Beautiful cottage in a perfect location and perfect for a group.

Had everything we needed to make a great weekend. Clean and well equipped. Only criticism was that we couldn’t get access until 5pm on the Friday then had to leave by 10am on Sunday. Wasn’t a full weekend and we were hanging around to gain access.

Cuthbert hill farm, is top class.

We came for a hen retreat and that’s exactly what it felt like. The house is equipped with everything you could dream up, which made for a totally stress free experience with a group of 10 hens! The attention to detail in the house and the grounds is astounding and the views are breathtaking. The cleverly planned games rooms, helps to create the perfect party space, meaning the rest of the house can be kept tranquil, calm and peaceful. The wood burners came in handy with a turn in the weather, super cozy after sitting out in the spacious hot tub! The house is equipped entirely for families too. Liz could not do enough for us, and the love for her gorgeous property is evident in every corner. We have fallen in love with Cuthbert hill farm, and everyone can’t stop talking about it! It’s a beautiful gem, and I would highly recommend!

Everything about this stay was amazing.

The simplicity of using the app for researching properties and then making payment was great. The property itself was immaculate, beautiful and exactly what we wanted for a perfect stay! Liz was extremely accommodating, with the right level of support and communication before and during our stay. Will definitely recommend both Sykes and the property! A wonderful weekend was had by all!

The property was beautiful surrounded by some stunning views and scenery. We loved the garden space, hot tub views and games room was brilliant for our group. The kitchen had everything you needed. We had a few people whos allergies flared up while staying- there was no trace of cats when we arrived, but had them find their way into the house a couple of times and traces of them in the house. Many thanks for our stay, we had a really glorious weekend!

A lovely well-equipped property.

The views are spectacular although the location did mean it was quite breezy. The games room was very well stocked and the hot tub was a welcome addition. Liz the owner was easy to contact and very helpful.

I have left it a few months to review but it is still in our minds as we had such a good time. The games room was a big hit with the kids, so much so we barely saw them, and it was so well stocked with every type of activity you could think of. Liz was a wonderful host. She met us on arrival and assured us we could contact her if needed which was great to know although everything was perfect and we didn’t need to. Have to mention the views, absolutely amazing. Would love to return in the near future!

Fantastic cottage-has everything you need for a wonderful holiday!

The views are amazing all day long. Lovely and peaceful, the village itself is very pretty….worth a walk into the Tilly’s Arms. Liz the owner of the cottage was always on hand if we needed anything and was also there to greet us on arrival and show us around. Beds were super comfy & the games room was a great addition for young & old! Thank you for a wonderful Christmas stay!

We ranged in age from 1 to 70 and the facilities were perfect for all of us. Super comfy beds; everything in the kitchen to cook our party meals; the games room that kept all generations happy and, the separate lounge for chilling time. The hot tub was made even more perfect by the spectacular views. Definitely an idyll to return to.

A beautiful property, stunning views & a lovely location that was booked for a family celebration.

Liz met us on arrival to explain how everything worked, then left us to it, but was on hand if needed. The weather wasn’t great when we went but plenty to occupy all ages in the games room from 4-68years of age. The hot tub was thoroughly enjoyed. The beds were comfortable, the heating worked great, I honestly can’t find any faults. We all loved it so much we have talked of going back one day.

! From the gorgeous surrounding countryside viewed from the hot tub to the incredible games room, which was a big hit with the kids, everything was perfect. Liz the owner was very friendly & helpful, the cottage itself was so loverly & Liz had thought of everything we needed to make our weekend stay so enjoyable. Great for large family get togethers, we would definitely recommend.

We have just returned from a wonderful stay at Cuthbert Hill Farm Cottage and would highly recommend.

Liz the owner is very thoughtful and thorough and has thought of everything to make your stay there safe, comfortable and relaxing. The living room has lots of sofas for a big party (there were 9 of us) to sit cozily together and relax. The bedrooms are great sizes and a wonderful touch is all the beds are zip linked so you can request them to be separated if you choose. The kitchen is stocked with every utensil you may require and there are surplus fridges / freezers which we found very helpful. The highlight for us was the hot tub, it's a fantastic size and the fact that is covered allowed us to use it when it was raining. If you wish to venture out there's lots of information there for you to peruse so you can make the most of the area. I would happily recommend staying here to anyone.

