We love it here.

This was our third year and we're going to book for next summer too. Great for three generations and two dogs, plenty to do and ideal for the beach. We had perfect weather this year and loved our stay in this spacious home. We even had two friendly seagulls visit regularly!

The house was dirty on arrival with some bedding stained.

I contacted the manger who had it cleaned .

What a beautiful property to stay in.

Had everything we needed for a week away. The dog treats were a lovely little touch too which our pooch thoroughly enjoyed after a 6 hour drive there. The views were my favourite part of our stay.

Exceptional position on sea front at Cleveleys.

Comfortable accommodation. Unfortunately , minor problems detracted from an otherwise lovely week. There not being a remote for the downstairs TV, and finding that the ceiling fan in the lounge not working, I rang and spoke to Leon , as instructed in the information supplied. Leon told me that he would visit the following day with a remote and look at the ceiling fan . He did not come !! Despite contacting the telephone number , answered by a young lady who promised to pass on my concern to Leon, and a number of following telephone calls and text messages which were unanswered, we were unable to view world cup football , Wimbledon tennis or anything else on the downstairs TV. Being ignored is not nice

Spacious, comfortable house with fantastic view of beach & sea.

Excellent location for town & public transport. Felt very at home during our stay. Will happily stay again.

Lovely appointed accommodation as stated the outside steps are a bit high for anyone with walking difficulties, our elderly dog would not use them .

Comfortable lounge area and beds . It was unfortunate that the premises were not ready for us when we arrived the owner did call us to say there might be a 10 min delay . But we had to wait half an hour after we he allowed time in the cold and wet not a good start !!

The property is in a great location and everything was as we expected from our first visit.

We found the accommodation to be very comfortable and just as described in the details.

We did not think much about the cleaning. It felt as if it had been rushed. We have no objection to dogs being in the property but the kitchen floor had short grey dog hair all around the units and all over the black base of the seating around the kitchen table. We had to sweep all around the kitchen and my husband mopped it. My daughter vacuumed the living room carpet and that mustn't have been done either. Apart from that the accommodation was good and in a lovely position. We did however have a problem when we first got to the house. On putting my number in the lock box we could not open it to get the key. We could not get through to the cleaner or the owner on the phone numbers given. After one and a half hours outside the house with two small children we finally managed to get through to Sykes and found the number had not been changed from the previous occupants!! It wasn't a good start to our holiday.

Fantastic property in a great location.

Very comfortable with all equipment (and more)that we needed. Plenty of space, utensils,bedding and towels. A lot of care and thought by owners of what holiday makers need and want. Thank you,we hope to come again.

Our second annual stay in this house.

We really enjoy the space. As 3 women with 2 dogs, it suits us perfectly. It's close to the centre, the promenade so great for walks with or without the dogs. Across 3 floors, the kitchen is impressive with lots of storage and equipment. It's also ideal for the dogs. Three good size bedrooms, two bathrooms and a great living room with superb views out to sea. We have enjoyed it so much that we have booked again for next year. Thanks for sharing the house with us.

This was our second stay at the holiday home and received a card and pot plant as a thank you (this was a very nice touch).

I was celebrating my 60th birthday and wanted to relax and enjoy the time with family this accommodation let us do that and suited all our needs. Clean and tidy with a sea front view that is amazing. We have already booked to return in January so see you soon and a big thank you

The property listing information wasn't clear!

!! No toilet facilities available on first floor and should advise that property is unsuitable for disabled guests on front of page of description. On first entrance to property we were hit with an awful smell of dampness or something. The cleanliness of property is poor and whole house needs deep clean and maintenance check as a matter of urgency as paint coming off walls. 2nd floor shower not working and very dangerous as water was scalding hot. Our party of 6 adults were not happy. Only good thing about property is stunning view of the sea when you opened Balcony doors!!!!!

Superb property with stunning sea views from first floor living area and balcony.

Very modern decor clean and comfortable beds and furniture. Kitchen/dining room fully fitted with every modern appliances. Only slight downside is the steepness of the indoor stairs. Would highly recommended

Great property, very comfortable, yes couple odd jobs need attention but as per other reviews the owners are on to that.

