"We spent almost 2 weeks at this property."
We contacted the owners a number of times and received no reply. In the end we phoned them and to their credit they did come round to replace toilet rolls, bin bags and washing up liquid. We both suffered from bites possibly from insects in the bedding and my partner had to take antihistamines as she has an allergy to dust mites. The property was far from clean and the bedding and towels should have been replaced after a week. The bathroom radiator did not work on the electric setting and all of the heating had to be turned on in order to dry the towels. There isn’t a phone signal in the property nor does it have WiFi. We did send an email asking for support and help from Sykes Cottages but received no reply in the time we were there. The WhatsApp communication with Sykes cottages was closed down ‘as there was not a reply in 24 hours’. Although of course we did reply confirming we would like someone to get back to us. We have stayed in numerous Airbnb rentals - too many to list- and never had any issues with quality of stay and their communications are fantastic. This was by far our poorest experience. Please reply explaining how you can try to gain our confidence in future, at present I would not recommend Sykes Cottages for a holiday stay to anyone.

"The property is in a great location to access Kendal for the high street and other facilities."
However we would recommend accessing from Kendal College as it is easier to get too. When we arrived we were unimpressed there was a pizza in the freezer and the fridge itself was not clean and the owner has no cleaning facilities such as spray and bleach for you to clean in case you need to therefore we had to use washing up liquid. The sink also was dirty and smelled which we had to clean. I would recommend bringing your own bed sheets and duvet cover and pillow as these did not look clean. We enjoyed visiting Lake District and went to Old Man Coniston, Cathedral Cave, Rydal Cave, Aira Force, lots of national trust and many more places. I would recommend to the owner to spend more time cleaning, give cleaning stuff to visitors ie kitchen spray, bleach, make the place more welcoming such as a welcome basket, more mugs for drinks, more clear glasses.

"Note there is no WiFi, and the cell phone coverage in the apartment was almost nil."
But for me, trying to take a break from such things, these were both plusses! The apartment is convenient to everything in Kendal and very comfortable, if small. The only issue is that the owner apparently has his phone set to reject calls from outside the UK, which made it tricky for foreigners like me to reach him to get the key box code.

"A wonderful quirky cottage."
Very clean, warm in an ideal spot. Would have no hesitation in recommending. The owner was very friendly and helpful. Really enjoyed our stay wish we'd have booked 7 nights rather than the 4.

"We were moved to this cottage last minute the evening before our holiday by Sykes who suddenly cancelled our original booking."
Only 3 alternative options were given, the other 2 being further from the lake district so not suitable. The owner was extremely friendly and helpful over the phone and the location in the centre of town was great, and we were grateful they accepted the last minute booking. It had a large kitchen, was clean and warm and a visitor permit for parking was provided. It worked well as a base for exploring the Lakes and isn't too far from Windermere and Ambleside. Our main issue was that this was not an equivalent cottage to the one we had originally booked (this was entirely Sykes doing and not the owner's who had given accurate details when we checked their listing so please don't hesitate to book this cottage if it meets your requirements). We had booked a 2 bedroom pet friendly cottage that slept 4 adults, with large living room and views, and had made sure this had wifi which my partner needed to be able to work, and also had a washing machine and dishwasher. Unfortunately the cottage we were moved to had none of these and Sykes suggesting this was an equivalent alternative for the same price I feel was very dishonest. My partner ended up having to leave early due to the lack of wifi and phone signal and there was only one bedroom and one bed, which would have been a bit of a squeeze if 4 adults had been coming! We have still had no response/apology or partial refund from Sykes and I would be very hesitant to book with them again after this experience.

"Although the Sykes rates and administrative service was good, the description of the cottage on the Sykes website gave a much better description of Wood Cottage than was actually true in reality."
The entire downstairs smelled mouldy (coming from the shower room, which also had a mirror stabilised with blu tack), the walls and woodwork were grubby upstairs and down, the bedroom and kitchen furnishings were functional but worn, 'tired' and stale (including the bedding) and the painting and decorating of poor standard. It's a shame to be reporting this, as the building itself is interestingly designed and the owners of the property seemed warm and helpful when giving us directions over the phone. Kendal and its surrounds are lovely though!

"This holiday cottage was advertised as 4 Ticks/Stars, we do not know how often you inspect properties to see if they still meet expectations but this one fell way below the mark."
The bedroom smelt fusty and the bedding not up too standard at all, there were mismatched towels etc , it was not somewhere you want to come back to after a day out. The kitchen was old, ancient fridge and microwave. Overall the cottage was tired and could do with a revamp and if not be advertised as 2 Ticks/Stars unless bought up to standard. We have never had a problem with Sykes cottages before.

"We enjoyed our stay in Wood Cottage helped by the excellent weather."
A few things would have helped:- Needed a large pyrex dish to cook porridge in the microwave. Only 1 medium pan and it did not have a lid so made cooking of veg and potatoes difficult. The freezer comparment of the fridge was not powerful enough to keep the ice-cream frozen or refreeze the ice blocks. The cupboards had too many items in them and need a good sort out. Looks as though previous guests had left the half used shampoo and other toiletries behind. Need clearing out. Much appreciated the welcome items of bread, milk, biscuits, wine and flowers. Please inform the owners (Mr and Mrs Lister) before publishing our comments.

"Kendal itself is well placed for the lakes and dales."
The cottage was difficult to find. Once parked at the suggested wall the directions should say continue on foot around the corner to the right and immediately left walk under a building to a car park then proceed to right far corner to lane. The cottage is third on left. The temperature in the shower was Luke warm - the only complaint.

The property
A delightful, architect-designed terraced cottage, just a few minutes' walk from the centre of the charming town of Kendal.
Tucked away in one of the narrow alleyways by one of Kendal's 'yards' this Lake District cottage has been imaginatively renovated with an upside down layout, with a stylish open-plan living area on the first floor, and the bedroom and wet room on the ground floor.
An ideal romantic retreat, complete with its own Juliet balcony, the cottage is also a great base for exploring the Lake District and Yorkshire Dales, and is within walking distance of the town centre shops, restaurants and pubs.
The Brewery Arts Centre, and Abbot Hall and Museum are just 300 yards away, whilst pleasant walks along the River Kent, which flows through the town to the castle offering panoramic views of the town and Lakeland hills, are not to be missed.
With magnificent lakes and beautiful countryside to explore, this great property has plenty to offer, at any time of year.

KENDAL
Windermere 8 miles.
A historic market town with a fine reputation for shopping, Kendal nestles on the banks of the River Kent and is known as the Southern Gateway to the Lakes. Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Visit The Abbot Hall Art Gallery, its regular collection holding portraits by Kendal born George Romney and works by Turner and Ruskin, with other exhibitions through its links with the Tate. Both Sizergh Castle and Levens Hall with its superb Topiary Garden are nearby, as are limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay. Kendal itself is ideally placed for exploring South Lakeland, the Yorkshire Dales and beyond. With other attractions such as Kendal Museum and the Museum of Lakeland Life, the fascinating Quaker Tapestry, Lake Windermere and the wider National Park within easy reach, Kendal provides a superb base for a relaxing break.