Stayed to prepare for my sons wedding - it was a great base for 11 of us to celebrate and get ready - tonnes of space and very well equipped.

It's spotlessly clean, extensively and thoughtfully equipped, and the beds are super-comfortable. Liz was extremely helpful and friendly, always on hand if we needed her but otherwise leaving us to it. The views are beyond stunning.

We’ve just come back from a weekend at Cuthbert Hill Farm- what can I say other than wow!

It’s the best holiday home we’ve ever stayed in, the house is so clean, the views are amazing and facilities are fantastic- it’s got everything you could ask for, and more! I’ve never seen such a well stocked games room and kitchen! Liz the owner is also amazing! Nothing is too much trouble, thanks so much Liz! We’ve already arranged to come back next year! This is hands down the best holiday home I’ve ever stayed in.

Cuthbert Hill Farm is incredibly well equipped with absolutely everything thought of, you can tell the owner, Elizabeth, has put her heart and soul into making this an amazing place to stay. We stayed as a group of 12 for a hen-do and we were shocked at how well set up the house is. Every person had a single bed, there was plenty of seating throughout the entertaining spaces and the large dining table comfortably sat all of us. In terms of the kitchen I was blown away. I managed to serve 12 cooked-to-order sirloin steaks out of that kitchen without breaking a sweat! A griddle, three ovens and a good hob is a dream, but with the amount of quality saucepans and baking dishes you could run a professional operation in there! Two fridges and two freezers was plenty for our food and exorbitant amount of alcohol, and the wine fridge was also very handy. The ice machine was well used too. Upstairs we found tastefully decorated rooms with plenty of pillows and bedding, but I also noticed extra blankets and even hot water bottles. Every bed had a robe, towel and face cloth which I was not expecting and was once again blown away by. The bathrooms were very functional with the downstairs wet room having an amazing shower. Even with 12 women we didn’t have any issues getting bathroom slots!! The hot tub and garden was also fantastic. The hottub was ready to go from the moment we arrived and Elizabeth gave a thorough explanation of how to use it. She also talked about the garden, the fab lawnmower robot named Ted, and the rockery which has a lovely backstory with her Dad behind it - I won’t spoil for future guests! The bin stores were plenty large enough for our waste and the smoking shelter was welcomed by a few members of our party too. We had plenty of parking and I would imagine you could comfortably fit 8-10 cars on the drive if you parked sensibly. We had a truly fabulous weekend at Cuthbert Hill Farm and I hope I have an excuse to book it again. Elizabeth was an excellent host and though we had no issues, if we had she was nearby or even on site in the farm buildings for our entire stay - we didn’t notice her though, just occasionally saw a human emerge and scurry around! The quality of photos do not to this home justice and I would not hesitate to say it may even be underpriced for what you get. Cannot recommend more.

Cuthbert Hill Farm is a fabulous place to stay with the family.

The children loved the massive game room, it had everything to keep them entertained for hours on end. The property is very big and beautiful inside and out the bedrooms are spacious enough with everything provided it felt like we were in a five star hotel. Liz the owner was very welcoming and informative and was always available if needed. We would definitely come back and stay there again in the future.

I have recently come home after staying at Cuthbert Hill Farm for my best friends hendo do.

I originally booked the farm as it explicitly allowed hen parties, there was the option to add additional day guests and all bedrooms could be converted into twins. It was also within close driving distance to Lancaster and the surrounding villages which was a stipulation of my bride to stay close to her young family. Having now attended the venue I can say without a doubt that it’s one of the best places for those looking to bring multiple different people together for a weekend event. Liz the host was friendly and helpful where we needed it. The venue had an abundance of games and different spaces for the different parts of the hendo. We were really lucky with the weather so I hosted Crafternoon tea outside and guests could chill in the kitchen or lounge or hot tub as needed! The grounds and view are stunning and though we didn’t utilise it the venue is right on the footpath for those who want it. I would thoroughly recommend Cuthbert Hill Farm to anyone considering it and I know other guests from the hendo are looking into hosting their own events for their own families.

