The property

An impressive country house set in the heart of the breathtaking Borrowdale Valley, Leathes Head Country House offers a truly special escape in one of the Lake District’s most beautiful locations.

Surrounded by panoramic views of rolling fells, ancient woodlands, and the glistening waters of Derwentwater, this Edwardian residence blends timeless charm with modern comfort, creating the perfect setting for a memorable stay.

A sweeping driveway leads up to the house, which sits proudly within three acres of private grounds, built from local slate to complement its stunning natural surroundings.

From the moment you arrive, the sense of space and tranquillity is undeniable, making it a wonderful place to relax and reconnect with nature.

Inside, the house is welcoming and thoughtfully designed.

The large entrance hall leads to a spacious and comfortable living room, where a wood-burning stove provides warmth after a day exploring the fells.

Just off the hallway, a dark and sophisticated cocktail bar, reminiscent of a traditional gentleman’s club, offers the perfect spot to mix a drink and unwind in style.

The kitchen is well-equipped with everything you need for a self-catered stay, while the adjoining conservatory dining room, with seating for twelve, is a wonderful space to gather for meals, share stories, and plan the next day’s adventures.

A flamboyant downstairs toilet adds a touch of personality and saves the extra trip upstairs when needed.

From the grand staircase, five beautifully designed bedrooms await, each with a super-king-size bed that can be converted into twin beds on request.

Every bedroom has its own en-suite bathroom, complete with a bath, basin, and WC, offering both privacy and comfort.

Wake up to breathtaking views of the fells, woodland, or Derwentwater—every window frames a picture-perfect scene of the Lake District.

For convenience, the ground-floor boot room provides a practical space to store outdoor gear after a day on the hills, forming part of the utility room, which also features a basin and laundry area.

Those looking for entertainment will enjoy the games room, equipped with a football table, a 65” Smart TV, and a selection of board games, making it the perfect spot for some friendly competition.

Outside, three acres of gardens and woodland are waiting to be explored.

A duck pond attracts an array of wildlife, including red squirrels, pheasants, and a variety of birdlife.

Sink into the six-person hot tub, glass in hand, and let the warmth of the water soothe your muscles as you take in the uninterrupted views over the fields towards Derwentwater, with the striking peaks of Cat Bells and Skiddaw in the distance.

The Japanese Tea Pavilion provides a sheltered retreat on warm summer days, while a selection of garden games invites you to make the most of the fresh air.

The location is second to none.

A short walk takes you to Lodore Falls, an impressive waterfall that’s particularly dramatic after rainfall.

The nearby Lodore Falls Hotel & Spa is the perfect place to indulge in afternoon tea, a spa treatment, or dinner in its renowned pan-Asian restaurant, with views of the waterfall adding to the experience.

The Borrowdale Hotel, also just a short walk away, serves a fantastic Sunday roast from its silver carving trolley and is ideal for a relaxed drink or a bar meal when you prefer to eat out.

Just moments from the house lies the iconic Bowder Stone, a fascinating geological landmark and a must-see National Trust site.

A little further afield, the lively town of Keswick offers a twice-weekly market, independent shops, cafés, and boat cruises on Derwentwater.

The surrounding area is a haven for outdoor enthusiasts, with opportunities for hiking, cycling, and watersports.

Whether tackling the heights of Skiddaw, enjoying a scenic walk up Cat Bells, or taking a gentler stroll to Castle Crag, the natural beauty of the Lake District is right on your doorstep.

Whether you’re seeking adventure, relaxation, or a bit of both, Leathes Head Country House promises an unforgettable escape in one of England’s most spectacular landscapes.

A place to slow down, soak in the scenery, and make lasting memories with the people who matter most.
