  • "Very nice property, the driveway wasn't easy in a small car due to the undulations."

Although we would recommend the property to anyone who wants a home from home feel to their holiday.

  • "The stay was okay, but for the money we would have liked something a bit better kept the pictures also don't accurately portray the garden which is on an extremely high slope and relatively unusable if you want to play with the kids."

Dogs are also not allowed on It. It also seems that the owners are quite parsimonious in nature as they charge a large mark up for logs to be used in the hot tub or fire place, something we weren't able to fully utilise as a thermometer that was used to check hot it was was not functioning. We notified the owners of this and to our utter shock they tried to claim our dog had somehow chewed it despite it never leaving the hot tub and by their rules, dogs were not be outside the property unaccompanied off lead so I can't fathom how they believed this happened. We told Sykes that we had no part in it's damage and they proceeded to automatically charge our account without any discussion despite us having texts to show we notified the owner.

The garden is an ideal place for children to play and be free. There is also room to the side and front of the property. Logs are £10 per bag and is the same as buying wood elsewhere. It was a real disappointment that you left without putting any money in the honesty box or attempt to try to pay for the logs you had used. This is totally unusual as most guests are very honest. The hot tub/equipment is cleaned and checked prior to every arrival and was not damaged before your stay. Guests are informed to report any problems or damages on arrival or during their stay so they can be rectified. This was not done by yourselves at any point during your stay. If you had done it would have been sorted immediately. Foxdene is a cottage with space and views for adults and children to enjoy, with guests that stay usually being honest and respectful. • "Stunning Cottage in a beautiful secluded location."

Foxdene really does tick all the boxes. This Cottage is very tastefully decorated throughout, a very comfortable and cosy lounge/dining area, and a very well equipped kitchen. Both bedrooms are very comfortable and the master bedroom looks and feels luxurious. We loved the outside space, great parking area, the garden for the dogs and lovely patio area. The owners Tom and Diane made us extremely welcome, they were very informative and helpful. We’ve had lots of great stays in the Lake District over the years but this ranks as one of the best, so we would highly recommend Foxdene. Very much hoping to return next year. Thank-you for an amazing stay in your beautiful cottage. Karen and Dave

Well worth the money and would never stay anywhere else if in that area again. Private parking very safe easy to find.

Thank you for your reply. We are thrilled that it was the best place you have ever stayed. It is a self sufficient property where you can totally relax or work with WiFi. Glad that you enjoyed the nearby pubs and Kendal is a fantastic town nearby. The views are breathtaking and we are so happy that you enjoyed your stay. Hope to see you again. Property Owner

  • "A nice and clean cottage but could do with some improvement for the price charged."

No toiletries or goodies included which we’d expect at this price. Bed’s comfortable but sofas very uncomfortable! A very cold house on arrival and heating did not work. Hot water did not work proper so we had to have some cold showers. Sometimes hot water did work so it was total pot luck. Garden area was overgrown and uninviting. Not laundry tablets but dishwashing tablets included. Lighting was very strange in sitting room and downstairs bathroom which was very dark and extractor fan did not work. Shabby exterior to cottage. The local area is absolutely beautiful but we have family here so we were aware of this. Wheatsheaf Inn is a lovely friendly pub within walking distance and Scot Scar is a must see.

What a shame to read . Upon your arrival your dog burst into the property next door terrifying the children inside, with no apology. There is an honesty box for the wood and you left without paying for wood without a note. We are used to visiting guests who are respectful and honest which we always have had and the honesty box has never been abused before. The house is not cold at all there is underfloor heating in every room, the living room has slate floor which is in character to the property and can take several hours to come through but once it does it is super toasty. There is a good hot water system which as per the instructions needs to be boosted before using. The garden is a beautiful area to relax in and not overgrown and the views are breathtaking which I am surprised you failed to mention?.The outside is not shabby as indicated. The outside has recently been painted. Scout scar as you do mention correctly is stunning and the area is beautiful as is Foxdene and the numerous new and old guests that book and rebook will agree. Beautiful living room and bedrooms, with a brilliant kitchen facilities. The property was clean and tidy and the furnishings were comfortable and maintained a warm cozy environment. It was the first time using a wood burning hot tub and unfortunately, although amazing once ready it with stunning views, it took a lot of time and effort to prepare. I would definitely recommend this property to all, amazing property and in a great location.