The absolute highlight was sitting in the hot tub looking out at the sun setting on the most amazing view. The cottage was beautifully clean, well equipped and extremely comfortable and we would highly recommend.

We visited Cuthbert Hill Farm for my mums 70th Birthday and the stay exceeded our expectations!

The house is really beautiful, the location and views are breathtaking and Liz the property owner was delightful and very friendly and helpful. We will most definitely be back to visit, sooner rather than later hopefully! We were a party of 9 with 2 dogs. The hot tub and games room were brilliant and well used during our stay. I cannot recommend this stay highly enough! The kitchen is so well stocked there is every utensil, pot, pan, dish, baking tray, cutlery, mugs & glasses you could wish for! The icing on the cake are the beds... WOW... so comfortable. Thank you Liz and we will hopefully see you again soon, Cuthbert Hill Farm is a credit to you 10/10 x

Excellent cottage.

Very well equipped. Liz was really helpful and welcoming. The jacuzzi was a great extra and we all loved it. We're spent a lot of time in the games room which has more games than we could do justice to. The dart board was very popular. The best cottage we've been in.

This was a beautiful property and had lots of amenities for the family.

The games room was a great hit and the kitchen was very well supplied with plenty of pans cutlery crockery etc. The beds were very comfortable and everywhere was very clean. The views were exceptional and the hot tub a bonus. There was also plenty of toilet rolls supplied. I know this is an unusual thing to mention but usually when we have rented somewhere we always have to take extra with us but this time there were several in each bathroom. The owner was very friendly and welcoming as well. I would definitely recommend this property for a great family get together

We had a wonderful family weekend for my 80th birthday.

Storm Eowyn caused a few problems but we had the benefit of a lovely wood burning stove to keep us warm. Liz, the owner was really good and so helpful and pleasant. Definitely a place for a large family gathering.

We had a fantastic stay here for New Year.

A group of friends and children under 7, the house was perfect for all ages. Incredible views from the hottub. Liz was great, nothing to much trouble and very responsive. Highly recommend and will definitely be back again

My friends and I stayed here over the weekend to celebrate Christmas and we had such a wonderful time.

Although there was a storm the scenery was still beautiful, the house was clean and comfortable and there was plenty to do inside! Liz greeted us at the property and was very polite, I would highly recommend Cuthbert Hill farm!

Amazing house in a beautiful location.

12 of us stayed for a long weekend and all had a great time. Plenty of space in all the communal spaces despite there being so many of us, bedrooms were all very comfortable, plus the games room and hot tub were nice extras that we all got plenty of use out of. The host was very attentive during our stay and made sure we had everything that we needed throughout. No negatives, would recommend for anyone.

The cottage was absolutely beautiful, very well equipped, fantastic location, Liz was an amazing host, we had a glorious girls weekend, very relaxing despite the bad weather, great location if you wanted to go for a nice walk.

We were given a warm welcome from Liz with general information about the cottage.

The cottage was very comfortable and well stocked with kitchenware , games etc. The jacuzzi was well maintained and in a sheltered spot with covered roof. Lovely countryside views from the cottage. A great family stay. It was easy to walk to Chipping village with its pubs and cafes.

Excellent place.

Good location with lovely views, outdoor spaces and well maintained gardens. Great decor. Very well equipped. Only 10 mins walk into Chipping. Enjoyed the Sun inn and Brabins tea room. Some of the bedrooms are bit small -struggled for somewhere to put our suitcase. Perhaps could take some of the furniture out -like chest of drawers that you don’t need for short stay?

The house was perfect for us.

