It's position is very convenient for amenities and it has amazing views. The garden is lovely to sit in with veranda for an evening outside. It's location is ideal for touring the lakes without being isolated. The grandchildren loved there stay here ,and the hosts where so welcoming.

Hillberry is a great holiday home with everything you need for a fantastic, relaxing break.

It is clean, comfortable and spacious with loads of crockery and a good range of kitchen equipment. We visited in September so the weather was warm but very changeable, the veranda at the back of the house means you can enjoy sitting outside even when it's raining! We were very grateful for the use of the EV charger, it meant we didn't need to worry about where to charge our car and just enjoy our holiday. Grange over Sands is a lovely place to visit and gives you easy access to the whole of the lake district and all the different activities on offer. Sarah and Richard are great hosts.

We cannot recommend Hillberry enough - our family of three generations (ranging from a 1 year old to a 61 year old) had a fabulous week at this lovely, clean, spacious house.

The facilities are all to a high standard and the house is very well equipped. There was ample parking for our four cars and the location in the centre of Grange was perfect- close to shops, cafes, bakeries, take-aways and a 5 minute walk from the promenade. We found this a perfect place to stay with trips to Cartmel, Silverdale (Holgates) and Windemere. Sarah and Richard were great hosts and very helpful.

Perfect town house.

Loads of room for 3 couples on a family trip. The house has all the facilities and equipment you would want. Clean and tidy. The position in the south Lakes couldn’t be better. Grange over Sands and the surrounding area is great. Lots to see and do.

An exceptional property.

Extremely well equipped, comfortable, spotlessly clean and all rooms furnished to a high standard. Perfect location for local transport links, shops and restaurants and a variety of local walks directly from the house. Plus the bonus of adequate off road parking. The fact that the friendly owners live just next door was also very reassuring, No hesitation in recommending this property.

Just returned from a relaxing week’s stay at Hillberry.

Weather was very mixed but that’s the UK for you! Owners very friendly and welcomed us to the property. Grange is a lovely little village. Plenty of shops and a good choice of places to eat if you don’t fancy cooking can recommend the At Home cafe lovely food, the fish and chip shop and the Chinese can’t comment on the others as didn’t use. Would recommend Hillberry to anyone. Fantastic views of the estuary from the upper floors, the property is immaculate plenty of space and there’s everything you need. Hosts Sarah and Richard were lovely and available if needed. Would stay again

It is a delightful property and very comfy.

Very useful having the small TV lounge with lots of DVDs, kept the children well entertained and allowed the adults a little bit of adult time. Well equipped kitchen. Owners very friendly and welcomed us to the property. Grange is a lovely little town. Would recommend. Children enjoyed the walks on the prom and the playground. Can recommend The Commodore Inn and the At Home cafe, lovely food. Plenty of good shops to browse in too. Would recommend Hillberry to anyone. Fantastic views of the estuary from the upper floors. We didn't explore much of the Lake District this time but very easy access if you want to do that. We used the train to visit Lancaster and the castle and went to the Lakes aquarium.

The accommodation is excellent, very roomy and well equipped, great having covered outside seating area, fantastic views from upstairs bedrooms, tons of places to visit close by, local amenities within minutes walk, good choice of local info, games, CDs and books provided, less than 10mins to seafront promenade, owners on hand if needed, would definitely come back.

Excellent, spacious house.

All rooms clean, fresh and bright, with lovely views from the front. Everything you need in the kitchen and a lovely outside area to sit in, even in the rain! Perfect position for visiting many of the South Lakes attractions: Holker Hall, Levens Hall, Sizergh, RSPB Leighton Moss all within 10-15 minute drive away. Local shops excellent. Coop is 2 minutes away plus excellent butcher and fish and chips. Brilliant to have a car charger.

The property was large, towering in height fully stocked and clean, been visiting cottages/houses for the last 20yrs with our friends this was by far the best place we've stayed.

Enjoyed our walks along the Promenade. Comfortable and cosy with all the facilities and amenities you want. Little snug room with TV and seats ideal to allow the teenagers to do their own thing. Well appointed and decorated for Christmas. Lovely goodies left for us on arrival. A very enjoyable stay. Would recommend.

We have spent a lovely week at Hillberry.

