  • "I often get anxious on approach to a holiday home, expecting things to not be quite right (uncomfy bed, poor shower, bad drainage, unclean etc) especially pet friendly cottages but this cottage was just a delight!"

    As soon as we walked in, it smelt so clean and was incredibly tidy. Even the sofas had been freshly vacuumed and there wasnt a spot of dog hair anywhere. The bed was huge and comfortable, the shower was powerful and drained well, the kitchen had everything you would need (except a washing machine). The wifi was good which was handy for me as I had to do a work video call whilst there. The location of the cottage is idyllic with a 3min walk to a beautiful river and fields for the dog to run around. We took advantage of the proximity to windermere to visit there and ullswater. Local pub 3mins away (Penine Inn) very welcoming (including the dog!) With great food. There were a couple of minor things to mention in terms of cons. The bathroom and bedroom door don't close easily and they would consistently open again once closed so probably needs a minor repair. We arrived in our x5 to find the allocated parking space was very small. We had to park horizontally across one of the other spaces and let the neighbour know. Overall, we would say that this cottage absolutely lived up to the reviews and description, wr had a wonderful time and would love to go back!

  • "A lovely cottage in a beautiful part of the country."

    Lovely and clean, I could live there permanently without any doubt. The only gripe I had was the pans could do with renewing but other than that, a first class place to stay. We will be back next year if health allows. PS. Unless you go specifically to walk in the Lakes, stay local, it's much quieter and just as nice.

  • "The cottage had obviously been well cleaned but smelled very damp/musty on arrival & this did not change."

    All our clothes smelled damp on our return home. We felt the kitchen was sparsely equipped.....there were 3 teaspoons & the non stick pans were very badly damaged. There were only spotlights in the sitting room so every evening we had to bring the bedside lamps down. The position of the cottage is great & it is a really nice wee town but we were disappointed with the cottage.

  • "Katie and her husband were very helpful, the cottage is lovely, clean and cosy."

    .....however if I had known it wasn't 100% dog friendly I would never have booked. I always bring a trow for the sofa and a dog bed with me to protect people's furniture. but unfortunately my dog was only alowed to stay downstairs on the carpet, I tried my best but this resulted in one upset dog who is not used to being alone especially in a strange place, and one upset tired owner who had to sleep down stairs most of the night comforting my dog. If she would have been alowed to sleep in her bed next to me we would have been OK. there is no door to stop a dog from coming upstairs, wich resulted in me chasing her back down all the time. she just could not understand why she had to be away from me....anyway, me and my dog moved out after a full day, and booked into some where truly dog friendly. Such a shame as the cottage and location was perfect in every other way... I suggest the booking information is updated to reflect the owners wishes regarding thier rules for dogs, then everyone knows where they stand.

    The apartment is very cosy and a super home from home. The bed is large and comfortable and the bedroom has lots of space. Great shower too. Could have done with more crockery and cutlery and a bigger frying pan but overall we loved the apartment and would certainly stay again.

    Just little things like handwash/toiletries and a shelf or small floor standing cabinet in the bathroom, a couple of chairs in the very large (with lovely, huge bed) bedroom. Some lights over the dining table would be good. The sitting room is very comfortable with super big tv and the house is in perfect location being two minutes from the river and 5 minutes from town centre. Nice welcome pack on arrival. Would return and would recommend.

  • "We really enjoyed our stay at Eden cottage, it was spacious, clean and provided everything we required to ensure our holiday was perfect."

    The bed was huge and really comfy and we woke up to an amazing shower with soft towels. There were plenty of walks on the doorstep via Frank’s bridge alongside Eden river. Kirby Stephen is minutes away from the cottage where there are ample pubs, cafés and restaurants. Would definitely recommend this cottage as we had an amazing time.

  • "We've just spent a wonderful week here and would recommend it to anyone!"