We loved the location, the views and especially the hot tub! The kitchen was very well equipped allowing us to cook up some great feasts. The teenagers loved the games room! It’s clear that Liz has put so much thought into making sure guests have a comfortable stay. She even bought camp beds for the kids that wanted to be in the same room!

Cuthbert Hill really is amazing!

Travelling with children aged 12 - 19, we wanted a hot tub and games room to keep them occupied, they certainly were never bored. Huge bean bags were a big hit, as was the variety of games. The weather wasn't brilliant, but it did not dampen our spirits. Kitchen is well equipped, we managed a roast dinner for 11 on Easter Sunday, and the beany hats for in the hot tub were a hit. Tastefully decorated, and fab finishing touches. Liz, the owner,is very friendly, happy to advise ,but not intrusive. Would love to return.

Beautiful views, massive house and everything you can think of is provided. The farmhouse is so well maintained and has all the facilities you would need for a wonderful break in an area with outstanding views but still close to somewhere to walk to for a lunchtime beer/wine and relaxing time.

What an amazing home this was.

The bedrooms are all spacious and the decor has a boutique feel to them. The living areas such as the kitchen, dining room, lounge and the huge games room had everything you could think of. An amazing set up and as a family our pre-Christmas getaway was perfect from start to finish. Our host Liz greeted us on arrival and pre-arrival Liz kept us updated and reached out for any special requirements relating to the room. Special things to mention, each living space had a Christmas tree, which we thought was a nice touch & the welcome tub of celebration chocolates went down a treat. We will definitely look to come back in the warmer months.

A family of 11 of us stayed here for a birthday.

The communication before we arrived from the owner Liz was very attentive, she checked how we wanted the bedrooms set up and even agreed to secretly put up some birthday decorations and balloons around the house and hot tub. On our journey there she contacted me to make sure we could find the property ok and when we arrived she was waiting to welcome us and to show us how to use the hot tub and log burner. The property itself is exceptional. All of the fittings and fixtures are high end and you can tell the house has been looked after to a high standard. The games room was a real central point for us, especially the 3 teenagers who loved the games and being able to play YouTube music videos on the smart tv. The bedrooms have exceptional views over the countryside and the beds are lovely. The best feature of the property is the hot tub. It’s set against a beautiful backdrop of rolling hills and fields, perfect for relaxing and getting away from every day stress. We asked Liz about some local walks and she told us about some good trails to walk on which we did go on and had a great time. Liz was also happy to help us arrange a birthday meal at the local village pub “tillotsons arms” which she personally recommended and the food was absolutely excellent, we had a great time down there. Everything has been thought of in this house and with the excellent attention to detail and warm customer services from Liz, you can’t go wrong here and you won’t regret booking it for your stay. I only wish we could have stayed for longer

Wow, what a place!

The location, the views and the property itself are just amazing and this made for a perfect weekend for our party of 6 adults, 6 teenagers and 2 dogs. The house is like a home from home, finished to a very high standard and has an excellent layout, as we used every area throughout the course of our stay. The games room and hot tub were an added bonus and enjoyed by both young and old. The host Liz, was really helpful and it was clear that a lot of care and attention has been put in to this property and making an enjoyable stay for guests. We will definitely be making a return visit.

The house is clean and comfortable and has everything you might ever need for a staycay. The hot tub was checked and sanitised each day we were there and ready to use at any point. The location itself was beautiful, close to a village pub (in walking distance) and with absolutely stunning views. Cuthbert Hill Farm is an outstanding house situated in a beautiful bit of countryside.

! We were a group of 12 made up of couples with children (my grandchildren) and my Mum and her partner. Views breathtaking. Accommodation stunning. Facilities amazing. Very quiet. Walk to village an easy stroll. Visited the recommended pubs but only for drinks as we ate in. One night got curry takeaway from Spice which was good. Would highly recommend. Thanks for an amazing stay Liz!!

Absolutely fantastic break from start to finish.