The house is very spacious and fully equipped with everything we needed. A large patio area is ideal for relaxing during the evenings, surrounded by the wonderfully tended garden. It is situated in an ideal location for shops and restaurants, and is close to the park and the promenade. Would definitely stay here again.

Hillberry is the perfect house with all the extra touches.

Fantastic location for exploring the South Lakes. Walking distance to local independent shops and pub. Our 13 year old son was very happy of the small extra room next to the lounge which he commodore as his gaming room on an evening! The owners do live in the house next door and the back garden is divided by plant pots between Hillberry and the owners, we didn’t feel comfortable sitting outside, however the house and location are so perfect we would come back!

We had a really lovely extended family holiday.

The house was spacious enough to offer plenty of living accommodation as well as beds, so we didn’t feel on top of each other the whole time. Grange is a really lovely spot with plenty to do and easy access to the wider Lake District as well. Highly recommend!

Hillberry is such a lovely property - very spacious, well equipped, comfortable, thoroughly clean and the patio area and small garden just add to the whole experience. It's very convenient for the town and only half an hour's drive to Windermere; the ideal location for anyone wishing to visit the area. The owners were welcoming and friendly and we will have no hesitation in recommending the property. Our grandchildren loved the small second lounge where they could watch videos and which we nicknamed "the snug." It's been an absolute delight !

This was our second stay at Hillberry and we will definitely be back in the future.

This property did not disappoint and it was an ideal base for our walking group get-together which we had to postpone from last year.

Hilberry is an attractive modern property ideally located for all Grange and the Southern Lakes, has to offer. The house is spacious, spotlessly clean, very well equipped, there is on-site parking and a garden which can be used whatever the weather! The views across the bay are stunning – especially on moon-lit nights. The kitchen/dining area is a real ‘family’ space and the lounge and snug provide cosy seating areas. The bedrooms (even the single) are large, with quality beds and furniture. The two sitting rooms and all the bedrooms have large flat screen TVs, with Sky TV and there is a large DVD library – so no arguing about who watches what!! The area is well served by public transport, so if you don’t want to use your car then there is an excellent train service and also regular buses to Kendal or Barrow in Furness. There is nothing negative to say about Hilberry. It was a real pleasure to stay there and we do hope to return, so thank you Sarah and Richard for providing such an exceptional property.

The photos of this property on Sykes' website look beautiful, but we were absolutely blown away by the house when we arrived - everything about it is simply amazing :).

Hillberry is situated in a great location - both for visiting the nearby Lake District and also for the quaint town of Grange Over Sands in which it is located - and has a private driveway, so parking is easy. The house is immaculately clean and furnished to the highest of standards with absolutely everything anyone could possibly want/need whilst on holiday - and then some! The hosts (Sarah & Richard) live next door and are lovely people who went above and beyond to ensure that we enjoyed our stay, providing us with a complimentary bottle of wine and some milk and cookies which were very much appreciated, as we did not arrive until late in the evening. The weather was very kind to us during our stay so we were able to make good use of the lovely garden too. If this is the kind of holiday you are looking for, we can highly recommend Hillberry.

Catered for all our needs and was very comfortable and roomy. It made a great base to tour around the area. The girls enjoyed the South Lakes Safari Zoo. The trip on the Lakeside and Haverthwaite stream railway was a hit also with a visit to the Lakeside Aquarium. We would recommend this house and would visit again. Thank you Richard and Sarah.

This is a stunning holiday home in a super location!

The owners have definitely gone the 'extra mile' in terms of comfort! Everything a visitor could possibly want is supplied! The house is spotlessly clean and we felt welcome and totally at home immediately we entered Hillberry; we enjoyed the welcome biscuits, milk and wine too! We were blessed with fabulous weather but TVs are supplied in every room should the weather was disappointing ,we also had Sky Movies and Sport on the main TV in the lounge. We have stayed in a plethora of holiday homes all over the country but this is definitely the best one we've enjoyed to date! Just wished we'd booked to stay longer!! We will definitely return.

What a brilliant way to end Isolation!