    The house is spotlessly clean, well laid out and very comfortable. It feels much bigger than it looks in the photos and the bed is huge!! We didn't have great weather but we were very cosy inside this lovely house and spent several evenings watching netflix films! The welcome pack was lovely with gorgeous biscuits and jam and fresh milk in the fridge, thank you. The whole place is very well equipped and the bathroom shower is hot and powerful. My only minor niggles would be a lack of hand towels (bath towels only) and a dish drainer would be useful. There is a dishwasher but it's a 12-place settings model and we could never have come close to filling it so we didn't bother to use it. Maybe a washer/dryer would be more useful in the space given the Cumbrian climate? We would definitely return here and look forward to doing so.

    We didn't need our car for the whole time we were there. Everything we needed (pubs, takeaways, shops and walks) were on our doorstep. The cottage was spotlessly clean on arrival and was exactly what was advertised and what we wanted. Perfect size for a couple and their Labrador! Great bedroom in particular, for resting after climbing all the way up to Nine Standards Rigg! Would happily recommend and stay again. Many Thanks.

  • "Overall a disapointing experience, accommodation did not live up to expectations."

    Only provided 4 knives, forks, teaspoons desert spoons, dinner plates, side plates, bowls....insufficient to get thro' a day without continually washing up. Not provided, serving spoons, pan stirrer, draining rack, instruction book for oven, microwave, heating thermostat / controller & kitchen towel.Lighting poor in kitchen area and dining area. Lounge lighting far too bright. Would not recommend this property, it falls well short of standards expected of Sykes. Was this property inspected by Sykes prior to listing ?

    We are very sad to read that you did not enjoy your stay at 3 Eden Lodge, we have worked very hard to ensure our customers have had a nice experience over the last twelve months. I wish you would have contacted me during your stay (your welcome letter said to ring me if you needed anything at all), to let us know you were unhappy. I could have let you know that a dishwasher is fitted in the kitchen and dishwasher tablets provided which would have prevented you from washing up all the time. Also in the guest information folder, which was located with your welcome hamper and welcome letter, you would have found all the instruction manuals for the appliances and instructions how to set the heating to how you wished. I could have also let you know that pan stirrers and serving spoons are located in the cupboard above the sink. Property Owner

    Eden Lodge has good parking is close to Franks Bridge and only three minutes walk from the town, its cafes, restaurants and shops. and only a short drive from Kirkby Stephen West and the famous Settle Carlisle railway. There was a nice little welcome pack on arrival which was a nice surprise. Katie the owner has been an exemplary communicator and helped me sort out a further transfer of accommodation to stay at Eden Lodge. for a further two weeks in April. I'm looking forward to returning.

    It is central to the town of kirkby stephen but also has the most amazing scenery and countryside surrounding it. The property itself was immaculately clean and had everything we needed. We were very comfortable for the few nights we stayed there and a bonus that it was dog friendly too and parking. The little welcome hamper with biscuits and milk was a nice little touch. We would definitely plan to stay here again if visiting the area.

    It was extremely comfortable, with very good quality furniture and fittings. The stairs up to the bedroom are quite steep and narrow, but there is a good banister, so they are not a problem. The property is well located near to the middle of town, and has good dog walking areas just around the corner. We had a great time - the only letdown was the weather!

  • "I think you need to be more clear on the expectation of dogs at time of booking, having a note when you arrive asking you not to let dog upstairs or on sofa is unrealistic with no door to stairs & when dog is used to it at home."

    We went for a 3 night break with our dog and we could not a better located base. It is at the end of a very quiet cul de sac with the river Eden within 20m away. There is also parking right outside the property. There are numerous excellent walks right from your doorstep and the town centre is just a short walk away so I don’t think you could get a better located property. The property was lovely maintained with all the facilities you could wish for. The only negative thing I can say is it didn’t have wi-fi so after a hard days walking you were limited to digital channels which was disappointing.

    It is really well equipped, perfectly adequate for a short stay. The owner was lovely, and left a fabulous welcome basket which included some bits to put us on (eg tea bags and milk!) and some freshly baked cupcakes! What a lovely welcoming touch! The cottage is very convenient for the market square (literally a minutes walk), which seems to be the hub of the town - but we weren't aware of any noise from the town - it is so well tucked away! The highlight for us was that the cottage is right on the Coast to Coast route. This is a truly stunning location. We were only the 2nd visitors to the cottage, so didn't know what to expect. It didn't disappoint! Highly recommended!
