  • "The property itself is on a smaller site set back from the large holiday village and is tidy and clean, but no facilities."

On entering Tiptoes Lodge, there was a funny smell and we had to open almost all windows and doors to get it aired. At first we thought it was a foisty smell - perhaps not having had people in for a while. However, I think - and could be wrong - that a smoker owns the lodge. Even the clothes I had in the cupboard, that I hadn't worn, needed washing when we got home. Kitchen and living area were lovely and had everything we needed (the cleaners need a long handled duster to get the cobwebs on the ceiling!). The decked areas were also great (a few of the chairs might need replacing soon as some of the stitching is coming away) and got lots of sunshine. The outlook to the pond was also lovely. The main bathroom was a good size although the showerhead could do with being replaced. The twin bedroom has very small beds, so anyone going as four adults or with teenagers need to bear this in mind. We had two eleven-year-olds and they found them very small and uncomfortable. The main bedroom has a small double bed, which was okay. The on suite was okay but smelt of damp and we had to keep the window open all of the time. The heating worked well as we needed this a few nights as we had a lot of rain and needed to get the towels dry. Hot tub was fab and the kids loved this - as did I! It was doing something funny on the sixth day (priming) and the bubbles kept going on and off. My husband ended up getting up in the middle of the night to try and switch it off as it was so noisy!! There is lots to do nearby - but be prepared to spend money. Even the swimming pool on the other site was £20 a day for a family ticket. If going to the South Lakes Safari Park, which was amazing, check out sites like planetoffers. Got four of us in for £24! If using Wowcher - you need a printer. We enjoyed the crazy golf just round the corner and there is also a wildlife oasis nearby. Pine Lake holiday village was a good find (two minute drive) as it has a good restaurant (food and drinks both decent prices) and also has a small arcade and children's area, which our two loved. Lancaster wasn't far and had a cinema for rainy days and Pizza Hut (use your Meerkat two for one!!). Also had a Wetherspoons which is always a bargain when there's a few to feed!

  • "Lovely lodge."

Very clean. Peaceful spot. Great location for getting around to visit various locations . Great play park round the corner at Greenhalsh farm for younger children. Would definitely return but would like an earlier time for arrival say 11.00 / 12.00 instead of 4.00 Thank you

  • "Location was fantastic."

Holiday site was beautiful and adequate. Main bed in lodge has past its sell by date. This has been reported before and nothing has been done. Sofa has been sat on more times than a british rail train seat . This also needing updated. Shower hose would not stay in the upright position and the shower head faulty making it a nightmare to have a shower being 6ft 4 in all. Lovely Lodge And Would Return As The Location Is Fantastic

Only negatives really are couldn't get the dish washer to work. Hot tub jets not the best and zips broken on hot tub enclosure curtains.

  • "In general we thought the accommodation was good."

There are a few points to sort out however: The water smell in the ensuite shower needs attention No netflix on TV The kitchen cupboards were packed with Glasses, Utensils etc therefore no room for groceries New More Comfy mattress needed in main bedroom These were quite minor matters for us but for some they may be more serious.

.. all in all top class break and we would highly recommend tiptoes lodge and Sykes to anyone.

  • "The lodge was very clean & well equipped, in a lovely quiet location away from the main park area."

The hot tub was a great bonus, as was directly overlooking a small lake and being able to see the ducks directly from the lodge window & patio area. The surrounding areas are great, with a short drive taking you to south of the Lake District and many good walks nearby. Have already booked to stay at the lodge again later in the year!

  • "As I think we were the first people to go in Tiptoes after the lockdown there were a few teething problems, but these were rectified after bringing them to the owners attention."

We also recommended another duvet on the double bed as it does get quite cold during the night. Also, there were no mattress or pillow protectors on, but we were told this was due to them having been at the laundry, from a hygiene point, these should be on at all times. Overall, Tiptoes is a lovely clean lodge in an excellent location, the advantage of a hot tub overlooking the lovely lake makes for a relaxing break.

  • "Lovely lodge and very clean, but I think it's a bit cheeky to do a late check in and early check out to allow for covid cleaning and then still expect the customer to strip beds and bag up all bedding and towels."

It makes for a very early start for a holiday with a 9:00 am check out with breakfast to make and eat and three beds to strip and bag up as well, with towels, tea towels etc.

We have had a Lovely relaxing break with a fabulous view from our balcony and hot tub of our own little duck pond. The lodge has everything thing you could need for a self catering break and more. It is in a nice quiet little spot, but close by too lots of beautiful areas to explore. Communication with Natasha has been great throughout our stay and we will definitely be booking another visit in the future.

My wife and I and our little dog had a great time. Lodge was warm clean and comfortable ( except mattress on double bed was a bit uncomfortable). The almost new lodge had everything we needed and has a great position overlooking the small lake / big pond. The park is just across the road from the main park and all the amenities there, pool , gym and restaurant/ bar. We would not hesitate to stay here again if in this area, great base for the Lake District and surrounding area. Thank you.