The property is stunning and every little thought has been given to ensuring you have a relaxing break, from the well stocked kitchen to the packed games room with entertainment for all ages. We were a mixed group of 12 with kids/teens/young adults ranging from 2 to 20 and the fact they were never bored speaks volumes. The house is in a great location with a gentle stroll into the nearby village which has local farm shop and a couple of pubs serving food. There are also plenty of activities to do round and about including some great walks from the property. It was also great on a clear day to watch the paragliders going off the nearby hills. Nothing to fault with this property and we all agreed its one of the best we have stayed in. Liz cannot do enough for you and is always on hand if there are any problems and was the perfect host.

We stayed 3 days over Christmas and had a wonderful time . Elizabeth is a fantastic host and had the interests of her guests are at the forefront of everything she did . Plenty of room , bedrooms were lovely and common areas very well thought out . !! What a beautiful, cosy and spacious place to spend a special weekend with friends! Liz was extremely helpful and went above and beyond to ensure our stay was perfect! We had the best stay at Cuthbert Hill Farm this weekend with the girls.

The property itself was beautiful, you can see it has been a labour of love to restore for the benefit of others to enjoy! It was clean and modern with the traditional farmhouse feel. The property had a well equipped kitchen, bedrooms and bathrooms. There were plenty of electronics and games in the games room to keep us entertained and enhance our stay. The outdoor space was equally well equipped with plenty of outside furniture, wood burner, hot tub, bbq and car park which was big enough for our 7 cars and room for a couple more. Liz was lovely, very welcoming and accommodating, she was easily accessible if we needed anything and provided us with logs for the fire and showed us how to work the heating etc. nothing was too much trouble. The views were superb, even better than expected from the pictures! The hot tub was fresh and clean with the most amazing panoramic views from the top of the hill, it really was something special. The locals were friendly and kind with one of them even ringing me to check where we were and convoying with our takeaway delivery driver to the property as he was lost. The village is beautiful with a variety of pubs and cafe’s. We hired a mini bus to Clitheroe. We went to the castle, had afternoon tea at Tom’s Table and drinks at Holmes Mill - Bowland brewery. We ordered Chinese takeaway from Happy Valley in the evening, all highly recommended. I can’t recommend this place enough, we will definitely be returning soon! Can’t wait! We stayed at this wonderful cottage mid-August 2022 - whilst the Uk was enjoying a mini heatwave.

the family just wanted to get away from the world for a few days and switch off - the location, the views from the garden, the weather and the host, allowed for a very chilled out 4 day stay. The hot tub was a wonderful addition to the holiday and was in use every day. We hardly used the large dining room as the garden has sufficient seating for all our family to have all their meals outside. There is a wonderful BBQ/Patio heater, which we did use in the late evenings and that provided a beautiful atmosphere, towards the end of the day. overall, we found the cottage a wonderful experience which we are already planning to repeat. The host was simply awesome, we did have a small issue with the fridge and that was replaced with a brand new one the next day. Nothing was too much trouble. The cottage comes with a games room, which is packed with traditional board games and exceptionally large comfortable tallboys.

The facilities were exactly as described, with everything we could have wanted. Comfortable and in a great location. Will definitely consider returning.

The house is amazing.

Located on a working farm, the views are stunning and the house has everything you could ever need. There is a village a short 20 minute walk away which is cute and the people are lovely. The owner of the property, Liz, was really helpful if we needed her and would come to clean the jacuzzi each day ready for us to get back in. I’ve already recommended the house to friends and family and we will be returning.

This is a beautiful home and I couldn’t recommend it enough.

We had a much-needed break and there was plenty to entertain the kids (and the grown-ups!) at the house. Fantastic views - and really peaceful. Only a short walk into the village where there’s some great pubs and cafes. Liz has clearly put a lot of effort into making it a wonderful place to stay- it’s simply perfect.

Absolutely fantastic!

Stayed here in June 2022 for a family celebration. Liz is a wonderful host. The house was very comfortable and had everything we needed for the weekend. The games room was a huge hit with the kids and the views from the hot tub were absolutely amazing. The circular walk around Chipping was lovely and Sunday lunch at Tilly’s was fantastic. Huge portions! We will definitely be back!

the house was gorgeous!