Hillberry is a beautiful Home and garden with spectacular views in the lovely town of Grange, on the doorstep of The Lakes. Sarah and Richard were welcoming and on call if we needed anything. However, the house provided everything we needed, and more. The open plan was perfect for family fun and socialising. The Patio lovely to eat out. The bedrooms are spacious and great en suite facilities. Hillberry is a gem and Grange a delightful town. We would love to return.

Recently stayed at hillberry in grange over sands for six nights and all i can tell you is we could not find a single negative about our stay ,from the start the booking procedure with sykes was very easy and the owners of the house responded straight away to any questions and were very helpful, the house for a vacation is fabulous as it has everything you coud want and is in a lovely peaceful setting but only a few minute walk to shops ,bars ,restaurants and takeaways, what we enjoyed a lot about our stay was using the train to visit lots of places like lancaster ,ulveston etc its a 20 minute walk to the station and tickets were surprisingly cheap ,can heartily recommend taking the train to arnside just over the bay just to have the fish and chips.

WE very rarely go back to the same place on holiday but will definitely break that rule to return to hillberry.

Only negative about the property was a poor WiFi connection

Wow what a lovely house, Hillberry has everything you could possibly need, there was plenty of room to spend time as a family or have a few quite moments to yourself.

You get amazing views from most bedrooms. Hillberry was very clean and if we had any questions or issues they were dealt with answered immediately by the the lovey owners. Hillberry is an ideal location for exploring The Lakes and Grange Over Sands has lots of shops and cafe's & a train station. We really hope to return soon. Thank you so much.

We had a fabulous week at Hilberry.

The house itself was everything we expected and more. Everything we needed was provided, from towels and kitchen essentials to DVD's and board games. Grange over Sands is such a beautiful place, we loved our daily walks on the Promenade, stopping for an ice cream and a play in the park on the way. We had some lovely day trips too, including a lovely walk from the cottage through the woods to Cartmel and back and a trip over to Arnside Knot. We would highly recommend the cottage (and Grange) to everyone.

This house really is a home from home, there was nothing missing. Hillberry is in a lovely location just a few minutes walk from the High Street. There are some great shops nearby including a bakery, deli, greengrocers and a reasonably sized co-op, everything that you could need. We had a lovely time walking along the promenade and were lucky enough to have good weather. We didn’t leave Grange but Hillberry would be a great base for trips out and much better value than some properties further into the lakes. I can’t recommend Hillberry enough and we will definitely look to go back in the future.

This is a really lovely, spacious, clean, comfortable and very well-equipped house.

Hillberry is a superb holiday home - certainly the best we've ever experienced, and we've enjoyed many that were excellent.

Hillberry is a very modern, delightfully spacious, light and airy house, spotlessly clean, and furnished & equipped to the highest standard throughout. We were fortunate to have very warm weather throughout our stay but the house was never too hot or stuffy. We noticed that the house is well insulated and has a state of the art central heating system, so cold weather wouldn't have been a problem. All the bedrooms and two sitting rooms have large, up to date flat screen TVs, with Sky TV and a great DVD library. There is a constant supply of hot water, and in keeping with the rest of the house the bathrooms and showers are all very high quality. The owners have clearly put a great deal of thought and gone to considerable expense to create a truly top rate holiday home. The photographs on Sykes' website don't come near to doing it justice. Grange-Over-Sands is a delightful town with excellent food shops, restaurants, tea-rooms and pubs all within easy walking distance of Hillberry. Despite that the town is very quiet, even on Friday and Saturday nights. If you're looking for the perfect base for a Lake District holiday, this is it!

Excellent location, lovely gardens with sheltered outdoor seating which was perfect for convivial get togethers with drinks and snacks.

Friendly and helpful hosts on hand if needed (which they weren't) to deal with issues. We were very happy with all aspects of the property and the location.

Well equipped and laid out. Lovely garden to relax in. Lovely views to be enjoyed from the front living areas of the property. My family and I really enjoyed our stay at the Hillberry and would highly recommend staying there, there’s so much to enjoy on your doorstep!

I booked the stay on behalf of my niece,her family and South African friends and all of their feedback was extremely positive.

They all loved the accommodation and could not praise it highly enough. From my side the booking process was easy and the staff member at Sykes could not have been more helpful when I had a query. Top marks to Sykes for customer care.

House was hired for a 50th Birthday celebration with family and friends age range 16 - 80.