Beach right across the road, shops etc just around the corner, easy access to buses and trams into Blackpool and Fleetwood. Great if your looking for somewhere quiet and peaceful to stay. We've booked again for later in year

We absolutely loved the place and would highly recommend to anyone.

The only negative feedback we would give is to regards to the outside bins which were almost overflowing when we got there leaving no room for our rubbish (we also noticed food put in.the cardboard bin which made us feel uncomfortable as we felt we would be held responsible. We noticed a few complaints in the guest book along the same lines but decided against leaving a comment for others to see.i am.happy for you to edit this message once the owner has seen it as overall.it genuinely was lovely experience. Just one other final small point. It would be a good idea if the cleaning company left some cleaning products. There was hand cleansers in the bathroom but no spray to wipe down sides after we had made a sandwich or a meal.also as noted by others previously the hoover was completely blocked up nothing we couldn't solve its just something the management company should be keeping a. Eye on. I have said this can be published but only if the negatives can be deleted as they are there purely so the owner can see in case she wants to address them with the management service We can't wait for our next visit

The grill and oven tray could do with replacing as they are looking a little past it now.

Also needs some Pyrex dishes. Not complaints, just observations. We stayed at this property last year as well. We absolutely love it. Comfortable and clean. A welcome pack would be a nice gesture rather than a few biscuits.

A nice clean property in a lovely spot.

You are just across the road from the beach. It can be noisy at times from all the traffic. The owners left some nice treats for the pets and us humans which was much appreciated. A lovely property to stay in but there are lots of stairs to go up and down due to the fact it is 3 storeys high but we had a lovely time.

The house itself in a fabulous position There are maintainnce issues Downstairs showers room lock Remote for downstairs tv The place needs some TLC The back yard (not garden) needs work to make it inviting enough to sit in All these things would not cost a lot just a bit of time and effort because it’s a really good house

This is a lovely house in a great location,it is very comfortable and we had a lovely relaxed holiday which would have been even better if the various maintenance & cleaning issues had been dealt with.

We did report severyitems to the owners/maintenance team which was supposed to be resolved, however no one came to sort them out despite assurances to do that. Main issues we had were the bathroom door (lower floor) did not lock, no remote control for the TV in the kitchen, broken & cracked dishes in the cupboard, poor cleanliness in the showers (bottom seals & corners mouldy) & general poor attention to detail with cleaning (we had to unblock the Hoover to use it), when bed was stripped in middle room the pillow protectors were stained, (good job I had my own pillow). The back garden was full of weeds & rubbish, & you certainly could NOT sit out & relax, it really needs looked at urgently. I could go on but won't we enjoyed our holiday but unfortunately won't be back at this property unless improvements are made.

The house is in an extremely good position overlooking the sea and lovely promenade.

Views from the sitting room and veranda are uninterrupted. The property is decorated and maintained to a good standard apart from the back yard, and a couple of other things. There was no remote for the downstairs TV, and the ceiling fan in the lounge did not work. A major problem for us was the back yard. It was very unappealing and made very much worse by rubbish bins not having been emptied and overflowing. Litter and partially eaten food was scattered over the yard, attracting birds, mainly seagulls and starlings, We were unable to sit out in the yard or let our dog into it. My wife rang the number left in the property on the evening of arrival, but had to leave a message on the answer phone. We never got a reply. A neighbour at the property said that the rubbish bins had not been put out for collection for a number of weeks. He very kindly put the main bin out for us on the Monday evening and returned it after collection on Tuesday morning. No one else came to do this, although this was supposed to happen according to information in the property. We would love to visit this property again so long as something is done about this.

A fab house, great location.

Very clean and well maintained. The fan in the lounge needs replacing, we had great weather so could have done with it. Thoroughly enjoyed our stay here.

Well thought out, comfortable and well equipped! The location is fantastic with amazing sea views and close to local amenities. The weather was fabulous so the balcony was well used! Lots to do in the area and easy walking on the sea front for miles ensures you see the beautiful coast!

Love this place it’s like a home from home, looking forward to heading back next month :) the front door key or lock seems to have rusted with the weather since the last visit and is a bit difficult to use but no complaints as always we had a really lovely stay and the little additional touches upon arrival go a long way.

