full sun from midday until sunset, also a couple of fans would have given some relief from the heat indoors.These additions would have made are stay perfect. All in all we had a good stay, liked the site with all amenities close by. We would recommend this lodge.

"Excellent cottage for a peaceful family holiday ."
Some hooks behind the bedroom and bathroom doors will be useful for towels clothes. Nice circular walk around the lake. Balcony area is great for sitting especially when weather is good. Kitchen is well stocked with necessary pots, pans, cups, mugs and cutlery. Overall great experience.

"Enjoyed our stay at Grassingham 22."
Thesite is well kept, clean and quiet, an easy place to relax. The lodge had everything we needed for our break. The veranda has a gate on and was suitable for our small dog to wander around, he enjoyed his new territory, even the ducks came to visit, when they saw him. The complimentary basket of tea, coffee and wine etc was nice, take milk with you as the nearest store is Aldi in Carnfourth. We got some from the truck stop at the service station on the way. The pool is good but a little expensive for a quick dip.

"Had a most enjoyable stay."
The lodge was extremely cosy and well equipped. Comfortable beds and a bonus of having an en suite. Lovely views overlooking the lake. Appreciated the welcome pack, as we forgot our tea bags, and a bottle of Procecco was a great surprise, not to mention, fresh daffodils on the table!! Great walks on the doorstep. Ours dogs felt at home. The owners had gone to great lengths to make sure our stay went well. I recommend this lodge and hope to return.

"Accessing the lodge was easy and you couldn't fault it."
V well equipped and nicely decorated. Richard the owner is great to deal with and so helpful. The site is lovely and low key which we prefer ie got a bar and restaurant and leisure centre. However, the leisure centre is rediculously priced at £37 for the day for 2 teens and 2 parents. We were lucky and had sunny weather so got out and about to Morecombe, Kendal and Windermere. Definitely recommend this lodge and you can see the lake from the decking. The lights on the decking are a nice touch.

Gressingham 22 is a superb three-bedroom lodge perched on the South Lakeland Leisure Village in Carnforth, Lancashire.
Ideally located within easy reach of the Arnside and Silverdale AONB and the Lake District National Park, as well as a plethora of on-site facilities, including an indoor heated pool, water classes, steam room, gym with weight room, equipment, workout stations, fitness classes, instructors and personal trainers, beauty spa and fishing at the neighbouring park, making Gressingham 22 a wonderful dog-friendly choice for a group or family of six.
Upon arrival, you will find off-road parking for two cars, and a lovely private decked area with furniture, ideal for enjoying a glass of wine in the sunshine.
Inside, you will find a utility with washing machine, a spacious open-plan living area with fully-equipped kitchen for conjuring up delicious feasts, ready to savour at the dining table for six, and an inviting sitting area with sumptuous sofas and a Smart TV, ideal for unwinding with loved ones at the end of the day.