! had all the facilities we needed, the beds were super comfy, the giant beanbags were insane and the hot tub was great - despite the strong winds. the owner was very friendly and helpful, responded very quick to any questions we had and had no issues with us decorating the house for our celebrations. The only negative was that part of the house where 1 bathroom and the kitchen were had no hot water at all - we were okay for showering as we used the other bathrooms however we really struggled with the washing up being there was 12 of us and the radiator in the kitchen area wasn’t plumbed in so it got quite cold even with the fire on. But apart from that, the house was a great booking! Liz was a lovely owner, the games room had everything we could ask for and the views were amazing so Thank you so much!! Xx

We had a lovely weekend, the house was spotless and had everything that we needed to make our stay comfortable.

The owner was very helpful and friendly, the house is in a beautiful location, great hot tub, lovely child friendly garden, and a well stocked play room, that was well used. The beds extremely comfortable, plenty of bathrooms. I wouldn’t hesitate to recommend.

We had a wonderful stay at Cuthbert Hill Farm - six couples celebrating a 40th birthday.

Liz was extremely helpful, the house was very spacious and well equipped. We had some really nice walks over the long weekend and enjoyed the local pubs for food & drinks. The views are amazing and the hot tub was enjoyed by everyone. Great house and location. Hopefully get chance to return again soon. Wouldn't hesitate to recommend.

The house is beautiful with plenty of space and amazing views. We were a party of 12 we all had a bedroom, there was enough space to all sit together in the various rooms. More than enough glasses, plates etc for our dinner party. There is a lovely little walk from the garden into chipping to the pub. Liz couldn’t do enough to ensure we had a great stay. Thank you! X

Such a beautiful property with such a versatile space for groups of all ages.

Although we were unlucky with the weather, Liz was very accommodating, showing us around and supplying us with hats to wear in the hot tub due to the wind. Staying in doors was not a problem with plenty of space to spread out throughout the day and comfortable rooms to all sit together for dinner and to socialise as a group.

We have just stayed at Cuthbert Hill Farm this weekend with friends and we have had the most amazing time.

The cottage was absolutely stunning and we definitely made use of the huge games room. So many laughs were had. Thank you such much Liz for a fantastic time.

Our family loved being in the area and the house was perfect for our group. Plenty of social spaces, lovely and cosy bedrooms and an awesome hot tub and views out over the countryside. The only disappointment was the snooker table in the games room was unplayable due to not being able to get it flat, the balls rolled everywhere.

My Book group had a wonderful couple of days at Cuthbert Farm.

The property was even better than it appears online. Super comfortable beds with lovely views. We loved the ktichen and lounge space, perfect for a good get together. A special shout out to Liz who was a total star and really made us feel welcome. We will definitely book again.

Lovely house, great secluded location, perfect facilities, and fantastic host!

Liz was super welcoming when we arrived and made sure we had a great holiday. House is set out lovely with lots of different areas for chilling and playing games. We were large group of friends and throughly enjoyed it! The nearby village is only a short walk away and can recommend the little cafe and farm shop.

The house is stunning and has open views across beautiful countryside and only a short walk to Chipping village. It’s spacious with open fires, furnished beautifully and extremely clean. The hot tub is a massive bonus. We’d definitely visit again and have no hesitation in recommending this gorgeous home and setting.

This lovely cottage was beautiful; fully furnished with lovely interior and a big spacious garden (jacuzzi was great too!

) with amazing views. Liz was very responsive and meeting her to get the keys was very straight forward. A lovely, lovely house that has everything you could need, close to the charming town of Chipping. Highly recommended for a stay in the country!

This home is beautiful from the view to the finishing touches.

Liz made sure the jacuzzi was clean and our stay was perfect. Plenty of parking spaces we had 5 cars. The games room is amazing and had enough games from 5 - 45. We would definitely go back.

Liz was super helpful beforehand and when we arrived, the hot tub was extremely well managed which was reassuring.