I doubt anyone stays once and doesn’t return.

Fantastic place to stay.

We used to visit Cleveleys a lot a few years ago (for day trips) but never found anywhere to stay so we’re v happy to have found the perfect place. Amazing views (can just sit & watch the crashing waves), very comfortable & warm (cosy even in December), and has everything you could need. Also v handy for the shops & restaurants, only 5 mins round the corner. No negatives at all, thank you for such a lovely stay, we’ll defo be back. Oh-the only addition we would have liked is a bathroom blind (it is obscure glass but you just feel a bit lit up with the light on when it’s dark).

The accommodation was perfect, loved every minute.

A lovely and comfortable 3 storey house with great sea views.

Excellent amenities and well equipped. The only drawback were the rather steep stairs between levels which my wife who has arthritis found a bit difficult but this did not spoil our holiday with our grandchildren andcwe had great weather. I spent many happy family holidays in Cleveleys as a child and this stay brought back many fond memories.

Having stayed in this property 3 times this year it speaks for it self, we love it.

Ah, the weather. It was extremely unusual this weekend with winds reaching 80mph but nevertheless it was spectacular watching the waves crashing over the tiered walls from the promenade which we viewed from inside the property. A big THANK YOU to the owner of this property they've "nailed it" with everything you could think of. The property is very clean/spacious plus 2 car parking spaces what more could you ask for. I have no doubt we will be back next year, all being well. Love it, love it, love it. x

The owner of the property is to be highly recommended for thinking of everything, even treats for our dog ! I would highly recommend.

Fantastic house hope we can get booked for next year

We booked for a family break.

There was my mum (73) dad (69) my sister (she has learning disabilities 43) and myself (37). We took our dogs with us too. The home has the perfect location, it's in the middle of everything you need. I do have some feedback. 1) it isn't dog friendly if you have smaller dogs, or even big dogs as you have to go down stairs to get into the back garden. My eldest dog is 12, suffers with epilepsy and is blind, he almost fell down the stairs which is a metal staircase. This isn't told in the description. 2) if you have mobility problems then this property isn't for you either. My mum had to go up 2 flights of stairs to go to bed as she needs to be near the toilet. I have had spinal surgery and I struggled myself. 3) the kitchen is amazing, but the stairs out to the back garden let's it down. 4) the cleanliness wasn't great. We left Tuesday due to my health issues and my dad's. When we arrived home, the day after both my mum & dad were unwell, both have weakened immune systems. It made me wonder because of the lack of cleanliness this may have contributed to both their illnesses. While this feedback may sound negative, for the right family who don't have the same issues as us it would be perfect. Rossall beach is perfect if you have dogs too. There is a park just past the cinema which is ideal for little kiddies.. It just isn't the right property for people with health conditions especially with the stairs being steep too or dogs who are wary of steps.

We had a great week here the house is lovely and the views are amazing.

The kitchen is fabulous. We did have an issue when we first arrived but was very quickly resolved. There is just a couple of things i would like to mention though one is the steps from the back door isn't mentioned in the description of the house and perhaps should be. We have 2 small older dogs that we had to keep carrying down and i have bad knees and recently had shoulder surgery also not safe for older people and young children and there was also a lot of weeds in the garden. Only minor things but overall it was fab.

Absolutely perfect!

This was a real trip down memory lane for me because my parents were the first owners of this house in 1966!

We had the house as a holiday home until 1970 so it was lovely going back 54 years later! Obviously the house has changed beyond recognition but the wonderful memories haven’t. Overall the house was spacious, clean and comfortable and the views and sunsets were stunning. The only thing to improve are the pillows (!) and the main sea-facing windows need to be cleaned in between visits (the glass was very dirty inside and out). Thank you for a very special stay. It might not be another 54 years before I’m back again!

It’s a lovely house really enjoyed our stay!

Everything done to a really high standard. So handy for cleveleys Main Street. Wonderful views of the beach and the sunset ! We will definitely go back .

This was our second visit and we had a great stay it is very comfortable and has great views overlooking the sea with brilliant sunsets.

The house could be fabulous however the condition of wear and tear on the downstairs toilet seat and dining plates are disgraceful, unhygienic and not fit for purpose.