Thank you for your feedback. We are glad that you found Foxdene amazing. The hot tub takes 3 hours to get to temperature and the wood and kindling is all there ready to use. We advise lighting it on arrival and it will be ready to enjoy that evening after unpacking and getting some food. Thank you for recommending Foxdene. Property Owner

Lovely views across the countryside and very secluded if you want to get away from the bustling tourist hub of Windermere itself. Hot tub is lush and actually doesn't take a huge amount of effort to get up to temperature. The kids toys and amenities were also a handy touch for our busy one year old who likes new and interesting things. Property was spotless and bed really comfy. Would return.

We are glad you enjoyed your stay. Thank you for your comments. The hot tub as you mention is very quick to heat up compared to many hot tubs and we are glad you enjoyed it and enjoyed the breathtaking view. • "Disappointed that the hot tub wasn’t heated on arrival."

We’ve not had a stay before where this has been the case, especially with a 4pm late arrival time. House was also very cold as no heating was on for arrival. Had some issues with hot water and not being able to get any after one person had a bath (even after following the rules about hot water and heating). Again a shame when the property has two baths and showers. Property stunning and clean and in the middle of nowhere which was exactly what we were after. Overall we had a great stay and would stay again.

We are glad that you enjoyed the stunning, clean cottage The Hottub as stated is not heated up prior to arrival and is at the option of guests if they want to use it or not. We advise putting the Hottub on at the arrival time, if wanting to use it that evening. The heating was on a 20 degree setting and will remain at that, but as mentioned in the description it can take time to come through the traditional stone floors. The water was boosted prior to arrival and the booster switches as per the instructions will give enough hot water for guests as long as the water is boosted before wanting to use the shower or bath. Glad you had a great stay whilst at the property. Property Owner

Great facilities, wonderful hosts. Excellent walks right from the door step. Stayed with my 4 year old son, two dogs and mum. Enjoyed two long walks each day to tire the dogs out and then day trips to the Aquarian, South Lakes Safari and Peter Rabbit world - all circa 30mins drive. We took cages for our dogs and were glad we had as it was very muddy weather. The kitchen is a great area for dogs and socialising and we didn’t really use the living room (which was lovely but too nice for dogs). Would highly recommend this fabulous accommodation.

  • "Strange condescending emails from Sykes from the start which got worse when reading material at the cottage."

More a checklist of what we could or could not do - emptying dishwasher / sheets removed etc. Surprised we were not asked to clean the windows. Signs for cottage on the wrong side of the lane when approaching as directed. No heating or hot water on our arrival. Oven had not seen the cleaner for a long, long time. Blender was filthy and did not work. Both outside lights did not work. TV in top bedroom did not work. Curtains in top bedroom could not be pulled properly because of split plastic rings. Cannot imagine who would possibly want to use the hot tub. Apart from having to forage for wood to get the thing going it clearly had not had any attention vis the water level and more importantly the adding of the correct chemicals. Best of luck with that one in the future if you are leaving it's upkeep to the cleaner/s. An accident waiting to happen.

The information provided from Sykes about stripping the beds /emptying the dishwasher Etc is a request that they put for all cottage bookings and nothing at all to do with the owners. The hot water was on on arrival as the owner put it on and it requires a boost if needing more which is clearly explained in the instructions. It was a warm day so the heating was not turned on in the cottage due to this. There is a log fire and basket of wood. There is a good underfloor heating system throughout the cottage which guests can turn on as they require. The cottage is furnished and cleaned to a high standard. This is the first time there has been a report about the upstairs Tv which will be investigated and could have been sorted during your stay. There are outside lights which are checked but if some bulbs have gone whilst staying this couid have been sorted immediately during your stay if it has been reported. The hot tub has delivered last month but is not live or working yet or included in any bookings are clearly is stated and should NOT have been used as there are no chemicals or wood and it is not installed. This will be clearly written in the description when it is installed along with instructions and a supply of wood. The cottage is of a high standard with a lot of returning guests. If guests are unhappy about anything whilst they stay it is requested that they mention it whilst there and issues can be rectified during the stay. Property Owner

We had a fantastic time thank you. Visitors should note road access is very narrow - passable single carriageway when close to the cottage as described - not for drivers nervous driving in the dark. Two things to comment on :- The pub is one and a half miles away, not less than a mile as described - and in our view not safe to walk on such narrow and unlit roads. Pub and restaurant itself were absolutely fantastic. Finally one settee and the matching armchair in the lounge are not as per the photographs more importantly not at all comfortable due to cushions not providing support.

It’s been renovated/converted to a high standard and offers very comfortable and spacious accommodation in a beautiful location. The only negative, that prevented a five star rating, was that it was cold on arrival and didn’t warm adequately until the following day. From then on it was cosy and we enjoyed spending time there. What’s really disappointing is that this has been covered in feedback before. A warm welcome would have been so nice after a long journey rather than sitting in our coats.

