  • "Wonderful house for our get together of six."

    Although it was November and we could not enjoy the garden it looked amazing. Really clean and well equipped, every thing you needed. Would love to rebook for the summer maybe.

  • "Just arrived back from a fabulous 4 day family break at this stunning property !"

    Definitely the WOW Factor..… didn’t want to leave ! The whole family thoroughly enjoyed it, especially the Grandchildren, the older ones loved the Zip Wire (and the adults too) in the lovely BIG garden ! The house is comfortable & tastefully furnished, with lots of sociable space for adults to gather, & children to play, beautiful bedrooms with plenty of shower rooms /bathrooms to accommodate us all. We will recommend this place to all our family /friends and hopefully go back ourselves in the near future. 1 thing we were a bit disappointed about was, we called Sykes on the Saturday morning, to ask if they could speak to the owners, to see if we could check out at midday on the Monday, as we had checked online and it wasn’t booked the rest of the week, we also offered to pay more ! We were declined, saying it was Sykes policy to check out at 10am. Loved the property so much, so extending our stay a bit longer would have been great !

  • "This was the best house we’ve stayed in for a large family group in the Lakes - and we’ve been to a few!"

    We were 8 adults and a 6 month old baby spanning 4 generations. It was extremely comfortable, warm, completely silent and everything worked! In an excellent location with great views, the house offered plenty of space and was generally very well equipped apart from a couple of things in the kitchen (no cafetière or baking equipment - bring your own if that’s your thing). Although the weather prevented us from making the most of it, the outside space is quite remarkable, with lots of parking space, various seating areas in a huge garden, and of course the zip wire! It’s an easy 15 minute walk along cycle paths (possible with the pushchair) into Hawkshead, where there’s a little Co-op, and various pubs. We had a meal at Billy’s Barr and would highly recommend it. We’d very happily book to stay here again.

  • "We have had a fabulous mid-week stay at Grassings."

    The house is spacious and tastefully furnished. There are lots of places to gather indoors and out which makes for a very sociable setting. The bedrooms are roomy and comfortable with good quality bedding and towels. The kitchen is very well equipped and the perfect place to gather round the large table. We were able to walk into the very pretty village of Hawkshead along the cycle track at the bottom of the hill. A great stay.

  • "Fantastic place to stay, great facilities for 8 people."

    Loved the fire pit, barbecue and zipline and also plenty of fridge space for drinks and food. Listing didn't specify that there were two single beds in a twin room (which was beneficial for us!). Would definitely return again in the future.

  • "Nice property although just something to point out to the owners."

    Me and my wife took the downstairs bedroom as my wife has Parkinson's and struggles with mobility in the night. If I was the owner the shower room downstairs I would change the door fitting to open outwards instead of inwards this would make more space to access the downstairs toilet and shower. Let me say we all had a super stay and the owners are very lucky to have such a lovely property. Paul Hackett Sheffield

  • "Excellent property for large family group."

    Slightly disappointed in size of ground floor cloakroom. This was not really suitable as a bathroom as the shower was a very tight squeeze and it was quite a distance from the bedroom. If the weather had been better we would have been able to make use of the amazing outdoor space, including zip wire! You really should mention the excellent large BBQ Egg thingy and zpizza oven. Only item missing from a full inventory was a potato masher! Overall excellent accommodation.

  • "We stayed as a family group covering 4 generations."

    Beautiful roomy modern house with large rooms, beautiful gardens & views. Fantastic outdoor cooking area. Zip wire ( Though youngsters were shouted at by neighbour in field when using it the once for disturbing their horse!) Plenty of crockery & cutlery, but could do with larger frying pan, mixing bowl when cooking for 9. Kitchen well equipped otherwise including Nespresso coffee machine which was appreciated by coffee lovers of group. Plenty of space for all, washing machine, drier if needed. The low mark for maintenance was due to us having an eruption of sewage in the drive, which was dealt with promptly the same day, 4.5 hrs of drainage and told by drain guy due to septic tank not ever having being emptied. That however has now been sorted for following guests. Also the Dyson provided blocked and not working so unable to hoover up as would have liked. Good solid cot provided as requested and highchair. A modern stunning house with plenty of bathrooms and space. Perfect location for visiting the lakes with great views

  • "Grassings was a truly wonderful place for us to all be together again right in the heart of the beautiful Lake District."

    (We were a group of 6 adults and 4 children). The kitchen / entertainment area was spectacular and the bedrooms were all good sized and comfortable. There wasn’t anything missing to make our stay perfect. The owners have done a great job in renovating and improving this lovely home and Sykes were professional and approachable making our booking and arrival experience smooth and stress free. We’ve used them before and will again! The children loved the huge garden especially going up and down endlessly on the zip wire and toasting marshmallows in the fire pit. We all loved the wonderful views all around us.

  • "We just finished a 2 night stay here and what can I say."

    ....it was incredible!! none of us wanted to leave. We were there celebrating my brothers 40th and The Grassings had everything we needed and more. The house was clean, modern and refreshing. After long walks it was a joy to come back to relax in such a beautiful and comfy home. The children (and adults) had so much fun on the zip line and playing in the garden, and toasting marshmallows at the fire pit We couldn't have asked for more. With stunning views and an equally stunning home this is definitely a gem. Easily accessible whether you're walking or wanting to drive to the many stops around the lakes. We'll definitely be coming back

Ambleside 5.1 miles; Kendal 17.4 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy!