There are various areas of the house thick with grime i.e.- base of bar stools, the base of patio doors. The high chair for guests with babies was thick with curdled food. I would suggest thorough checks and inspection of goods between let's. Due to the back gates being locked we were unable to place out the refuse bins for collection. This was also commented on in the guest book at the property, when previous guests arrived and refuse bins full, I am afraid this would be the case for the guests arriving after our stay.. This is a fantastic location, Cleveleys is pretty traditional seaside town with many facilities and investments to the prom and beach. We had a wonderful holiday and would consider booking this property again however with the current standard of facilities management and an expectation that guests are accepting the unhygienic equipment is an exploitation of holiday goodwill.

Perfect for a family get together with plenty of space and excellent location. Lots of walking from the doorstep meant the car had a week off too! Owners had thought of everything to make this a real home from home and the sea front position was amazing! Add some great local shops and amenities and we can’t wait to return!

The refuse had not been collected for some time. The book stated that agent would put bins out..

The house is absolutely beautiful and very spacious.

It was perfect for a family get together. Even with six adults and two dogs we had loads of room. The location is amazing. Right opposite the sea which was so nice to watch. Lots of shops, pubs and cafes within walking distance (no distance really) We had a really lovely time.

The house was fantastic and the views were amazing, especially as we were lucky to get a week of sunshine in January! The house is well equipped and nice and warm even given the low temperatures outside. Would definitely recommend.

The house was amazing, really comfortable beds and living arrangements.

The house is in a perfect spot for the beach and near by restaurants as well a quick trip on the tram into Blackpool. We loved the house there was a couple of niggles which didn’t effect our stay, but maybe something to think about for future guests, there were no baking trays to cook our Xmas dinner, nor a veg peeler. Also outside bins were very full when we arrived (understand that Xmas week may of effected this) We had an excellent week over Christmas and we’re very grateful for the goodies and that it had been decorated for Christmas. We are not newbies to this part of the coast,always looked at these houses and now stayed in one.

Warm on arrival,clean everywhere,great view from lounge window,our dog loves a view,and interest with all the big diggers going by doing sea defences.I am not a gadget person but the instant hot tap for brews,great.Due to my arthritis I found the lounge seating a bit low,so I occupied a full sofa by putting my feet up.

Very comfortable and warm house for a cold December stay.

Right on the seafront on a surprisingly quiet road it would also be an ideal place for summer holiday. Thanks very much for a nice stay.

Had a fantastic stay, brought my dad away for a couple of nights as he has dementia, he loved people watching out of the window in the lounge and he slept which is amazing because dad doesn't sleep!

The beds were so comfy and the kitchen was something else! Highly recommend a stay here and we will be back.

The house was very comfortable with everything you needed we will book again. One thing that wasn't right was the TV in the kitchen it wasn't set up it didn't bother us as TV upstairs was great but needs to be sorted we loved it here in this lovely house with great views with sea front

House is lovely however there were a couple of cleanliness issues.

There was crumbs in nearly every kitchen cupboard, rubbish left in bottom of kitchen bin, the oven needs a good clean, shower glass was dirty. Also would have expected fresh milk or welcome pack on arrival. Kitchen needs more equipment tongs, baking trays etc House was freezing when we arrived. The bins were over flowing so we couldn’t dispose of our rubbish without the seagulls making a mess! The house is fabulous especially the view but just a few little improvements and it could be perfect.

A fantastic property right on the promenade with views of the sea and a balcony to enjoy the views and listen to the waves.

Very well equipped, modern, clean and thoughtful property with everything you need for a comfortable stay and some lovely personal touches (kids loved the soft toys on the beds and said its the best place they have stayed!). Close to the shops and restaraunts of Clevelys and a great base for exploring nearby towns with good transport links. Lovely dog walks along the beach (no restrictions on October) and dogs welcome in lots of places. Would highly recommend this property for families (well equipped for babies and infants) and we appreciated it being dog friendly too.

I think we were lucky and possibly the first visitors as most things appeared brand new. Lots of thoughtful extras and touches that we really appreciated, and excellent quality fixtures and furnishings. Lovely sea views and a great base to explore Cleveleys, Blackpool and the surrounding areas.