Thank you for your feedback. The underfloor heating can take several hours to warm up through the slate floor. Apologies it was not warm enough on arrival. The kitchen is very well stocked but apologies for no tongs and shortage of bin bags, we hope this didn’t spoil your stay. The wifi is fibre and is generally very reliable with people often working from their laptops from the cottage. As we were not in need of hot water at the time we left it till the following morning expecting that overnight the system would heat up. Underfloor and radiator heating was working ok. The following morning there was still no hot water. I contacted the maintenance man (Quintin) and told him about the problem. A few minutes later he called me back and asked me to check in the understairs cupboard, I found a couple of switches which were in the off position. On Quintin’s instructions I switched those on and about an hour later we had hot water. Why wasn’t this checked before our arrival? The tv remote control in the bedroom didn’t work, the batteries inside it had corroded. Why wasn’t this checked before our arrival? The tv in the bedroom had a freesat connection and tv programmes were plentiful with excellent reception. The tv in the lounge had a normal aerial and reception was, at best, abysmal. Why couldn’t the lounge tv be connected to the freesat service?

While the cottage itself was impressive with nice big rooms, it was let down by dated furniture and uncomfortable settees. The main bedroom needed a good clean!! The skirting boards were very dusty and the beams looked like they hadn't been dusted for years. When laid down in bed you could really see all the dust above our heads on the beams and it felt uncomfortable to look at. So all in all we don't think much of your cleaner at all!!! It would have been a nice touch to have a welcome pack especially as we didn't arrive until around tea time and then had to go out again to find a shop. Not what we wanted to do as we were tired out after our long journey. The property

Dating back to the 17th century, Foxdene Cottage is a magical retreat in an equally wonderful setting.

Backing onto woodland and with views over the stunning Lyth Valley, this is paradise for those looking to get away from the hustle and bustle of everyday life.

The property is beautifully decorated throughout and having two gorgeous bedrooms with private bathrooms it makes a superb choice for two couples sharing.

The cottage is positioned at the end of a long leafy driveway and is entered through a stable door leading into a slate floored hallway.

The delightful kitchen is a real treat with its granite worktops, large Belfast sink and Rangemaster stove.

In turn, it leads into the light and airy conservatory with access to the sun terrace.

The sitting room manages to be both generous and cosy.

Sublimely comfortable chairs and sofa are arranged around the feature fireplace with welcoming wood burning stove.

The original oak beams have been carefully preserved, and a stylish dining area is somewhere guests will enjoy long, lively conversations over a delicious evening meal.

We have a Scandinavian Hot Tub for 6 people.

Bathe in our large family tub and enjoy the calming experience whilst taking in stunning views towards Gummers How.

We do not use any water treatment chemicals so it’s friendly to the environment and a kinder, softer bathing experience.

We clean the tub and refill the tub every week and ask you to change the water each time you use it.

The tub is wood fired and takes up to 3 hours to reach bathing temperature.

Bags of Kiln dried logs are stored next to the tub at the cost of £10.00 per bag.

The Lyth Valley is somewhat of a hidden gem and lies to the east of Lake Windermere, and twenty five minutes from Bowness.

The area is peppered with lovely local pubs, many serving top notch food and fine local ales.

Worth a special mention are the Mason’s Arms at Strawberry Bank and The Punchbowl at Crosthwaite.

Make the drive to Bowness and you will find plenty of entertainment.

The quirky Royalty Cinema, Old Laundry Theatre, a wide range of bars and restaurants and supermarkets should you wish to fill the fridge with delicious local produce.

There is WIFI available but it cannot be guaranteed.

About the location

UNDERBARROW

Kendal 5 miles; Windermere 7.5 miles.

Underbarrow is a quiet, pretty Lakeland village close to the historic market town of Kendal and within reach of the wonderful Lake Windermere. The village has a pub and is ideally placed for exploring southern Lakeland and the Lake District National Park. Sizergh Castle and Levens Hall, both with fine gardens, are nearby, and Kendal has much to offer in terms of shopping and is quite lively culturally, thanks to the Brewery Arts Centre and the Abbot Hall Art Gallery and Museum, which is widely recognised as one of the best in the region. Also worth a visit is the ruin of Kendal Castle, which was formerly the home of Katherine Parr, and there’s plenty to see and do with Grange-over-Sands, Cartmel, Ulverton, Bowness, Ambleside and even the Yorkshire Dales National Park within driving distance. Underbarrow is a lovely base for exploring the area.