Great accomodation with a good combination of rooms to suit out party. Spotlessly clean and warm too. Key collection was easy and owners were very welcoming and helpful.

Grange is a great place to stay with easy access to The Lakes.

Grange has lovely shops, a pretty park, nice places to walk to or for taking the train. Hillberry was a super house. Perfect facilities for a large family, it was warm, comfortable and well equipped. Hosts were around but only if there was a crisis to face!! Thoroughly recommended.

Fantastic property.

The pictures and marketing really does not do it justice at all. This is equipped to the highest standard with everything you could possibly need. It’s immaculately clean. We stayed as a family of 8 and it was perfect. We had a young child and there was a spare bed and cot ( in immaculate condition) in the huge master bedroom. It was also lovely to find a separate tv room which was perfect for the children. There are hundreds of dvds but also sky movies. We loved the kitchen space which was perfect for entertaining and it was lovely to all sit comfortably around one table as a family. The owners were amazing and nothing was too much trouble. I sent various emails in the run up to our stay and they were very helpful. They provided lots of local information and it was lovely to be welcomed with fresh cookies and a lovely bottle of wine. Grange-over-Sands isa fantastic location in itself but it’s also a fantastic base to explore other areas of the lakes. I can’t recommend this property highly enough!

This is an extraordinarily well equipped, spacious and comfortable property.

Having stayed in many holiday lets over the years, this has to be the best so far! This is the first time we've never had to go out to buy something which was missing (from Jeye cloths to tea strainers). The outside covered terrace was a lovely surprise, and a great place to sit and admire the garden with a glass of wine. We went with another couple on a walking holiday, and found we could get to all our planned walks by the excellent local public transport. Five star accommodation at its best.

Hillberry is a superb holiday home, exceptionally clean, with all mod cons & extremely comfortable in a quiet but very central location with great views from the upper rooms out over Morecambe Bay.

Proactive owners (who discretely live next door) kindly sent out lots of details prior to arrival. This makes a refreshing change at not having to chase for arrival details our end. The entire family thoroughly enjoyed staying at Hillberry including my parents in their eighties chosen mainly due to being pet-free and in close proximity to the town & promenade.Thanks for a wonderful holiday experience!

Very comfortable house in an excellent location.

Our only grouse: lack of materials for day-to-day washing up and cleaning in the kitchen (pan scrubbers and brush for washing up not done in the dishwasher, dishcloth or similar for wiping surfaces, sufficient tea-towels).

Hillberry is an exceptional property with plenty of space for all of our party in a beautiful house.

It is well equipped and close to lovely shops in Grange. It was an excellent base for us to enjoy our holiday. The owners were incredibly helpful and on hand if we needed anything. Trying to find the right house for a large family group isn't always easy...this has been our fourth try but Hillberry has just been perfect for all of us.

We took our parents who are in their 70’s with 4 other adults in their 40’s and two children 6 & 9 the layout of the property was perfect. The location could not be better and the views from all the windows were breath taking. Great weekend had by all and we will be back without question.

The house is beautiful, modern and warm.

Everything we could possibly need for a stay away was here, right down to milk in the fridge for our arrival. The property is over four floors which allowed our party of 6 to spread out and give the teenage children some time alone enjoying the free Wi-Fi. The owners live next door and were friendly when we saw them on arrival and for a brief chat when leaving. The local area is beautiful with walks within easy reach by car and we enjoyed strolling out of the property and walking along the promenade and into the local shops too! One day we decided to leave the car at home and take the short train journey to Arnside across the Kent estuary for coffee and cakes before returning the same way. We would not hesitate to recommend Hillberry as it was a pleasure to stay here and make the house our home for the week.

Absolutely beautiful house in a fantastic location!

4 bedrooms all of a good size and three with views to Morecambe Bay. The kitchen /dining room area was of an amazing size and every single utensil you could ever need (or think of needing!) Was provided. Would highly recommend and would book again!!!

The owners of the property thought of everything you could ever need in a house and even put wine and cookies out for us on arrival , and in a lovely village with every thing you need on the door step .

Fantastic location near beautiful scenery and so much to do for all the family.

..we did boat rides, train rides, splashing in the lake at Fell Foot and enjoyed sampling local produce!
